Consumer Complaint: I reviewed my consumer reports and noticed that i had XXXX late payments on an account that i was never late for. The consumer reporting agencies have assumed a vital role and have a resbonsibility to report consumer information to the best of their ability with maximum accuracy. I have never been late on payments for the accounts that i have included screenshot inside this complaint in on dates of XX/XX/2023 XX/XX/2023. Please investigate and provide proof with statements showing that these payments were late. If proof can't be provided I demand these payments be updated to paid as agreed on time as they should be due to the fact i was never late. Thanks! Please see screenshot attached :

Consumer Complaint: I was reinstated for my home that went into foreclosure with XXXX XX/XX/XXXX. The intial balance was {$220000.00} and XXXX yrs left on my XXXX yr mortgage. I was charged many fees for the reinstatement because of missed payments. The unpaid principle balance was set at XXXX for the reinstated, a second principle balance was put on the loan for {$100000.00} and I was given a XXXX yr mortgage with monthly payment increases of over {$300.00}. The first statement that came did not reflect a deferment payment and the loan office Continuously state I was being reinstated, not put into a new loan for XXXXyrs instead of XXXXyrs. The payment was higher, but I was told that if I paid this mortgage on time for XXXX yrs with no latenesses, they would remove an additional {$30000.00} of the fees. I did. They did do it. When I wrote XXXX XXXX in XXXX they said no such statements were made, but they would remove {$47000.00} from the deferment obligation that I knew nothing about. The XXXX did not show on early statements nor was it explained to me. What XXXX initially did and what XXXX XXXX continues to cover up and deny can not be legal. Increased payment, a deferment of {$100000.00}, increase of the unpaid principle balance from {$220000.00} owe to {$260000.00} principle balance, an increase of {$39000.00}. My mortgage should be finished XXXX, but it would be finished until XXXX. This is redling, slavery, discrimination, mortgage corruption and much more. I paid a professional mortgage auditor XXXX, who gave a total report of all the wrong doings and mistakes. XXXX XXXX still changed nothing. I received a check from XXXX XXXX mortgage company Select loan servicing admitting financial mis calculations were made from XXXX and they were issuing a check to me for those mistakes, XX/XX/XXXX, in the amount of {$1300.00}. I refused to cash the check. I called and stated my mortgage needed to be reviewed and terms changed. I Filed a complaint against XXXX XXXX with CFPB last summer XXXX, and nothing was done or resolved. My information was purposely covered up, but should have been included in the big mortgage lawsuit payout because I did file a complaint directly with XXXX XXXX XXXX and an audit XXXX. My mortgage that originated with XXXX and transfered to XXXX then to Select Mortgage, back to XXXX and then back to Select Servicing is corrupt and inaccurate. My mortgage needed to be corrected, adjusted to fair lending terms or forgiven entirely at this point because of the many mistakes and preditory mortgage practices done to me. AND I should be shown to the world what XXXX is really capable of doing to destroy a family 's generational wealth. I and my mortgage should be the poster child for preditory mortgage practices and lending. When I am finished, a loan debt of {$220000.00} will cost me well over a XXXX dollars, {$1.00} XXXX and I will be over XXXX with a balloon deferment payment due of {$56000.00}. This is now effecting my ability to refinance this horrible slave mortgage loan at this time. I am being asked to supply the original modification agreement of XXXX and I am being given the run around by XXXX XXXX who sold it XXXX right after I started asking g questions about the discount stated if I paid on time for XXXX yrs., and the run around with Select Service Loan mortgages too. They are stating they don't have it and must research to find it. I too would greatly like to be compensated for very bad corrupt loan forced on me by deception, lies and preditory lending practices.

Consumer Complaint: On XX/XX/XXXXXXXX Wells Fargo decided to put a charge off on my credit report that should have been put on there in XXXX. For whatever reason they didn't report any data. So now 5 years later, when i desperately need my credit, they destroyed it on XXXX My score dropped XXXX points. I'm XXXX and I'm on a limited income and that hurt me because now I can't have the credit. My credit card companies lower my borrowing limits when my credit goes down, we didn't get all of the handouts during Covid. We paid our bills and I've always paid every single bill I've ever had and they have listed me as missing a payment. I've never missed a payment, this is the letter I got from their escalation department. I've called and no answer. Why do they need to verify anything?! You and them have my information. I need my credit back so I can survive. I thought you were suppose to help me. please help me

Consumer Complaint: Been going through a tough financial year due to a divorce. I have been able to make monthly payments that satisfy the due amount, but every month I see the late charges increasing. I called the service line to get an explanation on how late fees work, but the rep did not know that information. Asked if I could get a breakdown of the late charge fees ( I had never seen a {$300.00} late charge accrued fee ) but was not able to get a straight reply. The rep explained that Wells Fargo provides a 15-day grace period after a payment is due, then the fees hit ; however, rep was not able to explain systematically how they work. Every time I make a payment, you would think I would be hitting some of those late fees, but every statement they seem to be getting larger. My concern is not so much about the late fees itself, after all ; did not pay on time ; my concern is about the legal grounds of the late fees. It does not seem to be a straightforward charge.

I filed a claim like they told me and they rejected my claim saying they never received my money. If they didn't I would haven't been able to open an account with them. -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- -- --- Opened an account online they took my XXXX dollar deposit and lied about receiving it. I wouldn't be able to open the account without having to give them XXXX dollars. They still have it and never deposited it into my new account. They told me to make a claim and they said they couldn't find my money and were not going to fund my account!

Consumer Complaint: I purchased a home on XX/XX/2023 at XXXX XXXX Title XXXX XXXX XXXX XXXX XXXX, XXXX, FL XXXX. During the closing they collected {$2700.00} for my home owner 's insurance policy through XXXX XXXX. 90 Days after closing I received a letter from XXXX saying the policy had been cancelled because they never received payment. On XX/XX/XXXX I followed up with Wells Fargo who instructed me to contact XXXX XXXX Title regarding the funds. On XX/XX/XXXX I contacted the XXXX XXXX Title which informed me that the check had not been cashed and they would reissue another to XXXX but I asked them to hold off until I spoke to my agent about the policy since I was certain it couldn't just be paid. XXXX XXXX sent me an image of a check but I have no proof they mailed the original to XXXX XXXX XXXX XXXX During the week of XX/XX/XXXX Upon reviewing the situation with my insurance Agent ( XXXX XXXX ) they informed me I would need to reapply for insurance with XXXX and would have to pay more for the lapse in coverage. The second quote was more than double. I contacted XXXX insurance mutliple times myself and was told they do not send letters or notices for non payment of new policies. In order to apply for new insurance I had to get a new XXXX inspection which cost me {$150.00}, and I used that to finally obtain a policy with XXXX XXXX XXXX for {$3300.00}, an increase of {$600.00}. Compounded over the life of my 30 year mortgage, I will pay an additional {$18000.00} for home owners insurance. Finally, Wells Fargo sent me a letter last week informing me they were going to charge me for {$1700.00} for the 4 months the home was not insured ( 90 days we thought we had insurance plus the 30 days it took me navigating this mess ). XXXX XXXX XXXX refuses to take responsibility for the funds not being dispersed. They eventually sent me the original {$2700.00} from the closing only after Wells Fargo instructed them to do so. I originally asked them to give me the difference in policies ( {$600.00} ) and they refused. Total loss right now for XXXX XXXX 's mistake is {$22000.00}. {$150.00} for new inspection {$18000.00} {$600.00} per year increase in insurance premiums, assumed compounded over 30 years {$1700.00} for lapse in coverage. {$2000.00} for my time ( conservatively XXXX hours )

Consumer Complaint: I have both a personal checking and savings account with Wells Fargo. I opened my savings account to transfer funds into it each Friday to have the funds available to pay miscellaneous tax bills ( vehicle tax, municipal sewer, etc. ). The savings account is subject to a monthly {$5.00} service fee, subject to a few conditions which cause the fee to be waived. XXXX of those conditions- as outlined to me when I opened the account- is to have {$25.00} in monthly transfers. My weekly transfers were approximately {$16.00} each, causing me to easily hit the {$25.00} threshold for the first few months the account existed. Beginning in XXXX of XXXX, my account began to be hit with monthly {$5.00} service fees. When I visited a Wells Fargo branch in XXXX to inquire as to the fees, the banker I spoke with expressed that she was under the impression that my account should not be accruing fees due to the additive total of the transfers. She called what I am assuming is Wells Fargo 's internal helpline, and was informed that the {$25.00} was no longer additive for the month, but that there now had to be at least XXXX transfer during a month that was greater than or equal to {$25.00}. The banker was very apologetic to me, stating that she would have still been under the impression that the fees were still calculated the way they had been previously had I not brought it to her attention. She kindly refunded the XXXX months of fees that I had been assessed ( {$15.00} in total ) and offered to file a complaint on my behalf. I have yet to hear from Wells Fargo concerning this matter. The funds were refunded to my account and made available sometime between XX/XX/XXXX and XXXX ( the funds were pending for a while over the XXXX holiday and I was traveling so I was not able to check regularly ).

But also showing in XXXX that they are still doing the same thing by stating the same reason they did before you caught them apparently thinking they got away with it once and still made money, why not again. They are habitual abusers based on their history and charges you fine them for. Consumer Complaint: This complaint is in addition to the closed complaint XXXX. On XX/XX/2023 I was robbed in XXXX AZ. My phone, wallet, and computer were stolen out of my hotel room. In addition to running up my credit cards the thief ( s ) proceeded to hack my phone, send themselves a {$1000.00} XXXX transfer, and wire {$1200.00} and {$5000.00} out on my checking and savings account. The total of the theft was over $ XXXX. All of the fraudulent charges have been returned by the financial intuitions except for the {$1200.00} and {$5000.00} wire transfers from my Wells Fargo accounts. Wells is claiming I am responsible for the someone using my user name and password. On XX/XX/XXXX, at approximately XXXX I met with a teller at Wells Fargo Bank XXXX XXXX XXXX XXXX XXXX, XXXX XXXX AZ XXXX. She put me on the phone with telephone banking to suspend all accounts and stop all the pending fraudulent transactions. There will be a recording of these calls and video evidence of that phone call. The telephone banker assured me that all my accounts were frozen and they had done all they could at that time to minimize the damage. At XXXX that XXXX the wire transactions were still pending in my account as I took screen shots to share with XXXX XXXX ( attached ). If Wells Fargo would have proceeded to stop the wires on XX/XX/XXXX at XXXX that they never would have went through.
