THE COMPANY HAS PAID THEM THE MONEY AND EXTRA..THEY HAVE THERE ACCOUNT NUMBER WHERE THE FUNDS WENT TOTHEY ARE HOLD ON TO THIS CHECK BECAUSE THEY SENT THE WRONG PAYOFF..XXXX XXXX XXXX XXXXXXXX ( TITLE COMPANY ) TRIED TO FIND OUT WHAT THE AMOUNT WAS OWED NEVER REALLY GOT IT CLEAR BUT BETWEEN $ XXXX THEY HUNG UP ON US VERY NASTY I XXXX XXXXXXXX XXXX HAVE A XXXX NEXT MONTH WITH XXXX XXXX AND PHH IS HOLDING THE FUNDS. Consumer Complaint: I have submitted multiple emails to PHH Mortgage services regarding my account modification offer but I have not received a response. The emails were sent on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. ( See attached documents ) It is absolutely critical that I receive responses in a timely manner to avoid any potential of foreclosure. I have had previous issues with the communication and misinformation provided by PHH Mortgage Services. ( Complaint ID XXXX ) I was required to reapply for a loan modification due their errors in communication. I have requested numerous times that PHH Mortgage Services respond to my inquiries via the email on file ... which is XXXX My account was billed a BPO cost and NC FC Prev Fee without my approval. I would like to have these fees refunded back to my account. They posted to my account on XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. Also, I do not have access to my account online as it has been blocked by PHH Mortgage Services. ( See screen shot )

Consumer Complaint: We are eligible for PMI removal on our current loan through PHH Mortgage. We submitted payment for {$150.00}, on XX/XX/2022, for the appraisal fee, as the service center confirmed we met all requirements to have it removed. Once the appraisal came in, that would determine/ confirm we were over 20 % in. They cashed our check, and have been ignoring our calls/ emails in regards to this.

Consumer Complaint: As of XX/XX/XXXX, PHH offered me a loan modification which I accepted. I submitted the required PHH documents inclusive of the PHH loan Modification application. On said PHH application, I clearly checked the box that I was divorced and also, attached a copy of my final divorce decree and Quick Claim Deed ( deeding my home into my name soley ). I also lined out on the PHH loan modification application the " co-accountholder ''. I fully disclosed to PHH that I was divorced and the loan modification would be in my name only as of XXXX. Due to PHH 's incompetence, I had to submit the same loan modification containing the same information and disclosures to PHH at least 7 - 12 times. Based on that same and consistent loan modification, I received several written approval for my loan modification from PHH. Said PHH approvals of my loan modification has several different ranging loan modification monthly payments from {$4700.00} to {$6200.00}. I have made 5 monthly payments of {$5.00}, XXXX ( 3 payments to satisfy the Trial Payment period and XXXX & XXXX payments ). NOW, as of XX/XX/XXXX more than 4 years of prior knowledge, approving me for a loan modification, and accepting 5 monthly payments, PHH has threaten me with a trustee sale and eviction. Offer, acceptance & consideration. PHH has a least breach of contract, deceptive business practices and has operated in bad faith.. PHH has violated both Federal & CA laws during this process with regard to both loan servicing and debt collection.

Consumer Complaint: I sold my property at XXXX XXXX XXXX XXXX, XXXX, OH XXXX. The mortgage company is PHH, originally with Ocwen. This was in a deferment due to Covid. The payoff of {$21000.00} was good through XX/XX/22. The loan was paid off XX/XX/22 with an escrowed amount of {$2700.00}. When I first contacted the company on XX/XX/22 I was told a check was sent to the old address on XX/XX/22. The the representative corrected herself to say the funds were escrowed for taxes & ins. I asked for a detailed statement to explain where funds went. After this conversation I contacted the local property tax division & the ins co in which neither had received payment. I called PHH back & was over talked, informed about the interest added daily in which I explained I was aware of that but that daily interest should be charged for those days in which it was paid off but I was told there was no overpayment. I was informed the loan payoff was good through XX/XX/22 & yes, they received the payoff early but that was it, it was paid off early & that was that, there was not any funds to be reimbursed. The letter I received from PHH specifically said there were no surplus fund & none would be returned. There was no statement explaining where the funds went. This is unacceptable. The customer service needs to be more customer friendly. They need to understand what they are telling customers & this company as a whole should be enforced to abide by the rules & regulations of mortgage loan holding. I talked to 2 representatives & was given 3 stories. A statement request should give detailed information, not merely a statement to say there was no surplus therefore you arent owed any money, especially when you have the payoff statement from the title company saying differently!

Consumer Complaint: On XX/XX/2022 we received the enclosed loan modification offer from XXXX which set the new modified payment on the XXXX loan at {$9100.00}. After a review of this modification we contacted XXXX to see if there was an option to review/appeal this modification with a possibility of a lower payment. We began that process and we were instructed by XXXX employees to hold off on sending in the modification with the first payment until the review/appeal process was completed. Obviously, we were concerned that the due date in this modification was XX/XX/2022 and discussed this with XXXX representatives who assured us that as a result of the appeal, we had until the end of XXXX ( XX/XX/2022 ) to submit the signed agreement and make the XXXX payment. To that end, on XX/XX/2022, we spoke with XXXX employee identified as XXXX Id # XXXX who confirmed that there were notes on the account that indicate that there was a 30 day grace period, from XX/XX/2022 to make the loan modification payment and return the signed agreement by XX/XX/2022. During that call a follow-up on the appeal was scheduled for XX/XX/2022. Thereafter, follow-up calls were scheduled and on XX/XX/2022, XX/XX/2022 and on XX/XX/2022 we spoke with the XXXX on this account, XXXX XXXX XXXX During those conversations, XXXX XXXX confirmed that the appeal and proposal to reduce the payment had been submitted to the investor on the loan and that this was under review and that the extension to send in the 1st payment and modification agreement by XX/XX/2022 was in place. On XX/XX/2022 XXXX XXXX attempted to flip the script and began to misrepresent what had transpired over the course of the appeal process. The phone calls throughout this process have been recorded. We respectfully request that someone at the executive level get involved in this file, review the recorded calls and rectify the situation immediately. On XX/XX/2022 we enclosed the executed modification agreement along with the 1st payment as was agreed with XXXX employees in a XXXX envelope sent to XXXX XXXX XXXX XXXX for delivery on XXXX XXXX has responsibilities under the law as part of the COVID pandemic relief programs that were instituted both Federally and under State mandates. It is our hope that XXXX will process this modification in keeping with the representations made by their representatives and put this matter to rest.

Consumer Complaint: I note that I am the homeowner and XXXX XXXX XXXX widow of a XXXX XXXX veteran of XXXX ( XXXX XXXX XXXX and XXXX XXXX employee. On XX/XX/XXXX, I took a {$640000.00} loan ( Option One - Opt XXXX loan ). Subsequent bank is XXXX Bank, servicer sequence is : Ocwen/PHH/XXXX. Ocwen/PHH state that no payment has taken place since the property 's foreclosure status - as of XX/XX/XXXX. However, there is a satisfaction piece dated XX/XX/XXXX, but it was never recorded and has disappeared from the XXXX XXXX Clerk Website in XXXX XXXX, NY. I have a copy of the satisfaction piece ( as well as other data confirming the payoff ( credit repair company was informed by Ocwen in writing that the loan was paid off, and an IRS form stating same ). In addition, all the signatures after XX/XX/XXXX, on ALL paperwork ( including subsequent refi applications/modifications ) are not mine - someone has falsified and forged all relevant signatures, of which I have proof. Moreover, no one has apprised me of any assignments that haven taken place either. I have ALL the forged documents and have come to find out that someone other than myself has attended settlement conferences in my stead - facts that I have apprised XXXX Bank, Ocwen/PHH/XXXX of XXXX but apparently to no avail.

Consumer Complaint: I filed a recent complaint and they responded with an answer that contradicts the letter they sent in response. They have denied my request to obtain information my mother 's loan even though I have submitted proof that I am on the deed to the house and qualify as a Successor in Interest according to Regulation Z. Also, to stop sending correspondence to the house where renters are retrieving the mail. They are trying to foreclose on the house even though I have the means and ability to refinance the home. I have been approved for a loan to do so already. But the lender can not do anything while the home is in pre-foreclosure status. It seems like PHH is doing everything they can to keep me from legal property.
