Consumer Complaint: SPS is the 2nd lien holder on the home. After losing job and cant make payment, forbearance didnt work, so did a short sale. 1st mortgage XXXX, already approved the short sale. SPS has 100 % of the required documents for the short sale and they sad it is " processing '' and has been for over 2 months. They have a primary point of contact assigned by no one can get a hold of them. I have asked for 2 months to speak to supervisor, but no one ever calls. They claim they cant put one on the phone so they message the supervisor to call, but never do. No one can make a decision or communicate timeline or what we are waiting for

Consumer Complaint: My loan servicer, SPS servicing, is refusing to remove PMI at the automatic payment termination date. My loan is current, with no missed payments, There is no 2nd mortgage. XXXX is at 77.89 %. Closing docs show last PMI payment is XX/XX/XXXX21 Company is refusing to remove PMI and forcing me to pay for a BPO to estimate value. My original loan documents signed at closing show that last PMI payment is XX/XX/XXXX2021. That payment has been made, and I am being charged again in XXXX. Company told me they will not remove PMI without paying for BPO and that they are not required to, and there is no such thing as automatic termination of PMI. I have met every requirement for automatic termination of PMI and loan documents show it is to be terminated. They are not abiding by the terms of my loan.

Consumer Complaint: My name is XXXX XXXX. I own XXXX XXXX XXXX company. I also own my home with SPS ( Select portfolio servicing ) Loan # XXXX In XXXX my company received forbearance from my banks regarding my mortgages on its commercial properties. I in turn gave my tenants six months of rent free months in order to ease the burden on their businesses. The only business that refused my Forbearance request was SPS or Select Portfolio servicing. I began the RMA ( Request for Mortgage assistance ) in XXXX. They still have not reviewed. I have furnished them with - Mortgage statements - Mortgage verification letters - Bank Statements - Bank statements showing no deposits - Bank statements showing renters deposits - Leases on all the rental properties I own. I told SPS that I could not make a payment for 6 months and after those 6 months I would start making payments again as soon as I received income again. After 6 months I continued making payments again for the last 3 months. Despite this SPS send me no less then 2-3 letters every month threatening foreclosure, saying my account is in default and that they need more info. Every month I call speak with them on the phone and they explain what they need I prepare it and send it in. Then they say it's not enough. This is starting to seem like a predatory scheme where threatening and scaring me are the main job of the business as opposed to creating a healthy business environment. I have attached all the documentation asked for by SPS - Leases and renewals of tenants in XXXX Arizona # XXXX # XXXX & XXXX XXXX XXXX. - Most recent bank statements where rent was received ( highlighted and noted ) - A letter signed by myself of lack of income verification - XXXX, XXXX and XXXX tax returns - Mortgage verification for XXXX Arizona # XXXX # XXXX & XXXX XXXX. st - Mortgage statements for XXXX Arizona # XXXX # XXXX & XXXX XXXX XXXX. Consumer Complaint: I fell behind on my mortgage payments in XXXX bue to closing of my XXXX business. My. XXXX parents live with me. Since falling behind I have eagerly been trying to get caught up and make repayment plans to save the house from foreclosure as this is the home of my parents. During this time I was attending school and working as a XXXX XXXX and any side job s that I could do to make ends meet. During this time I applied for help thru my mortgage servicer provider. I was never once able to get ahold of my account manager XXXX XXXX. Emails and calls were not returned. It was hard to understand the different options available or if I had any options available. For almost 2 years it was a constant work in progress trying to get back on track. During this time my mom tried to help and found a company that helps families in need of mortgage assistance to keep their home from going into foreclosure. In XXXX XXXX XXXX XXXX XXXX was the company my mom found, " XXXX XXXX XXXX the owner and the woman that was " helping " us, she was very adamant that XXXX XXXX needed to be the only contact for SPS. She stated that she and her company specialize in home retention and that we needed not worry about contacting SPS directly. Since we were paying for her services she would be taking the burden off of us and dealing directly with SPS. We signed a " third party authorization form '' for XXXX XXXX to be the direct contact with SPS, which SPS acknowledge. During this time we were instructed to not make payments to SPS as this was all part of the home retention plan. We would resume payments once we were approved for a repayment plan. We paid several thousands of dollars to XXXX XXXX to get help as I was in desperate need to get help to keep my home. XX/XX/XXXX I contacted SPS directly to make sure I was doing everything I could to get help. At this point I was told that I could do a mortgage assistance retention plan by going online and filling out a form. This is when everything began to get even more confusing. I then decided that XXXX was not doing anything more than what I was able to do by contacting SPS. I email XXXX XXXX and let her know that I will not be continuing with her services. In XXXX I began making the monthly payments, as I was told by SPS that I was now able to make payments. Turns out the payments I was making was for past due balances owed - which I was not fully aware of, however I was happy to be able to make payments on money owed as I waited to get help with a mortgage repayment plan to get back on track. In XXXX I recieved a letter from the New York Attorney General stating that " XXXX XXXX " of " XXXX XXXX XXXX Solutions " had been XXXX for fraud and that I needed to contact my mortgage servicer to let them know about the " authorized third party " was a fraud so that I could get help before it was too late. I contacted SPS and told them of the arrest, I provided the documentation from the Attorney General, I told SPS of the money that I had spent on this company for help and that I was in desperate need of help. During this time I learned that there is a very specific list of approved home retention counselor that SPS works directly with - when I asked why SPS didn't vett XXXX XXXX or deny working with them as they were not on the list of approved home counselors, I got no reply answer and no help. I feel that not only was I a victim of fraud but so was SPS which could have been avoided had SPS vetted XXXX XXXX or at the very least denied working with them as an authorized third party representative since they were not on the approved list of home counselors. I have since gained employment, my parents are now able to contribute monthly and I can make the monthly payments.

Consumer Complaint: I XXXX XXXX have inherit my mother 's home and I am in a present process of a Probate process in which I need more time to get a final approval of the court, My lender included me as the XXXX XXXX XXXX XXXX but needed a Grant Deed under my name which I needed to get a Probate. I have been in a great difficulty to pay my mortgage payments due to hardship, first my mother XXXX XXXX decease and I was placed into financial, emotional stress, XXXX and medical problems for several months, my only income my XXXX funds and was counting with extra income from my roommates but suddently the stopped helping to pay my mortgage because they lost their jobs due to Covid-19 .and had to go thru evictions that I was not able to file because tenants had Moratorium to stop paying rent due to Covid but finally they left my house in XXXX XXXX I finally have started to rent again to be able to get back in my feet. I am just asking for more time to get my Probate finalized and able to request for a Modification, I need help from my Lender and any Institution that can be able to help me with my situation. I have no where to go and I hoping to be able to get a Moratorium extension on my case. Please help me

Consumer Complaint: XXXX I had a mortgage with XXXX XXXX XXXX. In XXXX XXXX XXXX XXXX went bankrupt. XXXX FDIC assigned, my mortgage to XXXX XXXX as the servicer and XXXX as the trustee or receiver of the funds. This was noted in the record of deed in XXXX County. Then XXXX, XXXX XXXX sold the servicing rights to SPS servicing who also told me they wrote off the note at that time when they gave it to SPS servicing. After they sold it off I called since then and they said they had written it off and were no longer doing anything with my account. I have been paying SPS Mortgage payment even after I filed bankruptcy in XXXX. Then recently in XX/XX/XXXX I requested a short payoff and was told by SPS that I have to get that from the note holder. I then re contacted XXXX and they told me that they had written off the note and their was nothing that I owe them. I then went back to SPS and they told me to write a letter to XXXX, SPS first insisted they were note holder. I then went 3 way on XX/XX/XXXX and talked to XXXX and asked them how can I get a short pay off. Again they stressed that I owe nothing. Then SPS said I can send a letter. I sent a letter. XXXX gave me a fax number to fax it too, which was XXXX XXXX XXXX XXXX requesting a XXXX XXXX. When I checked the records of deeds office, It shows XXXX was still receiver, and XXXX XXXX. was Trustee. I then contacted XXXX again, they said again the wrote it off and said they had nothing else to do with my loan to contact SPS. Then SPS sent me a payoff letter which includes interest but XXXX wrote it off in XXXX so I wanted to know why I was still accruing interest. I was still under the impression that the lien holder was XXXX XXXX. When I contacted XXXX XXXX, they keep sending me back to XXXX. I'm still stuck trying to get my lien released. Then XX/XX/XXXX select portfolio servicing sent me this letter saying it was XXXX.

They never said the XXXX payment had to be sent or received after XXXX of XXXX. With the delay in postal services, I sent immediately after I was told. I want to be able to modify the mortgage after coming out of forbearance. SPS will not apply the payment and forcing me into a bad credit situation. They applied my payment to past due. Every person you speak with will tell you a different story.
