Consumer Complaint: I contacted my mortgage company in XXXX 2013, M & T Bank, about a making home affordable refinance because I was under water with my mortgage. They took me through a process whereby they led me to believe I would be getting a lower mortgage, meaning they would resolve the fact that I am underwater and reduce my principle. In a nut shell, they told me I was ineligible for the program because of my income and said that they could still refinance my mortgage under the program and that I would not need an appraisal or would not have to pay any closing costs. They worked with me to get all my information and refinanced my mortgage. I thought I was getting a making home affordable refinance whereby my principle would see a reduction down to the market values in my neighborhood and that my payment would in turn be lower, which is what I needed due financial hardship of my mortgage. All in all, I found out when the dust settled and all the paper work was complete that they they did what is called a streamline refinance and that it was not in fact a principle reduction through making home affordable. I was left in the same situation I was in and still am struggling to make the payments. I am now in the situation where I have to either short sale my home or do a deed in leiu of foreclosure because they didn ; t help my situation. What they did was to talk circles around me to lead me to believe that what I was getting was apart of the XXXX XXXX program and all they did was line their own pockets by keeping the same principle so that they didn ; t lose money off of the large mortgage I have. They only reduced my rate, which did not reduce my payment at all. I feel like they cheated me out of the rights to get my underwater mortgage principle reduced and now I am in the same situation with little to no recourse and I want something done to investigate what was done to me and probably hundreds of thousands of more people.

Consumer Complaint: Please help my family stay in our home. I have tried to work out a modification agreement with Hudson City Savings Bank. The loan servicing department does not have any interest in being reasonable. Clearly now that they have been given approval for their merger they no longer care about the homeowners that they are servicing mortgages for. I am sure a bank like XXXX XXXX XXXX does not condone this type of behavior. I have proven without a shadow of doubt that I am back on my feet and able to make a mortgage payment. All I ask is that I be afforded a modification to get out from under the arrearages I have accumulated. I am not trying to run away and I know it is late but it is only now that I can afford this. We paid for on this loan for years, this is not a case of a XXXX payment default or early payment default. I am even suggesting that a mod be put in place that is completely beneficial to the bank. I am asking that you extend this term which will bring you more in interest income. I am sure once your stockholders read this they will be confused as to why you would not want to create income for the bank. We had problems, like many others, in our lives. I have shown my income versus the monthly debt obligations and I am well below the needed DTI or XXXX requirements that Hudson City has in place. Please help me do something here, I can afford the original mortgage payment again but I can not bring all the back due amount to the table right now. I am asking that you place the arrearage on the end as a balloon or even as an extended term. My family lives in this house and I have a sheriff 's sale in a few weeks. I do not have the ability to move everyone somewhere else. How can Hudson City, in good conscience put me and my family out on the street knowing that I can now afford the monthly payment. They intend to make us homeless in time for the holidays. What can we do? Please, we ask that anyone that can, help us!! Regards,

Consumer Complaint: Ref : CFPB Consumer Complaint ID # XXXX. I have been a customer of M & T Bank ( and Wilmington Trust which it took over ) since XXXX. M & T Bank insists it needs additional information from me such as my drivers license number and my occupation in order to comply with XXXX, and XXXX regulations. However, all public information I can find says that is not the case. All indications from the government is that the XXXX only applies to new customers ( after XXXX ). Here are links to back that up : XXXX XXXX XXXX XXXX # XXXX Since I have been a customer since XXXX, I am not covered by those rules. Please provide me a link to information indicating I am wrong if you disagree. Note : I have attached the letter I have received as a result of you sending them my first claim. But as you can see the letter is just a restatement of their claim that they are required to collect this information but does not address all of the links from government sources that say they do not. They state that XXXX regulations require that but yet another link XXXX # XXXX directly refutes it. So if the CFPB just sends my complaint again to M & T Bank it is not clear to me how I am going to get anything more than just another similar letter that just claims they have the right to collect information with vague reference to rules that they claim say they do without providing clear enough references ( links ) that I can look-up and validate their claims or something that shows that the multiple references I have consistently provided are in fact outdated and incorrect.

Consumer Complaint: I fell behind in my FHA mortgage due to unemployment and could not afford to make payments since XXXX XXXX. My servicer, M & T Bank, refused to accept partial/late payments so the missed payments continued to accrue. On XXXX XXXX, XXXX they sent me a letter saying I qualified for their special unemployment forbearance program. The requirements were as followed : - Sign the agreement - Pay {$25.00} due XXXX/XXXX/XXXX -Pay the total arrears, {$11000.00} to bring my account current on XXXX/XXXX/XXXX I signed the agreement and paid the {$25.00} forbearance payment in late XXXX XXXX, well before the XX/XX/XXXX deadline. I sent a certified check with a tracking number on XXXX/XXXX/XXXX for the rest of the money, {$11000.00}. My tracking number reports they received the check on XXXX/XXXX/XXXX. I called the bank on XX/XX/XXXX to let them know that the check was coming. At this time they told me that my home was already sent back to the foreclosure attorneys, it has a sale date of XXXX XXXX, XXXX and I would owe a new amount of {$11000.00} due by XXXX/XXXX/XXXX. I complained that my home should not have been sent to foreclosure before the XX/XX/XXXX date because I was still doing the forbearance plan and I followed through on the agreement to pay the {$11000.00} on time. They said they had the right to send my house back to foreclosure because I was late on my mortgage payments since I first fell behind in XXXX XXXX. I called them back today to inquire again and they said they rejected my check and sent it back to me on XXXX XXXX, XXXX. I am still waiting for the check in the mail, but I wanted to be caught up because I could resume monthly payments in XXXX XXXX if only they 'd honored their word and accepted the {$11000.00}. What is the point of any program if they can change the amount I owe right before it 's due and put my house into foreclosure even while I 'm participating in the program? This feels so unfair because I did what I agreed to do and worked very hard to catch up. It feels like they want to force me to lose my home.

Consumer Complaint: Manufacturers and Trust company dba M & T bank ( New York ) has paid a disputed transaction. I contacted the vendor and they stated that I DID NOT have an account with them. M & T bank contacted the vendor and it was stated I had an account, which if so, I do not know where the magazines are going. When this first charge appeared on my account I made contact with both the vendor and M & T bank.This XXXX XXXX scam has been ongoing for years. M & T bank hides behind the underpaid telephone representative while in the era of identity theft and bank scams and the only recourse I have is to submit another letter or more proof to a fax number that I do not know where it may go or who may see it. I am not satisfied with the way M & T bank safeguards my money. The transaction date : XXXX/XXXX/15 description TIMEXXXX IS FRAUDULENT. Transaction amount is {$59.00}. I insist that they return my funds. In addition, M & T bank needs better communication between consumers and their so called investigators, or the ability to speak directly with those so called investigators.

Consumer Complaint: To whom it may concernI am having an issue with my mortgage company M & T Bank. I have had some family issues that involve my some medically that made us have to pull him out of daycare. My son now XXXX care of our XXXX sons. Now this has made us loose an income. So we have started a loan modification with M & T Bank. Here is where the problems start. The bank approved us for a loan modification. We had agreed on a price and I am already began paying the agreed to price. Now M & T Bank is telling me that there is a lien on the title and they can not do the loan modification. This so called lean they are saying was put on the title back in 2008. I did not even own any property back in 2008. I did have a judgment on me back in 2008 and a bankruptcy that followed that. I had the bankruptcy discharged in XXXX of 2008. Now M & T wants me to take care of this before they can move forward. This is just not possible. The judgment was part of the bankruptcy and is non collectable. After trying to go to the court house both the XXXX XXXX and bankruptcy courthouse there is nothing to be done on the case. I have already sent the final decree and the list of creditors that was on the bankruptcy to the mortgage company. I even went so far as to try and contact the original creditor that filed the judgment ( XXXX XXXX XXXX ). That resulted in a run around. XXXX XXXX XXXX said that the case was closed and is showing that it was involved in the bankruptcy. Furthermore the case was not even in their files any more. The number on the judgment for the attorney does not even have that file anymore. So after all that I spoke to an attorney who stated that the only thing I need to provide M & T Bank is a copy of the petition and the final decree and talk to M & T Bank and ask to speak to a supervisor on who is reporting that there is a lien on the title. Well that also is not being furnished to me by M & T bank. The supervisor I spoke with told me it is a M & T supplied title company and they can not tell me who it is. M & T has been very frustrating in giving me information and also asking me to do an impossible task. Even if I had the XXXX dollars to pay this lien off its uncollectable and no one even has the case. Furthermore the attorney that I consulted with told me I do not need to hire an attorney that they get this all the time with title companies. That they do n't understand that a lien that was discharged in a bankruptcy can not be put on a title on a primary residence that was purchased at a later date as M & T Bank is saying that this is what happened. There is no way that a lien can be on the property from 2008 that I did not own until 2 and half years ago. Anyway I can not be the only person that this has happened to and being denied for a modification because of a personal non collectable judgment that is out in the county clerk.
