All parties were affirmed and satisfied all paid much time later the debt collector files against my credit rating resulting in my credit rsting falls by 37 % and they usually file with irs for a 1099-C showing I had unearned income All False BUT we as citizens have no cnduit to protest resulting in irs demanding payments with resulting fees interest etc I worked to restore my credit rsting. I used every legal anner to assure payment. I am now burdened once agan by debt collector and eventually irs.

Consumer Complaint: The apartments where I was living sold itself XXXX times while I was there for XXXX years or so. They were poorly ran after the sales, so I decided to move. I gave proper notice and spoke with the front office associates ( manager and leasing agent ) to ensure that everything was good, and that my departing cost were settled. they informed me that it was fine, and that the pre-move out inspection was completed and approved, with no additional charges. Once I loved, I then received a letter stating additional charges for rent and replacing carpet. I had been there for almost over XXXX years and they said that they expect carpet to stay looking new for 5-6 years or it will be charged to the resident upon their move out ( not informed of this on the pre-move out inspection ). In addition, I was charged for a couple of bags of trash left on the balcony, but on the weekend I was moving, the only trash compactor in the complex was overflowing to the point where it was all in the street. ( a regular occurrence on this property, and I took pictures ). I contact their headquarters and leasing office, yet I received no help. I was treated extremely disrespectful, and told " it is what it is ''. I explained that if they pulled my file that I was never later or delinquent on any rent payments and never had any issues while living there. I informed them that I even had a months deposit that I was entitled to, but they had no record ( since they changed owners and staff like most change their underwear ). I was willing to accept the lost of my deposit if the " bogus '' charges were waved ( even offering to pay for the XXXX bags of trash left ), but they had no interest in this solution. I am attempting to rent a home soon and my realistate agent stated that this would be something that could cause a denied application for rental or an extremely high deposit. I am looking for some resolve, since this is something that has further financial implication to myself and my family. Please let me know if there is anything else you need from me. Thank you.

Please be advised that this is not a refusal to pay, but a notice sent pursuant to the Fair Debt Collection Practices Act, 15 USC 1692g Sec. 809 { b } that your claim is disputed and validation is requested. This is NOT a request for verification or proof of my mailing address, but a request for VALIDATION made pursuant to the above named Title and Section. I respectfully request that your offices provide me with competent evidence that I have any legal obligation to pay you.
