Consumer Complaint: I've been disputing fraud accounts on my credit report since XX/XX/2021. I keep sending multiple sets of letters to the bureaus and the creditors so the excuse of " we didn't get it '' doesn't happen. Furthermore, each letter is certified mail with tracking and each letter shows signed and delivered and yet the bureaus are still not taking any actions. The accounts are not showing in dispute nor are they removed from my report. The accounts always show up with different name variations and different account number variations and yet the bureaus seem to ignore the trend and let these fraud accounts affect my credit score. I have requested the investigation to be initiated and also verifiable proof to be submitted should the account claim to be mine. Not only have I not received any mail showing the verifiable proofs needed to justify the accounts to be on my report, I haven't even received any letters at all stating the investigations have begun. Per the FCRA and federal law, the process is supposed to be 30 days. 100 days later, I'm still here shelling out money for certified mail with no end in sight and no results to show. This is my last option before I take this up with my lawyers and sue for full compensations and damages incurred. Finally, it seems that when these complaints are submitted, the bureaus are using the excuse that they " can't confirm my identity '' to get away with taking no actions on my credit report. Please investigate this as well.

Issue: Struggling to pay mortgage

Consumer Complaint: I received a notice in the mail my escrow was too low, giving me the option to send in a lump sum to keep the escrow payment as it currently was, or another option to raise my escrow payments over the next 12 months to correct the balance. I opted to make the lump sum payment. It's now been 2 months since I made this payment but my escrow payments went up anyways as if I hadn't sent in the extra money. The real issue here though is the fact that I can not contact the company to amend my escrow payments. The company does not offer ANY way to contact customer service for an existing mortgage. Consumer Complaint: 1. M & T bank charged me 3 overdraft fees for the same transactions resulting in {$110.00} in fees for a {$9.00} transaction. 2. I tried explaining to M & T bank that I have not been using the account for almost a year, or maybe longer and I can not understand why door dash charged my monthly subscription to this account while they charged all my other purchases to my default account which I use on a daily basis. While trying to retify this, along with other transactions on the account which I did not make, they closed the account and sent it to collections. Now they're telling me my only options are to either pay the bill or don't pay. But if I don't pay. Its gon na be put on my credit. I think its unfair to me being that I never initiated a payment with this card.

Because we were affected by the COVID-19 those two months should not have been reported late. When I spoke to M & T they refused to fix their error because it was already reported. I sent a good will letter to the president of the bank asking to remove them. He never responded back.

Consumer Complaint: - Entered forbearance XX/XX/XXXX as a lot of large projects I was supposed to start were canceled/delayed/severely reduced in cost - Updated the forbearance request throughout the year - M & T Bank ( mortgage servicer ) said I missed 3 payments in XXXX - while in forbearance! - I can not refi with a legit bank due to this - M & T is refusing to allow to exit forbearance - have been begging them since XX/XX/XXXX! - I got angry - I told them I was leaving the country MULTIPLE times & to make sure we get the paperwork done. They continually delayed the process, moved the goalposts, requested MANY docs/items/notarized statements that their own " borrower financial report '' didn't ask for. - Im STILL angry, demanding an update after FOUR MONTHS of attempts to get back on track - These XXXX pieces of XXXX called the POLICE for a " wellness check '' on ME - after I told them 50 times that I AM NOT IN THE COUNTRY. Wellness checks in XXXX have ended in DEATH. This TERRIFIED the tenant & her XXXX year old son. It was borderline IMPOSSIBLE to find someone during COVID to move in & pay rent. If she leaves - XXXX XXXX. - I have had a great XXXX ( all of my delayed projects in XXXX are happening now. Between the money we have saved, new projects and over $ XXXX in equity - we may have close to $ XXXX to put towards the house : XXXX : XXXX - M & T Bank is REFUSING TO ALLOW ME TO EXIT FORBEARANCE for whatever reason & using the XXXXPD as their PERSONAL XXXX to harass my tenant. Absolutely inexcusable. They need to face every repercussion imaginable. Regarding the late payments - they NEVER sent a bill or contacted me to tell me I was out of forbearance during that time. I can not refi with a legit bank due to these marks on my credit, I have the email where I requested the additional forbearance during that period. Without coming out of forbearance - I can not access the equity to pay off a XXXX lien ( cost has increased $ XXXX since I originally requested the payoff quote due to their incompetence ) and have $ XXXX to put towards the principal, exit PMI, go conventional, get the current interest rates. These XXXX are costing me TENS OF XXXX OF DOLLARS and calling the police on ME while they DO IT. This is CRIMINAL. This bank has 0 place in today 's climate/environment. Sanction this XXXX place until they are GONE.

This house was sold WITHOUT any permissions or legitimate signatures from me. XXXX XXXX and notary XXXX XXXX are the names of individuals employed and hired by M & T Bank, to record this deed ( attached ). They swear and attest under penalty of law, that I appeared in front of them and proved to them WITH EVIDENCE on XXXX XXXX that I allow for the sale of the home. No such meeting, in person, over the phone or ANY OTHER WAY EVER OCCURRED. This is clearly fraud, forgery and counterfeiting for financial gain.

Consumer Complaint: To whom it may concern, I am writing this letter to report a foreclosure that has been filed against me for not repaying my second mortgage of which I was unaware of whom the lender is. The second loan was sold numerous times to different lenders, from ever since I purchased my home throughout the years, and there wasn't any definite lender made known to me at the time so that I would be able to repay the loan. During that time period I hired an attorney from the XXXX XXXX Firm to remedy my first loan that I also had issues with fraudulent paperwork/lost notes. Hence, a case was filed against the lender that was involved with the first loan and it was dismissed in XXXX. After the dismissal of the first Mortgage loan in court, I was given a written mortgage contract for the second loan to sign, of which I was given the impression/understanding by my said attorney that I was now making payments on the second loan in question. After the fact, I get to understand that the mortgage contract was not for the second loan. Ever since I've being making payments to the attorney for over 7yrs. At that time in question I placed my trust in my attorney to do what is right. Now years later, I am been accused by this bank name Wilmington XXXX XXXX XXXX XXXX who say that they now own the second loan and have copy of the notes. I strongly believe that they don't have the original notes for the loan and for what I'm understanding they got the loan signed by an affidavit to say that they own the loan. This whole transaction is fraudulent. Now they are saying that I have defaulted on the loan that was just recovered by them. Owing to the fact that I have an attorney at the time that knew about both mortgages and I never gotten any letters or response from any lenders before until now. In this regard, how can I be at fault when I was given the understanding that my attorney was doing the right thing. In the documentation that I received from Wilmington XXXX XXXX XXXX with the summons, I noticed that on one of the pages someone forged my husband 's signature on a document that is therefore a fraudulent act. This forgery of my husband 's signature clearly demonstrates the dishonesty of Wilington XXXX XXXX XXXX and the length that they would go to try taking my home away from me. My husbands name was not on the original loan document. I can't afford for them to just come and take away my home for the use of fraudulent documents. I would be willing in good faith to work with whomever is the trusted lender of the loan and thus start making my monthly payments, but they are not complying to work with me and their intention is to take my home away. I need help from someone to avoid this institution from taking my home. I did not default on the loan, the note for the loan was lost or stolen since when I first bought my house in XXXX and now all of a sudden they are trying to sue me for defaulting on the loan of which is false. I live in my home for 15yrs now and I never would have imagine that something unlawful like this would happen to me. All I'm asking is for them to just work with me to start a new chapter with them. I noticed it right away and called and reported the fraudulent charge to XXXX XXXX and my M & TBank. I had my debit card shut off and a new one sent to me. I started a claim with my bank and it was later denied. I appealed the denial at my local bank branch and that was also later denied. The Bank stated that the merchant provided proof of purchase but I in fact never made this purchase nor have I received any evidence of the proof of purchase.

Consumer Complaint: We received a letter from M & T bank postmarked XXXX, NY XX/XX/2021. The letter is addressed to our son XXXX and to us, XXXX XXXX and XXXX XXXX XXXX as guardians. The letter states that under provisions of the Patriot Act they will close our account because they are not able to identify us. The checking account in question has been open for more than 10 years. It is the account where our son, and his mother as Representative Payee, receives the monthly XXXX benefits. The letter claims they have made several attempts to reach us but were unable to do so. How? We received no correspondence by regular post or email describing what additional documents were needed.
