Consumer Complaint: Simple. GUESSING IS NOT A VERIFIABLE DOCUMENT. The company consistently year after year makes what they call an " GUESSTIMATE '' on possible next year County property taxes without receiving verification from local municipality. The company increased my mortgage payment on a " guess '' and forced payment without receiving local official documents showing actual property taxes. I was charged an additional XXXX dollar 's per month on XX/XX/2021 and XX/XX/2021. After only threatening the mortgage holder M @ T Bank to take it to the AG, I received an update that they somehow found the correct info. BUT never returned the over charging. THIS IS AN OVER-LOOKED INDUSTRY ACCEPTABLE PRACTICE THAT IS COSTLY AND NOTABLE SCHEME WORTHY.. Increasing a mortgage payment on an estimate without receiving official state and municipality records gives the bank a loophole to always get customers to pay money to banks in a short term scheme that is excused EVERY year as " ... sorry we found it ... '' Why hasn't regulators caught this.. My complaint is M @ T Bank uses the `` sorry '' theme and didn't return my money.

Consumer Complaint: On XXXX, XX/XX/2021, I checked my balance on my M & T checking account and saw there was a withdrawal on XXXX, XX/XX/2021 in the amount of {$900.00} with the description of counter withdrawal. As neither my husband, nor myself had completed this transaction, I called the XXXX branch of M & T when they opened at XXXX. I spoke with XXXX XXXX, Banking Office/Senior Relationship manager who said she would investigate and get back to me. XXXX called me back a short time late, she advised that a gentleman meeting my husbands description visited their branch on Friday afternoon and completed the withdrawal. Additionally, she stated this gentleman had a valid ID and a benefits card which he used to complete the transaction. At that point, we made an appointment to go into the branch at XXXX to complete a fraud affidavit. Upon arriving at the branch with my husband on XXXX afternoon, XXXX explained that a gentleman by the name of XXXX XXXX XXXX had initiated a withdrawal from his account on XXXX afternoon. XXXX showed us the signature on the withdrawal slip which clearly showed the signature of XXXX XXXX XXXX, however, the teller had filled in the account information with my account number. My husbands name is XXXX XXXX XXXX and the signature was no where near a match. XXXX then advised that we can complete the fraud affidavit just to be safe but was 95 % sure this was simply teller error. Additionally, they contact XXXX XXXX XXXX and left a message. XXXX then informed me that they were unable to correct the error and put the {$900.00} back into my account unless/until they spoke with XXXX XXXX XXXX. She did assure me that at the latest, the funds will be back into my account today, XX/XX/2021 as XXXX was a bank holiday. This morning, I received a call from XXXX the branch manager. XXXX confirmed this was a bank error and although it would be correct at some point today, the funds might still show as pending and I would possibly not be able to access the funds M & T took from my account in error until tomorrow. When I asked why this couldnt be corrected on XXXX when I was at the branch and it was determined the be a teller error, XXXX stated that it was because the federal reserve was closed. This makes absolutely no sense. If they wanted to wait to speak with XXXX XXXX XXXX, the {$900.00} shouldve been taken from the branchs general ledger account and given back to me immediately. This is unacceptable. Funds were taken from my account in error on XXXX XX/XX/XXXX and I wont be able to access them until tomorrow, XX/XX/XXXX????? I want my funds back into my account immediately. I also want financial compensation for this error as I was out {$900.00} for 4 days longer than I shouldve been. This error shouldve been corrected immediately upon discovering the teller error. Additionally, I want a written apology from the branch manager for this error and for not fixing it when it shouldve been fixed. Instead, I was given excuses.

Consumer Complaint: Last XXXX my mortgage company contacted me during my forbearance to see what my intentions were at the end of my forbearance. I conveyed that I was requesting it be extended for the next six months. At that point they said just contact them before the end of XXXX and it will be processed then. So i contacted them and they began requesting financial documentation through their loss mitigation department. I explained to them that a forbearance request DOES NOT REQUIRE DOCUMENTATION. It was argued that they did and if not they would begin several different processes to determine my eligibility, but only if i provided typical loan documentation. So they wouldn't process my new forbearance if I didn't provide the documentation, or pay my remaining forbearance balance. So we took every XXXX we had, and paid the two payments that remained on my balance. We literally had to choose between food and shelter, we chose shelter. Now we are approaching the end of forbearance # 2 and the calls are coming and I am petrified that they are going to take adverse action against me. I can not sleep, I am getting collection calls from them, this is no fun. We are more than likely going to sell our home to protect our family from more stress due to my mortgage companies aggressive tactics.

Consumer Complaint: We originated a refinance mortgage with M & T Bank, settling in XX/XX/2020. During the origination process ( which took almost 3 months ) we received our appraisal and immediately questioned the value, which was low, and pointed out that the appraisal had factual inaccuracies that caused the value to be low. We were told by our originator that there was nothing we can do. The low value caused us to have to pay PMI of XXXX {$200.00} per month. We reached out to the Bank after closing and asked to have the mortgage insurance removed, and were sent a form to fill out which also authorized the payment of {$550.00} for a new appraisal. We authorized the charge, and a new appraisal was performed on XX/XX/2020 for an updated value that we felt was accurate, and lowered our Loan To Value to below 80 %. However, our request to remove the mortgage insurance was denied because we have not made at least 24 payments, and because the increase in value was due to market appreciation and not repairs or enhancements. This is completely unfair to us as consumers. First, when speaking to the bank we were upfront that the request was for a new appraisal due to errors in the original appraisal. We were never informed of a requirement that the loan must be seasoned for 24 months and requires improvements to the property. Second, the whole reason for doing this soon after settlement is that we were told we have to accept the value of our initial appraisal, even though we pointed out numerous factual inaccuracies.

Consumer Complaint: My wife filed bankruptcy in her name only. I received a letter regarding a loan that is in my name only stating that M & T bank put my account into bankruptcy status, they will stop my online access and stop reporting my payments to the credit bureaus unless I file a reaffirmation with the court. I didnt file bankruptcy, my spouse is not on this loan, therefore I have no bankruptcy case to file reaffirmation with and the loan will not be discharged in my wifes bankruptcy case because this is not her debt. I still owe this debt. There is nothing to reaffirm. The bank is saying that because someone used my address to file, they have to put my loan into bankruptcy status. This makes no sense. If she had used my neighbors address to file, would the neighbors loan go into bankruptcy status??? I have offered to send them a copy of the bankruptcy petition to prove that this loan is not on the petition and not being discharged. They dont care. They have put me in a situation that I cant legally or logically resolve. If I do not compete the reaffirmation, they will damage my credit, but reaffirmation is to be filed in a bankruptcy case for a loan that has been discharged. I HAVE NO BANKRUPTCY CASE TO FILE IN AND THIS LOAN HAS NOT BEEN DISCHARGED. I still am responsible for this loan the same as the day before my wife filed. The only way I can complete reaffirmation is if I myself file bankruptcy and get the loan discharged. They dont seem to understand that one needs to happen for the other to be possible. I did not file bankruptcy and this loan has not been discharged. They have no instructions on how to file a reaffirmation when you havent filed bankruptcy and why it is required to reaffirm a loan you are still responsible for.

XXXX XXXX return {$290.00} : XXXX XXXX agreed that they owned me money because That charged me on a contract they I cancel I went to the car wash place to pick the money up but since I told them I disputed with the bank they refuse to give me my money and said I was trying to collect twice. Consumer Complaint: In XXXX of XXXX I sent a message to M & T Bank to request if it was possible to change the due date of my camper loan. About 2 weeks later I received paperwork in the mail to change the due date. As the camper loan is in both my name and my husband 's name we both signed the paper, I took a copy for my records, and placed it in the mail on XX/XX/XXXX. When no changes were made to the account in XXXX I thought perhaps they require a full billing cycle to make the change. When the change still was not reflected in XXXX I attempted to call the bank with no success. Every time I have attempted to call, which has been over a dozen times, I am looped through their menu and regardless of what options I choose it always ends with a message stating they are experiencing a higher than usual call volume and can not take my call so I should try at another time. After I was unable to reach anyone by phone I sent a message on XX/XX/XXXX through their secure message system on the bank website asking why my account still did not reflect the due date changes. I did not receive a response until XX/XX/XXXX informing me that they never received the mailed paperwork. I was told I could mail a copy again or fax it to a number they gave me and the changes would only take 2 business days to be reflected on my account once they received the paperwork. I chose fax so that I could be sure it was received this time. I faxed the paperwork to M & T Bank on XX/XX/XXXX and received confirmation that the fax was successfully transmitted. It is now XX/XX/XXXX and my account still does not reflect the changes and I have attempted to call 6 different times on XX/XX/XXXX with every call ending with the message indicating they were experiencing a high call volume and to call again later. I sent a message through their secure message system on the website on that same day, XX/XX/XXXX and still have received no response. Our camper dealer secured this loan and we had no idea there are no physical locations anywhere outside of the eastern United States. We live in Colorado and since their phone system is either unmanned or grossly inadequately manned we are literally at their mercy. I have no recourse and I can not reach anyone at this bank to find out why we have been actively working for 4 months to make a simple 10 day change to our loan due date and can not seem to accomplish this. It causes me great concern as to the reliability of this bank and as a loan holder through them I feel incredibly helpless to do anything but continue paying my loan for the next 12 years.

Consumer Complaint: My checking account with M & T bank has been compromised by XXXX twice in less than three months. It started on XX/XX/XXXX for {$.00}, {$1.00}, and {$19.00}. I was able to report and to leave email telling them to remove the charges but I was upset because M & T had nothing on its menu or online to report fraud. On XX/XX/XXXX an XX/XX/XXXX, XXXX hit my account for {$.00} and {$3.00}. Again I tried to contact M & T to no avail. Because Covid, reaching customer Service was impossible. I spent hours trying to reach them for over a week! I tried continuously and was really upset because my social security check is deposited in this same checking account! Finally, I called my local branch and a one of the female employee returned my call and resolved the issues. I told her what had happened. I received my stimulus check direct deposited into this same account. The check for {$600.00} I never received. I went to the IRS website and saw that I qualified. One suggestion on the IRS website said to ask your bank if they.received the funds. No answer. My mother who is XXXX also has an account with M & T. She wrote a check to a charity in XX/XX/XXXX. It was cashed later at XXXX XXXX XXXX and changed from {$100.00} to {$7600.00} in XXXX. M & T told use because it was check fraud, it would take 90 days to return her funds. When we called back in 90 days, M & T stated their investigator was on vacation and it would be handles upon his return. Nothing happened. No money went back into my Mom 's account. Last week, an investigator from XXXX XXXX called and asked us about the case. M & T had lied to us. They had never done an investigation!! In two days, my mom had her money back. since XX/XX/XXXX!!!! Something is going on. Senor citizens are being targeted! My mom had a similar problem with XXXX XXXX XXXX for alot less money. I am XXXX and my mom is XXXX.

Consumer Complaint: I just received a letter from M & T Bank. Perhaps I didn't make myself clear. I need a YES or NO answer for the following : Did XXXX XXXXXXXX pay-off my Hudson City Savings Bank Mortgage number XXXX YES or NO If the response is YES please provide the transactional information such as amount paid and the check or transaction number so I can have it authenticated. I never received the satisfaction of mortgage, release of lien or discharge of mortgage and the ONLY thing that matters is transactional proof the mortgage was paid of by XXXX XXXXXXXX YES or NO As you may already know XXXX XXXX has not produce anything at all to prove that they paid off this mortgage. If things have gone this far and their was no mortgage to pay-off I won't be able to sell something that was not paid for and will end up in court getting sued. This is a YES or NO question please expedite and be honest because I will be send all the facts to various politicians, TV stations and government agencies while I continue to search for a real estate lawyer who handles criminal cases. When the time comes I have every intention of signing complaints on all parties involved and all parties that aid and embed criminal enterprises. Please be honest.

Consumer Complaint: In XXXX, I contacted M & T Bank to see what options were available so that I would not have my house go into foreclosure. They failed to provide accurate information regarding workout options and foreclosure information. I asked about what options were open for me. They told me that I could not do a loan modification, Deed-in-lieu, Short-sale, or refinance. Different told me different things when I called the M & T Bank Mortgage department so options were told that they were unavailable to me and then they were, or I was too late because of the misinformation. I hired 3 different estate agents who listed the house. I had 2 people who made offers to buy the property for a percentage but, the bank refused saying that it was not enough. one offer was for {$18000.00} and the other was for {$30000.00}. Agents told me that many people didn't put in offers because the garage that is located near the property did not come with the house. So with no acceptable offers, the property went into foreclosure and in XX/XX/XXXX it was sold for {$24000.00}. The mortgage never included the garage located near the property but, as of XX/XX/XXXX, there was a survey completed showing that the garage is actually part of the property. The garage was never insured and only used 1 stall of the garage being that the other stall was used by the owner of other property, and believed to be owned by the owner of other nearby property that shares driveway next to the property. The power is connected to the other property. The garage was never included on the mortgage or appraisal for the mortgage. M & T Bank did not work with me or provide accurate information regarding workout options which have resulted in foreclosure on my credit report and preventing me from getting another home for me and my family.
