Consumer Complaint: M & T Bank is the servicer for a VA Loan I have for a property located at XXXX XXXX XXXX ; XXXX XXXX, MN XXXX. They assumed this mortgage from XXXX XXXX and have been generally horrible, especially for escrow related issues. They performed an escrow analysis shortly after assuming this mortgage upon my request, which found a deficit and they subsequently raised my minimum monthly payment, BUT they have refused all of my attempts to try to pay this deficit to try to reduce this payment amount again. I literally sent them {$300.00}, which essentially is the amount of the deficit to try to get them to reverse the payment increase and after being on a phone call today for over 2 hours, and it being escalated all the way from a general employee, to a supervisor, to a manager, I was told there was nothing they could to because their policy does not ever permit customers ( including VA Loan customers ) to pay the amount of a deficit. I am so angry about this policy because XXXX XXXX never did this. Also, M & T Bank actually told me on phone calls on XX/XX/XXXX and XX/XX/XXXX that they they would get it done. I was concerned that I had not received the new analysis and so I called again today and was told that there was nothing they could do. I separately contacted the SCRA division of M & T Bank to try to get their help and they refused to do anything. Please make them stop doing this practice. A secondary issue is also that they make it very difficult to set up automatic payments to have the mortgage pay early. This is a huge problem for veterans and their dependents because they can be out of the country on XXXX and so they are taught that it is important to try to be early on your mortgage just to avoid any problems. I have tried so hard to do that with them, and I think it is now in the process of being resolved. First I was told that it was not possible, then I was sent a form to try to make it possible, then I was told that the form was actually the wrong form that I filled out and that a new form would be sent. All of this is extremely antiquated and unacceptable, because it should be something that can easily be done via the website or over the phone like XXXX XXXX would do. Honestly, I think M & T Bank 's ability to assume VA Loan 's should be blocked until they can show that they have the ability to treat veterans and their families properly like other banks already do.

Consumer Complaint: My property tax has never been paid from the XX/XX/2019 deadline. In addition, my last property tax payment was very late. The tardiness is causing my account to incur interest. I've asked that my company pay my bill and ensure there are no more missed or late payments. This is unacceptable and I am tired of contacting the company for the same issue every quarter. The local tax collector has assured me that the mortgage company has everything they need to make payments in a timely manner.

I was unable to make payments due to loss of job and being XXXX due to illness. I eventually won my Social Security XXXX case around XX/XX/XXXX to which I met with a Wilmington Trust official at their XXXX De branch and I brought the loan current according to their figures of {$16000.00} to which I have the original check that I am providing a copy of. Unbeknownst to me, Wilmington Trust filed a Default Judgement against me just 2 weeks later on XX/XX/XXXX for {$8500.00} to which I was not aware of until I tried to refinance my home mortgage with another lender in XXXX. I SUBSEQUENTLY PAID THE {$8500.00} TO REMOVE THE LIEN AND JUDGEMENT AGAINST ME ON XX/XX/XXXX. THERE SHOULD NOT HAVE BEEN A JUDGEMENT AGAINST ME WHEN I PAID THE {$16000.00} ACCORDING TO THE BANKS OFFICIAL FIGURES TO BRING THE LOAN CURRENT ON XX/XX/XXXX. WILMINGTON TRUST FILED THE JUDGEMENT AGAINST ME JUST 2 WEEKS AFTER I BROUGHT THE LOAN CURRENT ON XX/XX/XXXX, XXXX!!!!!!! I also completely paid off the loan through Chapter XXXX Bankruptcy Plan through XXXX XXXX XXXX TRUSTEE on XX/XX/XXXX.

Consumer Complaint: I came into a XXXX XXXX car dealership on XX/XX/2019 with the intention to buy a XXXX XXXX that day, and had a pre-approval from XXXX XXXX. I was introduced to the sales rep XXXX XXXX and I immediately explained to him what I wanted, that I had also been pre-approved by XXXX for a 3.99 % rate, and that I did not want to put one penny down. He said sure, they could roll everything in, and showed me a car that met my needs and had me fill out a credit application on their computer. I again, let XXXX know I had a pre-approval from XXXX. He assured me this was the process. Needless to say I met with the finance guy next and he tried to get me to sign documents that said i was paying an 8 % interest rate and it was from another bank. I let him know of this error and he acted surprised then finally came back with 3.9 % rate from XXXX XXXX. After coming home with the car I have found my credit was pulled by over 5 banks ( XXXX XXXX , XXXX XXXX XXXX, XXXX, XXXX XXXX XXXX , M & T Bank ) without my permission. These hard inquiries cost me a credit line already and have lowered my credit score. I am also very upset they have shared my credit history and personal information with other banks without my permission. I have tried in good faith to work with the dealership to have them removed but they are combative and show zero empathy for my situation. I have attached one of the emails I have sent, the credit application explanation I saw when authorizing the credit pull, and my pre-approval letter which I had showed the sales rep. My personal information including credit history, social security number, and income was shared without my permission. This needs to be fixed asap.

Consumer Complaint: On XX/XX/XXXX. I emailed my Bank M & T Bank that handles my mortgage to please send me a way to get my ex wife off the mortgage as I have bought her out of the house. They instead sent me a letter stating that I dont qualify as I had missed a payment in XX/XX/XXXX as I had a XXXX and wasnt get paid my XXXX yet and XX/XX/XXXX as my account was hacked and money was taking out. I made a partial payment and made up the rest in XX/XX/XXXX. I feel they are discriminating against as I am still recovering from my XXXX. Also they like that my ex wife set up a variable rate before she left. The divorce was final XX/XX/XXXX. And according to court orders I must take her off the mortgage and M & T bank is not allowing me to do so and they will make me in contempt of court if not or I will be forced to sell even thought I bought her out of the home. I spoke to my mortgage broker who advised me that the next time I call to mention the CFPB, which I did and the representative stated that they didn't have to abide by the CFPB and that they wold continue to call me.

I was told this morning by that the claim against my case was denied. To resolve this problem, I am requesting that M & T Bank Fraud division IMMEDIATELY RE-OPEN my case. I obtained a letter from my employers designated IT Company, XXXX XXXX XXXX to confirm virus, malware, phishing attacks on my computer. This letter explains the virus that were present on my computer on the date that the transfers were made from my account WITHOUT my knowledge or consent. I need my bank to re-investigate this case and return my fraudulently taken funds of {$4800.00}.
