Consumer Complaint: Wells Fargo Deal Services is in violation of the Federal Reserve Act Section 2. It states that the application for Federal Notes the collateral security can ONLY be drafts, bills of exchange, notes, etc with that being said why did Wells Fargo dealer Service require me to make me sign over security interest to my real property while my actual application is what is being used. This financial asset that Wells Fargo Dealer Services took position of is my registered security in which I went in and trusted Wells Fargo Dealer Services to do the right thing they have not. Not only have they repossessed my car and FORCED me to pay in XXXX notes to retrieve it back bit they also have deposited this note so that the interest pays out over time in a pool of other notes together. By these very acts that makes me an investor entitled to equitable relief which would settle the alleged debt. XXXX. Application for notes by Federal Reserve banks Any Federal Reserve bank may make application to the local Federal Reserve agent for such amount of the Federal Reserve notes hereinbefore provided for as it may require. Such application shall be accompanied with a tender to the local Federal Reserve agent of collateral in amount equal to the sum of the Federal Reserve notes thus applied for and issued pursuant to such application. The collateral security thus offered shall be notes, drafts, bills of exchange, or acceptances acquired under section 10A, 10B, 13, or 13A of this Act, or bills of exchange endorsed by a member bank of any Federal Reserve district and purchased under the provisions of section 14 of this Act, or bankers ' acceptances purchased under the provisions of said section 14, or gold certificates, or Special Drawing Right certificates, or any obligations which are direct obligations of, or are fully guaranteed as to principal and interest by, the United States or any agency thereof, or assets that Federal Reserve banks may purchase or hold under section 14 of this Act or any other asset of a Federal reserve bank. In no event shall such collateral security be less than the amount of Federal Reserve notes applied for. The Federal Reserve agent shall each day notify the Board of Governors of the Federal Reserve System of all issues and withdrawals of Federal Reserve notes to and by the Federal Reserve bank to which he is accredited. The said Board of Governors of the Federal Reserve System may at any time call upon a Federal Reserve bank for additional security to protect the Federal Reserve notes issued to it. Collateral shall not be required for Federal Reserve notes which are held in the vaults of, or are otherwise held by or on behalf of, Federal Reserve banks.

Issue: Applying for a mortgage or refinancing an existing mortgage
Subissue: Confusing or misleading advertising or marketing
Consumer Complaint: On XXXX XXXX, XXXX, I applied for a cash-out refinance from Wells Fargo XXXX I have banked with Wells Fargo for 23 years. At the time I applied, I owed approximately {$8000.00} on a first mortgage with a different lender and had no other liens on my property. Market value of my property according to XXXX was approximately {$800000.00}. I have a house and barn on XXXX acres of woodland and fenced pasture bordered by a year-'round creek XXXX miles south and west of XXXX, Washington XXXX My house was built in XXXX. I requested a {$120000.00} cash-out refinance. I told the first loan officer I spoke with, XXXX XXXX, that I was requesting the refinance for the purposes of home improvement and to pay off debt. I told her I needed to repair my roof which was original to the house and XXXX XXXX XXXX. Wells Fargo required me to pay for my appraisal upfront, a total of {$990.00}. I was told this amount was not refundable after the appraisal had taken place. I paid Wells Fargo this amount. I was conditionally approved for the cash-out refinance on XXXX XXXX. I produced every one of a multitude of documents requested by Wells Fargo, including reams of documents from the local auditor 's office required to satisfy underwriters that I had recorded well , road maintenance and easement agreements. Many documents Wells Fargo required were private and requesting them seemed intrusive, but having had a XXXX relationship with Wells and knowing they already had access to my bank records, I provided the documents as requested and hoped for the best. I spent many hours researching and providing the requested documents. Despite my need for a new roof, my homeowners insurance agreed to rewrite my policy at Wells Fargo 's ( repeated ) request ( Wells contacted my insurance agency multiple times about this, something my agent said was unusual ) to provide 100 % wind and hail coverage. The newly-issued policy showed Wells as loss payee and was sent to Wells Fargo . Wells Fargo knew I had adequate homeowners insurance coverage. I sent loan officers copies of my contract for a new roof scheduled to be replaced XXXX XXXX, XXXX, along with receipts showing I had made a good faith down payment. As promised, my roof has now been replaced, as of XX/XX/XXXX. The appraisal took place on XXXX XXXX. The appraiser appraised my home at {$710000.00}, despite noting that I needed a new roof, that a beam beneath my upper deck had rotted and needed to be replaced, and that the siding on my home " should be checked '' although issues with my siding, he said, were " cosmetic. '' The appraiser also noted I needed a second strap on my water heater and a plug-in carbon monoxide detector, the latter two items costing less than {$100.00}. The appraiser estimated that replacing the roof, staining the siding and replacing the beam in the deck would cost approximately {$30000.00}. Wells Fargo then told me that I would have to complete all repairs before my loan could close. Loan officers told me underwriting suggested that I ask the contractors to agree to complete the work but to wait to be paid from the title company after all of the work was completed. Wells Fargo also told me that all of the work done would have to be inspected at my expense. I told Wells Fargo that in the XXXX XXXX, siding can not be stained or painted until summertime because weather conditions do not allow for it. Their requirement meant that I would have to ask roofers and the deck contractor to do their work but wait until summer, six months away or longer, to be paid. My application was sent to underwriters for a secondary review. The new underwriters agreed that all of the work would have to be completed and inspected before my loan could close. It is not reasonable to ask roofers and other contractors to perform work for which they can not be paid for six months or longer in order to await weather conditions favorable for painting. The appraiser did not state that the siding on my house was damaged, dangerous or deficient, only that it should be " looked at '' because of " cosmetic '' issues, yet Wells was stating that closing of my loan hinged on the siding being stained. I applied for a comparatively small mortgage, {$120000.00}, on a house appraised at {$710000.00}, even with needed roof and other repairs. I satisfied all of Wells Fargo 's requests for information and had a conditional loan approval. I have a long relationship with Wells Fargo. I have no overdrafts to my checking account and have never been late on a Wells Fargo credit card payment. I do not have a single late payment on my credit report. I provided evidence to loan officers that my roof was scheduled for replacement. I am now out countless hours of research and negotiations along with {$990.00} for this appraisal. I have had my privacy invaded also. Wells Fargo should tell applicants upfront when they are applying for a cash-out refinance for the purpose of home improvement that their underwriters may require necessary repairs and inspections for which they will be required to pay before any loan will close. Failing to disclose this information seems deceptive and misleading. At the very least, Wells Fargo should include appraisal and inspection fees in closing costs and not require them upfront before closing.

Consumer Complaint: On the morning of XX/XX/XXXX, my car was broken into, and my wallet stolen. In my wallet was my debit card amongst other items. The debit card was taken to a bank nearby and the following fraudulent charges were made : Non-WF ATM Balance Inquiry Fee {$2.00} Non-WF ATM Balance Inquiry Fee {$2.00} Non-WF ATM Withdrawal {$100.00} Non-WF ATM Transaction Fee {$2.00} Non-WF ATM Withdrawal {$300.00} Non-WF ATM Transaction Fee {$2.00} This resulted in an overdraft charge of {$35.00} on XX/XX/XXXX when other planned charges were made to my account. I contacted Wells Fargo just a few hours after the charges were made. Wells Fargo responded two days later that the claim was denied and that they would send a letter to my residence with more information. I attempted to call Wells Fargo two times to get the matter resolved. On both phone conversations they were not able to fully go into detail why the claim was denied. The first representative I spoke with said that it was " impossible '' for the charges to be fraudulent because they used the PIN for my card. However, these charges and withdrawals were not made by myself or anyone I know. These were fraudulent charges. This was theft. I have provided an image of the letter Wells Fargo sent me that contained no extra " confidential '' information than the two representatives already gave me, but said that the letter included.

Consumer Complaint: Dear CFPB, I received a check for {$200.00} that Wells Fargo sent me with an apology about messing up my original loan modification application in XXXX, when at the time were making up excuses and losing documents, and requiring I miss a mortgage payment in order to qualify for a loan mod. My credit got ruined because of Wells Fargo. My business was XXXX XXXX and when credit dried up in XXXX I had no income, so messing up my perfect credit to get a loan modification was the first domino. When other creditors saw my late payment they cut off all credit. Then Wells Fargo gave me a trial loan mod and I paid, but they denied it due to income, which ratios I knew were just fine. They disavowed the trial loan mod by returning the checks because they sold the loan in XXXX to XXXX XXXX XXXX XXXX and XXXX XXXX in a credit default swap scheme of portfolio loans, likely the reason they kept denying me assistance. They foreclosed on my home and I then lost all my other properties along with my net worth of XXXX XXXX. So no, {$200.00} and an apology doesn't cut it. I'm sending proof of Wells Fargo selling my loan so they didn't have to service my loan modification, thereby taking a loss.

Consumer Complaint: I reviewed my XXXX credit card statement in XXXX and noticed daily XXXX charges that I had never used. These fraudulent charges started XX/XX/22 and typically consisted of several charges per day ranging from $ XXXX {$99.00}. There were approximately XXXX charges. I contacted Wells Fargo fraud and they closed my card and sent me a new one. Before I could even activate my new one, it was still receiving daily fraudulent charges. Yes, this is on a card I had not even activated. Wells told me that sometimes this happens when a card is linked to my account ( I don't know what that means and they never could explain it ). So, they sent me a third card, which was also compromised before I could activate it. Finally, the fourth card worked and the fraud stopped. The fraudulent charges occurred XXXX totalling more than {$2000.00}. Yet, Wells only adjusted {$290.00} ( see itemized attachment of all daily charges and adjustments ). I called and they told me to resubmit it to fraud. It was denied again. I went to my local branch and explained everything and showed my backup to the manager ( XXXX XXXX ), who agreed it was obviously fraud and worked with fraud. When XXXX had no luck, and no explanation, he sent my claim and backup to Wells Fargo executive office. Several people tried helping me over two months. They agreed it was fraud, but said it has to be approved by fraud. After two more failed attempts, a Wells employee at the executive office ( XXXX ) recommended I try this or small claims. I don't know what else to do, since it is clearly fraud ( there's none of these charges on my personal XXXX account ). Wells fraud department has no manager or anyone you can follow up with, and they provide no reasoning for denials. This has been extremely frustrating and wrong... I've been a customer here for nearly 20 years, and they clearly never even looked at this because the fraudulent XXXX XXXX XXXX charges on my card are a different XXXX XXXX XXXX than the real one.

Consumer Complaint: I was a part of the large Wells Fargo settlement because my car was Repossessed. They issued a check in the amount of {$5400.00} in my name and my ex-wife name. I am now divorced and have no ability to get in touch with my ex-wife so I can deposit the check. I called and explained myself and the agent said there was nothing they could do about it. They said I had 2 options the first was to get a hold of her so she can sign it, and the second was to wait 2 or 3 years untill the money had been sent to unclaimed money. I have tried to get in touch with my ex and she changed her number and Address... I even tried her daughter with no luck. The second option is not an option and I really need my money. I recieved a tax document showing taxable interest with only my name on it. Is there anything I can do to get them to issue me a check in my name? I have a divorce decree and everything.
