Consumer Complaint: I have had a mortgage through XXXX XXXX for over 10 years with no issues. XXXX sold the loan to M & T Bank in XX/XX/2019. I was not " contacted about this change by either XXXX or M & T ''. They both sent paper letters via USPS to the physical residence of the house. I have told XXXX in the past not to send anything important to that address as is not secure. I did not receive and EMAIL, Phone call, text and was not documented on my XXXX XXXX online account. There were no messages on this account detailed the sale of this loan. The information on XXXX XXXX account says : MORTGAGE LOAN ( ... XXXX ) " Important : We aren't able to show your account activity online. '' I took this as they are having technical difficulties as it does not sate loan was sold. I have been making payments to XXXX XXXX using automatic bill pay. Payment come out every month automatically without me doing anything. I received no warnings from M & T Mortgage in the form of EMAIL, phone, text they were not receiving payments. I received no warning on my XXXX banking or mortgage accounts pages. They said they sent by USPS which I have not received. ( there is an ongoing issue with USPS as mail has been missing/stolen/not delivered or throw out by roommates as junk mail. ) I found out about this issue when I received a notice from my credit monitoring service that my credit score took a big hit due to M & T reporting. I have been in the process of getting my credit score back in the 700 's where it used to be. I have made all my payments to everyone on time for well over a year. M & T sent derogatory data that tanked my credit without contacting me and getting a response from me in any way - ever. M & T has NEVER verified with me the details of this account ( they sent paper via US Mail which is NOT contacting me ). M & T had never received anything from me verifying I am aware of this change. I contacted XXXX and asked where the money I have been paying for the mortgage is going and why was it not sent to M & T. XXXX advised they " have '' been sending to M & T. M & T says they " have not '' been receiving these payments. Asked M & T to contact XXXX and figure it out and remove from my credit report. They refused to call or remove or even look at it. This to me is an issue between XXXX and M & T Mortgage. XXXX sold loan to make money. M & T purchased loan to make money. They have the responsibility to " make sure '' their customers know about this in the form of some kind of acknowledgement. All they did was send paper in the mail and hope it got there. At this point my credit is tanked and neither M & T does not know where my money is. There official position is they " never '' received any of my payments from XXXX. XXXX has provided documentation of the payment transfers and I forwarded on to M & T. I have not received a response from M & T. Called them and was told they will look into it and will NOT give a status. Can not tell me if they received the documents. Advised I have to wait for them. M & T has not shown decent customer service and have not been willing to contact XXXX or do anything at this point. They told me this is my issue. I did not ask XXXX to sell the loan I did not ask M & T to buy the loan I am in the middle of a disagreement between two banks who give me contradictory information and they will NOT talk to each other - threw the issue to their customer on a transaction they both did to make money for them - not me.

Consumer Complaint: I have 2 complaints about M & T. 1 ) questionable tactics to takes someone's home and foreclosure. 2 ) having a loan modification process that gives the consumer only 18 days to provide dozens of documents. Some like taxes, have to be ordered. When the customer can not get the long list of documents in the 18 days. M & T cancels the customers application and deletes their account. they are just mean.. I am the most disappointed i have ever been with a company and can not believe they can do business like this and get away with it. Quick summary is the bank refused, yes refused to take my payments and started sending me foreclosure notices. Thanks. Just a couple more fact 1 ) fact 1 my payment suddenly went up {$1200.00} in XX/XX/2019 because M & T did a escrow adjustment, i had no idea, that was going to last 2 years. 2 ) fact 2 i became behind for XX/XX/XXXX ) fact 3 i offered to pay {$3900.00} in XX/XX/XXXX which is a full payment and they refused. They refused my payment.They then proceed with letters from lawyers to my house threatening foreclose. The only way i can describe what they did is the word evil.

Consumer Complaint: Everything started towards the last week of XX/XX/2019. I was stuck on a flood and my vehicle was totaled. My auto insurance company XXXX ran a title check and came to find out the bank in which we been paying the vehicle for 2 years didnt have the title it was under a different bank. A brand new vehicle we financed with M & T bank and the tittle was under XXXX XXXX. Long story short it has now been 2 months since XXXX has not manage to pay the loan since every time they call, I call they said its XXXX XXXX fault for sending them the tittle I have been calling this bank every week for the past 2 months to get this resolved. I have now tuck paying two loan because of their mistake. Every time I call I get a different answer. Im glad all the calls are recorded ... I have tried reaching out beyond the call center with no success.

Consumer Complaint: I opened a new checking account online couple of month after a dealership financed my new car thru them and by having this loan, I was under the understanding that I was already a customer, but the bank failed to inform me otherwise and also failed to inform me on a clear and timely manner that my account founds will be unavailable until I provide them with a copy of my drivers license and social security card. By the time I discovered the issue, I was already out of cash, the bank was closed and all my available funds stuck on this account. To correct the issue, I promptly provide the bank with the requested documentation, to which the reply by email saying the issue will be resolved within a day ; however, is been three days and I'm still unable to use my funds because the bank hasn't care to clear my account and the two times I called, they haven't been able to resolved the issue. The last call I was told the will lift the restriction on my account as soon as they can but can not provide me an exact date because they are too busy and this process could take several days ; yet I have an email of them from three days ago saying that it will only take a day and the issue hasn't been resolved. as of today, I haven't been unable to access my funds for six consecutive days.

Consumer Complaint: Step 1 : What is this complaint about? A derogatory mark ( late payment ) was placed on my credit report. I was not responsible for the payment per court order after my recent divorce. This late payment ha s harmed me and is a deformation of my credit character. It needs to be immediately remove d. My credit score dropped 83 points after this derogatory mark was placed on my report. It has impacted my financial future by causing me to be denied a loan on an investment property. Step 2 : What type of problem are you having? The derogatory late payment mark needs to be removed from my credit report. It has impacted my score significantly and I am not and was never responsible for the payment on the house that was awarded to ex-wife after court order. ( See divorce decree ) Step 3 : What happened? I was recently divorced. The court order in the divorce decree awarded my ex-wife the house and stated that my ex-wife and ONLY she would be responsible for the payments and any fees incurred concerning the awarded house. The court order also stated that all payments must remain current by ex-wife as they had been previously when I paid the mortgage for the previous two and a half years. Step 4 : What company is this complaint about? M & T Bank Step 5 : Who are the people involved? The employee or supervisor in charge of submitting the late payment in which I was not and is not responsible for. I have called M & T Bank several times and sent in a letter, and the late payment is still listed on my credit report. It is the only payment that shows late on my report in which by court order I was not and I am not responsible for the late payment. This late payment needs to be removed from all three credit bureaus immediately. I would not like to be denied another loan in the future for something I was not responsible for per the court order. Had I been ordered by the court the responsibility of the payment I would have made them on time as agreed as I have done with all of my financial obligations.

M & T Bank stated that is a fraudulent Company and check and put a block to my online access to my checking account. They claim XXXX XXXX check will not clear. HOWEVER : I repetitively tried to communicate with representatives of M & T Bank. AND THEREAFTER : XXXX XXXX deposited {$900.00} today, XX/XX/2019 and M & T I have employment training to attend shortly and bills to pay. M & T stating my available balance is over {$1000.00} yet they in addition put a Hold on my account AND stated I will have to wait ONE to TWO weeks for their Investigator to call me. FRAUD!!!!!!!!!!!! I have very important payments to make and begin my training & employment. This is IMPERATIVE that M & T allow me access to my monies. I had a previous account with M & T Bank, XXXX, NJ just a few months back and as I was forced to not continue work at the time, I had to close my account ; there was never any problem. Please assist. Consumer Complaint: Beginning in XXXX of XXXX, the mortgage I had with XXXX XXXX XXXX was sold to a third party and maintained by M & T Bank. By XX/XX/XXXX, I began receiving calls from M & T Bank stating the mortgage account was past due. I explained to each representative which called, the account was not past due as all payments had been made. In XX/XX/XXXX, M & T Bank began refusing payments, stating the amount had changed ; which I had not been informed of. Then in XX/XX/XXXX, I received notice M & T Bank had begun foreclosure proceedings. At this time I began attempting to resolve the issue, with zero efficiency as no lawyer would consider taking the case. In XX/XX/XXXX, I attended the hearing as a last effort to stop the foreclosure proceedings, but was told by the judge the foreclosure was confirmed and the bank had only need to have the XXXX XXXX schedule and conclude a sale of the property. This occurred in XXXX of XXXX. During the course of the proceedings, I continued to get the information I needed from XXXX XXXX XXXX proving what I had informed M & T about from XXXX. In XX/XX/XXXX, I received a letter from XXXX XXXX XXXX stating they had made an error during the sale of the mortgage.

Consumer Complaint: My mortgage was closed with XXXX XXXX ( XXXX ) on XX/XX/XXXX. We had a modification in XX/XX/XXXX. The only thing that changed was the interest rate. The loan was Sold to M & T bank ( XXXX ) XX/XX/XXXX. I noticed on my credit report that the maturity date changed from XX/XX/XXXX to XX/XX/XXXX. I called M & T bank immediately. They told me the modification changed our entire mortgage. I called XXXX and they faxed me the modification closing, showing the original maturity date of XX/XX/XXXX. I sent a copy to M & T and then called them. They received it and can clearly see that their records are incorrect, yet they refuse to update my paperwork. This is an egregious error and they need to fix it! Please help!
