I learned today that our property taxes were not paid by the deadline and that thus far, {$70.00} in interest has accrued. I an very chagrined at the service I have received from Nationstar and this is just the latest issue.

Consumer Complaint: Nationstar Mortgage , LLC has stated to me in writing as a response to CFPB case number XXXX dated XXXX XXXX, XXXX that the Corporate advances are charges assessed to loans when a " LENDER '' takes action to protect the " LENDER 'S '' interest in a property. WHO is the LENDER? Nationstar also stated in the same document that they are a " debt collector '' and are only the mere " servicer '' of the loan. Nationstar Mortgage , LLC has also stated on the same document that " XXXX maintains a data base of all loans registered with it, including the name of the LENDER of each loan. By using XXXX, the LENDERS and INVESTORS who are the REAL PARTIES in interest avoid the need to file assignments in county records, which lowers costs for the LENDERS and consumers by reducing the recording expenses resulting from real estate transfers and provides a central source of information and tracking for mortgage loans ''. WHO are the LENDER & INVESTOR, which Nationstar Mortgage , LLC has stated are the REAL PARTIES in interest? The XXXX account information for this mortgage shows that this account was REMOVED from the XXXX system on XXXX/XXXX/XXXX. However, the assignment of mortgage was left in XXXX name. WHY was the mortgage removed from the XXXX system on that date? On XXXX XXXX, XXXX complaint number XXXX filed with the CFPB, Nationstar Mortgage , LLC stated in the response to the complaint that " The INVESTOR of your loan, whom the loan was originated with, is XXXX. First of all, XXXX does not originate loans. Per XXXX own Basics of XXXX Single-Family MBS, The U.S. single-family residential mortgage market consists of a primary mortgage market in which LENDERS make loans to home buyers and a secondary mortgage market in which mortgage lenders exchange loans for mortgage-backed securities ( MBS ). Those MBS are then generally purchased by investors. As a secondary market participant, XXXX does not lend directly to consumers. Therefore, XXXX is NOT the originator of the loan. Nationstar Mortgage , LLC has also stated in writing on XXXX XXXX, XXXX " The investor of your loan is XXXX, Nationstar Mortgage is only servicing the loan on behalf of the investor. '' If Nationstar Mortgage , LLC is servicing the loan on behalf of the investor, that would imply that the loan is currently being traded as stock in a REMIC, which would make it illegal for Nationstar Mortgage , LLC to have the promissory note. If Nationstar Mortgage , LLC is servicing the loan on behalf of the investor, that would mean the payments that were made on the loan would be collected and dispursed to the investors in the REMIC. Does Nationstar Mortgage , LLC have proof that the payments collected were dispursed to the REMIC? WHO is Nationstar Mortgage , LLC collecting payments for, as a debt collector and servicer? Nationstar Mortgage , LLC has also stated on a letter dated XXXX XXXX, XXXX that in XXXX XXXX, the mortgage account had {$780.00} in legal fees at the time of the notice, which was XXXX/XXXX/XXXX. I have requested on several occasions for validation of the {$780.00} charge for " legal fees '' and Nationstar Mortgage , LLC has refused to answer as to what legal fees would have been charged for in XXXX XXXX. Consumer Complaint: NationStar Mortgage has approved a mortgage modification, I am scheduled to sign the paperwork tomorrow XXXX/XXXX/XXXX, at XXXX. However, Nationstar has renigged on their vebal agreement to remove my ex-husbands name from the modification docs. The facts are, the joint property was signed over to me via quit claim deed in lieu of alimony, as part of our divorce settlement XXXX/XXXX/XXXX. I filed Chapter XXXX Bankruptcy, as the property was scheduled to go into foreclosure, prior to the dissolution of marriage. I was instructed by my Attorney to file Chapter XXXX Bankruptcy in order to stop the foreclosure, obtain a mortgage modification under the MMM program ( I requested the HARP program and was told they were the same ). In negotiating with Nationstar there was verbal agreement from Nationstar that they would process the modification in my name only. Now that I have jumped through all the hoops, the modification has been granted through the MMM program and Nationstar has remitted docs with my ex-husband 's name listed as primary, and are requesting that I sign the docs under my name/signature line, while leaving his name/signature line blank without his signature. It reeks of fraud and there is nothing to protect my interest in this matter. Even though he will never sign and is not a participant in this transaction, they would like to move forward with the 40 year modification with his name above a blank signature line as XXXX and my name and signature as XXXX.

I had a loan modification with XXXX, with an agreement to have the Dodd-Frank certification to reduce my mortgage by XXXX per year for paying ontime. Nationstar keeps telling me that they do not have the papr work. I submitted the documents several times. I sent them by certified mail. Sometimes they tell me they have all the documents, then they tell me that they have lost all the paper work. It is frustrating. XXXX XXXX

Consumer Complaint: On XXXX XXXX 2016, Nationstar Mortgage called my husbands work, which is a public phone line that anyone can answer. It was an automated system, therefore when whomever answered the recording just went on to give out our personal information, such as name and the mortgage company calling and the reason for the call. My husband called me and asked if we had made our payment, I said yes, I sent it in the mail the previous week. I called Nationstar to see why they had not contacted my personal cell phone instead of calling my husbands job. They apologized and said it would not happen again. Thirty minutes later my husband called and said they had called again. I called the mortgage company again and they seemed unconcerned and the supervisor had a smart attitude about the situation. This was very embarrassing and harassing especially when we are not and have never been past due!

Consumer Complaint: Nationstar Loan # XXXX XXXX CA XXXX We started this short sale on XXXX - see attached Task List and XXXX Messages. The negotiator assigned to the file is XXXX XXXX. She has repeatedly rejected tasks, has not initiated tasks to be completed, can not read proof of funds, repeatedly asks for the same doucments over and over again, and WILL NOT RESPOND TO US. She wont take calls. She wont answer our questions via XXXX. She repeatedly asks for the same documents over and over again. She has not once done a complete review of the documents we have submitted. One day she accepts what we send and the next day she rejects it. Her manager wont call back. Her manager wont respond in XXXX. No one at this company seems to know what 's going on. The negotiator is so utterly incompetent that she did n't bother to send the offer task to us until XXXX -- - THREE WEEKS AFTER WE STARTED THE FILE IN XXXX. On page XXXX of the attached XXXX Messages ( XXXX XXXX ) XXXX asked for the XXXX form. On page XXXX - XXXX XXXX - the SAME DAY, I uploaded it to equator and sent her a message. -- -- -- -ONE WEEK LATER SHE ASKED FOR THE SAME DOCUMENT AGAIN!! Then on XXXX XXXX she asked for the XXXX document AGAIN!! And now she is threatening to cancel the file on XXXX, claiming that 'WE ' are not returning the documents she needs??

Suffice it to say -- - I am in dire need of assistance. As mentioned, my name is XXXX XXXX. In XXXX my mother, XXXX XXXX, who is near XXXX years of age took out a reverse loan on her property - XXXX XXXX XXXX XXXX XXXX, MD XXXX. Unfortunately, she did not pay the taxes and her home was purchased in a tax sale by Champion Mortgage. When Champion Mortgage could not get their money for the taxes they went to court and had my name added to the loan. Thereby making me liable.The property is scheduled to Foreclose on XXXX XXXX. It was recommended that my mother file bankruptcy to stop the foreclosure. What else can we do? I am very troubled by all this as I do not want to file bankruptcy, In fact, I do not believe my name should be on the loan. Please help. Consumer Complaint: In XXXX, I purchased a property on a " stated income '' basis. I was making approximately {$XXXX} per hour, plus XXXX, at a XXXX. I was given an 80/20 split of the mortgage. the loan that represents 20 % is a 12.5 % interest rate. I do not recall ( and neither does my attorney ) ever discussing an interest rate of 12.5 %. The loan that represents the 80 % was an interest only loan which was modified 5 years ago and that modification will expire next month. During the last 10 years, I have maintained a good standing with both lenders, never missed a payment, never paid them late. I contacted both groups and requested a refinance. I was told that they are unable to do so because I am not eligible for HARP due to the fact that neither loan is XXXX or XXXX. I spoke with every department that they would let me speak with in an attempt to come up with a plan to create a more reasonable loan. They refused. This has not been my primary residence since approximately end of XXXX. As a result, I have had a number of different tenants in there from time to time. In XXXX when the modification expires, the loan that represents 80 % will nearly double. The rent that is collected barely covers the mortgage payments as they are. I am not financial equipped to make the difference in payments for the remaining years of the loan. I do not want to be a statistic and allow this property to go into foreclosure or short-sale. However, the bank has not agreed to work with me in any way with the exception of a modification again, which will only prolong the inevitable. I have also contacted other lenders, private investors, Homevestors, etc. with no success. I am hoping that CFPB is able to assist in some way.
