Consumer Complaint: I am writing to alert you of fraud concerning my mortgage. I was alerted through a letter from M & T Bank that a pay off statement was requested from them. I received a letter to this regard dated XXXX XXXX, 2016. This is the letter stating now fnma-lakeview now owns my account. Which I never authorized any transfer of such things. There is a XXXX law firm constantly involved in fraud concerning a probate attached to this loan. My home is involved in a large plot of lands. I in no way afforded such people to own or transfer anything from my account. I have this mortgage merely to stop this kind of fraud from happening. I own these lands outright. There should not be any mortgages on any such properties or lands within this probate. Nor should the address or authority have changed. The parcel associated with this loan is XXXX or community XXXX panel number XXXX. I found a group boasting that they stole the probate through the transfer of the home attached to the loan. Please check into these things. The XXXX law firm attempted to steal a home attached to this probate in Delaware in previous years. They were unsuccessful. I would like any loans associated with this loan and homes or parcels checked into. There was only XXXX mortgage, it just got sold and resold never authorized. I show that many of these mortgages were placed on other parcels using the probate funds to pay such mortgages. I am the owner of this mortgage.

Consumer Complaint: I bank with M & T and I told them several times that if my checking account does not have enough funds in it to pay for items or services, not to pay the bill or allow bill collectors to debit my card. I want to opt out for the bank to cover fees not in my bank.I signed a form for this at-lease three years ago. On XXXX/XXXX/2016 XXXX EFax services ( XXXX ) XXXX debit my card before my trial period is up without my authorization for XXXX and on XXXX/XXXX/2016 XXXX XXXX XXXX did the same thing in the amount of {$28.00}. I owe the companies money, but they debit my bank card. I normally pay for my services and items on line. My complaint is I do not want M & T bank to pay for items or services when the fee is not available. I want to stop creditors from billing my card without my permission. I spoke to the bank on several occasions about this and even signed a form. I want card protection to authorize withdrawal upon my approval.

Consumer Complaint: I have attached all the documents regarding my dispute claim against M & T Bank with respect to mortgage account number XXXX. Please be advised that I was never made aware, either by M & T representatives, whom I was in constant daily telephone contact, or the home appraiser, that I was responsible to pay the cost of {$38000.00} for the home appraisal. I only became aware of the charge the following month when I saw the charge added to my monthly mortgage payment. Since then I have been approved for a reverse mortgage and the balance of the mortgage loan has been paid off, and the service fee charge for the home appraisal was added to the paid off amount I want to be reimbursed for the unauthorized charge. Consumer Complaint: See attachment XXXX for a copy of my XXXX XXXX, XXXX Information Requests. See attachment XXXX for a copy of M & T Bank response letter dated XXXX XXXX, XXXX. The following complaints are in reference to the M & T Bank response letter dated XXXX XXXX, XXXX to my XXXX XXXX, XXXX Information Requests, by paragraph number : 1. M & T Bank makes a one day distinction between when they acknowledge delivery through the mail and when correspondence is considered " received for review. '' 2. There is no trust identified as XXXX XXXX filed with the SEC. 3. M & T Bank failed to identify the investor, as requested, to which the Investor ID referred. 4. On XXXX XXXX, XXXX, M & T Bank sent me a payment history from XXXX XXXX indicating that my loan had a balance of {$0.00} on XXXX/XXXX/XXXX. M & T Bank now represents that XXXX XXXX was not servicing my loan at that time. M & T Bank has failed to provide an accounting, as requested, of when and how my loan balance increased from {$0.00}. 5. M & T Bank failed to identify who made material alterations to the security instrument and why it was necessary to record the altered security instrument after the original security instrument had already been recorded. 6. M & T Bank continues to not answer my corresponding request. This will be my fourth request. I need to know the dollar amount that M & T bank has paid to any entities from the principal and interest payments that I have paid to M & T Bank. 7. I asked if XXXX XXXX was an agent of the lender when Property Inspections were made at my residence. M & T Bank 's response did not answer my question, unless they are now representing that M & T Bank was the lender at those times. 8. M & T Bank failed to provide document references for items that they identified as " other defaults. '' 9. My question was only about Servicers for my loan. M & T Bank did not answer my question, but instead responded with references to Master Servicers. I still need a accounting of the payment history from the Servicers previously identified by M & T Bank as the Servicers of my loan. I also need to know if my loan was in default on the date that XXXX XXXX XXXX started servicing it. 10. I asked a question about lender ( s ). M & T Bank responded with a statement about a Servicer. 11. I asked a question about whether my loan was in default on the date M & T Bank started to service it. M & T Bank failed to address the " default '' question. 12. M & T Bank failed to provide me with a copy of their initial communication to me concerning a debt. They also failed to identify the current and initial creditor on the debt. M & T Bank has failed to provide me with a chronologically consecutive payment history for my loan. There are at least XXXX gaps in the payment history records that M & T Bank has provided me. Those gaps make the mathematical accuracy of all calculations subsequent to those gaps indeterminate.

Consumer Complaint: In the midst of refinancing at another bank, my current mortgage was picked up by another bank thru an acquisition. The new bank is M & T bank. They marked me late for a mortgage payment. The month prior I set up a draft, which was taken out 4 days late. No issue with the bank. The next month it was never taken out. I attempted to login to the banks online service & was blocked. I have a print out of this. The payment is due, per the invoice on XX/XX/XXXX. In this case XXXX XXXX. They marked me late XXXX XXXX. Interestingly, there was no late fee, but I was late for credit purposes. I learned about it from my banker doing the refi. M & T was no help at all. One person there said they attempted to contact me via phone regarding the draft.When I made a follow up call, the woman I spoke to had no phone number on file.

Consumer Complaint: I 'm writing to you in need of help because foreclosure complaint has been filed against me. I here by submitt the facts for your review and assistance for my loan modification pending with M & T Bank. Here are the reasons why : 1. Failure to respond to Foreclosure complaint within the time frame with advice given to me by my servicer 's XXXX XXXX XXXX XXXX, XXXX, representative XXXX XXXX stating the Modificiation would be approved in the immediate future, which was totally misleading and has jeopardized my standing and rights in the Florida Judicial System. 2. Plaintiff violated Federal Law when filing Foreclosure Complaint, a violation do Federal Government Dodd Frank Act, known as " Dual Tracking. '' You can not file a Foreclosure Complaint or continue foreclosing on a borrower who is in the Loan Modification process. 3. Plaintiff and Servicer, both are negligent in allowing such action to take place knowing borrower was in The Loan Modification process. 4. Borrower, single parent raising ( XXXX ) children has been exposed to undo stress, anxiety and threat of losing home as a result of Plaintiffs illegal action and not to say the emotional distress the children have been exposed to. 5. XXXX XXXX, Plaintiffs Servicer continually subjects Borrower to poor servicing, asking multiple times for same documentation, and threatening Foreclosure as they say I am NOT in " Compliance '' with the HAMP Guidelines which is a total fabrication. 6. XXXX XXXX continually fails to answer or return calls, answer emails and subject me to more stress, frustration and sleepless nights. 7. Plaintiff fails to provide proper oversight of Servicer and their Federal Violations as outlined and required by " The Consumer Financial Protection Bureau '' enacted by Federal Regulations Act under Dodd Frank Law. 8. Borrower is writing a Formal Complaint to the Consumer Financial Protection Bureau asking for assistance and intervention with both M & T Bank and XXXX XXXX XXXX XXXX to ask for sanctions against both entities for these Federal violations and the approval of my loan modification. 9. Plaintiff and Plaintiff 's Servicer have failed to follow " Consumer Fair Debt Practices '' also a Federal and State violation. 10. Plaintiff for weeks and weeks has stated the modification is with the unwriter and borrower will be notified any day and that day has yet to come.

Consumer Complaint: I have had an auto loan with M & T since XX/XX/2014. The payment date is no later than the XXXX of each month. If the payment is made after that time then my loan would be assessed a late fee. I have made every payment for this loan prior to that date. The loan is issued to myself and another individual however I am the person who makes payment on the loan. Last month I made a cash payment to a teller in XXXX New York. At that time I had a issue in which the teller harassed me. I asked to speak w a manager and the conversation ended with her expressing to me that M & T would contact the people listed on the loan every day until necessary information was updated. I made a call to M & T customer service and filed a complaint. I explained that the representative at the branch made a verbal threat. They advised they would file the complaint and forward it to the proper party. Neither of us who are listed on the loan have ever been contacted about lack of payment or late payment until today. The other individual on the loan was contacted by an automated system. They called back and at that time they were told that the reason for the call was in attempt to collect a debt and that the account was delinquent. Which is not the case as the payment is always made within the warranted time frame given. They also told him that they had no information to contact me as their computers do not allow them access to the same information as customer service. I called M & T to find out the issue. I expressed to them my concern as to why the call was made to the other individual on the account as the company was making it out to seem as though the loan was in a delinquent status. I also questioned as to why if all my prior payments made have all fallen within approximately the same timeframe was a call made to him for this month. My concern essentially was that M & T was using this as a way to harass me due to the complaint I made last month on the XXXX. If my payment in XXXX was made on the XXXX and Prior to that on XXXX XXXX why all of a sudden M & T feel the need to make this " collection '' call. M & T has never reached out to either one of us prior to this point. My payments have never been made late but in retaliation to my complaint I feel as though M & T made this call to the other person on the loan in attempt to humiliate me. They tried to make it appear as though I was not " paying my bills '' or holding up my end of the agreement which could not be farther from the truth.

Consumer Complaint: M & T Bank Mortgage servicing website has regular outages on critical due date or end of grace periods in order to charge late fees and then when a request to remove the late fee is provided, M & T Bank send a canned response stating their website supposed availability hours. Unless pushed they refuse to even address the question to remove the unwarranted late fee. This has happened in 3 occasions in the last 7 months and some times it takes several interactions with them to do what they should have done automatically. To support my statements here I can provide proof of payment and proof that M & T Bank has sometimes generated and sent 2 or 3 different statements in the same month to confuse the issue further.

The payout is approximately {$22000.00}. Owing to medical issues ( XXXX XXXX XXXX XXXX ), I now have some difficulty driving a pickup, and my wife of 30 years passed XX/XX/XXXX. I subsequently returned the vehicle to the original dealer for resale ; however, the best offer they can garner is {$15000.00}, leaving about a {$7000.00} difference. I can make up some of this difference, but not the whole amount.

I have a mortgage so these people ( actors ) can not steal my home and mortgage ( probate ) as they did in Delaware using fraud. The XXXX law firm was involved in these fraudulent practices in Delaware. My probate is from XXXX probate presented XXXX overseas never received alerted of it just recently and asked for a copy from the city. I was a minor in the XXXX XXXX and was XXXX. My ex husband died in XXXX and I never authorized XXXX XXXX XXXX or his XXXX any authority or amendments to the probate. I do not have any XXXX and I am the sole probate holder born XXXX XXXX XXXX no I am not affiliated with any actors. Actually was married in XXXX and my name became XXXX XXXX. I was defrauded of my finances in XXXX by a XXXX of XXXX XXXX tricking me into a divorce. They supplied me with none of my finances and XXXX law firm fraudulently took the home and barrier home ( XXXX ) and properties as well in Delaware. My original mortgage is from XXXX Bank XXXX XXXX, XXXX. This account mortgage was sold to XXXX XXXX XXXX where it stayed for years being juggled through different accounts within XXXX XXXX XXXX. In XXXX XXXX, XXXX I set up for my current mortgage that it was sold to M & T Bank. I believe the fraud is in each time my mortgage was sold these actors fraudulently set-up mortgages on their homes to buy them ( their homes ) and to receive government funds that I never allocated to these premises. Due to the nature of these claims I need the XXXX XXXX XXXX XXXX XXXX for XXXX XXXX staff to be notified and request that this individual has no affiliations with the acting community or the XXXX law firm.
