Consumer Complaint: I was contacted by XXXX XXXX XXXX XXXX who offered attractive investments and claimed that my funds would be deposited into an investment account in my name, I did not receive a real investment account and I now understand that XXXX XXXX XXXX XXXX is not regulated in XXXX, where I reside, nor in the USA where the Merchant and its beneficiary pretended to be registered. I now understand that XXXX XXXX XXXX XXXX does not have the ability to provide segregated accounts for investment purposes. XXXX XXXX XXXX XXXX instructed transfer payments to a Beneficiary called XXXX XXXX which bank account is at M & T Bank, New York. ( invoice attached ) 1 transfer was executed for a total amount of {$2800.00} to this account XXXX XXXX, XXXX : When I found out that it was, a scam, a Lawyer sent a letter to the Beneficiary XXXX XXXX in XX/XX/XXXX. No reply was received. ( Letter attached ) XX/XX/XXXX, A lawyer sent a letter to M & T Bank. I received an email reply XX/XX/XXXX, form a XXXX Field Investigations Manager, stating I spoke with our legal department and we will be denying any claims at this point. You will need to go after XXXX XXXX XXXX XXXX who sent you the actual invoice. They are not a customer of M & T Bank.

Consumer Complaint: I attempted to transfer funds from my M & T Bank Checking account to my accounts at XXXX XXXX and XXXX between XX/XX/2020 and XX/XX/2020. On XX/XX/2020, I logged online to check the status and the system informed me that my access was suspended. I contacted customer service at XXXX eastern time on XX/XX/2020 and spoke with XXXX, and supervisor XXXX. They informed me that M & T blocked the transfer, and is demanding that I provide them with full, unredacted copies of bank statements for the other banks in order to unlock my account. I offered to provide them the statements with the transaction details redacted, however their customer service supervisor, XXXX, refused and stated that M & T will not unlock my ability to complete external transfers unless I send in these statements. I consider this a major privacy violation and will not send those statements in unless I am able to redact my personal transaction information for other banks.

Consumer Complaint: Ive been trying to retain foreclosure assistance for quite some time, first with my lender ( s ) then with HUD, and so on ... no one has ever helped or offered help. I have an FHA Loan in a rural area of California, I am 3 years XXXX and still unemployed as a result and due to COVID I am going on 2.5 years trying to obtain XXXX Benefits .... Prior to COVID my lender denied modifications for every ridiculous reason or just ignored my request completely I file Bk in XXXX to halt the sale and now with COVID the care act has helped a bit as well, however Im again in the same position of filling out the mitigation packet, calling & emailing the bank, never getting a response They ARE NOT HELPING ME! HUD, always tells me to call someone else when I speak to them. I always go round & round until I give up so frustrated & XXXX & confused. Ive also asked about who Id contact to try to be eligible for all the different NOFA grants & programs and Im always told they dont have any programs for people like me ... .what does that even mean? Im very confused, I virtually have no immediate income, I cant afford a lawyer, Ive been scammed twice, and Im positive the lender has violated my homeowners bill of rights, lied, overstated/overcharged my account, and made changes to my loan without authorization. In fact, XXXX XXXX sold my loan to M & T Bank while I was in a loss mitigation, M & T never filed correct county documents stating they were my lender, my owed about is $ XXXX more than my original loan and Ive never borrowed money, they tried to charge me more than XXXX XXXX for my monthly mortgage, when I use the search tool online at HUD to search my lender it says XXXX XXXX however M & T Bank are trying to foreclose on me ... .Ive had the money to pay up the home out of black but their is so much hinky stuff taking place that I dont want to plus the county came and inspected my home and property dropping the value $ XXXX last year and this year as soon as they receive a soil report from finding sink holes in my hard plan to drop my value another {$50000.00} down to a value of {$150000.00} and the bank wants {$270000.00} for the loan I got in 2017 for only {$240000.00} .... During this Covid-19 I been reviewing my credit report, and I was shocked when I reviewed my credit report and found late payment on the dates below XX/XX/2020 for 30 days late. I am not sure how this happened, I believe that I had made my payments to you when I received my statements. My only thought is that my monthly statement did not get to me, or the payment was not applied as fast as expected. I check my bank account and noticed that you deducted the money out of my checking account that on the month that you marked me late on my credit report.

Consumer Complaint: FHA mortgage had mandatory HUD counseling. Approval was given for 4.25 interest rate with {$670.00} monthly payments. This was changed when my mortgage changed hands to M and T Bank From XXXX XXXX DBA/AKA XXXX XXXX XXXX a Division of XXXX XXXX XXXX. Consumer counseling explained that my mortgage included automatic streamline built in that parallel current set lending rates at market value. Every attempt to streamline require out of pocket expense beyond my means and {$10000.00} or more added to the principle of the mortgage as well as a new 30 year term. The loan originator claimed that the price of the home was {$30000.00} over the price for the area and that XXXX XXXX XXXX was preparing a counter offer. The seller hired a contractor to bring the property to code. The Department of Housing and Community Developement is accepting bids for a grant that will sure the decks and replace windows and add energy star window air conditioning units and provide downspouts and gutters whiloe repairing Vinyl sidding and replace the roof and encapsulate the uttility closey that is open to the elements under the uttility closet is open to the elements.Also there is lead paint removal in the scolloped painted area of the peak over the second floor deck.This deck also needs to be attached to the house at the outside wall. All of these issues and the outside door to a bedroom were paid for by the seller and the contractor, XXXX XXXX XXXX XXXX was paid {$3000.00} and this was incorporated into the figures on the loan origination. There is also a downstairs door on the utility closet that was paid to have been reinstalled by a licensed contractor. I have had XXXX XXXX XXXX XXXX XXXX me a {$400.00}. amount to bring my stairs to legal standards. This was just done last week by a licensed contractor. The XXXX XXXX XXXX XXXX replaced the documented failed septic in XX/XX/XXXX. I have occupied these premises since I had an approved offer to purchase XXXX XXXX. I was told when the offer was made, that preoccupation would not be charged as long as I purchased the property at XXXX XXXX XXXX XXXX XXXX, Maryland XXXX. I was told that I needed to have the septic inspected even though it had already been inspected and it had failed. I hired XXXX XXXX XXXX, of XXXX, Maryland to inspect. They came in XXXX and claimed that the septic was failed. A certificate was issued and filed with the county. A copy was sent to the lender as part of the qualification for a {$5000.00} grant for XXXX XXXX had obtained for me. I had to spend {$1300.00} in order to satisfy the grant of {$5000.00}. I paid the appraisal fee. I had a pre-purchase inspection completed. XXXX had a copy of the report and left before completing the paid for work. I had completed my financial responsibility when at disclosure 72 hours before settlement set for XXXX XXXX I was informed that a {$1800.00} charge was Required at settlement. The seller had promised to repay the cost of the refrigerater that I had purchased as asked by the seller in order to pass the appraisal.I also was expecting my rent deposit of {$1000.00} returned from the seller.The seller refused to return the deposit of {$1000.00}. The XXXX XXXX XXXX, DBA/AKA XXXX XXXX XXXX demanded the {$1800.00}. They offered a reworking of the settlement with a 5.75 Percent interest rate at the last minute. This increased my monthly payment to {$880.00} monthly and added approximate cost of {$30000.00} to the purchase overall costs. I am a XXXX person on XXXX retirement from XXXX. My spouse is also a XXXX person and our minor children are also XXXX. M and T Bank perchased this mortgage from XXXX XXXX prior to my settlement. M and T Bank and XXXX XXXX XXXX are prefered lenders in the Maryland Mortgage Program for XXXX persons.I was not offered a MMP XXXX loan product. I was told that had I signed an affidavit that I would not work in Maryland that I would not be charged Property tax anally. I am XXXX and I am unable to work. I am charged property tax on 1.5 acres. ! acre is protected marshland. Disclosures were made about local seafood preparation yet no answeres were made about how high the tidewater extends. The tidewater covers the entire lot. All gardens are covered by salt and brine water, There is no area foe a 400 foot corral for a rescue horse. There is no County help for biting insects. There is no accommodations for XXXX property management and weed abatement. The county watershed is not under any study. The climate change and sea level rise is never disclosed. GIS studies show that this property will be an island with the nearest shore in XXXX or XXXX in the next 30 years. I need the weaterization and the completed work that was paid for with the purchase. I do not need the grant if the Maryland standards are adherd to.R-19 is the law. XXXX XXXX XXXX XXXX is the realtor and the Appraisor was from XXXX her name was XXXX. It was too far for her to get her boots at apraisal.She returned for a photo after XXXX had painted after XXXX quit. I believe XXXX XXXX to using lesd pait as it is not available today. He was paid to paint the peaks and all of the area. One contractor decided that the chipping paint is lead yet no tests have been made to my knowledge.I can have it tested. XXXX returned and took a picture while I was on the cell phone with the mandatory HUD consumer credit counceling required by underwritting. XXXX XXXX my buyer/seller agent wanted to know if I thought aht the appraiser was good looking.My response is that I think that she looked like a mother.I am in a relationship. XXXX did not get out of the car .She did not bring her boots as the XXXX XXXX XXXX was only interested in the chipped paint. The counter offer was never made. XXXX XXXX came to the property crying about his XXXX. I need the correct amount that was approved by the HUD/FHA of {$670.00} and the work completed that XXXX stated. The tide is not in considered. Consumer Complaint: To whom it may Concern : I spoke with XXXX with M & T Bank on XX/XX/XXXX at XXXX thru the customer support line. He informed me that I needed to write a letter and fax it in regarding my concern and solution to fix my credit reporting. In XX/XX/XXXX, I was diagnosed with XXXX XXXX XXXX XXXX and forgot to pay my mortgage. In XX/XX/XXXX I started my treatment and my focus was on my health forgetting to pay my mortgage once again. My wife in XXXX took over paying all the bills which were my responsibility. In XX/XX/XXXX, she made a double payment to make us current. Not realizing we needed to make three payments to bring use current. At no time was I contacted by the mortgage company to inform us that we were behind. In XX/XX/XXXX, my wife went online and noticed we were still a payment behind and made a second payment on the XX/XX/XXXX. This week, I took the bills back over and tried to figure out what had happened. I am now writing this letter to ask for my credit report to be amended and show payments were made on time from XX/XX/XXXX to XX/XX/XXXX. My suggested solution is two part. First part, would be to make an additional payment ( {$1000.00} ) or make a payment in the amount of the fees ( {$690.00} ) on XX/XX/XXXX. Second part, would be to set-up an automatic bill payment though M & T Bank on the XXXX of each month to ensure no late payments in the future. In return M & T Bank would report to all credit bureaus that all payments from XX/XX/XXXX to current are all made on time and current and provide a letter stating so. If, this solution is not sufficient or you have questions or concerns please feel free to contact me on my cell phone at any time to discuss. After sending this letter on XXXX, XXXX, XXXX. I was informed on XX/XX/XXXX that no such department existed with M & T Bank and that it was my fault for not finding the mistake earlier. I was given the option to fall behind on my mortgage and then they could fix the reporting. I also received a letter XX/XX/XXXX stating that it is not their policy to fix reporting errors.
