Consumer Complaint: I was hired as an XXXX XXXX to someone pretending to be the XXXX XXXX from XXXX about two months ago. I was told to deposit a mobile check. I had deposited and my bank ( Wells Fargo ) had pushed the check through and the money was shown in my account as being available on XX/XX/. I then was told to send the funds in my account via XXXX, XXXX XXXX and XXXX to different people. The funds were showing available in my account as WF had pushed the check through so I did not think otherwise that this check was fraudulent. I sent the money over and then a couple days later on XX/XX/23 my bank reversed the check and had taken the money back out of my account, however since I had already sent the money that I thought was available my account went negative. I filed multiple claims with Wells Fargo all of which were denied after they had given me the money back and then re took it out again. I am now XXXX $ in debt from this scam and live paycheck to paycheck so this is very frustrating for me as I have been banking with WF for over 15 years. When I received a call from WF executive office they said there is nothing that they can do to help me and that I if I can not pay this off it will be sent to collections.

Consumer Complaint: XX/XX/XXXX, a LOAN application was submitted 30 days previous through XXXX XXXX XXXX XXXX XXXX XXXX, Louisiana through their XXXX, Louisiana branch, under the assumption that a loan would be provided for the purchase of a home at XXXX XXXX XXXX XXXX XXXX, Louisiana XXXX. At closing, no check was presented indicating a loan was provided from the lender. We closed on the property under the understanding that XXXX XXXX XXXXXXXX, has deposited a check or capital from their corporate account, into the title company, which in turn paid off the sellers. No indication was ever given that the amount did not come from XXXX XXXX XXXX 's bank account. Nor did XXXX XXXX XXXX state that they used the Credit Application as collateral to acquire funds from the Federal Reserve Bank and XXXX XXXX XXXX in the form of funds and they issued a credit to our account. This was truly misleading. Under Title 12 USC 412, the Application for Federal Reserve Notes must be accompanied by Collateral, which was the Application and Promissory note itself. Nowhere in the USC or Federal Reserve Act of XXXX does it say that any property is to be held as collateral? This is where FULL DISCLOSURE was not provided from either the title company, XXXX XXXX XXXX or Wells Fargo Home Mortgage who was the servicer and the foreclosing entity by way of their attorney. Under Federal Reserve Operating Circular No.10 ( ten ) the note and the application were all required for the Federal Reserve System to issue funds for that transaction. So why would XXXX XXXX XXXX, Wells Fargo Home Mortgage, and any other entity require a XXXX mortgage if they received the funds already to settle the account? All accounting on the loan was requested and neither Wells Fargo nor XXXX XXXX XXXX could or would produce the full accounting for the loan. XXXX XXXX XXXX of XX/XX/XXXX, was a provision of the later XXXX XXXX for this very situation. Neither the original lender, XXXX XXXX XXXX nor Wells Fargo Home Mortgage placed any consideration in the transaction at all. In essence NO SKIN in the transaction. Neither entity could or would produce the original wet ink note for review. How can the servicer foreclose, keep all the payments, and not be anywhere on the Deed of Trust recording at the XXXX XXXXXXXX XXXX XXXX XXXX? Neither could produce their authority to do anything. Is it fair, legal, and lawful to keep the alleged debt instrument, all payments, proceeds, and capital gains from securitizing the loan, plus the funds from the Federal Reserve Bank, and take the property as collateral without risking any of their funds in the process? Not to mention, they paid no TAXES on the funds received at closing or any of the payments over 8 years. Why is it that the CFPB quickly closes a case for the banks based on their words and does not look at all the facts presented? I say this because this is the second time this has had to be reported. Fraud has no statute of limitation and for the CFPB to be aware of the Billions of Dollars that Wells Fargo has had to pay out in fines for their fraudulent actions over the years, for the very same things mentioned here, there is a pattern of wrongdoings. Case # XXXX in XXXX XXXX XXXX XXXX XXXX, no indication that Wells Fargo or XXXX XXXX XXXX is the Grantee of a loan or on the Deed of Trust anywhere, you will see who did sign as grantee.

Consumer Complaint: I initiated a transfer of funds ( ACH ) from a XXXX XXXX XXXX checking account into my Wells Fargo checking account. That was over XXXX days ago and my funds are still not available/or even posted at Wells Fargo XXXX I know how the ACH system works and I could have been given credit almost immediately. Some banks are better than others at posting available funds. Apparently Wells Fargo is not. When regulations were written, circumstances were different. Isn't it time to update when a bank gives a customer credit so as to reflect what is actually happening. Are regulators in on it with the banks? Why do you allow banks to continue to rip-off consumers? Why don't you at least do something to bring this issue to light?

Consumer Complaint: Wells Fargo Escrow calculations are deceptive and greedy. Although my taxes went down and my insurance stayed the same, Wells Fargo repeatedly claimed that I had an escrow shortage. Further, even after I paid the deficit, my monthly escrow amount was increased significantly. When I called to inquire, I was told that my Escrow increased because taxes increased, which was a complete and blatant lie as proven by tax records. When I inquired further about the calculations that were used, the agent was rude, condescending, and insulted my intelligence. I suspect that Wells Fargo is once again fleecing customers to get more cash on hand to help with punitive settlements resulting from their other numerous shady practices. My loan was just suddenly sold and the new lender showed that I my account has a substantial Escrow overage. Consumers are suffering once again at the hands of Wells Fargo bad faith actors.

Consumer Complaint: Wells Fargo is fighting me on every insurance policy they require I hold. The company keeps claiming they have NOT received insurance renewal details, though XXXX claims they sent the renewal information to Wells. My last attempt to update the building 's mater policy was met with " that's not good enough. '' They told me I had to add special endorsements to the bottom of the master policy in order for Wells to accept the updated details. This always leads to my trying to contact the insurance department, but they don't seem to take calls on the published number. The phone router requires endless inputs, but will not allow me to speak to a rep. My mortgage was sold to Wells Fargo. I did not want to be with this company as they tried to take funds from the escrow account. It seems now they are rejecting every insurance policy update and make as difficult as possible to provide acceptable proof of insurance so they can sell me an overpriced new policy. This type of harassment should not be allowed, and they should not be able to profit from selling insurance on mortgages they service. I have NEVER had a lapse of insurance. Our condo staff roll their eyes when I tell them I need insurance details for Wells Fargo and have stated they are, by far, the most difficult to deal with. I don't believe Wells Fargo is an ethical company, and I would not have selected them, but because they are allowed to buy mortgages, I am stuck their harassment. I'm guessing they want me to go to another lender so they can offload this low interest loan. I now have to spend time a few times a year on hold hoping I'm lucky enough to speak with a rep to prevent them from buying insurance on my behalf.
