Consumer Complaint: This is related to a previous complaint that I filed, # XXXX. I received a response from M & T bank which did not address any of the concerns I raised or provide any information that I requested, which I have attached. M & T has informed me that I am required to comply with their policy compelling me to provided personal information, but yet refuses to provide me with that policy. I have expressed concerns about the security of any information I provide and if that information will be shared with external agencies. A representative of M & T has verbally told me that my information is for internal use only but will not but that assurance in writing. I have asked for specific law citations that require me to provide information, but M & T refuses to provide me any citations, but has continually provided me general references in response to my numerous inquiries. M & T has continually provided false and misleading information to me throughout this ordeal and has repeatedly threatened me with the closure of my accounts if I do not comply with a policy that they refuse to provide that is based on laws that they refuse to cite.

Consumer Complaint: Greetings, This concerns a foreclosure case. The Trust that currently hold the note is not responding to the short sale offer. I 'm not sure if their attorney has sent it to them. Although I have an email that confirms it. I have called the Florida Bar twice to try to reach out to the attorney to negotiate the sale. The first time he did respond but not much since. They are trying to change the locks on the house while it is still in my name. The utilities are also still in my name and they are trying to lock me out. I am currently my own council for the case. I hope you can help me reach out to them to reach a settlement. Thank you for your time.

Consumer Complaint: Dear Director XXXX, Re : Denial of due process I am a XXXX XXXX homeowner for 18 years who was penalized by M & T Bank in denial letter dated XXXX XXXX, XXXX of a workout agreement. On XXXX XXXX, XXXX I lost my job and was having difficulty making the payments to the trustee for my bankruptcy. I was later dismissed and defaulted, so I filed for a workout agreement afforded to me based on my FHA loan program. I worked with XXXX and the representative did not make it clear that my debt to ratio would be a problem - so I was denied on XXXX XXXX, XXXX. XXXX, XXXX and XXXX had filed in XXXX and were waiting to pounce on my house to sell it. So, I kept close communication with M & T representatives and they informed me that I could send in my information for my son who agreed to move back home from California and contribute to the household income. I started working in mid XXXX and was told that it would be part time ( 7 hours daily ) but my hours would increase to 140 hours and I would be paid monthly. I provided that information and my son 's 3 months of Profit and Loss which clearly was more than enough. I was notified that the attorneys had scheduled my house for sale on XXXX/XXXX/XXXX but if I turned in my package and it was a complete one, they would remove it from the auction list as it would be in the underwriters department for review. On Wednesday, XXXX XXXX, XXXX I submitted a letter of employment verification and was told that the person hiring me needed to have a letterhead. ( The person who offered me a personal assistant is the XXXX XXXX for the XXXX. ) I tried to explain that I was not working directly for the XXXX - so after M & T representative insisted that iw would not be adequate, so I was forced to accept another position with a placement organization for less money ; and a letter was sent in to the M & T office on Thursday morning, XXXX XXXX, XXXX stating I would be starting employment on Monday, XXXX XXXX, XXXX. I went to the HR office to complete my paperwork and returned late that evening to find several missed calls from a XXXX number I did not recognize. There was no name of the caller either. The next morning at approximately XXXX the same call came through and when I answered it XXXX XXXX introduced himself as a rep of M & T bank and he immediately after verifying who I was, proceeded to inform me that I had submitted information of a job that I had started in XXXX and they denied me in XXXX and now I was starting another job on XXXX/XXXX/XXXX. I told him I was looking for the best opportunity with pay that was significantly hire and when hey would not accept the other job I accepted another He became combative and rude and yelled -that I did not have a consistent job for the last 12 months, I corrected him and said I lost my job in XXXX XXXX and I had worked there since XXXX XXXX. His tone was abrasive throughout and when I asked him if he would deny me due process - he said yes. I told him that I would have my attorney contact him to clarify what he just told me. He then yelled who is your attorney? I said XXXX XXXX, he snapped she is NOT your atty she is with the XXXX office- I said she is advocating for me. He was furious and said " your house is not coming of the sale list '' and hung up. I typed up a motion to stay and hurried to the circuit court for an emergency hearing. Next morning at XXXX XXXX/XXXX/XXXX M & T rep called to say that they had received a complete workout package and it had been uploaded the night before and sent to Underwriters. I asked about the timing sensitivity and whether I would be off the sale list now- he said it was not automatic, but they would have it pretty early on Tuesday XXXX before the scheduled sale @ XXXX. On Tuesday am I called to confirm that my package was still in underwriting. I then witnessed the sale proceed at XXXX

Consumer Complaint: This is a complaint against M & T for questionably unethical practices, untimely processing of the mortgage loan, and conflicting information presented to writer/ XXXX XXXX XXXX by XXXX XXXX ( loan officer/XXXX ID # : XXXX, assigned to work with writer ) and those involved in processing the mortgage loan for XXXX XXXX XXXX XXXX. On XXXX/XXXX/16 I was approved by M & T for more house, at a larger loan amount ( {$350000.00} ), with less rental income then XXXX XXXX XXXX XXXX XXXX XXXX XXXX processed that loan ). Yet, per report from XXXX XXXX, underwriting needed to see rental income high enough for me to be approved for XXXX XXXX XXXX XXXX. This is contradictory. From the chart below you can see, a summary of the previous property that I was approved to purchase XXXX XXXX XXXX XXXX ) vs. the current property ( XXXX XXXX XXXX XXXX XXXX. As noted above, the previous property had rental income that was lower then XXXX XXXX XXXX XXXX and the property required a higher loan, yet I was still approved, for the previous property XXXX XXXX XXXX XXXX XXXX. So it is unclear why this current loan would be rejected, if it is : less house, lower purchase price, more rental income, with a/my similar credit profile. ( The closing disclosure can be provided as proof, for approval of loan for XXXX XXXX XXXX ). Chart : XXXX XXXX Place Loan approved : {$350000.00} Rental Income : {$3700.00} Multi- family : XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX review : {$310000.00} Rental income : {$4000.00} Multi-family XXXX unit : XXXX units ( XXXX storage space/room, XXXX no bathroom or kitchen ) If the seller would have agreed to sign the closing documents on the day of closing XXXX/XXXX/16, for XXXX XXXX XXXX the deal would have gone through for the previous property. Furthermore, I warned XXXX about the FHA guidelines which now counts school loan repayments, despite being in forbearance for more than 1 year. I mentioned to XXXX ( before signing the contract ) I 'm concerned that the M & T loan for XXXX XXXX XXXX XXXX would n't work, due to my DTI ( debt to income ratio ) and school loan payments being included. He expressed that if the required loan documents were submitted before the FHA guidelines changed ( before XXXX/XXXX/16 ), then I could be evaluated based on the old FHA guidelines, which would lead to favorable outcomes for this loan approval. This was conveyed to the seller, as well, therefore the seller and I expedited signing the contract with this understanding and all documents were submitted ( XXXX/XXXX/16 ), by writer, prior to the FHA guidelines change. Writer requested for the untimely and misleading information to be addressed at a higher level, and writer corresponded with XXXX XXXX ( M & T Vice President ). XXXX XXXX expressed that based on my DTI the loan for XXXX XXXX XXXX XXXX should have " never gone to processing ''. If writer received a rejection of the loan in a timely manner, writer could have saved significant amount of money ( by not paying for an appraisal, termite inspection, or home inspection ). Due to the issues and concerns noted above, as a resolution I am requesting : for the FHA case number assigned to writer for XXXX XXXX XXXX XXXX, to be investigated, due to conflicting reports of the loan status from XXXX XXXX and XXXX XXXX to receive reimbursement for the appraisal fee for XXXX XXXX XXXX XXXX, because per XXXX XXXX 's report " this loan ( for XXXX XXXX XXXX XXXX ) should have never gone to processing '' ; if the loan was not inappropriately sent to processing, writer would not have paid M & T for an additional appraisal for the home for all of the claims above to be investigated by the Federal Reserve for all to the claims above to be investigated by the Consumer Financial Protection Bureau

Consumer Complaint: On XX/XX/2016 I purchased a XXXX XXXX from XXXX XXXX in XXXX XXXX, Maryland. I told the salesperson XXXX to pull my credit for XXXX XXXX XXXX, he replied ok and proceeded to give my loan application to the Sales Manager. XXXX returned and stated that the Sales Manager stated that XXXX XXXX XXXX XXXX was offering me a lower interest rate then XXXX XXXX and that will keep me in the price range of my car payments that I am seeking. I responded yes and instructed him to inform the XXXX not to pull my credit no more after he pull it for XXXX XXXX XXXX. He proceeded to the Sales Manager desk to inform him that I agreed to be financed with XXXX XXXX XXXX XXXX. After everything was done. I went into the finance officer 's office to sign the contract. The signed paperwork stated XXXX XXXX XXXX was my finance company. As time progressed, I did not hear anything from the dealership or XXXX XXXX XXXX so I decided to contact them on XX/XX/2016 since my 1st car payment was to be due on XX/XX/2016. I learned on that date from the finance manager that my car loan was financed with M & T Bank and not XXXX XXXX XXXX. I informed the dealership that I have not received any phone calls from them telling me that the lender changed from XXXX XXXX XXXX to M & T Bank. The finance manager provided me with the number for M & T Bank. I contacted M & T Bank and spoke with XXXX, Bank Manager. She apologized and stated that I can make a payment over the phone. I told her that I was not aware that they were my finance company and that I had no paperwork stating such. She said my simple contract has my signature with their bank name on it. I asked her to send me a copy due to my simple contract stating that XXXX XXXX XXXX is my finance company. To date, I have not received any information from M & T Bank and feels very uncomfortable with giving them any monies without seeing some type of paperwork from that bank. My car payment is already past due from them not sending me no paperwork. I am concerned about XXXX XXXX stating that my paperwork was a typographical error and they were not doing anything deceitful. At the present moment I am in limbo because I do not know where to turn to go to get this matter resolved. I was seeking legal advice. I contacted Maryland States Attorney Office and await a return call. Could someone please assist me in this matter?

I called M & T Customer Service multiple times and was told it would be returned to XXXX XXXX Bank. It never was returned. On XXXX/XXXX/2016, I called M & T again and was told sorry the money was still at M & T. To speed things up they could put in a checking account at M & T within 48 hours. As of XXXX/XXXX/2016 I still do not have my money back, and they now refuse to tell me when I will have my money back.

Consumer Complaint: My husband and I have been with M & T bank since they came to our area. We are deeply in debt, but have NEVER missed a payment. I was laid off XX/XX/XXXX and lost my Health Insurance.I then learned I need a new hip. I had to quit my job. While I have found a XXXX % discount on the Hospital bill, it will still be around {$10000.00}. ( Sorry about this info, it just explains our current situation. Our savings are gone. My husband 's XXXX is gone. We have figured out a way to regroup, but we need a couple months. In the course of communicating with M & T bank since XX/XX/XXXX, I have made 9 phone calls. I have gotten Numerous different responses about re-aging two months payments on our Home Equity Line of Credit payment. These calls are all recorded by them. I learned that it 's possible to get Two months payments re-aged. However we can only get one month. I asked why and was told by various people that XX/XX/XXXX payment did n't count, then that XXXX 's did n't count and finally today that XX/XX/XXXX does n't count. I want to know why we ca n't get two months re-aged. Mind you, we have Never missed a payment until now. I asked to speak to the Supervisor, XXXX XXXX I was told I was being transferred to her. Surprise, Surprise - I got her voice mail. I have been trying to deal with this since XX/XX/XXXX. I know we are n't important as customers and that it 's all about money. If I can only get One month re-aged, I at least deserve a clear and coherent answer as to why. Why are they doing this to us? They really do n't want our house. I 'm not a stupid person. I 've never been jacked around so badly in my life. This is hard enough to deal with without such nonsense. I truly hope you can help me.

Consumer Complaint: XX/XX/XXXX, I had gone out of work on XXXX with a pending claim for compensation thru work. When I was preparing to return to work in XX/XX/XXXX, I was notified my claim was denied and also that I lost my job. I immediately filed for Unemployment and submitted a request to appeal the claim decision. I only received unemployment. When the change in medical insurance, I went from paying $ XXXX/qtr for XXXX to $ XXXX/qtr for XXXX. With my 401k and unemployment we treaded water but slowly fell behind. We are currently 2 payments behind on the mortgage and since I work in Default/Loss Mit went to the lender website to see how to submit for loss mit. I completed around XX/XX/XXXX and after 5 attempts a submission for assistance on their website and a prompt stated I would hear something in approx. 3 business days. I never heard anything from M & T so around XX/XX/XXXX or XX/XX/XXXX I called and was advised that I need to fill out a package and submit. He never addressed what went on with the website. He also stated that I needed to include my account number AND PROVIDED IT OVER THE PHONE!! I went to the HUD website and was told I could fill out a MHA package to submit as I had a FHA loan and wanted to get the ball rolling to avoid more late fees and interest accumulation. On XX/XX/XXXX, I sent an encrypted email to protect my personal information containing the financial package and several docs. I had received the banks package so some of the additional pages that theirs contained I signed and emailed with the MHA package. XX/XX/XXXX after not receiving a read receipt, I email to follow up and confirm they received everything. On XX/XX/XXXX, I received a 13 sec vm to call back. XX/XX/XXXX I called and lvm and advised they could leave detailed messages or send a detailed email. XX/XX/XXXX another follow up. XX/XX/XXXX a 17 sec vm to return call with no information provided. I decided to fax the package I sent to them on XX/XX/XXXX and after several calls to follow up and short generic vm from them telling me to call, I received the missing items letter. XXXX I emailed advising I was sending the documents in a minute or two encrypted, they need to create a password and if the 2nd email was not received to check junk mail as it was coming from XXXX XXXX email encryption site. and then sent the missing items in another email. I keep following up and they left the same emails. My emails and messages explained they I now commute for work leaving approximately XXXX and return at approximately XXXX which all but matches their hours and to leave details on vm or email. On XX/XX/XXXX after no information, I emailed them verbiage from the servicing guide about communicating with borrowers and advised this was a qualified written complaint. ON XX/XX/XXXX, I received what I feel to be a smug and rude response from the bank stating I should have submitted the QWR to a specific mailing address which was in a statement 16 months ago ( when I was on leave and extremely medicated. I do not have much recollection of this timeframe ) and for privacy issues I must call which I can not do as I am a SPOC and analyst and not permitted. So they can not say they can not accept encrypted emails but they can provide my account # over the phone? I have since faxed the missing items last week and have not received anything in the mail and only vm to return call. My husband went to make the mort payment today which had a few extra dollars toward the arrears and the account was blocked and we were advised we need to speak with XXXX XXXX our SPOC. How can a payment block be put on when no in foreclosure. Last month the branch was able to put the payment thru and now we can not. So I will incur MORE FEES as inspections of the property started and late charges. My new job is the same as theirs My hours are the same and they refuse to communicate with us unless we call1
