Consumer Complaint: I received a letter in the mail dated XX/XX/21 from a collection agency, XXXX XXXX XXXX XXXX, XXXX XXXX, NJ with the following information : CREDITOR : M & T BANK FEES : {$50.00} TOTAL BALANCE : XXXX CHARGE OFF DATE : XX/XX/2021 it stated the above referenced creditor has placed your account with our office for collection, blah, blah blah. I am appalled, M & T Bank has been my bank for years and I had my mortgage, checking, line of credit, visa card, etc. with them and never late, never missed a payment, paid early, everything right and they send a collections letter for {$51.00}!!!! I contacted the branch office in XXXX, NJ around XXXX Monday morning and got a representative named XXXX that said she would research this and get back to me, and she did at XXXX. XXXX asked if I wrote in to cancel the account, I told her that I did not recall writing in to cancel when I paid off my mortgage and paid off my line of credit, my Visa card is still open with a XXXX card balance. XXXX then said there was nothing she could do for me because the bank did nothing wrong, the charge was a service charge because the checking account was attached to the line of credit and needed to maintain a certain balance to be service fee free, of which I was not made aware of at the time, I even forgot about and if I was told this was all during COVID time and told her I would have asked to close all accounts. XXXX said I would have been told that the checking I would need to come in or write in and have the letter notarized although the other accounts were closed on-line, not their fault so a service charge was added and I needed to pay it. XXXX said she would " Bubble it up! '' and pass it along, not sure what that meant but I told her I would pass this complaint on myself and she said. " okay, that's fine '', I said even after I've been an exemplary customer, spent thousands of dollars with M & T, never late and this would mess with my credit you just wan to say, you will " Bubble it up! '' What does this mean? I said I will just complain to the CFPB, she did not care and we hung up. t 's sad when a bank doesn't care about a thousands of dollars customer and will send them to collections for {$50.00} and mess with their credit even during COVID times. What have we come to and it's fees for something that I don't even own or did not make for myself, they added the fee!

Consumer Complaint: I purchased my first home in XXXX of XXXX. 3 weeks after purchasing my home, I was put on furlough through my employer and my hours were cut in half. Unfortunately, I did not qualify for unemployment because I made to much ( even though my income had been cut in half and all of my bills stayed the same ). I contacted XXXX and they offered to defer the payments, but I knew I could make them ... it just may take a little longer than the 30 days you are given. I have made every single payment on my home. Whenever I got a stimulus check I put every dime toward my house payment. Unfortunately, M & T bank took over my loan and even though I was told I would not have any " late payment '' marks on my credit & there would be no fees for the late payments as long as they were made, I now have 7 late payments ( one of which is for XX/XX/XXXX and that payment has been paid ). My credit score has dropped over 150 points just from those remarks and they have charged me over {$500.00} in fees. Over the last year, every single payment and late fee has been paid. I will gladly pay the late fee, as a courtesy since I was in fact late. I have spoken to several people at M & T and all refuse to help me with the late fee remarks on my credit. I shouldn't have my credit ruined when half the world was able to go without paying their bills at all ... and the WHOLE world was in the middle of a pandemic. I would really appreciate it if M & T mortgage would take off all of the 7 late payments they marked on my credit so that I can work toward rebuilding what covid has messed up. I will no longer have any late payments ( I have since returned to work, all payments are current and will stay that way ).

Consumer Complaint: On XX/XX/XXXX I deposited money into M & T Bank. The funds were due to a personal injury settlement. There was a Court Order requiring the funds be placed into a restricted account with no withdrawals prior to 18 without prior Court approval. On XX/XX/XXXX I received a letter from M & T stating they would be closing the account as there was no activity for a period of time. On XX/XX/XXXX I signed a paper stating the account should remain active and again explained that the account wouldnt be accessed until my daughter was XXXX. I again received a letter in XX/XX/XXXX stating the same thing. I called M & T on XX/XX/XXXX and told them to keep the account active and again she would not be accessing the account until XXXX. In addition, I requested our address be updated since we moved. Today, XX/XX/XXXX, my daughters XXXX birthday, I called M & T to determine what I needed to closed the account. I was told that the account had been closed on XX/XX/XXXX because the state requested the funds and there wasnt anything further for them to do. After further research, I located the funds at the Pennsylvania Treasury Departments Bureau of Unclaimed Property. This account was opened per Court Order when my daughter was XXXX years old. They accepted the funds and opened an account knowing she wouldnt be touching this account for 8 years. Now we have to go through the unclaimed property department to collect money, which failed to gain interest for the past 6 months due to their error.

Issue: Trouble during payment process

Consumer Complaint: M & T XXXX INCORRECT ESCROW/INCORRECT MORTGAGE INCREASE COMPLAINT M & T XXXX has sent a monthly mortgage payment statement to us with an increase of approximately ( {$3300.00} ) starting the month of XX/XX/XXXX, based on Inaccurate Insurance Payments and Inaccurate and Unfair Escrow Payments Increase. Please See Attached XXXX Statement Forms. We are requesting that M & T XXXX/Bank correctly adjust the monthly mortgage payment. Which should be approximately same as last month ( {$4.00}, XXXX ). Until it returns to its approximate ( regular ) payment of approximately ( {$4400.00} ) in a few months, based on a temporary [ increase of payments ] for approximately a year or so to make up for a specific escrow cost. And request M & T correctly adjust the Escrowed Taxes and Insurance based on the correct normal yearly amounts. As shown in the Escrow Chart below from an original ( M & T XXXX/Bank Statement ) Please See Attached Escrow Statement Form. After we have put together [ {$30000.00} ] ourselves and had the property re-roofed, M & T Bank/XXXX is now requesting we pay ( {$29000.00} ) Escrow Shortage to our escrow account ). Which is based on Inaccurate Calculations and Information from M & T XXXX/Bank. Which M & T Bank assisted in that shortage by refusing approximately ( {$4000.00} ) returned by our insurance company in ( approximately XX/XX/XXXX ) due to cancellation. Which M & T refused to let us have, even after we stated we had put together mostly all the money to re-roof the property. But was short approximately ( {$4000.00} ) which would have allowed us to be able to signed the roofing contract to get started on re-roofing the property months ahead, but M & T did not let us have the insurance refund. The [ Annual Disbursement ] and [ Escrow Projection ] that M & T XXXX is utilizing and basing our ( XXXX ) Escrow payments on is very much inaccurate, based on the following : The Hazard Insurance will no longer have a reason to be a ( Forced Placed ) projection because we have placed a new ( {$30000.00} roof on the property ) which was the reason the insurance was forced placed/from cancellation of a bad leaking roof to start with. And only half or less of that ( {$14000.00} ) should have been used for forced insurance because that is a yearly policy charge, ( and the insurance lost was approximately six ( 6 ) months ). Also, there was a {$4000.00} ( refund returned from the insurance company ) kept by M & T XXXX. And the ( {$1.00}, XXXX ) other insurance ( showing under M & T escrow disbursements ) is not a part of my ( XXXX ) coverage. The ( {$7000.00} ) under the disbursements, I assume, appears to be my policy coverage amount for ( XX/XX/XXXX thru XX/XX/XXXX ). I believe it to be approximately {$500.00} more, according to the insurance agency. Below are the Anticipated Annual Disbursements and Projected Escrow Balance Summary taken from M & T Bank/XXXX Escrow Forms. Please See Attached Original Escrow Form ( s ). M & T XXXX PROJECTED ESCROW PAYMENTS OVER THE NEXT 12 MONTHS ( XXXX ) Anticipated Annual Disbursements Insurance $ XXXX County Tax {$6400.00} Hazard Ins {$14000.00} Insurance {$7000.00} Total {$29000.00} Projected Escrow Balance Summary M & T Bank expects to pay {$29000.00} over the next 12 months. Heres how to calculate your new monthly escrow payment : Total Taxes and Insurance {$29.00}, XXXX Divided by 12 months {$2400.00} *New Monthly Escrow Payment {$2.00}, XXXX PREPAYMENT PENALTY : ISSUE M & T put the words ( Prepayment Penalty ) on the XX/XX/XXXX Statement. There is no prepayment penalty on our Promissory Note. When I asked the call center personnel reference the prepayment penalty on the statement, she expressed she had stated more than was allowed. She had only given very vague responses. So who are we suppose to discuss serious mistakes made like this on the property owners monthly statement with. Serious important matters like this should not be left to a call center to handle. CALL CENTER : Problem I spoke with the Call Center for M & T XXXX. It is not remotely qualified to answer the above type questions from my conversation with them, or they are trained to pretend they dont know how to answer certain questions. Was on the phone with them approximately ( 2 hours ), nothing answered. HOW TO RESOLVE THE PROBLEM : We are requesting that M & T XXXX/Bank correctly adjust the monthly mortgage payment. Which should be approximately same as last month ( {$4.00}, XXXX ). Until it returns to its approximate ( regular ) payment of approximately ( {$4400.00} ) in a few months, based on a temporary [ increase of payments ] for approximately a year or so to make up for a specific escrow cost. And request M & T correctly adjust the Escrowed Taxes and Insurance based on the correct normal yearly amounts. As shown in the Escrow Chart below from an original ( M & T XXXX/Bank Statement ) Please See Attached Escrow Statement Form. Also, we are requesting assistance to eliminate ( Escrowing of Our Property Insurance with M & T XXXX/Bank ) based on the reasons and the content of this complaint ( i.e. Extreme inaccurate based escrow calculations and, extreme unfair escrow money increase requests ). Serious important matters reference mistakes of putting Prepayment Penalty on property owners monthly statements, should not be left to a call center to handle. Prepayment Penalty needs to come off statement. Note : The Annual Escrow Disbursement and Projection should have been based on our ( current insurance policy or our property coverage from last year and County Tax ). All the more reason M & T Mortgage should hand over the [ insurance part ] of our escrow to us ( the property owners ). Also, after we the property owners ( scratch, scraped and broke our backs ) to put together ( {$30000.00} ) to put on a Badly Needed New Roof ( re-roof ) on the property, which M & T turned down any kind of financial request we asked of them. It is extremely Cruel for M & T Mortgage to turn around and ask us ( the property owners ) for ( {$29000.00} ) in Over The Top and Inaccurate Escrow Payments. Issue: Struggling to pay mortgage

Consumer Complaint: I have a HUD loan and need help. First, XXXX XXXX unethically started to foreclose on the property in the middle of refinancing. I had gone through a divorce and lost my job due to discrimination of my XXXX ( which is partially why I missed payments ). The EEOC investigation agreed with ADA guidelines and concluded in my favor with the right to sue. I called my mother for help and we hired an attorney - I know he found errors, but I am not sure exactly what they were. At that time she was expected to receive a large inheritance and would bring me up to date or possibly pay the loan off. However, it all came to a halt due to COVID - the amount was to be split between siblings, and hearings were set, but the Courts shut down due to COVID. I have so many penalties and fines from M & T Bank ( the new mortgage holder ) that my payoff amount is so high - I am very scared. When COVID came along it may things really tough for me ( XXXX mom and live alone ) I requested a forbearance with a new bank M & T - they have my mortgage. This put me in a deep XXXX with extreme XXXX plus my XXXX XXXX - I was a mess. My mother wanted to help, but the pause on the court dates prolonged the inheritance. When my forbearance was going to end in XX/XX/XXXX - we spoke to the bank on XX/XX/XXXX to see my options. They said my only option was to refinance and I did not qualify for the COVID option. They also needed a letter showing I did not have counsel and to give my mother permission to call about the loan. I did submit two letters to them and the next day their attorney filed something that represents the bank. However, they neglected to tell me there was an extension. Also, they did not inform me if one thing was wrong with my packet - there are new " do-overs '' or opportunities to provide additional information. I was very scared and asked for additional time on XX/XX/XXXX via fax and email - with no response. I called the next day and requested a letter in fear I would lose my family home - they would not respond as they have before. I called the after and the next day after for this letter - as of XX/XX/XXXX I do not have a letter that the mortgage would pause. My mother 's inheritance is starting to come in, but it may be a while for the big lump sum. However, I believe the fines and penalties of $ XXXX, refusing to let me have the COVID option through HUD, and not responding to my request is unfair and not reasonable. I am happy to comply with the refinancing but scared to death if one thing is off they will start to foreclose due to the fact my loan balance is {$190000.00} on top of the $ XXXX, but valued at over $ XXXX due to the fact I live in XXXX Florida. I have a young XXXX and fives pets dependent on me and I love this old house and need help and guidance. People are always knocking on my door to buy the house and I receive multiple texts & calls - my poor XXXX is scared when anyone is at the door. I am not trying to beat the system or anything like that - it is just between my XXXX XXXX, XXXX, and poor timing. I am begging for someone to help me - I have a backup of everything I am describing. Issue: Applying for a mortgage or refinancing an existing mortgage

Consumer Complaint: I began contacting this company to exit forbearance at the end of XXXX XXXX. It's XX/XX/2021. 0 progress has been made. The retroactively added 3 months of late payments during the forbearance period, so we can't refi away from them. A HELOC company said we were in default, but we were never informed of this. I told them I would be leaving the country for weeks leading up to XXXX when I left. While out of the country, they called the XXXX XXXX POLICE on ME, while I told them I was out of the country - who harassed my tenant/future partner on the house. This is absolutely an abuse of taxpayer dollars. Whoever made that call needs to be fired/held accountable. When I returned home in XXXX, I found a letter dated the day they called the police. In it, they threaten my mortgage if a PACE lien is not cleared from the title. ( FHA loan ). In addition, they offered a " trial repayment '' plan in this letter. This is fine, but it started before I returned and no one informed me this was happening to plan for a way to pay it while I was gone ( requires paper checks sent to a US address ). I could have paid anything digitally/bank wire, but I couldn't send a letter from XXXX to XXXX! I opened a CFPB complaint, they said they would have their lawyer contact me to work it out. It's been an additional 2 weeks with no updates or answers to our questions. In the meantime, this means their additional mortgage trail period payment is 16 days late and I still can not get an answer to some basic questions : 1 - I do not know how long the liens will take to be removed from the title. So where does that leave us with the threatening letter? 2 - I do not know if M & T has been paying the escrow - or if we're still in the " special program '' that you never cashed the checks for. If so, we will need the total for our civl trial against XXXX ( CA AG found the contractor guilty criminally ) 3 - If the liens are removed - how long to M & T to adjust the balance owed so we can see the best way forward for us? 4 - what's the status of " missed payments '' during the foreclosure period.

Consumer Complaint: Thanks to m & t bank my car insurance is now lapse in coverage and now i cant drive due to not paying the bill i will make sure this get brought up in court.I have been using XXXX with m & t bank for friends and family that pay me back because i like to go out and eat a lot and lend out money to family and friends, and they pay me back through XXXX because its easier for me. The problem is m & t bank has frozen my account for more than 1 month because of these XXXX transactions. M & t bank are saying the other partys of the XXXX transactions is trying to do a chargeback of the transaction saying its a unauthorized transaction when they authorized the transaction which is a lie.I cant get into contact with my friends that did this.M & t bank didnt call me email me or notify me that the other party reported the transactions so i had no clue until they took money from my account. In XXXX terms & conditions XXXX payments are non refundable with no proof M & t refunded XXXX XXXX transactions in different amounts totaling {$3900.00}, With no proof that what the other party is claiming which is unauthorized transaction is actual truthful. In the terms conditions of XXXX it states XXXX transactions are non refundable so Im not sure how m & t bank was able to do this. I filed a cfpb complaint and and they didnt answer my response basically ignored my response. This is m & t bank regional security manager that responded contact information XXXX have not been able to pay bills because of this frozen bank account.
