All 4 transactions were done on the same day on XX/XX/XXXX. M & T bank honored 3 of the 4 transactions. The 4th transaction that M & T bank did not honor was for XXXX for the amount of {$130.00}. Consumer Complaint: On XX/XX/2019 XXXX XXXX notified me by email ( see attachments ) that my loan was being sold ( transferred ) to M & T Bank as of XX/XX/2019. I did not ask for this to happen, neither did I want to do business with M & T Bank, although I realized the sale was legal. The email notice said that I " would not have to change any of the terms '' of my payments and simply continue as I had been doing, the only change being payments made to M & T Bank rather than XXXX. On Friday, XX/XX/2019, I received a 2nd email notice from M & T Bank basically stating the exact same thing. For the last 5 or more years, I had been making my XXXX XXXX payments through my XXXX XXXX Bill Payment System ( see attachments ). Payments were being made at least twice a month or every two ( 2 ) weeks consistently. I have NEVER made payments late in over 10 years with any mortgage payment and usually make the 2nd payment in a month ( prior month to due date ) at least 1 to 3 days early. My wife and I earn over {$180000.00} per year and do not have any issues making any debt payment! At the time the transfer became effective, I had already paid XXXX XXXX for the month of XXXX as I always due before the end of the previous month. M & T Bank sent me a bill not giving me credit for XX/XX/2019 payments that had already been made to XXXX XXXX prior to the transfer. Secondly, since I thought this was an error, I waited for a corrected statement. Instead, I received a pass due notice when my XXXX payment was not even due! I called M & T Bank on last Friday, XX/XX/2019 and explained everything above to the representative. Instead of assisting me with the issue, she kept giving me the run around and telling me that I had " to change the way I was paying by logging on and signing up for their every-two-week payment bank draft ''. This was a direct contradiction to what I had been guaranteed in writing that I would NOT have to change the way I had been paying my mortgage properly for years. Secondly, she did nothing to bring my mortgage account current as it should be. Lastly, I just received by mail another pass due notice stating that I owe {$2900.00}, when in fact, I OWE ABSOLUTELY NOTHING!!! The M & T Bank bill also included some {$920.00} " Hazard Disbursement '' amount, which has never appeared on any previous mortgage bill, and they never explained it to me. My payments are current, and documentation is attached to prove it! If I were not late with XXXX XXXX, how could I now be late with M & T Bank when I have continued to make all payments twice a month or even every two weeks right through their transfer of mortgage process, for which again, I did not ask nor desire? This is absolutely ridiculous, and I expect the federal government to take the strongest possible action against this bank. They did not even listen to me or even try to correct the situation. XXXX and me were dispute. He asked me do we plan to sell our house. I said no, we don't sell my house as stay here for years. XXXX lied to me because he said he will check his bank weather or not approve my half payment may put in the end of maturity payment. I told him I didn't have full pay because we are low income but I can do is {$130.00} payment with full payment. But XXXX lied to me because the next 3 or 5 day almost everybody at M & T bank called to my wife almost everyday about ask her for our house for sell she told them No! Almost everyday! for about 3 months that was no stop! Nobody took her NO! Our house is not for sale period! We did told M & T Bank we want to talk their supervisor they refused! Still they harassment us continually. I had been anxiety caused by my type XXXX XXXX because of their harassment! My wife has XXXX XXXX pain because of her pressure with this problem. SO I PROCEEDED WITH EXCITEMENT THAT IT WAS /HE WAS LEGITIMATE. I MADE THE FIRST PAYMENT AS STATED ABOVE. HE ALSO STATED NOT TO MAKE THE REGULAR PAYMENTS THAT THE NEW AMOUNT WOULD BE THE NEW PAYMENTS. WHEN I WAS GOING TO MAKE THE SECOND PAYMENT SOMEONE TOLD ME THAT A MORTGAGE COMPANY WOULD NEVER ASK FOR A MONEY CARD TO MAKE A PAYMENT. Which cause me not to work, I had then applied for a modification since I was falling behind and was approved on XX/XX/XXXX. During which I was not working because I was laid off on XX/XX/XXXX and was only relying on my XXXX income. I was during XXXX that me and my XXXX at the time had a divorce which once again was a financial blow. He then became ill and only relied on social security income. By that time I started a new job in XX/XX/XXXX and was also getting assistance from my XXXX XXXX. We once again applied for a modification and was approved in XX/XX/XXXX, but instead of getting an affordable rate it went up which caused our payment to go up. We made payments and just am not able to maintain the current payment with the income I bring in the social security income that my XXXX XXXX brings in. Today, XX/XX/XXXX, I received a letter that they had tried to contact me previously about an overdraft of {$29.00} but they had not heard back from me, and that they are closing the account and trying to collect the debt from me. This is a LIE. First, I closed the account months ago. Second, I never wrote a check on the account, and the balance is zero. There is NO negative balance. Third, they have not written to me previously. And fourth, they have the spelling and grammar of a first grader, which makes me suspect that the letter is a scam.

I vehemently disagree, my real-estate Tax does not change given the fact that I have 20 year Tax abatement with the city of New York ; I currently on year 13 of that tax abatement. In regards to Insurance, I have sent evidence of my home owners and condo insurance to M & T several times. Mortgage premium and the default increase is unfounded ; I have express this to M & T but rudely treated with collection tactics and told to pay excess amount.

Consumer Complaint: I have a ( VA ) mortgage with M & T Bank. The company purchased the loan from another company. In XX/XX/2018, I was behind on my payments. I located and acquired assistance from a staet agency that assists homeowners that has a loss of income and injury. I have both. I have been having problems from a military injury that caused me to have to stop working and as a result lost a large amount of income. I state agency, Georgia Dept of Consumer Affairs, qualified me for the recast program and forwarding M & T Bank {$50000.00}, to pay for back payments and place the rest towards my principle. The payment was sent XX/XX/XXXX. My credit continued to take vicious blows by the company even after them knowing and approving the program months prior. They continued to viciously harm and damage my credit. During the month of XXXX, M & T Bank did not place the payment towards my account and they again hit my credit with another 150 day late on my credit. I called several times during the month to find out what I needed to pay, as my payments was supposed to go down as a result of the large principal payment. My payment doubled! I called and no one was able to tell me what was going on or advise me of what I was supposed to pay. Again they hit my credit. This continued the month on XXXX. The rep on the phone told me to hold off on payment until they finallized the paperwork. XXXX came around, I began to call and find out what I was supposed to pay. Not the {$2500.00}, they sent on the bill! They informed me that they needed to send me a finallized packet, I received it and sent it back. I again made contact, and was told they needed to complet their portion and send the packet back to me and I would have an amount to pay. The month of XXXX no one know what I was supposed to pay. A week and a half after I sent the first packet, another one arrives, out of no where, with the same information. I called and was informed that they made a mistake and I would again need to complete and send back. Here we are in XXXX. I sent in {$900.00}. Not sure of the payment but i wanted to make sure i dont get another hit on my credit, sure enough despite the payment they sent in a late payment on my credit. Today someone call me and said I was late for XXXX. But then say the paperwork is still NOT finished, but we wont charge you any fees for being late. ( THAT DOESN'T MAKE SINCE ). If im late why no fees? I was told not to pay in XXXX! I am so confused at this point and it seems that they are not communicating within the company, nothing matches from the statement, recast paperwork to the representative on the phone. All different information. I am left seriously confused! I dont know what to pay nor do I feel i am being treated fairly. My credit has been left in shambles over these process when one arm does not talk to the other. when I spoke with the rep about my credit, i was told that it would not be fixed, period. I want my credit fixed to take all of these late payments off! I am in constant pain and dont have the energy to fight a large company who seems to be taking advantage of the little guy. I dont know what to pay, no definite paperwork, nothing! when i call to speak with someone else, they always route my call to the " workout department '' whom cant seem to answer questions but i am not allowed to escalate my call or speak with someone of capacity. This has been going on for several months and I find it to be ridiculous. How can a company do this to someone? I dont know what to pay, then my credit is consistently hit, they do know how to report wrong information.
