It appears the CFPB has not helped me resolve this matter cause nationstar mortgage does not take complaints seriously.

Consumer Complaint: We have another formal complaint again Nationstar & also we are under a time restraint.We need a new loan/servicer.Can we stop them from adding fees that we did not approve to our statements and not calculating our escrow account correctly? We have added money to our escrow account and payments have been about the same but we are always extremely negative & they can not explain why and will not even talk to us.We were just offered a modification & told not to pay XXXX payment & that it would not effect our credit.We can not even finance cars for our kids.We have in writing to an attorney that we are only 2 % away from removing pm & that we should be allowed to pay that 2 % .They have been adding fees to our statements for years & stealing money from our escrow accounts as it was only XXXX negative in XXXX and now XXXX? They have said we have been negative all 6 years they have had our loan! When you calculate the numbers it is all not accurate.We know they have class actions against this.They have been lying to us for years.We also have in writing that they would allow us to keep a 2 % interest rate previously.I can forward you the email.Then they have sent us many letters saying if we pay XXXX depending on the letter we could remove PMI! Now with the last letter it is only 2 % which we should be allowed to pay.My point is that it is always a lie, always them stealing money & we are not the only ones saying this.We have no choice but to move forward with this new modification but we do not want the 40 year loan and they said it was what you make them do.We have to take it because we can not afford our loan.I am XXXX.I was in XXXX when this all started.I am now trying to XXXX yet again, but I was, I am very ill.I have XXXX kids.They knew this & discriminated against me.I am desperate for your help to remove PMI & not ruin our credit even more than they already have.They actually reported negatively inaccurately for months & just recently fixed it, admitting they were wrong but it took years! OUR CREDIT IS NOW RUINED! They get to do what they want and we are stuck fighting for my life, to keep a roof over our kids and then now they blame you! We should not have PMI.The price we paid for our home is way more than the 80 LTV anyway and also Our home is worth more than the values they speak of.They sent a letter stating it was 82 % then now they want to make us 98 % with the new modification! This is not legal and with all the fees and errors in escrow we believe they have made commingling and calculation errors.We have even paid money DIRECTLY IN the escrow account! We should not be required to have PMI or to have escrow with a company that can not handle escrow legally.They have had so many issues they have had to give homes away because of fraud.I Can send the emails of them promising me things they never came through on if you want, but we are ran out of time, they told us not to pay this month and we have to go with this modification, but we should be allowed to pay the 2 % and not have the PMI IN it.They have done this to us and are partly to blame for how bad I am.Doctors have said all of this stress is making me more and more sick. Nationstar has in writing promised me that they would lock in my 2 % rate & they destroyed my credit by reporting negatively for years so I can not refinance ( they have since fixed it but it did not boost my credit or my Husbands credit enough to qualify for harp ) .I also have proof that they added fees to my account and mishandled my escrow.They sent us about 5 different letters with different amounts of pmi % owed.The last one said we owed much more & would send us a new one yet again & never did.Here is their email that I copied for proof. A Final Judgment of Foreclosure was entered by the trial court on XXXX XXXX, XXXX. 3. The Final Judgment of Foreclosure scheduled a mortgage foreclosure sale date for XXXX XXXX, XXXX. 4. The Plaintiff and the Defendant, XXXX, entered into a Stipulation Agreement which was ratified and adopted by the Court on XXXX XXXX, XXXX. Pursuant to the Stipulation Agreement, the foreclosure sale was cancelled. 5. Consumer Complaint: I had written you prior to inform you that XXXX XXXX XXXX had practiced deceptive practices regarding my home loan when I fell behind. XXXX admitted that they mistakenly mixed my loan with someone else and gave me the wrong reinstatement amount of which I paid. XXXX demanded several XXXX more from me and intern refused ongoing payments. BAC also refused me a modification. They considered me a troubled loan and sold me off to Nationstar. In XXXX I had a medical hardship and asked for a modification. Nationstar forced my hand while I XXXX and offered me a modification that did not decrease my interest rate. The interest rate remained at my XX/XX/XXXX ( year I bought my home ) of XXXX and they extended the years of payment to 40 years ( I had 10 years left on original plan ) and my mortgage payment did not change from the {$1600.00} amount that I had been obligated to pay. In essence, Nationstar set me up for failure given my delicate circumstances during a bitter northeast winter. Not to mention having a minor child to raise. XXXX and Nationstar has violated the XXXX XXXX XXXX. XXXX XXXX has recently profiled my neighbor who is facing foreclosure by Nationstar and XXXX ( XXXX XXXX ) wrote an article about the ongoing criminal foreclosure practices by Nationstar and others. I have been featured in XXXX XXXX XXXX XXXX talking about my foreclosure plight during the XXXX Annual meeting. I was XXXX of a few to have a special meeting with secretary XXXX XXXX talking about the foreclosure crisis in XXXX XXXX, CT. In her victory primary speech of XXXX, she referenced me as the XXXX from XXXX XXXX. I am fighting to save my home from foreclosure so that I can leave a legacy to my children since I am the first generation home owner from my family. I have been awarded XXXX payments but there is still chance that a may loose my home because according to the XXXX article, these lenders just do what they want right under the nose of our so-called elected officials who has no interest in helping the poor and middle class. Nationstar has tacked on so many fees that I owe them more money now than my house cost in XX/XX/XXXX when I purchased it. I demand that Nationstar take off deceptive fees, charges and if possible turn over my house to me free and clear. XXXX XXXX XXXX has mixed up my paperwork with others and I am not sure that any billed amount is correct. I want CFPB to investigate the deceptive practices of all the lenders who have held my mortgage. My mortgage was originally held by XXXX, then XXXX XXXX XXXX and now Nationstar. All of these lenders has played a part in illegally foreclosing on citizens. When are we going to get justice. My loan number is XXXX. Bt the way, I am XXXX years old so how does a 40year mortgage work for me.

Consumer Complaint: Nationstar ' response, XXXX XXXX, XXXX provides no explanation or investigation into facts or requests presented them and confirms Nationstar ' ( NSTR ) incorrect conclusion alleging they performed an NPV test under DOJ when clearly decline is based on a XXXX review, based on the provided chart in the XXXX/XXXX/XXXX. Nationstar provided an email communication between XXXX XXXX and XXXX XXXX of NSTR, with no underlying documents other than the letter itself. ( Attached ) The complaint simply requests VERIFICATION that the XXXX/XXXX/XXXX decline letter for DOJ program was is in fact correctly underwritten for the DOJ program and for NSTR to provide conclusive confirmation that this was a DOJ decision and not a XXXX decision that disallows loans with balances greater than XXXX. NSTR ' continuing references to prior letters, have not addressed this specific complaint are non-responsive and assert that the file was declined, by restating the very letter that is in question, thereby engaging in an effectively circular argument. We are requesting validation under DOJ of XXXX performed by NSTR : This complaint is based on XXXX ' letter of XXXX/XXXX/XXXX and addressed to XXXX CA XXXX. wherein NSTR claimed that my file was evaluated under the DOJ Program. ( DOJ/XXXX ) & resulted in a negative NPV. This statement is materially false and NSTR ' incorrect justification for decline. ( Attached ) A letter of complaint has been sent to XXXX. of CA XXXX XXXX by XXXX XXXX, XXXX/XXXX/XXXX which has not been responded to by XXXX in any fashion. ( Attached ) NSTR confirmed that " NSTR only facilitated documentation creation for DOJ program and an actual calculation of data was run by prior servicer, the previously enclosed DOJ letter of declination, XXXX/XXXX/XXXX, provides the inputs used in the review. " This further confirms NSTR ' absent investigation into facts, and apparent negligent reliance on a XXXX review in XXXX XXXX, performed by prior servicer, and only facilitated by NSTR. No comprehensive or analytical research was conducted as required under the XXXX Model XXXX, Supplemental Directive and DOJ guidelines as required under Successor Servicer obligations under Stipulated Judgment when a homeowner provides an Appeal on issues of NPV and erroneous inputs. This is clearly a XXXX underwriting chart that includes only XXXX correction which was the Appraised Value of {$680000.00}, however the chart makes no offsetting provisions for current outstanding loan balance as {$860000.00} ( field # 16 ) thereby rendering this particular run as ineligible since it exceeds the XXXX program limit of {$720000.00}. NSTR is using disqualifying and erroneous inputs without understanding their results or the proper methodology for proper NPV evaluations or the difference between DOJ and XXXX NPV modeling. This declination can not be based on the input fields pertaining to mark to market and principle reduction which are shown on the chart and labeled as " null '' and considered valid. NSTR created a fail for an altogether different program and uses this as justification for the decline. NSTR even fails to understand based on the income in the file from XXXX that under the 42 % debt-to-income guideline, it is impossible to fail the DOJ program which was designed as " retest until pass program '' as outlined in DOJ Stipulated Judgement, Exhibit I, Page XXXX that addresses XXXX XXXX In all cases, the adjustments must be limited so as to provide a positive NPV, with the calculation based on Treasury NPV model outcome. Therefore, we continue to request under " Qualified Written Request '' the Real Estate Settlement Procedures Act, codified as Section XXXX ( XXXX ) of Title XXXX of the United States Code. ( XXXX XXXX XXXX XXXX XXXX XXXX. I am requesting : 1 ) All runs-of-record for NPV modeling conducted by both Nationstar and XXXX XXXX XXXX, 2 ) Run Dates 3 ) Code version of runs 4 ) Any error codes results.

Consumer Complaint: On XXXX XXXX, XXXX I called my mortgage company to inquire about the STREAMLINE REFINANCE they were advertising to see if it would save me any money. I talked to a representative from XXXX XXXX who then referred me to XXXX XXXX with XXXX MORTGAGE. XXXX XXXX sent me an email ( I can provide all emails ) requesting a specific list of items such as driver 's license, social security card, bank statement, home owners insurance policy, utility bills saying they must be produced in 48 hours or the deal is off. They also provided a site to electronically sign documents that would only be available for 48 hours and would no longer be available to sign. Next I had to provide my deceased husband 's death certificate from XX/XX/XXXX so he would not be required to sign a note. XXXX XXXX, XXXX I was then passed on to a processor, XXXX XXXX Senior Loan Processor for XXXX XXXX. Everything I had provided for XXXX XXXX she requested again along with an explanation as to why my deceased husband would be removed from the note. I also provided a copy of the estate document showing the home was to be in my name only from XX/XX/XXXX, giving me sole ownership. XXXX/XXXX/XXXX I received another email for access to electronic documents to be signed from XXXX XXXX. XXXX/XXXX/XXXX I received another email for access to electronic documents to be signed from XXXX XXXX. XXXX/XXXX/XXXX I received another email for access to XXXX XXXX to see the process and set up to pay. XXXX/XXXX/XXXX more electronic documents to sign from XXXX XXXX. Email from XXXX XXXX thread beginning XXXX/XXXX/XXXX through XXXX/XXXX/XXXX XXXX/XXXX/XXXX Email from XXXX XXXX XXXX XXXX my new loan processor with new loan number. I had to start from scratch again providing documentation. XXXX/XXXX/XXXX to XXXX/XXXX/XXXX Email threads from XXXX XXXX requesting more documentation. ( All emails can be provided ) Also during this whole time frame I have found out my credit was being run at least once a month if not more without my permission or knowledge. XXXX/XXXX/XXXX XXXX from XXXX XXXX for more documents to sign. XXXX/XXXX/XXXX XXXX from XXXX XXXX saying loan is pending subordination agreement from HUD. ( Also processed once a month during this time frame. ) XXXX/XXXX/XXXX - XXXX/XXXX/XXXX Email threads showing XXXX XXXX from XXXX also a subsidiary of XXXX XXXX contacted me, cleared title and were ready to close. XXXX/XXXX/XXXX to XXXX/XXXX/XXXX Email thread with XXXX XXXX on XXXX/XXXX/XXXX saying the bank wants a letter of explanation and proof of deposits over XXXX dollars. **My deposits are electronic and show who they are from i.e. the VA, XXXX XXXX XXXX, XXXX retirement, payroll from my employer. Also they are requesting more bank statements, I informed them I have already provided over a years ' worth of bank statements, look in your files. XXXX confirmed that it was true. XXXX/XXXX/XXXX Mortgage Professional XXXX XXXX begins to email me talking about closing costs of XXXX and that I have to prove I have it and where it came from. XXXX/XXXX/XXXX to XXXX/XXXX/XXXX many more documents to sign in XXXXXXXXXXXX XXXX/XXXX/XXXX it is clear to me they never intend to process this loan and I request it to be closed. XXXX/XXXX/XXXX I call my mortgage company XXXX who apologizes for this long drawn out process and states they have had several complaints and says XXXX now processes the STREAMLINE REFINANCE LOANS. XXXX/XXXX/XXXX I was contacted by XXXX XXXX at which point I refused to talk with them I did not solicit them or contact them. I sent an email to my mortgage company saying I no longer have any confidence or trust and no longer wish to do business with them. I received an email back requesting documentation and saying XXXX is a part of XXXX. The email said if I do not provide what was requested I will deny a XXXX refinance loan.
