XXXX REQUIRES WIND INSURANCE ON THEIR LOANS IN FLORIDA AND IT IS ALSO THE SINGLE MOST EXPENSIVE ITME IN THE ANNUAL TAX/INSURANCE ESCROW. THESE PREDATORS CAME INTO OUR HOME, AND MISLED XXXX XXXX XXXX VICTIMS. THEY TOLD US OUR PAYMENT WENT DOWN ... THIS WAS A LIE. THEY ADDED YEARS TO THE LOAN AND THOUSANDS AND THOUSANDS OF DOLLARS IN ADDITIONAL PAYMENTS BUT HID THESE FACTS USING FRAUD DURING THE DISCLOSURE PROCESS. THESE CRIMINALS WANT US TO BELIEVE THAT THIS INCREDIBLY WELL CALCULATED AND WELL PLANNED THEFT WAS ALL INADVERTANT AND JUST A SIMPLE ERROR. THIS CLAIM IS LAUGHABLE. XXXX XXXX SHOULD BE FINED AND PUT IN PRISON FOR INTENTIONALLY DEFRAUDING THE US FEDERAL GOVERNMENT AND CONSUMERS. THE LOAN ORIGINATION FRAUD WORKED WELL. THEY SLIPPED IT PAST THE TRUSTING ELDERLY VICTIMS. IN YEAR 2 HOWEVER, THE MONTHLY PAYMENT ALMOST DOUBLED ... BUDGET BREAKER FOR SENIORS ON FIXED INCOME ... AND THESE CRIMINAL XXXX KNEW THIS. WE SAVED OUR HOME AND MADE EVERY PAYMENT BUT WE ALWAYS HAD AN ESCROW SHORTAGE. THEN, MY HUSBAND DIES SUDDENLY. IMMEDIATELY UPON RECEIVING A DEATH NOTICE ON XXXX OF THE SPOUSES, THEY COMMIT EMBEZZLEMENT AND STEAL ALMOST {$1500.00} FROM MY ESCROW ACCOUNT. I AM NOT NOTIFIED WHEN THIS MONEY LEFT NOR AM I NOTIFIED WHEN IT WAS RETURNED. I HAD TO SPEND HOURS AND HOURS WITH THE PUBLIC RECORDS PEOPLE AT THE COUNTY AND I FOUND THE ANSWERS, XXXX XXXX ( A XXXX FRONT COMPANY DISGUISED AS A 3RD PARTY ) AND XXXX NEVER PROVIDED THE HELP OR ANSWERS ... BUT THEY DID TRY AND FORECLOSE EVEN THOUGH WE MADE EVERY SINGLE MONTHLY PAYMENT. WHEN WE DISCOVERED THE ESCROW EMBEZZLEMENT, THEY SAID THEY WERE GOIUNG TO PUT THE MONEY BACK BUT NEVER TOLD US WHEN OR THE AMOUNT. WHEN THE ILLEGAL FOREC, OSURE WAS AVERTED AGAIN THROUGH PAYMENT AND ACCOUNT RECONCILIATION, XXXX TRANSFERRED THE ILLEGAL, FRAUDULENT LOAN, TO THE ONLY SCUMBAGS I KNOW MORE CORRUPT THAN XXXX, NATIONSTAR MORTGAGE. WHEN NOTIFIED OF THE FRAUD NATIONSTAR BEGAN AN INVESTIGATION BUT THE CRIMINAL RACKETEERING SCAM IS NOT SET UP TO HELP, IT IS SET UP TO STEAL. EVERY MONTHLY PAYMENT WAS MADE YET NATIONSTAR PICKED UP AN ACCOUNT OVER A YEAR BEHIND IN ESCROW PAYMENTS, SO THE PAYMENT DOUBLES AGAIN. THE COUNTLESS ACTS OF FRAUD ARE GUT WRENCHING. Consumer Complaint: This loan was originated XX/XX/XXXX as non-escrows and with a fixed mortgage rate. I have always maintained by own insurance and taxes as it was required. XX/XX/XXXX my payments increased. For months I attempted to find out what caused the increase but I was unable to get anyone to explain. After many calls XX/XX/XXXX I was told the increase was caused by a negative escrows due to Nation Star disbursing a premium for Flood Insurance. Because the payments had increase by more than {$150.00} a month I was unable to make the higher payment, especially without a clear reason as to what caused the increase. XX/XX/XXXX I was told that once the loan was current the account would be anaylzed and the payments readjusted to the original which was {$490.00}. After reinstating the loan to current XX/XX/XXXX Nationstar did not re analyze the account but instead said that I had a laspe in coverage and for that reason they added the escrows lines for taxes and insurance, On XX/XX/XXXX in a 3-way conversation with XXXX who identified herself as a supervisor in the escrows department at Nationstar, my agent XXXX from XXXX and a represetative from XXXX. It was confirmed that there had never been a lapse in Flood coverage. As a result of this conversation XXXX whose contact # she provided XXXX promised the account would adjusted back to its original payment. That was done. On XX/XX/XXXX I received a letter from XXXX XXXX from Nationstar Research and Response Department denyng my request to have the escrows removed. ( see attached ) The letter gave the process of appeal for their decision which was to show proof of coverage for the time period stated in the letter from XX/XX/XXXX to XX/XX/XXXX. As requested I provided proof of continueous Flood coverage from XX/XX/XXXX to XX/XX/XXXX and from XX/XX/XXXX to XX/XX/XXXX. ( see attached policies ). In addtion to the insurance line being added, Nationstar also added taxes. Nationstar did not give me time enough to pay my XX/XX/XXXX taxes before they paid them. Yes I agree I was late in paying them, they were due XX/XX/XXXX and Nationstar paid them XX/XX/XXXX but I had every intent on paying them with the late fee if given the chance. To date Nationstar has not removed the escrows lines and my payments have not been adjusted accordingly. This increase was caused by an error of Nationstar. As a result my payments were increase by nearly $ XXXX monthly and this has caused a financial hardship.

Consumer Complaint: I am a victim of the recent flood in XXXX Louisiana. The interior of my home was a complete loss. I received payment from my flood insurance policy. The check mailed to me was made jointly to myself and my mortgage loan company. I endorsed the check and mailed it, along with the invoice from my builder, to the mortgage servicing company, which now services my mortgage loan. I divorced 4 years ago. In the final divorce decree, the judge ordered my husband to relinquish any and all interest in the real estate and my home. The divorce attorneys handled all of the paperwork necessary to accomplish the order in the divorce decree. I have verified ( through a title search ) that I am the only owner listed on my property. I have been told that Louisiana does not have " quit claim deeds '' but the document " marriage dissolution settlement agreement '' is what is filed instead of a " quit claim deed '' As is common, although my husband no longer has an ownership interest in my home, the mortgage company did not release him from the liability of the original signed real estate loan. I understand this is common, but he has no ownership interest in the home. He has never required ( nor did the divorce decree ) that he be removed from the original loan as a responsible party to the debt. Having said this, my insurance policy was in my name only, as I am the only owner of the home. The mortgage servicing company endorsed the check, and then re-issued a check made payable to myself, the builder, and ( of all things ) to my ex-husband, who was not a party to, neither the insurance policy I paid the premiums for, nor the initial check issued by the insurance company. They now refuse to remove my ex-husband 's name from the check, but are requiring me to produce a " quit-claim '' deed, signed by my ex-husband, to prove he has no interest in the home. I have tried to discuss this issue, and come up with a solution with them, to no avail. They will not pull a title search to verify that I am the only owner, and will not accept the one I pulled. They are requiring me to obtain a " quit claim '' deed from my ex-husband. At this point, I do not even know where my ex-husband is, and I do not believe that I need to obtain any additional evidence of his not having an ownership interest in my home other than the divorce decree and a current title search, and property tax bills ( which the mortgage servicer obtains and pays annually ), that show I am the sole owner of my home. In addition, the original check from the insurance company was made only to myself and the mortgage company, I do not believe that they had the authority to add my ex-husband to the mix, as he was not even named on the check, and is not a party to the policy ( which again is paid for by the mortgage servicing company through my escrow ). I am getting nowhere with this company, and my builder will not finish the work of restoring my home until he receives payment. I am now living in a home that is destroyed with no way to get my builder paid to finish my home. I have suggested the solution of the mortgage servicing company to re-issue the check to the builder only, which will ensure the home is repaired, as I endorsed the first check, and feel there is no need for them to re-issue the replacement check to me, just the builder. But the mortgage service company refuses to do anything unless I provide a quit claim deed, or a letter from the divorce judge. They will not accept any of the filed divorce documents, or title search, or property tax bills, or the insurance policy documents, they paid for, that show I am the only owner of this property. With over XXXX homes destroyed in my parish, my builder is overwhelmed with work, and he is going to move me back to the bottom of his " jobs-list '' until he receives payment. I greatly need assistance!

Consumer Complaint: Dear CFPB : I am writing because my home mortgage loan is a heavily-securitized loan owned by XXXX Bank, which has been refusing to modify my loan since XXXX, thereby causing me to struggle greatly financially to make the monthly payments as well as have a greatly underwater home loan due to the mortgage banking crisis. My home is currently in pre-foreclosure with what appears to be a XXXX XXXX, XXXX sale date. I am concerned that the recently announced settlement between XXXX Bank and the XXXX may allow XXXX Bank to give monies earmarked for consumers to private equity firms instead, such as XXXX. I am writing to ask that the CFPB and Department of Justice make certain XXXX Bank must provide loan modifications and principal reductions to the mortgages they own in the U.S. The media is currently falsely reporting that XXXX Bank no longer owns any U.S. mortgages, which is not true. My home is currently owned by XXXX Bank, while serviced by Nationstar, and is in pre-foreclosure, as well is still greatly underwater. I am working to submit yet another loan modification request this month, but if XXXX Bank is not made to provide actual consumer relief in this mortgage settlement that was just announced, then XXXX Bank will just turn down my request again. I have greatly suffered financially and have been much abused by XXXX Bank 's criminal mortgage banking processes and should be given a loan modification and principal reduction immediately as this settlement is finalized this month of XXXX XXXX. Please work on my and others ' behalf whose mortgages are still owned by XXXX Bank to compel them in the settlement to provide relief directly to consumers and not to private equity firms, such as XXXX. Consumer Complaint: This is a second complaint in reference to the same issue. The original complaint number is XXXX. My complaint is with regard to my FHA XXXX Mortgage which is serviced by Nationstar Mortgage. In XX/XX/XXXX I received an unsolicited call from Nationstar to offer me refinancing options. In the course of my conversation with their representative, they determined I may no longer need to be paying mortgage insurance, and a request was submitted on my behalf to have it terminated. The request was successful and I am no longer paying the insurance. However, it is clear that I was needlessly paying the insurance for a period of at least XXXX months prior to its termination without my knowledge. The response to my initial complaint only correctly restated the date of when my insurance was terminated, but failed to address my concern about the previous months of unnecessary insurance payments. Since receiving their response I have had more conversations directly with Nationstar and also more accurately pin-pointed that time at which I was eligible to terminate mortgage insurance. My understanding ( which was not disputed by Nationstar ) is that given that my loan has been open and in good standing for at least XXXX years, I would be eligible to terminate insurance when I reached a XXXX % loan to value ratio. I have obtained statements now which show I reached that value in XX/XX/XXXX. My insurance was finally terminated in XX/XX/XXXX, but only after I serendipitously recieved an unsolicited phone call which led to the discovery that I was eligible. After more conversations with Nationstar, they acknowledged that all of this is true, but that the onus is on the lendee to request termination prior to the date it was originally anticipated. As I make significant extra payments to my principal, I am well ahead of the payment schedule which was projected at the time my loan was originated. If it is true that the onus is on me to know when I no longer need to be paying mortgage insurance, then this is an issue which desperately needs to be addressed in the law. It is completely unreasonable to expect consumers to remember years if not decades after a loan was originated, the exact terms and conditions of mortgage insurance, and be montitoring their loan to value ratio on a monthly basis. If I had not received that unsolicited phone call, I would undoubtedly be paying mortgage insurance unneccarily for years to come. My home value at the time of purchase was {$160000.00}. So by my math I should have been eligible to terminate mortgage insurance once my balance was below {$130000.00}. The balance on my state from XX/XX/XXXX was {$130000.00}, and in XX/XX/XXXX it was {$120000.00}. I will attach those statements as evidence.

Additional AZ penalties and fees occurred XX/XX/XXXX because of inaction. NationStar has given me no assurances they will pay any outstanding taxes in the future. Consumer Complaint: We are non-resident mortgage holders on a vacation rental property in Florida since XXXX XXXX. Our mortgage has changed hands approximately 4 times, most recently to Nationstar. I usually make payment online at the beginning of the month with an additional principal payment as funds available to us. I was unable to pay in XXXX through the website and eventually had to make an expensive phone call to make it. I was assured that the company 's website XXXX series error ' would be rectified by the payment due XXXX XXXX. It is n't. I have no way of sending any message through email without first being able to sign in, neither am I able to make the payment due or access information for my tax return now in progress for XXXX. It is beyond stressful to be so far away and so un-helped and helpless! A company this size should not have an inaccessible website for more than an hour ever.
