WELLS FARGO BANK , N.A . used a forged deed of trust to perform a non-judicial foreclosure. They used an employee ( or her name ) to robo-sign an assignment from MERS. This was the only assignment after the initial closing documents. XXXX. WELLS FARGO BANK , N.A . acting as servicer, did conduct a nonjudicial foreclosure on subject property on XX/XX/XXXX. XXXX. WELLS FARGO BANK , N.A . recorded a fraudulent, forged deed of trust on subject property. Essentially assigning the subject Deed of Trust to itself. XXXX. WELLS FARGO BANK , N.A . admitted to securitizing the subject note. XXXX. WELLS FARGO BANK , N.A . states that they are still in possession of the original subject note. This means that WELLS FARGO BANK , N.A . is a ) providing misleading information about the current owner/possessor of the subject note to a federal court or b ) never conveyed the subject note to the securitization trust. The XXXX website lists XXXX XXXX as the guarantor of the alleged debt. 5. In violation of the federal False Claims Act, the National Servicer Guidelines and the XXXX OCC Consent Judgment, WELLS FARGO BANK, used a WELLS FARGO BANK , N.A . employee ( XXXX XXXX XXXX ) who purports to be a Secretary of MERS and employee of WELLS FARGO BANK , N.A . XXXX XXXX acting as a notary of the State of Minnesota id conspire to forge and assign a deed of trust on the subject property to itself. XXXX. WELLS FARGO BANK , N.A . recorded this forged Deed of Trust in the XXXX XXXX, Missouri Recorder of Deeds records across state lines. XXXX. The fraudulent, forged Deed of Trust was used to have Claimant, her children and pets, forcibly removed from their home. XXXX. XXXX was never named on the original note. XXXX. WELLS FARGO BANK , N.A . is not the original lender or the current owner of the note and has no security interest in the subject note. I, XXXX, XXXX XXXX XXXX XXXX XXXX revoked security interest . However, WELLS FARGO BANK , N.A . continued to retain all interest in the security and fraudulently took possession of my property no longer bound to the security. 10 Violations of the Federal Reserve Act Section 29 11. I, XXXX, XXXX XXXX WELLS FARGO BANK , N.A . a security to process through the U.S. Department of Treasury. They only kept the security for themselves. It was never returned. No proceeds or dividends were provided. There was never a meeting. WELLS FARGO BANK , N.A . wanted to record all calls. However, they refused to allow me to record the calls to protect myself. XXXX XXXX violations. All of these unlawful acts by WELLS FARGO BANK , N.A . have caused near grave harm to Claimant, her children and pets.

Consumer Complaint: I recently discovered that {$20000.00} in monies left to me by my late grandmother were wrongfully kept by Wells Fargo without my permission. After my grandmother passed away, she bequeathed certain funds to me. Rather than advise me of this bequeath from my grandmother, Wells Fargo secretly opened an account in my name, without my permission or knowledge. Wells Fargo illegally kept this account open for at least one year before advising me of the existence of the account. To date, Wells Fargo has failed to advise me of which transactions or trades were made ( if any ), the opening balance of the account, whether any funds were transferred or diverted to other accounts, why such transfers ( if any ) were made, and an explanation as to why the account was kept in my name for a year without Wells Fargo attempting to advise me of same. Additionally, Wells Fargo is legally required to mail me monthly account statements and never sent a single one in a year. I am lawfully entitled to this information. Also, I do not have an account number from the secret/illegal Wells Fargo account because I was never advised of the Wells Fargo account information.

Consumer Complaint: In XXXX of this year, I began a dispute process with Wells Fargo over a charge-off account that has been inaccurately reported on my credit report for over a year. I sent out two dispute letters via certified mail, one on XX/XX/23 and another on XX/XX/23, stating that Wells Fargo has not only inaccurately reported this charge-off account, but has also sold the debt to XXXX XXXX XXXX and XXXX XXXX without informing me. Despite providing them with all necessary information, including the full account number and documentation from my Wells Fargo online banking portal, they have been unresponsive and uncooperative. They have continued to report the account as if they still own it, even after selling the debt, and have failed to properly address my dispute. In fact, they have sent me letters stating that they do not know which account I am disputing, despite the clear and detailed information provided in my letters. This has been an ongoing issue since XXXX, and despite updating the credit bureaus that the account is in dispute, Wells Fargo has yet to take any meaningful action to resolve the situation. This ongoing dispute with Wells Fargo over the inaccurate reporting of a charge-off account has been causing me significant stress XXXX XXXXXXXX. I am fearful that this issue will never be resolved, and it has already begun to have a negative impact on my financial situation. Because of the inaccurate reporting, I have experienced credit denials, making it difficult for me to secure the loans and credit I need. This has added to my stress XXXX XXXX, as I am unsure of how to move forward and resolve this issue. I feel helpless and frustrated, and I am concerned that Wells Fargo 's lack of responsiveness and cooperation will continue to hinder my ability to improve my credit and financial standing.

Consumer Complaint: I contacted Wells Fargo on XX/XX/XXXX to file for hardship and lock transactions on an account with a large balance and high-interest feethe hardship plan fixed interest to 1 % and fee and set payment amounts per month. Wells Fargo agreed and locked the version with the payments set at XXXX amount ( $ XXXX XXXX XXXX ) All payments were made promptly and on time. XX/XX/XXXX Wells Fargo let the hardship plan expire, and the payments went to $ XXXX + {$310.00} XXXX XXXX XXXX XXXX without notice effectively doubling the monthly payment plan to {$680.00}. XX/XX/XXXX Called WF to speak with a representative XXXXXXXX XXXX XXXXXXXX and was told that the plans expired and I was on a short-term plan. The agent stated there is a " long-term plan '' as well that I was not made aware of. I asked for any documentation showing the difference between the two plans and XXXX XXXX XXXX on a recorded line, stated there is no documentation only that there is a phone call where the agent would decide to place you on a short-term or long term plan. I enquired how to be put on the long-term plan, and XXXXXXXX XXXX XXXXXXXX stated I would have to wait 12 months to file for hardship again. The balance of the account would then with the new interest rate be ballooned back up to XXXX amounts. This is anti-consumer behavior. Wells Fargo will not produce any documentation on a recorded line stating there is no documentation, and it's up to an agent to decide which plan to place you in. If Wells Fargo can decide unilaterally which plan to put you on without notifying the consumer this is anti-consumer behavior and they can reinstate the plan. Again I have made all payments on time while on this plan 100 % in full and on time.
