Consumer Complaint: I purchased my home in XXXX. I refinanced my mortgage with XXXX XXXX XX/XX/XXXX. XXXX bank merged with XXXX XXXX shortly after the refinance and I was notified within 15 days of XXXX XXXX taking over the mortgage. I called the mortgage agent at XXXX and XXXXXXXX XXXX when I received the certified mail from XXXX XXXX within the company taking over my mortgage with the merger with XXXXXXXX XXXX XX/XX/XXXX. Nothing changed, my mortgage bill, escrow amount and the XXXX insurance policy that I had included in my mortgage payment when I initially purchased my home was never changed. XXXX XXXX continued to draft my mortgage payment from my bank, kept everything exactly the same way and active by taking my mortgage payment out, my XXXX insurance policy payment out, insurance and property taxes out of my monthly payment that was drafted every month since XX/XX/XXXX. My XXXX insurance policy was included in the mortgage payment from day one of the signing to purchase my home and unknowingly I continued to work full time for the state of South Carolina until I was diagnosed with XXXX XXXX and my XXXX, the XXXX XXXX XXXX XXXX XXXX, my United States Senators, US Congressman, my state Governor and I discovered a few months after that President Trump all told me that they knew that after 18 years of service working for South Carolina and later I was also put over North Carolina, I was pushing myself to continue to work but they didnt ask, they told me that I was retired and with full South Carolina state benefits. I continued to pay XXXXXXXX XXXX my payment and a representative of XXXX reminded me in XX/XX/XXXX that I had been paying for the insurance policy since I bought my home in XXXX, I am 100 % XXXX because of XXXX and I asked the representative to make sure that this insurance policy covered my health issue of XXXX XXXX and did that qualify me for my mortgage to be paid in full. She told me that I needed to send my verification information into XXXX XXXX stating that I was 100 % XXXX, I did, and she told me that once they received that and it was processed, my mortgage payment was paid in full but I would have to continue to pay my property taxes and pay my homeowners insurance policy on my own. I have done that but I was going to refinance my house with XXXX XXXX and I had an XXXX or XXXX credit score, I was going to update my home but make my home accessible to what I needed to do for my quality of life and also for others that would come to my home that may be XXXX and my home would be handicapped accessible for others as well as anyone that came to my home. I contacted XXXX XXXX in XX/XX/XXXX to inquire about the title to my property and they couldnt tell me why I didnt have the title to my property and they began trying to help me locate the title. I was in the final stages of refinancing my mortgage with XXXX XXXX to make these necessary accommodations and I had a XXXX credit score but then XXXX XXXX, I am told that a mortgage company named XXXX XXXX had obtained my mortgage that was paid off. I contacted the company to ask who they were, where was my title, why had I never been notified within the Federal law that required him to notify me within 15 days of his company allegedly purchasing my mortgage when I never had one and asked him exactly why was he reporting that I was months behind on my mortgage and my credit score was dropping dramatically because of his mortgage company that I didnt know existed. I disputed his company from the research that I obtained from my SCAG office when South Carolina and numerous other states filed lawsuits against that company XXXX. XXXX and South Carolina was doing it again for XXXX. I have a 45 minute conversation with representatives of the company XXXX XXXX recorded with the representatives consent in XX/XX/XXXX and the representatives told me numerous times that I owed XXXX XXXX nothing and my mortgage was paid in full but they didnt know where the title to my property was at? Now Monday XXXX, I was going to look at buying myself a more dependable truck when to be manager at the dealership called me into his office to tell me that he had been hearing about people loosing their homes and they didnt understand why but he understood why when he saw my cedit report. My credit report has XXXX mortgage companies stating that they all took over my mortgage in XX/XX/XXXX and XXXX and XXXX XXXX were correct but this XXXX XXXX and now another mortgage company that I have never heard from and know nothing about the mortgage company SPS saying that they bought my mortgage in XX/XX/XXXX also. They are lying because thats impossible to do and this has become XXXX Discrimination and XXXX Discrimination and I owe these companies XXXX XXXX and SOS Mortgage that I have discovered are tied in with each other and by-God I am tired of being discriminated against by 2 companies that are committing MORTGAGE FRAUD and scaring citizens into paying them money for something that they have no evidence of owning. I can prove everything that I have stated and I have contacted the United States Civil Rights Division and filed a complaint with that Federal Agency for XXXX XXXX and this SPS mortgage company violating my rights protected by the ADA Act, threats to my livelihood and causing stress to me because of their lies and fraud that is amplifying the horrific things that XXXX XXXX does to my body but I am not going to let people treat me like I dont have a clue about what they are doing illegally. 4 year degree from XXXX XXXX XXXX in XXXX XXXX and I can only say that I had Federal jurisdiction and I am not going to let criminals like this bully and discriminate against myself and my family, I am wanting the title to my property because I owe no one anything on my property and I have already filed complaints against this SPS company for XXXX and XXXX Discrimination and I want my credit score back to XXXX immediately because I have never missed a payment on anything 23 years after I graduated from College. I want their response immediately because I am finding out more everyday from other citizens who are having the same issues that I am having with these people.

Consumer Complaint: Good Morning Select Portfolio Servicing was my mortgage lender they are big time scam artists, I sold my house on XX/XX/2021, I had a payoff letter that stated I owed my payoff at XXXX that I gave to my closing agent and when my closing agent confirmed with Select Portfolio they jumped up the price of payoff by XXXX for no reason, they tried to hit me with everything the Governor stated they couldn't because of XXXX and I am still waiting on a refund check from closing, every time I spoke to someone in the Ombudsman office the amounts changed and nobody was on the same page, I even wrote to the CEO of Select Portfolio who told the Reps to solve the case, they waived some charges per the CEO but the actual Reps in the Ombudsman office went against that and put those charges back on my account, I am really getting tired of these mortgage lenders scamming consumers of their hard earned money. I don't have my old account number but I can give you my social security number I am XXXX XXXX XXXX and I don't need this aggravation I am owed XXXX and I want my refund sent to me or my daughter XXXX who takes care of all my finances, I shouldn't say a refund what it is actually is the correct payoff amount I overpaid my payoff by XXXX and Select Portfolio will lie through their teeth to not send me my money, they ripped a lot of people off during the covid pandemic and they also have many many law suits against them you might want to check out while you are investigating this matter. I need my money returned to me that they scammed me out of and lots of other people as well. I was referred to you by a reliable source and they told me you go after scamming mortgage lenders and I am hoping you can resolve this matter for me and get me my money back Thank you XXXX XXXX XXXX XXXX and my daughter XXXX XXXX who is also on the deed of that property who handles the finances of that property

And after I complained about receiving my monthly statements late, I was notified on XX/XX/2022 that SPS had caused my credit to drop XXXX points. I have never paid a payment late. SPS is practicing unscrupulous, corrupt behavior. SPS did close my escrow however, now the payment is wrong. It shows principal and interest as {$550.00}, when the correct amount is {$530.00}. What this company is doing is illegal and they are not complying with the law. It is against the law to report lies to the credit bureau out of retaliation. The practices within this company is against the law.

Consumer Complaint: HomeOwnership XXXX is a HUD approved Housing Counseling agency helping our clients XXXX and XXXX XXXX, who contacted our office on XX/XX/XXXX. This will be their second time filing a complaint against Select Portfolio Servicing , Inc. ( SPS ). ( Complaint file XX/XX/XXXX Ref : XXXX ). XXXX and XXXX XXXX and our agency are extremely frustrated with the services and response received from SPS. After filing the first complaint against SPS, we have continued to assist the XXXX to resolve their mortgage delinquency. We were referred on XX/XX/XXXX to the Ombudsman Department where we spoke to XXXX at extension # XXXX. We were able to reason with him and manage to get the XXXX on a 3-month trial payment principal and interest plan to get the XXXX loan current. The original agreement was that the XXXX make their first payment of {$5500.00} for the months of XXXX, XXXX and XXXX. The XXXX made their payment on XXXX XXXX. When XXXX XXXX called XX/XX/XXXX, to make their 2nd payment for XXXX and XX/XX/XXXX in the amount of {$3600.00}, SPS informed XXXX XXXX that XXXX payment was still pending. She informed them that was incorrect and that they were not applying the payments as agreed with XXXX at the Ombudsmans Department. She then called our agency, and we placed a call and spoke to XXXX who took the payment for XXXX and XXXX and gave us confirmation # XXXX for that payment. XXXX XXXX made another call on XX/XX/XXXX to make her last payment as agreed of {$2500.00}, and again was told she was still one payment behind. On XX/XX/XXXX, our agency called SPS and spoke to XXXX and requested that he check to see if payment was submitted correctly. He checked and claimed that it was not and stated that the payment would be re-submitted and corrected, assuring us it would be applied to the right department. While on the phone with XXXX XXXX, XXXX assisted us with the escrow shortage account, claimed the new analysis amount could be spread on a 36-month plan and that her XXXX payment would be {$2600.00}. XXXX XXXX made the XXXX mortgage payment in the amount of {$1100.00} and should be current. On XX/XX/XXXX, XXXX XXXX was told via a mailed letter, that she was still behind a payment and now there were additional fees being applied. At this point, XXXX XXXX was so annoyed and frustrated that could not understand why SPS continues to refuse to work with her. She does not understand why in a total of 5-6 months SPS could not apply the agreed payments correctly even after pointing out to them every month while on this trial payment agreement. On XX/XX/XXXX, our agency called SPS and requested that they correct the payments and apply the payments in the right department. This time we spoke to XXXX who stated to us that this account was being referred to an attorney for legal action. When questioned why this loan was being referred to an attorney when the client was put on a trial payment agreement. He then said that it may be referred to legal attorney. Again, he was questioned to explain why? We explained that the agreed payments were not being applied in the right department. And just yesterday XX/XX/XXXX, XXXX XXXX was told via phone that they would escalate this matter to do the correction. She was offered a forbearance plan of 3 months by XXXX until this matter gets resolved. XXXX asked to be allowed to check on the notes on the account, claiming that they could be working on that. He then asked if there was a specific payment that was not applied correctly because according to him everything seems to be applied as it should. He did not see the error in the account. When we told him we had spoken to XXXX, XXXX, XXXX, XXXX and others about SPS not correcting or applying the payments correctly. He claims that what he sees in the account that payments are being applied to the most recent months, there is a portion for principal, a portion for interest and a portion for escrow. For example, the last XXXX payments were applied to the behind payments, because it looks like she was 2 months behind. So the payments she was submitting were being applied at the behinds payments. I asked to explain why, if she has not been behind her trial payment agreement and why were they were not applying the payments correctly? She was not the problem, it was them not applying the payment correctly making her look like she was behind 2 payments. We have been calling repeatedly asking for them to correct this and they have not done it. He verified the notes and was not sure as to why it had not been corrected, he did see that XXXX did make some notes for this correction to the payment. He claims that he sent out a message to follow up on it. We asked if he understood how frustrating it was for her client to receive a statement with an amount not owed with additional fees and being threatened that her account would be referred to legal and foreclosure at no fault of hers and when the mistake was on SPSs side. He claims that is why he had sent out a follow up message to his supervisor. He stated he was trying to straighten things out. He does see the message that XXXX sent out to the cashiers department for correction. However, he claims that at that time they were not able to complete the correction and did not explain why. I stated to him that it is frustrating having her client call us to call them to resolve this matter and yet they still do not get it done. I told him, XXXX and XXXX XXXX would get assistance by our agency in filing a complaint against them for failing to work with them. I stated to him that we have spoken to a total of 5 people to get this matter resolve. I requested a confirmation via email that this got resolved. He agreed that this email would be sent once resolved. I provided him with our agencys email. As of XX/XX/XXXX no email has been received and this matter has not yet been resolved. XXXX claimed that the current balance reflecting for 2 monthly payments of {$5100.00} of XXXX and XXXX but with the correction because the last XXXX payments should have been applied to principal and interest and the extra that went to the escrow should cover of XXXX for just principal and interest. So, at which point she would be due for the month of XXXX.

I requested documents regarding the original modification. I requested information regarding for the forced place insurance and was never informed by letter regarding the forced place insurance being placed on my loan. I requested the letter regarding the forced place insurance and have yet to receive that information. I was advised that they would have to research to locate documents. I made the attempt to refinance property to make major repairs to the dwelling however I was denied due to the appraisal value of the home being XXXX which is lower than what my payoff amount of XXXX not including an undisclosed balloon payment amount that I have yet to get information on. My current interest rate is over 6 %. On XX/XX/XXXX, We have attempted to sell our home and requested a reduction in payoff for XXXX. I was advised on XX/XX/XXXX that the request for reduction was denied due to the mortgage not being 90 days past due. We have received multiple offers for XXXX for the property. I feel that is unfair and unjust that I have made my payments on time with my failing health and my age, I feel that my lender is taking advantage of me and my situation.

Select Portfolio Servicing has been harassing me under different bank names and charging me bills on my paid-for home. This company hired attorney XXXX XXXX XXXX who committed mortgage fraud. I paid the entire mortgage from XXXX XXXX and have a recorded satisfaction on file with the county of XXXX. First, they tried to steal my home through XXXXXXXX XXXX and again through XXXXXXXX XXXX. I never did business with any of these banks. I have had enough today ; someone came to my door representing the bank and said to me, you XXXX XXXX don't like paying your bills anyway, give us your house. XXXX XXXX does not exist. XXXX XXXX XXXX, XXXX. is a foreclosure Factory. It is XXXX XXXX largest foreclosing law firm. If you live in New York and are in foreclosure, then there is a very high chance that the foreclosure law firm suing you is XXXX XXXX XXXX, XXXX, located in XXXX, New York. Over the past several years, the XXXX XXXX XXXX has become one of the largest foreclosure factories in the country, representing dozens of banks in foreclosure cases. Last year they filed a staggering XXXX foreclosure lawsuits, which comes out to about 50 a day. Many of the foreclosure cases we defend for our XXXX XXXX clients were brought by XXXX XXXX XXXX, XXXX.
