Consumer Complaint: I tried for years to have my mortgage modified Nationstar Bank. After years of relentless go around I got no where. Prior to Nationstar Servicing my loan it was Auroa. They to gave me years of runaround. Then years later I find out XXXX held the note. So honestly I never understood who held what. Home went to constant foreclosure sales, but nothing ever happened as my file was always missing or in review status. After so much uncertainty I was referred by XXXX XXXX in LA whom referred me to XXXX XXXX XXXX, representing XXXX XXXX XXXX of XXXX XXXX. They told me they would fight for me and I would never lose my home. This went on over 2 years. In the 2 years of getting constant run around from Nationstar and the Attorney, the lenders and XXXX took drastic measures to take my home. In this time XXXX XXXX I believed forged all documents to have all my correspondence sent to him. I never received one letter from Nationstar and the attorney told me he is handling it. After all the years pass, I began to trust him as we overcame so many foreclosed dates.I started getting generic letters from a realtor XXXX XXXX threatening me ( not directly ) to vacate my home for months. She taped letters to my neighbors, and I had to find out she worked for XXXX XXXX in XXXX XXXX. She harassed me for months and the attorney told me that she just wanted the sale. I never had XXXX minute face to face with her. I am a hard working VP, I make good money, put over 20 % down on my home, and tried repeatedly for someone to help me. I either wanted to refinance with my parents, modify balance, and sell the home. Options by Nationstar or XXXX never happend. At least I never got any mail. Attorney, lenders, and XXXX XXXX harassed me from XXXX XXXX to when I was thrown to the streets by police on XXXX XXXX. After 3 years, I found out the XXXX XXXX was a fraud misrepresenting XXXX XXXX ( who went BK 2-3 yrs ago ). XXXX XXXX of California said they could not go after him since he was not a true lawyer. I also filed a claim with District Attorney who told me to contact Realtor Board to go after XXXX XXXX, who misrepresented herself, and the list goes on. The end result of 3 years fighting the lenders, finding out my so called attorney was or is part of a scam, A realtor who was working unethically, I lost everything. As I mentioned I was evicted XXXX XXXX XXXX when I thought the Attorney was handling it with so many promises. I lost over {$170000.00} of my entire savings, I lost 10 years of my life in the home, and my credit went to shambles because of the attorney falsifying my identity to file BK to save the home after it was sold XXXX XXXX XXXX, which I never knew. I am living my childhood bedroom, with no credit, and no money. I have tried to get someone to listen, District Attorney, Lenders, Realtor Board, and State Bar hoping there is some closure to the nightmare I have been living. The attorney and lender left me to drown. As I try to rebuild my life, i was a victim of fraud and deceit, if the lenders just worked with me and options to come to a conclusion none of this would have happend. The Home was taken away from me.

Consumer Complaint: I am trying to save my home from Foreclosure, but Nationstar is still just giving me the run-a-round and I am requesting that the CFPB take a more active role in forcing Nationstar to treat me fairly. I have an FHA loan. My income was reduced due to a reduction of income even though Nationstar claims that they want to help me, that 's the exact opposite of what they do. First, I have submitted a request for mortgage assistance and all of the documents that have been requested. However, Nationstar continues to lose my documents and keeps asking me for the same documents over and over again. How can they lose them? I fax them, and I get a confirmation. I have them emailed, and we get a confirmation ... What can I do if they keep losing what I send them!? 2nd, I 'm told that XXXX XXXX at XXXX ext XXXX is my relationship manager, and single point of contact. However, When I call this number, she is never available and I have yet to receive a call back. Also, when I speak with someone else, I always get different information and most of them are rude. Third, I received court documents to attend a foreclosure hearing. It is my understanding that when Nationstar is working on helping my save my home, then they should stop all efforts to foreclose on my home! I feel that Nationstar is purposefully treating me unfairly. They received $ XXXX dollars from tax payers to bail them out, and they continue to just jerk homeowners around. As I research Nationstar online, I see that they have been fined a lot for misconduct on the way the treat homeowners. Please help me NOT become one of their statistics. I want to save my home. I 've researched the public information on FHA loans and I qualify for help. Please help me get treated fairly.

Issue: Loan modification,collection,foreclosure

Subissue:

Consumer Complaint: I have a rental property with a FHA loan that in XX/XX/2016 one of the tenants stopped paying rent on. It took me months to get her out, then a couple months after to actually make repairs on because she destroyed the rental. I lost, from repairs and lost rent, probably close to {$12000.00}. By XX/XX/2016 I could not swing the mortgage payments due to the lack of rental income and repair costs. At this time, I asked Nationstar Mortgage if they could defer a couple payments to the end of the loan and they said there is nothing they could do. In XXXX, I tried to make a one month mortgage payment. They would not accept this. They said by law they needed 3 months. At this time they said to fill out an application for a loan modification. Do not worry about the payments. The process only takes a week to a month to process. I said ok, and asked specifically if they were going to foreclose on me in the meantime because it would take me another 2 months to have the 3 months of rent. They said no and to just go through the loan modification. For over a month they gave me the run around with a tax form that they said was illegible and paystubs/check details obtained from from my employers Human Resource office. I resubmitted forms for over a month while they were giving me the run around. Around the XXXX, close to XXXX, I received a call from a Loan Modification Specialist from Nationstar saying that they received and accepted all of my paperwork and someone would be in touch with me soon. A week later, I went online to the loan modification site to check the status and all of the sudden the same tax form was again illegible. So I again, faxed and uploaded another copy of the form ( this time typed out ). Over a week later it was finally accepted. I received a call from another Loan Specialist saying it could now take up to 45 days for a response on the modification. I went online to the check almost daily. Two weeks later, today, I finally received a call from Nationstar saying that my loan modification was denied because it is not an owner occupied property ( something they already knew before telling me to apply ). Also, that on XX/XX/XXXX, the day after they finally accepted my tax form, that they filed for foreclosure. I did not know this. They said they sent certified mail saying this. For some reason, after telling their representatives a couple times to change my mailing address months and months ago, they said it was sent to the property address ( not my mailing address, they never changed it ). They representative that called me today said it was my fault because I could have changed it online and that I should have contacted them when I was n't receiving correspondence from them. I did not know I was not receiving them because I changed my address with one of their representives and I thought they all came through email as well because I do get emails from them. No email on foreclosure was ever sent. Anyways, Nationstar I believe are scam artists. I asked specific questions numerous times for months and got the run around. They are forclosing on this property, when I asked them specifically if they were going to and they said no. My father would have loaned me the money back and XXXX to catch up n my mortgage payments, but they said not to make any payments and to wait for the answer on the loan modification ( which was obviously being pushed off and postponed by Nationstar ). Then their ultimate reason for not approving the modification is for a reason they knew well before suggesting applying for it ; the property is not owner occupied. Now, they told me I am {$12000.00} past due, an amount there is no way I can come up with and that that is not including foreclosure costs ( court/attorney fees ). Oh, and again, all of this would need to be paid at once.

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: XXXX coverage was suddenly required in XX/XX/XXXX after 11 years of owning my condo. I have a master policy as part of the condo association that has been adequate for the last 11 years. In XX/XX/XXXX, existing insurance was suddenly determined to be inadequate without any notification to me. Escrow account got added demanding an additional {$500.00} per month for an insurance premium of {$2300.00}. Current mortgage payment is {$560.00}, adding {$500.00} for the insurance per month ends up doubling my mortgage payment. This math never made sense to me, as {$500.00} per month for a policy costing {$2300.00} would end up costing me {$6000.00}. No one has been able to explain this math to me. I have not missed any payments in 11 years of owning this condo. After the force placed insurance, they 've started applying my principal and interest payment to the escrow account and now my P & I payments show as overdue. They can not consider an appeal because my account is now " not current ''. But that 's because they have not applied my payments to the actual mortgage payment. No one told me this was happening or that this was how the payments would be applied. They call me several times per day and when I answer, it 's a recording that tells me to call them back. I get nowhere with their first tier advisors. Any time I ask for a supervisor, the call mysteriously gets disconnected. Advisors are located in the XXXX and do n't seem to be familiar with their policies. I get different information from each advisor I speak to. Force placed insurance : XXXX ASSURANT SPECIALTY PROPERTY AMOUNT PAID XXXX DATE PAID XX/XX/XXXX NEXT DUE XX/XX/XXXX XX/XX/XXXX Spoke with XXXX from insurance department " All of the force placed insurance will be removed after proof of XXXX is received. '' " 2 business days after receipt of proof, force placed insurance is removed. All funds that were applied to escrow account will move to P & I. '' Then spoke with " XXXX '' who contradicted everything XXXX told me. She told me that no funds will be moved from the escrow account to my principal and interest payment. I wanted assurance that if I went out and bought my own policy, that the payments from the first would be refunded to me. She did n't seem to understand what I was asking. I then purchased my own XXXX policy. XXXX Current balance of {$1300.00}. Paid a quarterly payment {$570.00} XX/XX/XXXX This required me to spend {$100.00} for a wind mitigation inspection. I submitted proof of my new policy to Nationstar on XX/XX/XXXX. Note : this new policy is paid through XX/XX/XXXX and I am making quarterly payments. On XX/XX/XXXX, I received a strange email from Nationstar that they had paid my new policy in full out of my escrow account. Note that they had already taken {$2300.00} out of my escrow account to pay for the force placed insurance. Also note that I had paid for a quarter of my new policy already. Spoke with XXXX on XX/XX/XXXX She is based in Texas ( 3rd person I spoke to on XX/XX/XXXX as I kept getting transferred. ) ( First person I spoke to told me that they paid a full year of my new insurance " because I let my insurance lapse so I ca n't be trusted ''. ) No refund yet. No record of this payment received by my new insurance company, They have cancelled the force placed insurance, but No refund of old policy has been applied yet. XXXX was supposed to research my escrow account and insurance balance. Was supposed to email me with her findings. So far has not.

Consumer Complaint: I have been trying to modify my loan with the XXXX/Nationstar for the past 4 years. I have attended 3 mediations where they have participated in bad faith. They have never proved ownership of the note. The note was securitized into a trust then sold as certificates to investors with NO RECOURSE. XXXX has recorded an assignment in my county recorders office that they are acting on behalf of their investors. They are a Trustee and only a trustee, they do not have any beneficial ownership rights to my property and since the investors have no recourse they should not be allowed to foreclose on my home. Since the 3 failed attempts at mediation I have filed a petition for judicial review. The judge ordered us back into a 4th mediation. Four years ago I tried to negotiate a principal reduction with the help of the TARP funds. Nationstar is a participant of the TARP funds however never offered me any help or assistance with not losing my home. From day 1 it was their sole attempt to foreclose for the cash funds. I wish I would have let them get the {$60000.00} my home was worth then compared to the {$180000.00} it is worth now along with my arrears now of {$43000.00}. I have basically maintained the home for their benefit. I am sick to death of their extreme unprofessional behavior as well as no care or concern of helping me through this situation that has drug on for 4 years now.

Consumer Complaint: My name is XXXX and a very low income responsible good credit history and a very Loyal Tax Paying US CITIZEN. In XX/XX/2012, I was approved a Loan Modification by XXXX due to loss of income from my divorce. My mortgage was lowered from about {$1200.00} to {$920.00} at 2 % interest. It helped me tremendously not to loose my home, which is my heaven and for my Child. Recently my Account was bought over by Nationstar mortgage when my 5 year term ended, I requested for extension of the Loan Modification as my income remained under $ XXXX annual before tax. I have pleaded and appealed but was advised to Refinance to remove my ex-husband 's name because he had abandoned the family, home and broke the mortgage contract refusing to pay his share ( there should be a Law for criminals like him ). Anyway, Loan Officer XXXX had processed my Refinancing documents and Convinced me that my payments are lowered to {$940.00} including Tax and Insurance at interest rate 3.67 % This is a joke and my Mortgage Balance increased from {$140000.00} to {$150000.00} due from Loan closing almost over {$6000.00}. I have received a statement from Nationstar Mortgage stating my Mortgage Amount has increased to almost approximate {$1200.00} to cover the escrow balances. I have been lied to and ripped off. This is a BREACH OF CONTRACT. First they denied me of extension or renewal of a Loan Modification and now the breached the contract of ensuring me that my payments will be at {$940.00} but increasing it to almost {$1200.00}. Please HELP!!! My Nationstar Mortgage Acct No. XXXX Sincerely - XXXX Home Address : XXXX XXXX XXXX OR XXXX cell XXXX

Consumer Complaint: My home that I have owned for 18 years is scheduled to be sold at foreclosure on XXXX XXXX. Even though I have an FHA loan and sufficient fixed income, my mortgage servicer Nationstar is refusing to give me any options or agree to work with me to resolve this matter. They bombard me with collection calls telling me I have to pay them, and believe me I have tried to resume making payments to them. But when I go into their system it will not allow me to make a payment unless I reinstate the full past due balance ( a little over {$5000.00} ). I am not able to do that at this time. I find it hard to believe that there are no programs or options available for me. I have a reliable fixed income ( XXXX ) and this is a government insured loan. I believe that Nationstar is denying access to programs that should be made available to them because they prefer to auction this home instead of working with me. This is heartbreaking and wrong and I need someone to hold them accountable. I ran into financial difficulty a few years ago and went through the modification process with Nationstar and was approved for help through the government program. This plan actually RAISED my monthly payment, but I still faithfully made the payment each month. Things took a turn for the worse in XXXX XXXX when I XXXX. A couple of months later I was fired from my job because I had difficulty performing the duties. I hung on as long as I could and applied for XXXX benefits, but it took a long time to get approved for this. By XXXX of XXXX I was out of money and began defaulting on the mortgage payment. I immediately contacted Nationstar to try and work this situation out and began going through the process of applying for help. I was told that they were willing to help, and since I had gone through such a XXXX event ( XXXX and job loss and decrease in income ) that Nationstar would DEFINITELY work with me. Unfortunately that was not true. I went through the process and was told that since I had received help in XXXX that I could not receive help again. I tried to question this information after talking to HUD and tried to start the process again but was blocked by Nationstar. I do not believe that is the FHA rule for modification or restructuring assistance and do n't believe that Nationstar should be blocking me from reapplying to get a review based on my current income. I want to fix this problem, I want to save my house, which provides shelter for me and my husband and our daughter. I do n't understand why Nationstar is providing no options. I receive a steady XXXX check monthly and will be receiving it for the rest of my life so if they would work with me this problem will be put to bed and they will receive all of their money. Instead, I feel that Nationstar is violating the federal and state guidelines pertaining to FHA loans and moving to auction off my home. I do not want to stand idly by and let this happen.

Consumer Complaint: I recently refinanced with my mortgage company Nationstar. During the process, I had to provide them with my current XXXX XXXX policy to be updated with the new loan number and for my escrow information. We completed the refi process and set up the escrow account. Prior to my first payment being due, I received a letter from Nationstar stating that they did n't have my Homeowners info and that they would be placing lender paid insurance on my account, causing my monthly payment to go up. I know that I provided the information or else my refi would have been approved. I refinanced another property that I have with Nationstar a few years and I ran into the same issue. One time is a mistake, 2 times is a trend of how they operate. It is my belief that they are doing this to unsuspecting homeowners and some how benefitting from the lender paid insurance. I ca n't prove this yet but its too coincidental. I tried to speak with my employees at Nationstar and they are promising to correct my situation, but I believe that it is bigger than that. I work in the mortgage industry and understand the process. If someone else did n't have that knowledge they could easily see their payments jump up and not know why or how to resolve it.
