Consumer Complaint: I am writing you to express my concerns over the predatory practices of Nationstar Mortgage , LLC. I have attempted to resolve this issue with them through numerous telephone calls and online inquiries and have reached an impasse and desire external oversight. I purchased a home in XXXX XXXX, TX while on XXXX XXXX with the XXXX XXXX in XXXX XXXX. I financed the purchase with a mortgage through XXXX. I have maintained insurance through XXXX from the purchase through the present, including a windstorm policy that is handled by XXXX but underwritten by the XXXX. XXXX sold the mortgage to XXXX Mortgage in XXXX XXXX. XXXX sold it to XXXX XXXX XXXX, XXXX in XXXX XXXX. Lastly XXXX sold it to Nationstar Mortage, LLC in XXXX XXXX. The escrow account has paid both my fire insurance, the windstorm policy and XXXX XXXX property tax since I purchased the house, regardless of what company was servicing the mortgage without issue until XXXX XXXX. XXXX mailed multiple statements to XXXX seeking a payment of {$520.00} for the annual renewal on the windstorm policy. It was never paid and the policy expired on XXXX XXXX, XXXX. On my XXXX XXXX, XXXX, my escrow account showed a disbursement for {$520.00}. Unfortunately, it was never sent to XXXX, the policy lapsed, and the premium was refunded to my escrow account on XXXX XXXX, XXXX. On XXXX XXXX, XXXX, I received a letter from Nationstar Mortgage , LLC detailing a lender-placed insurance policy that was purchased for windstorm insurance for {$2300.00} for coverage effective retroactively from XXXX XXXX - XXXX XXXX. After a detailed audit of my escrow account, I discovered the error, XXXX 's failure to pay the windstorm premium in XXXX XXXX, and coordinated with XXXX to have the XXXX underwrite a new policy with an annual premium of {$580.00} that was then disbursed from my escrow account on XXXX XXXX, XXXX. The escrow refunded only {$990.00} of the {$2300.00} lender-placed premium and kept the retroactive portion from XXXX XXXX until the XXXX policy was in-place. I think it is reprehensible to underwrite a policy retroactively when there is obviously no loss to insure against. This insurance cost of {$1300.00} was significantly more than the {$520.00} annual policy that should have been in effect. Additionally, XXXX and Nationstar, by acquiring the mortgage, failed in their fiduciary responsibility to me as the consumer to maintain pre-existing insurance that had been on the property for over 10 years with no issues. I was the one who was XXXX while the policy was lapsed from XXXX XXXX until XXXX XXXX. If a hurricane had hit the XXXX XXXX, I would have been the one catastrophically impacted! I have made over 10 phone calls to Nationstar seeking resolution of this issue. Most of their representatives have little empathy and even the ones that do, state that although the situation is unfortunate, it is the policy of Nationstar to pass the cost of their error on to me. I have contacted the Department of Savings and Mortgage Lending in XXXX, TX, but because the property is not owner occupied I have been told that it is out of their jurisdiction. I am also contacting the Bureau of Consumer Financial Protection and the XXXX. It would have been ideal if I had caught their mistake before a lender-placed policy was written but unfortunately I have been XXXX for a year with a military XXXX. I have had XXXX. If I had known what a headache that this would become, I would never have setup an escrow account. I would have paid all of these bills without experiencing a policy lapse. After my terrible experience with Nationstar Mortgage, it is no surprise to me that they have an " F '' rating

Consumer Complaint: I owed Champion Mortgage {$910.00} for forced flood insurance. XXXX/XXXX/16 was told I owed {$1600.00} for taxes and insurance. I had paid taxes XXXX/XXXX/16 for {$760.00} and sent receipt of paid taxes. I sent a Official check for {$910.00} on XXXX/XXXX/16, which is the balance of what they say I owed minus the taxes. Copy of check attached. The loan details show receipt of Official check on XXXX/XXXX/16. Also attached are XXXX letters, the first dated XXXX/XXXX/16 stating we owed {$980.00} and have until XXXX/XXXX/16 to make current. And the second letter one day later,XX/XX/2016 stating we owed the {$1600.00} and had until XXXX/XXXX/16 to pay. ( this amount is the insurance and taxes they claim they paid I have the paid receipt and they will not produce theirs. ) On XXXX loan notes show " Advised client to return official check for {$910.00} because it was not the full amount. The loan notes show that on XXXX/XXXX/16 file was sent to Lawyers XXXX XXXX XXXX for Foreclosure Processing. The XXXX letters attached prove I had until XXXX to pay which I did XXXX XXXX. I was not in default when they started the Foreclosure. They refuse to produce their receipt for the taxes they state they paid. Second complaint -- after seeing I was n't going to go away, I purchased {$120000.00} in flood insurance XXXX/XXXX/16 as the new requirement. Immediately after receiving the new coverage they first told me I needed they sent a GAP letter stating I needed {$250000.00}. This GAP in coverage is what started this Foreclosure process. See attached letter. The condo association covers {$120000.00} on each unit and I have my personal for {$120000.00}. The condo is not even close to being worth XXXX I have no idea where they came up with that figure. I believe it is a ploy to continue harassing an XXXX woman in hopes they can keep throwing hoops to jump threw and I 'll get tired.

Consumer Complaint: Mortgage was transferred to Nationstar as of XXXX/XXXX/XXXX. Since then our payments are not posted in a timely manner or for the amount sent. for example payment cleared our bank on XXXX/XXXX/XXXX for XXXX per the payment history received from Nationstar the payment was not posted until XXXX/XXXX/XXXX and only for amount of XXXX. payment cleared our bank on XXXX/XXXX/XXXX for XXXX but was not posted to our account until XXXX/XXXX/XXXX and only for amount XXXX When our loan was transferred to Nationstar from XXXX we only received a good by letter from XXXX but no welcome package from Nationstar. So had to contact them to make sure the payment amount was the same as XXXX. I was told it was the same so that is what we are sending but they are only posting XXXX Have to call every month to get a payment history as they will not allow use of the website. Try to get information several times as to why it takes so long to post the money and why it is less than we sent. sent them the exact same documents attached and all they will state is they have no record of sending me the history every month and they are posting the money for what we sent. Have been unable to resolve the issue with Nationstar as they are not willing to listen or review the documents I sent to them as proof of what they sent me. Have been calling them every month since XXXX XXXX to get a payment history but they deny sending it each month.

Consumer Complaint: My client applied for a FHA pre-foreclosure sale on their property because they could not afford to stay in their home. The were approved to participate in the sale program but right afterwards the servicer foreclosed on the property. I filed a complaint with you and subsequently they rescinded the foreclosure and approved the contract that was submitted. As we started the closing process we found the property was not deeded back to the owner after the foreclosure was rescinded. I have been trying to get the foreclosure recission deeded but can not get help from the servicer. Please open an inquiry into this matter so we can complete this sale.

Consumer Complaint: MY name is XXXX XXXX I have a mortgae loan with nation star Loan # XXXX I lost my wife in 2014 of XXXX I no longer have her help with her income due to her death I am a XXXX year old man I tried to modify my loan with nation star because as of XXXX XXXX they want me to pay {$1800.00} these people are very unprofessional my daughter XXXX XXXX have been calling everyday to speak to a XXXX XXXX and she has not respond not even one call from her than she contact a XXXX XXXX XXXX and they filled out paper work and summit to nation star. and today she called and they told her I was denied for the modification I have never been late on my payments I can not pay that amount that they want I want to keep my home since its the only thing that I have left and many memories f me and my wife all I ask is to please give me an affordable payment and a low interst rate that I can pay my kids help me out with the bills due to the fact that I can pay them all by myself last year I had a XXXX XXXX help me out with my loan but he never told me that the interest rate and mortgage would go up they lied to me and I am an American citizen and I want justice as you can search my records I have never stop paying my mortgage even when my wife died so its not fair that they do n't care if I loose my house or not but I do to many memories I hold in this house please I need you to help me I told them I was going to contact you and they said so do what you have to do,,, were dealing with un professional people here once again please help me my phone is XXXX ) XXXX be free to call me anytime Sincerely God Bless XXXX XXXX

Consumer Complaint: Nationstar Mortgage continuously applies my payments toward the principal of the loan against my payment instructions. I try to stay one month ahead of my mortgage and each month I make a payment towards the upcoming month. I called Nationstar on XXXX/XXXX/16 to advise them the company keep misapplying my payments. I was assured that the payments would be corrected in 5 days. Roughly 20 days later, the payments were not corrected. I called again on XXXX/XXXX/16 and was assured my payment would be updated correctly. In addition, Nationstar billed me a higher monthly payment. When I made that payment, I was told I needed to pay {$73.00} more if I wanted to have my account reflected to the correct payment date.

Consumer Complaint: We would like to pay off our mortgage. Sent what should have been final payment according to our statement which included {$600.00} over the amount due for that month which should have paid our balance principal and it was credited to the impounds rather than principal. Since we were so close to paying off the mortgage, in the 3 months prior we had made exactly the same payment in exactly the same method and they credited the principal correctly. We have both been calling requesting it to be fixed, telling us we would hear back within 7-10 days. Then we receive the next month 's statement, still not fixed, no reply back on the email, no calls that it 's been corrected and no record of our previous calls or requests for the situation to be fixed. In speaking with the operator this morning, I requested to speak to a manager. After being left on hold for an amazingly long period, she comes back on the line, assures me that she will take care of this and call me on Monday but that the manager is on another line and will not take my call. It 's like they do n't want us to pay off our house and we absolutely can not reach someone in the US to save our lives.

Consumer Complaint: My mortgage was sold to NATIONSTAR MORTGAGE in XXXX of 2015. Prior to being sold to NATIONSTAR MORTGAGE my monthly payment was {$640.00}. NATIONSTAR sent notice that my new payment would be {$650.00} however they did not provide any justification for the increase. My payment has now increased to {$750.00} again with no justification. They are constantly calling me and sending junk mail asking me to refinance by they have never provided an escrow statement or justification of the increase.
