Consumer Complaint: NATIONSTAR IS GUILTY OF RACKETEERING, EXTORTION, WIRE FRAUD, MSLEADING GOVERNMENT INVESTIGATORS, INSURANCE FRAUD, MISLEADING CONSUMERS, AND FAILURE TO MAIL ANY DOCUMENTATION OR STATEMENTS AS REQUIRED BY LAW, WHILE SIMULTANEOUSLY ILLEGALLY FORECLOSING ON A HOME WITH A LOAN THAT WAS PROVEN TO HAVE FRAUD. XXXX XXXX AND XXXX XXXX ARE ACCESSORIES/ACCOMPLICES TO ALL CRIMES LISTED ABOVE. RACKETEERING ~ NATIONSTAR has connected with the most corrupt people in the industry and they have created and inflated a giant, fraudulent company that focuses on illegal home theft using the false illusion of service as a cover for the crimes. The false need for their services is created during the loan origination process and it expands into a huge racket. This scam has a sophisticated XXXX tier system. First, the originator of the loan makes an intentional error on origination which later causes the payments to skyrocket. They claim inadvertent but it happens consistently, not rarely or occasionally. This initial fraud drives the home into default and eventually into foreclosure as part of an investment strategy to seize homes and defraud taxpayers, Insurance companies and government insurance, primarily FHA. Harvest season is XXXX. They send a statement with unwarranted fees plus an increase in escrow to shock Holiday weary and cash strapped homeowners into running away from a home they can no longer afford. Weak companies like XXXX pick the low hanging fruit and commit a good portion of the crime with intentional escrow fraud and non existent customer service when it is time to correct. When they get a home into severe default that becomes NationStar 's specialty. They have the entire network so they write their own rules. They have violated so many laws along the way that, today, they simply auction off the homes occupied, collect on the FHA and PMI insurance, and leave a local dispute and resentment in every city in the U.S. as new owners evict unsuspecting victims. The entore racket is created by fraud. If the loans were written honestly and the escrow was handled correctly there would be no need for a maintenance company, inspecton company, title company, mortgage company, online property auction companies or any other service Nationstar Holdings LLC has under their umbrella. Every summer the foreclosure listings spike, now I know why. It 's the XXXX fraud that creates summer listings. They dry up in te fall and a new batch will be illegally picked next year using fraud. EXTORTION ~ Instead of correcting, helping, complying and servicing the loan as required by law, NationStar specializes in lies, manipulation, fraud, misleading consumers about the laws and their legal rights, and pencil whips foreclosures for the banks as part of the larger racketeering scam everyone profits from. In this case payments were never right because fraud occurred on day one and never stopped, Nationstar has known about this since last summer because WE FORCED THEM to answer. They would have never helped or been honest, ever. Even though WE KNOW AND HAVE PROVEN a crime has occurred they continue to collect and demand money that is not owed, and the consumer has no choice but to pay the criminals. This extortion also depletes any legal fund a consumer may have. They stall and slowly bleed the consumers, messing with them, toying with them, having fun and laughing every step of the way as they operate with perceived immunity. WIRE FRAUD ~ They have crossed every state line and used every form of communication with lies ad fraud in every channel, every where. MISLEADING CONSUMERS ~ It starts on loan origination and it never stops. The honesty in this organization is almost zero. FAILURE TO MAIL MONTHLY STATEMENTS ~ We have not received a single monthly statement in 2016 but we have been threatened with foreclosure. ( CONTINUED NEXT SECTION )

Consumer Complaint: In or about XXXX XXXX, I was XXXX which XXXX. The boat that I was riding on for this XXXX race crashed and I XXXX, which left me unable to work. I was able to obtain a reverse mortgage with Champion Mortgage at the time. I was responsible to keep up with the property taxes. I fell behind on my taxes with Champion and they were gracious enough to allow me to pay {$210.00} per month until the {$7600.00} was paid off. I executed a contract with Champion. After making two payments to Champion, the loan was transferred to XXXX. XXXX refuses to acknowledge the payment arrangement I had with Champion and is now threatening to foreclose on me. Two weeks ago when I called, I was informed that to avoid foreclosure, I would have to pay a lump sum of {$7600.00}. I sent XXXX a chashiers check and they refused to cash it. They are claiming that they paid over a XXXX on XXXX XXXX, XXXX for my property taxes. However, I had paid the property taxes on XXXX XXXX, XXXX. I borrowed the money to pay off the balance DESPITE the fact that I was on a re-payment plan with Champion and XXXX refuses to acknowledge. Now, XXXX mistakenly paid property tax which I already paid and they are refusing to stop the foreclosure process even though I jsut gace them a LUMP sum of {$7300.00}. Not only is XXXX acting unreasonably but they are violating the agreement I reached with Champion. Now they are going back on the amount stated to me that needed to get me out f foreclosure, I am XXXX I am over XXXX years old,, I am current with my property taxes and I just gave XXXX a check for {$7300.00}. They made the mistake of paying a property tax in addition to what I paid. I am on a fixed income and I can not give them the extra {$1000.00}. Please tell them not to treat old and XXXX people in this manner. They could easily have worked with me so as to avoid foreclosure they have a lump sum of money and they want to throw this old and XXXX man on the streets when I have complied with every demand. Why is Chamption allowed to enter into a contract with someone like me then when the loan is transferred, isnt it Champion 's duty to make sure the new owner of the loan is aware of the contract entered into with them. Please force Champion and other lenders dealing with old people to make sure they handle the loans properly and to ensure that if they enter into a contract the new servicer or owner also ABIDES by the contract. Please help me XXXX bless you.

Consumer Complaint: We have been trying to pay off our mortgage to NationStar and now that we FINALLY have a pay off ( thanks to you guys ) they are telling us that since they purchased our loan ( over a year ago ) they have not been collecting enough to satisfy our impound account. How could that be when we have n't had a severe increase in homeowners insurance, tax bills to pay, etc. They are saying that they have been under funded and have made a large payment on our behalf to the county because of this and that we now owe them the amount of the shortage. With all of the mortgage companies that have owned our loan over the years we have never been severely over or under funded to where we ca n't make our impound accounts but our mortgage has varied by $ XXXX- {$15.00} over the life of the loan as a correction to ensure that we do n't have a shortage. How could we want to pay off our loan and all of a sudden be over {$2000.00} short. Payment is due on XX/XX/XXXX and we do n't know whether to pay the {$180.00} left on the principal or to make a regular payment and wait to be refunded. It feels as though they want to hold our monies and will have to fight to get it back so that they can collect interest. If they do this to enough consumers they are making money on " holding our cash '' until we prove we do n't owe it. On top of that, we 've been trying to fix this since XXXX XXXX and thought the house was ours. Due to them dragging their feet and not replying to our numerous inquiries over the past month, we are now into another month not " owning '' our home, and another month of being charged interest which again is a ploy and way for them to make money where they should not be making money. And again, no one to talk to in the US.

Consumer Complaint: I had received numerous letters from my mortgage company about refinancing, so I contacted in them in XXXX 2015 and completed the application and submitted the required documents. The appraisal was ordered and completed and I was sent a copy. I waited to hear back from the processor as far a closing date. After not hearing a status update for quite sometime I contacted the processor and the processor told me that there were judgements against the property and that was the delay. I was told that as soon as the title was cleared I would go to closing. I have a very common last name and I mentioned that to the processor and also that these judgements were not valid. I monitor my credit every 4 months thru XXXX and nothing had ever appeared on my credit report. Also, I ' am very sure that if these were valid they would have been an issue from the beginning of the process. I was sent a copy of these judgements and none of the names were matches or were even close to my name, social security number or my address. I became frustrated with this process because I was not getting any cooperation from this processor or the title company in clearing the title in order to get this loan request to closing. I was never given the name of the title company and was never contacted by them in order to try to clear up this problem. I sent an email to the processor stating that I was ready to contact the Banking XXXX or any agency that could assist me in getting this problem cleared up. One week later I received a Credit Denial letter stating that there judgements on the tittle and that was the reason for the denial of my loan request.

Consumer Complaint: I received a mortgage modification with XXXX a few years back that was affordable to us with a PITI payment of {$1600.00}. It was sold to Nationstar late last year and it was a seemless transitgion Went online last night to make XX/XX/XXXX payment and the screen said the payment due was {$2300.00}!!! When I called they said that there was a negative escrow balance when XXXX sold it to them, which is not possible, as I hired an attorney to do the modification and everything was in order. I spoke with manager XXXX XXXX with Nationstar and he promised he would get back to me this morning after he did his research. He also told me he would email me the results. No phone call and no email. We ca n't afford this new payment and this reeks of fraud on the highest level. I have left a message for my attorney so hopefully this will get straightened out, but what I read online and all the complaints against this company leads me to believe that they are only in this to make money off unsuspecting consumers. I am also a XXXX so I think I know what fraud is when I see it.

Consumer Complaint: The issue is that I have been trying to work with our lender since XXXX to work out a modification on our home. I was dealing with XXXX XXXX XXXX at first and they never would do one. XXXX XXXX XXXX sold the servicing to Nationstar in XXXX of XXXX. So we started the modification game all over again. The reason I call it a game is you send all the paper work they request and they say there are pages missing. They call and leave you a message, you call back and talk to voice mail never a person. I know that in the state of Georgia that there is a statue of limitations on signed contracts which is 6 years. Nationstar advertised the property for foreclosure sale on XXXX XXXX XXXX. I was at the courthouse for the sale to see if it would be sold. In Georgia the listing has to be cried-out on the courthouse steps. This was not done. Which I have confirmed is illegal, and I do have witnesses. I am still living in the house. They have now listed the house with a realtor to sell the house.

Consumer Complaint: Nationstar, their lawyers have submitted evidence in court and the CFPB about fraudulent assignments filed in the XXXX County Court House. Under Penal Code 115, 132 and 134 they are guilty of a felony which is forwarded to the proper authorities by suggestion of Individual Accountability for Corporate wrongdoing to all those agencies. We have on may occasions turned to the CFPB without any changes happening, only more wrong doings are submitted. The CFPB has failed to protect the consumer regarding " abusive '' servers, who are debt collectors, not Lenders, Holders in Due Course, Beneficiaries in Interest. Penal Code 487PC, grand theft ... Under the FDCPA trying to collect payments as debt collector through the Mail ... Mail Fraud. * DATED XX/XX/XXXX-One assignment was requested by XXXX XXXX clearing. XXXX assigning the DOT to Nationstar for XXXX XXXX. # 1- XXXX XXXX was declared Bankrupt at time. # 2- This assignment was never recorded in the XXXX XXXX 's XXXX. # 3- Proof of the consideration by Nationstar is missing. # 4- XXXX XXXX clearing is a know fabricator of false documents. Consumer Complaint: In XXXX 2015 I requested a modification with my own Mortgage company call XXXX and the process from the beginning was with a loan specialist name XXXX XXXX. From the beginning she had been advising and directing and sending via email as well as mail the documentations to process. At that time I was further behind due to a scam that I was a victim of and she was well aware of this as well. Due to thinking I was being represented through this bogus company by the name of XXXX XXXX XXXX it made my account fall further behind. I finally proceeded to go ahead with Nationstar after realizing I was never represented and they were not dealing with Nationstar or making payments to them. Now I process my modification through her XXXX XXXX and I was told by her what to submit. Finally my modification trail amount was XXXX a month. I was so surprise as to why still so high not at all what I expected it to be. I would called them to make sure the payment was received or questioned why I was getting calls as a reminder. I wanted to make sure that my account was in good standing. Since XXXX XXXX is my loan specialist I did in fact express my disappointment about the amount of the modification. I was on my upcoming third month payment. In the process of the conversation I might add she is terrible at returning calls and chomping on ice and drinking whatever over the phone. Extremely unprofessional which if in fact if they do record conversations you can hear me telling her must be a good drink and you a chomping on ice. Either way I express my concern amount how the amount of my new mortgage really was n't what I would have expected and if it was XXXX or below it would have been very affordable. She indicated that I could do another modification in fact her words were reapply for modification which I was completely unaware of this process. So I asked more questions about it and specifically asked her what were my chances of having it lowered then the XXXX and I did n't want to jeopardize that amount to be a greater amount. She said no that it would be process and I just had to submit my proof of annuity that I received since they already had the other necessary documents. I inquired about the upcoming payment and she said " since I was applying for modification I did n't have to submit the last payment. I made it a point to tell this loan specialist that I did n't want it to jeopardize my request for modification by them saying I did n't pay. Once again she reassured me that it was n't require because I was on modification status again. Finally after waiting several weeks and checking in and a decision has not yet been made XXXX XXXX XXXX calls me in XXXX the latter part of XXXX to so call give me the wonderful news and that was now my mortgage was XXXX from XXXX. I was livid because exactly what I thought could happen did and now this so call loan specialist repeated herself the new amount which is higher and had nothing else to say or answers as to why it was higher. What was the point of me doing this going according to her, I ended up paying more is this part of their tactic. She told me to write a letter via mail to the customer relations dept., which I did and they would make a decision. Well this department decision was base that I did n't pay the last payment when I was on the first trial modification loan status. I included the reason as to why just incase this was what it would base on and never would I have done that. Once again I listened to bad advice and ended up with a bad result.

Consumer Complaint: I received a reply to our complaint XXXX. They say we do not qualify for anything. Which I do n't understand. The state of Maine requires the mortgage co to allow us to have mediation first. They did not finish our mediation. There must be something they can do. At one point they locked us out of our home. It took them a week to go and take the lock off the door. We had to turn around after work and drive back to mass and stay with my father. No clothes nothing.
