Consumer Complaint: I have been attempting to reach a resolution of this mortgage for several years. In XX/XX/XXXX, I was approved for a trial modification, which began on XX/XX/XXXX. I made monthly payments pursuant to the trial modification in XX/XX/XXXX, XX/XX/XXXX, and XX/XX/XXXX, as well as XX/XX/XXXX. I was able to make these payments without any financial hardship. I would continue to be able to make these payments if the lender were to allow me to do so. In XXXX XXXX, I received a letter from M & T Bank ( the servicer for my loan ) dated XX/XX/XXXX. This letter advised me that my request for mortgage assistance had been removed due to liens or judgments that [ I allegedly ] did not satisfy. After speaking with M & T Bank, I learned that this action was being taken because they had not yet received the quitclaim deed from my ex-wife for the property. The difficulty in getting this to the bank was not due to my own neglect. Nevertheless, after learning of this action being taken, the lawyer who represented me in my divorce was able to expedite the execution of the quitclaim deed, which was promptly sent to M & T Bank. By the time the quitclaim deed and divorce decree were sent to M & T Bank, they required me to resubmit a loan modification application. I complied with this request. On XX/XX/XXXX, I learned that I was now being denied for a loan modification. I called M & T to inquire as to why. They explained that they analyzed my application based on my XX/XX/XXXX income. The fact is that in XX/XX/XXXX, I worked fewer hours, and the monthly income is not a fair representation of my usual earnings. M & T Bank was aware of my yearly earnings, yet based their analysis on a limited snapshot that did not properly reflect my earnings, and thus my ability to pay this loan. I think it is entirely unfair that M & T Bank offered me a trial loan modification, which I successfully paid without difficulty ; withdrew my request for assistance due to a missing document, which was missing through no fault of my own and which was promptly provided to them ; analyzed my additional request for mortgage assistance based on a time period that was not properly reflective of true earnings ; and then denied my request on the basis of this limited time period.

Consumer Complaint: We were in the modification process with XXXX XXXX when it was sold to M & T Bank in XXXX of XXXX. The modification process continued with M & T Bank via XXXX XXXX XXXX. It took M & T Bank/XXXX XXXX XXXX an extreme amount of time to process this modification. The modification was completed on XXXX XXXX. The closing cost was {$14000.00}. The was no detailed breakdown of the closing cost given. The costs were identified as interest, costs an expenses. On XXXX XXXX a late fee refund of {$620.00} was returned to us. We called an wrote to M & T Bank & XXXX but could not get the details needed to explain what we were charged for processing this loan. A second modification was processed with M & T Bank/XXXX XXXX XXXX on XXXX XXXX. The closing costs for this modification totaled {$11000.00}. We had the exact same problem of not obtaining details of the closing costs of this loan. On XXXX XXXX, due to a " M & T quality review '', {$3100.00} and {$380.00} was returned to us due to an overestimation of fees and costs.Still, M & T Bank & XXXX refused to give us detailed information in reference to the closing of this modification. In XX/XX/XXXX, we filed a complaint with XXXX XXXX to get closing cost details of both modifications ( Case # XXXX ). XXXX XXXX could not obtain details of the closing costs. All settlement companies that I have ever delt with, supplied details of the closing costs. We have been trying for years to obtain this simple information. I suspect that the costs of the first loan were also overestimated. How would I ever know without M & T Bank & XXXX reveling the details of both loans?

Consumer Complaint: To Whom It May Concern, My name is XXXX XXXX, and I have been trying to work something out with my mortgage lender for about 3 months now and i constantly continue to request a short sale and the lender keeps saying that they do not approve short sales. I find this hard to believe since the Federal Government has had the underwater program in place since 2008 or earlier. I am reaching out to you to ensure that immediate attention is given to my concerns. I feel as if the lender is being unreasonable and I am desperate for help. I am trying my hardest to get this taken care of and they are not doing what the government says the lender should to provide me with foreclosure alternatives. I need your help. I need your assistance. I need for you to intervene and review my documentation for the short sale. I have a buyer, i have a good contract and i a need.

Promo code : TL. I made a direct deposit on XX/XX/2018 and the bonus has not been posted yet. The XXXX XXXX XXXX customer care admitted that I met the requirements for the bonus. It is been almost 90 days and I have not received the bonus.

Consumer Complaint: Two Privacy notices, were provided by M & T bank and and a company named XXXX XXXX XXXX in addition to a mortgage interest statement. The issue is the amount of information that can be shared by the institution and institution affiliates. 7 rows of reasons we can share you personal information. While 7 rows of reasons were shown both M & T Bank Corporation and XXXX XXXX XXXX can share all 7 rows of information without the account holders consent. Additionally only 3 of the seven rows can be limited by the consumer for sharing. The consumer also has to opt out of all sharing by calling the institution. This is the opposite of most consumer services where companies are limited from disclosing or sharing information at all unless the consumer consents.

Consumer Complaint: M & T bank issued me a letter on XX/XX/XXXX specifying that my hazardous insurance has expired and that the bank plan to buy. Also, the bank ask that I should provide insurance evidence as soon as possible and fax or mail to the bank. So I called bank, roughly on XX/XX/XXXX, asking how many days that I have to buy the insurance ; bank rep. answered that I have 45 days before bank forcefully buys for me. I called insurance agent and purchased the insurance on XX/XX/XXXX ( within 45 days of bank notice ). The insurance I purchased covers from XX/XX/XXXX - XX/XX/XXXX. On XX/XX/XXXX M & T bank issued second letter that I need to provide evidence of insurance for the period of XX/XX/XXXX thru XX/XX/XXXX else they will charge me {$1300.00}. I called the bank and mentioned that I did not receive any notification about my insurance was going to expire on XX/XX/XXXX. The rep. also acknowledged that she does not see any notification issued to me from M & T prior to XX/XX/XXXX about getting insurance renewed. The only notification she sees about hazard insurance expiration from the bank was issued on XX/XX/XXXX. I followed bank instructions and did the due diligence to purchase the insurance for one year and provided evidence to them. The bank DID NOT state any timeframe or dates on the " first letter '' that I need to purchase or cover the insurance for. The bank DID NOT issue insurance expiration notification prior to XX/XX/XXXX. So after I acted on the bank instructions to purchase the insurance and provided the evidence, the bank now wrote specifying to show evidence of past dates coverage ( XX/XX/XXXX thru XX/XX/XXXX ) on the " second letter ''. To cap : bank did not issue any notification of insurance expiration prior to XX/XX/XXXX. The bank did not specify any date on their 'first notification letter that I get coverage ( XXXX ) on XX/XX/XXXX. After I purchased the insurance, the bank now releasing the dates. Their communication to me was vague or not clear. I respect our financial institutions but in my situation M & T did not provide notification early on insurance expiry, did not communicate clearly on its notifications that I get insurance for specific dates. We, the consumer rely, on our institutions for clear guidance to act fairly and in timely manner. I should not be charged for the period XXXX thru XX/XX/XXXX for the insurance. This is my issue and dispute with M & T bank.

These other charges are shown on the M & T Bank mortgage statements in section explanation of amount due. I notice that these unknown " other '' charges were being included in my mortgage payments from XX/XX/XXXX- year to date. The M & T Bank representative mentioned that the extra charges could be a result of attorney fees being added to my mortgage payments from XXXX XXXX XXXX XXXX XXXX ( " XXXX '' ). If these statements are true for any reasons, it is unlawful for a loan servicer to add attorney fees to a homebuyer mortgage payment. Furthermore, My loan was transferred from ( " XXXX '' ) to M & T Bank in the year XX/XX/XXXX. ( " XXXX '' ) became the first loan servicer of my loan on XX/XX/XXXX.
