Consumer Complaint: Nationstar Mortgage bought my loan two years ago. I have always had my home owners and flood insurance paid on my loan. when the renewals were up, they paid my premiums with out any notification to me. Rejected my Flood Insurance from XXXX stating " It did n't meet there level of coverage for the home '' Now my payment went up {$400.00}. When I call them to question them about this I am put on hold at least 35min. Then once I do talk to a rep, they give me the run-around, and misinformation. They accepted then rejected a flood policy sent from Nation-Wide insurance which insured the home for the value of the building. To add insult to injury, I received an initial letter from them stating that any payment that had been sent to XXXX XXXX XXXX ( Previous Mortgage holder ) will be credited to my new account with NationStar. It was not credited and they deny receiving it.

Consumer Complaint: Hello, I am writing concerning a fraudulent foreclosure which Nationstar Mortgage is attempting to perform upon my home. The loan originated with XXXX XXXX XXXX, in XX/XX/XXXX. With it being my first mortgage, I was not aware that it was originally set up incorrectly. Because there is more than XXXX acres with my home, I 'm now told that the mortgage should have been set up as a agricultural, rather than residential. When interest rates dropped in XX/XX/XXXX, my wife and I attempted to refinance. We were told by several banks that our mortgage could not be restructured since it had been set up incorrectly. In XX/XX/XXXX, we attempted a loan modification. XXXX informed me that they were only working with customers who were at least 90 days delinquent on their mortgages. Because we desperately needed a lower interest rate, we went delinquent so we may complete a loan modification. XXXX associates misplaced our paperwork during the first two attempts. Finally after the third attempt, and seven months into the delinquency, when all documents were viewed, XXXX informed me that the Certificate Holders of my mortgage did not participate in loan modifications. I had not been aware that XXXX was no longer the owner of my mortgage. Upon inquiry, I was told that the mortgage had been transferred to XXXX, XXXX, XXXX XXXX. This is also the address listed at the local Courthouse. However, if one does a XXXX search, this address is the parking lot of a XXXX XXXX XXXX building. I requested a phone number for this bank, and was given XXXX by a XXXX associate. The phone number is busy 24 hours a day. XXXX separate bank presidents of our XXXX XXXX Banks have done extensive research and found that XXXX XXXX has no connection to my mortgage. This may have contributed to the reason that XXXX could not complete a loan modification. I then attempted to complete a Short Negotiated Pay off with XXXX. My offer was under review when my mortgage was conveniently transferred to XXXX XXXX XXXX. The process then began with XXXX XXXX XXXX. It was basically the same story as XXXX. Faxing documents to complete a loan modification. If XXXX needed XXXX line of XXXX document, it was required that the entire file be re-faxed. Finally, XXXX also denied my loan modification attempt. I then attempted a short negotiated pay off. While my offer was under consideration at their underwriting department, my mortgage was again transferred, this time to Nationstar. The experience with Nationstar has been even worse than the XXXX previous. I have spoken to hundreds of associates, who give conflicting information. I have documented and recorded over XXXX phone calls with Nationstar associates. XXXX separate associates have informed me unequivocally, that Nationstar purchased my mortgage note. The information recorded at the courthouse still shows XXXX as the Trustee. Because of this discrepancy, I requested the name and address of my current lien holder. Nationstar has provided the current owner of the loan as : XXXX As Trustee, XXXX XXXX. I requested from Nationstar a phone number associated with this Bank. I was given XXXX. I have called the number three times. The information given confirms that there is no connection with my mortgage and this XXXX, ( or any XXXX. ) Currently, Nationstar is attempting to foreclose upon my home on XX/XX/XXXX. Because of all of these discrepancies, inconsistencies, and flat out fraud, they do not have the right to foreclose. Thank you very much for any investigation and assistance you may be able to provide in this matter. Time is of essence.

Consumer Complaint: I am replying to the response of Nationstar to the Consumer Protection agency. New laws have been passed recently to protect homeowners against predatory lenders,. that try to take properties from homeowners. Nationstar refused to take my checks sent in the total amount of {$11000.00} when I owed {$12000.00}. I should be allowed to pay this money to nationstar or be able to do a short term forebearance. I can pay my payment of {$1300.00} a month plus {$1000.00} extra every month until caught up. Nationstar is not helping me to catch up or to keep my home. I have senior parents living with me XXXX ahd XXXX. I need to stay here. P, kease check these new laws for me and try to get Nationstar to work weith me.

Consumer Complaint: We had a contract on our home as of XXXX XXXX, 2015. In which we submitted to the investor ( XXXX ). They accepted the terms and at the time it showed that we had initially submitted the offer to them on XXXX XXXX, 2015. XXXX had it with them for 8 days up until that point. Also during that time it showed a " Projection Foreclosure Date of XXXX/XXXX/2015 ''. The purchaser decided not purchase the property and my agent notified the servicer, Nationstar and the investor XXXX. On XXXX XXXX, the negotiator sends my agent a message through equator that marketing on the property will end on XXXX XXXX, 2015. My agent continues to receive messages through equator stating if there are any offers on the property, please upload them by XXXX XXXX, 2015. My agent continues to communicate with the negotiator on equator that no offers have been received and notified them on XXXX XXXX, 2015 to proceed to do the deed-in-lieu. On that day she proceeds to do so, but then notifies me to contact Nationstar. Nationstar informs me that it is too late, because foreclosure is scheduled for XXXX XXXX. At this point I am confused and frustrated with Nationstar because they have not informed my representative ( agent ) nor myself that is in jeopardy of being foreclosed on!

My mortgage company on that loan still shows a payment due XXXX XXXX & still shows a principal balance of {$130000.00}. I usually would n't take this approach this soon in the process, but my mortgage company ( Nationstar ) has XXXX in the past with a lender placed insurance scam. Long story short I have called and been on hold already. The previous experience I spent hours probably days on the phone with Nationstar. There was no resolve until the CFPB got involved. Consumer Complaint: Although homeowners have until the XXXX of the month to pay their mortgages ; Nationstar is charging homeowners a {$10.00} fee if they pay after the XXXX of the month. I never asked for Nationstar and have been moved from XXXX XXXX to XXXX and now to Nationstar. Every mortgage servicing company, besides XXXX XXXX, has tried to make money off homeowners ; here is yet another trying to do the same thing. XXXX stopped this practice immediately after receiving complaints from homeowners as soon as it began ; and the government should not allow these companies to prey on homeowners. The fee is unnecessary and basically punishes homeowners that pay their bills on time.

Consumer Complaint: This is a qualified written request in regards to the follow up for resolution on CFPB Case number : XXXX spoke to Nationstar representative XXXX at ( XXXX ) XXXX as a follow up to CFPB Case number : XXXX and she advised that the current late charges on the account would not prevent my eligibility on the " Enhanced Pay -For - Success '' program. Please have Nationstar confirm on what exact date the {$5000.00} principle reduction, as part of the " Enhanced Pay -For - Success '' program, will post to Mortgage Loan Account XXXX? I have confirmation from Nationstar 's records of my required payment for XXXX/XXXX/15, posting to the account on XXXX/XXXX/15. Please have them expedite this principle posting and provide me the specific date, no later then XXXX XXXX, 2015, of the posting. Nationstar completed a horrendous miscalculation of escrow analysis amount in the statement dated XXXX/XXXX/2015 ( attached ), where they increased my payment from {$1700.00} to {$2200.00}, starting XXXX 2015, and then tried to cover it up with a new escrow analysis, out of the blue, dated XXXX/XXXX/2015 ( attached ), which reduced the payment, starting XXXX/XXXX/2015, to {$2000.00}. Nationstar has removed all record of the XXXX/XXXX/2015 escrow analysis from the online statements that I have access to. Please have Nationstar clarify the following : Why did they increase the payment for these two months? Was Nationstar trying to cause me to go delinquent by increasing the required payment {$470.00} for the two months so they would not have to apply the " Enhanced Pay -For - Success '' program? I specifically need root cause and time line of the error in calculation, when the error was discovered, and when Nationstar recalculated the escrow analysis. In addition, why did Nationstar required higher payment in XXXX and XXXX of 2015 and then send out the notification in XXXX about the recalculation with a new effective payment of {$2000.00} on XXXX/XXXX/15, the month after the 6-year anniversary payment was due. At the least, they seem to have known that there was an issue back in XXXX. Why would n't the XXXX 2015 payment have been reduced to the {$2000.00} after they found an escrow calculation mistake.

Consumer Complaint: HIDDEN FEE AND EXCESSIVE CHARGES : I have a mortgage that was assigned from XXXX XXXX XXXX to Nationstar Mortgage LLC. It was assigned to them. The payment instruction give a grace period for payments to be received without penalty! However they are fraudulently representing this statement because there is a hidden PER DIEM Penalty. In my particular case, they are charging {$13.00} PER DAY XXXX PER DIEM FEE ) for any funds received after the 1st day of the month, irrespective of the Latest DUE Date offered on the statement. This information is in my opinion not fully disclosed or understood by the consumer. This is a Penalty of huge magnitude for any payment made within the grace period. They do not charge a late fee if received within the grace period, BUT instead charge a PER DIEM amount within the grace period i.e. a Penalty, which can be XXXX or XXXX times higher depending on your principal balance owed XXXX Imagine a check lost in mail-per diem x 40 days because you will not know until next statement ). Where is the consumer protection and advocacy board. I stumbled on this when I notice that my principal amount owed is about XXXX more than I expected. I did not ask for the loan assignment nor did I sign any mortgage agreement with Nationstar. I did not notice this change in terms and my principal over the past couple of years has not changed according to the payment because fraudulent and deceptive practice concerning the grace period - Per diem Hidden Penalties and Fees. 1. Every credit card must show the balance if not paid in full and also provide interest and penalties paid monthly and a forward look at future payments if the full balance is not paid in full. We are paying in full. The mortgage does not disclose this hidden penalty and in this electronic age, you think you are on time when in reality you are paying a penalty XXXX Times the interest rate of the loan. You will never pay off the loan even if you pay the full amount due within the grace period. No DISCLOSURE. This in fact HIDES the per diem interest as normal interest paid jus like you are paying off your loan. The mortgage company does NOT disclose this, so as a consumer, you pay the bill electronically never realizing the hidden fees are being charged at XXXX times the original loan rate PER day XXXX in my case 32.20 % approaching load sharking ). It is not the money, but the selecting the date of payment can cause you to go bankrupt. In effect a PENALTY AND INTEREST PENALTY IN HUGE MAGNITUDE. The LOAN OFFICER on the phone gave me an example of another client paying her loan off by the grace period over the full term of the loan and still owed XXXX in principal because of the per diem fee/PENALTY, which are actually LATE FEES charged on any money payments made within the grace period. I have been charged over {$8000.00} in Per Diem fees since my mortgage was assigned to Nationstar even though my mortgage was current and on time and paid by the grace period. The only issue was that the house suffered damage from Hurricane XXXX and the bank must have assigned to Nationstar LLC because of the LOSS in value that resulted and possibly the risk. Who will stand up against Nationstar Mortgage LLC for this malpractice. If your principal payment XXXX at a mortgage rate of 3.25 %, how are they allowed to calculate XXXX PER DAY in interest charges 993 % PERCENT above the loan rate for a payment that is NOT LATE and received by the grace period date.

Consumer Complaint: XXXX " lied '' to me at the XXXX to XXXX XXXX closing for my REFI mortgage ( who sets a closing at XXXX to XXXX? ) I had a XXXX XXXX at XXXX but my medicine was outside in the bag on my bike. They knew i was a XXXX person because they demanded a copy of my XXXX XXXX award letter for proof of income. I was promised a loan note XXXX above my XXXX original amount. That 's a total of {$84000.00}. Yet 2 months later when the Fed-ex delivered my new mortgage, the amount was XXXX plus. So, you ask, why did'nt i cancel or refuse the REFI during my 3 day " recission '' period? The short answer ; i was denied the 3 day recission period. Also, during the closing, i asked XXXX times for a copy of the note so i could take it home and show it to a real estate attorney. Closing agents said and i quote, " XXXX XXXX, there are XXXX pages in this refi note and we have to get every page upstairs to be notarized. '' Both closing agents resigned 4 months later. My note is above XXXX and set at 40 years. Please do the math for a 40 year note and you see how screwed i am. I will be grossly upside down for the rest of my life. My credit is " shot. '' I ca n't even replace my broken refridgerator. My tv is 20 years old ( analog ) and the picture is awful. Can ; t finance or buy a tv either. My only transportation is a used bike. U get the picture. thank you.
