Consumer Complaint: I SUBMIT MY MODIFICATION PACKAGE TO MY LENDER NATIONSTAR MORTGAGE, THE FILE WENT TO THE UNDERWRITING DEPARTMENT AND THE FILE WAS DENIED PER MY ASSIGNED REPRESENTATIVE. I ASKED HER WHY AND WAS INFORMED IT WAS DUE TO MY INCOME, SO I ASKED WHAT NUMBERS WERE USED AND SHE PROCEEDED TO STATE WHAT WAS PROVIDED ON THE APPLICATION WAS THE NUMBER USED. SINCE THAT IS A VERY VAGUE ANSWER AND THE FILE GOES TO UNDERWRITING FOR EXACT INCOME CALCULATIONS THAT ANSWER DID N'T MAKE SENSE THAT THEY WOULD USE THE NUMBER I GIVE AND THEN GO TO UNDERWRITING FOR CALCULATIONS SO I ASKED AGAIN AND AS SHE SIGHED FOR ME ASKING HER TO DO HER JOB SHE STATED THAT THE INCOME USED WAS {$9800.00} GROSS AND {$1900.00} NET WHICH BROUGHT MY RATIO TO 145 %. I ASKED MY ASSIGNED REPRESENTATIVE HOW DOES THAT MAKES ANY SENSE THAT THEY CALCULATE MY INCOME AT ALMOST 10K AND NET UNDER 2K AND IF SHE IS MY DEDICATED REPRESENTATIVE IS IT NOT HER JOB TO HELP WITH THE FILE AND SHE STATED HER JOB IS TO READ THE NOTES, NOT TO CALCULATE INCOME OR ANYTHING TOO INVOLVED. JUST AMAZING!! MY REPRESENTATIVE STATED THAT SHE WOULD EMAIL THE UNDERWRITING DEPARTMENT AND NO PROMISES. AS YOU CAN SEE SHE WAS VERY HELPFUL. I CALLED BACK TO THE LENDER AND THEY STATED THAT THE FILE WAS STILL DECLINED HOWEVER THEY DID HAVE A NEW INCOME THAT WAS USED, {$9800.00} GROSS AND {$3900.00}, STILL WRONG BUT AT LEAST THE UNDERWRITING DEPARTMENT GAVE IT A GOOD TRY. I FIGURED I WILL SHOW HOW TO CALCULATE THE INCOME SO WE CAN ALL BE ON THE SAME PAGE. PAY STUB USED XX/XX/2016 {$97000.00} YTD GROSS XXXX PAY PERIODS {$97000.00} DIVIDED BY XXXX = {$4400.00} {$4400.00} MULTIPLIED BY XXXX PAY PERIODS = {$110000.00} ( YEARLY AVERAGE ) {$110000.00} DIVIDED BY XXXX MONTHS = {$9600.00} BACKEND RATIO IS AT 43.11 % {$43000.00} YTD NET XXXX PAY PERIODS {$43000.00} DIVIDED BY XXXX = {$1900.00} {$1900.00} MULTIPLIED BY XXXX PAY PERIODS = {$51000.00} ( YEARLY AVERAGE ) {$51000.00} DIVIDED BY XXXX MONTHS = {$4200.00} I JUST NEED MY INFORMATION TO BE LOOKED AT CORRECTLY SO I CAN SAVE MY HOME.

Consumer Complaint: On XX/XX/2016, I request an escrow analyzes from Nationstar mortgage LLC. However, the servicer failed to " acknowledge '' our request under RESPA. Escrow analyzes can be review upon borrower 's request and in particular whoever changes have me made in connection with either taxes or insurance. The flood insurance decrease significantly and a refund check to be placed back into the escrow account provided to the lender, however Nationstar claims not to have process. Nationstar has been in receipt of the funds since XX/XX/2016. We request that Nationstar Mortgage LLC, places the flood refund back in the escrow account and credit my account accordingly and to conduct the escrow analyzes as per our request on which they even failed to " acknowledge ''.

Consumer Complaint: My residential loan was recently sold to Nationstar Mortgage. ( It has been sold many times before and I have never been asked for any additional information. ) I have been receiving letters for the last two months from them requiring me to provide certification from the Social Security Office verifying my TIN. They have confirmed that they have my social security number and WILL NOT provide me with a XXXX unless I give them this documentation. Their letter specifically states my TIN must be verified by the Social Security Office. I went to the Social Security Office today and the woman I who helped me stated she CAN NOT verify a Tax Identification Number, only a SS #. She said that the IRS has to do this ; again, I do n't have a specific TIN. I have told them repeatedly that I do n't have a TIN. I spoke with XXXX, one of their managers today and told him I wanted to make sure I did not misquote him. I asked him if he was telling me they will not be providing me with my XXXX as required by the IRS even though they have my social security number on file and he said that was absolutely correct. I am concerned that this is a scam and I do not understand this requirement, especially since I do n't have a TIN. My loan has been sold many times and I have never experienced anything like this. I have spoken with several experienced mortgage brokers who have referred me to your organization.

I initiated a short sale a few days ago and was just informed by my Realtor that my home is in foreclose and has a sale date XX/XX/XXXX. I have a sick child at home and do not want XXXX people walking through my home especially since we had the home on the market for 5 days and have a contract and a back up. I have spoken with Nation Star a few times the last couple months and have not been advised one time that there was a foreclosure pending. I suffer from XXXX and this absolutely devastated me. Consumer Complaint: The information contained in this letter and attachment should be marked as the 2nd complaint filed by myself against Nationstar Mortgage. The 1st complaint was given no amicable or reasonable resolution. Below you will find a synopsis of the issues with Nationstar Mortgage and their incompetence to handle my flood insurance disbursement. 1. On XXXX/XXXX/2016, my principal residence located at XXXX XXXX XXXX, XXXX XXXX, LA XXXX was flooded. 2. On XXXX/XXXX/2016, I was in receipt of an advance in the amount of {$16000.00} from my insurance company. These funds were forwarded to Nationstar overnight ( USPS Tracking # XXXX on XXXX/XXXX/2016 XXXX XXXX XXXX XXXX XXXX. On XXXX/XXXX/2016, as per USPS tracking, the check was received by Nationstar Mortgage. After uploading receipts totaling greater than {$20000.00}, the funds for the advance were finally received by me on XXXX/XXXX/2016. 3. On XXXX/XXXX/2016, I was in receipt of my final claim payment in the amount of {$52000.00}. These funds were sent to Nationstar via Priority Mail - Tracking # XXXX and received by Nationstar on XXXX/XXXX/2016 at XXXX as per USPS tracking. 4. On XXXX/XXXX/2016, I requested an inspection on my residence as I was at a minimum of 50 % complete. Finally on XXXX/XXXX/2016, I received a phone call from an inspection company to schedule the inspection. The inspection could not be scheduled until XXXX/XXXX/2016 at XXXX - 26 days after the inspection was requested! Completely unacceptable. The inspector arrived at the time scheduled however, the inspector was not qualified to perform an inspection. I was advised by her that all foundation items had to be complete to be at 50 %. I advised her that I did not have foundation issues as I only received XXXX '' of water. She then proceeded to advise me that anything that touches the foundation must be complete. For instance, the floors touch the foundation so they are considered foundation items ; the countertops touch the counters and the counters touch the floor so they are considered foundation issues. I have been in the mortgage industry for 20 years. Currently, I am a scenario desk underwriter. I am flabbergasted that someone that is portraying to be an inspector would utter those inaccuracies regarding repairs to a home. Furthermore, she went on to advise that she would have to deduct for items that were not complete which I understood however, she proceeded to deduct for items that I have never been in possession of nor that was ever installed in my home. For instance, the insurance adjuster gave an allowance for storm doors. I have never had storm doors on my home. I showed her the before pictures of both doors but, she refused to acknowledge and said that she had to deduct me for this. She also advised that since the walls were closed up she had to deduct for the fireplace since she could n't see it even though the receipts are already uploaded to Nationstar 's portal. As a result of her inaccuracies and incompetence, she submitted the report with completion at 40 %. According to my calculation, at the time of the inspection, I am at 64.16 % completion. I have also attached the breakdown per room directly from the insurance adjuster worksheet - line by line. The items in red are completed and were complete when the inspector came. The items in dark purple are items that I have never owned or had installed on my home and/or items that the city/parish provided for free. Please refer to the notes on those items. As per Nationstar, they are unwilling to follow their own policy and release any funds to repair my home. Please refer to the entire basis of my claim and supporting documentation. I have attached the initial claim information and supporting documentation. Today 's complaint is labeled " Complaint XXXX ''.

Consumer Complaint: My mortgage was purchased by Nationstar Mortgage, XXXX, XXXX. shortly after I lost my job and was unemployed for 7 months without an income, I missed a payment and had to make my payment on the XXXX instead of the XXXX of the month as that is when my wife was paid. I gave Nationstar this information, however they did not care or work with me at all and continued to charge me excessive fees, interest etc. I now make my payments on the 1st of the month and am re-employed, I now also pay escrow on my mortgage as this was mandated by the company because I was behind, even thought I always paid my insurance and taxes, they changed my payment without my knowledge to a larger amount, they said they notified me, however I received no such notice, now according to them I am even further behind, I have been making payments of {$940.00} the XXXX of each monthly, but my principle balance never goes down and every penny goes to escrow, charges fees, interest, inspections, etc. I paid {$1200.00} on the XXXX of XXXX 2016 and {$1000.00} went to the to fees and charges. In the past I applied for a Homes loan re-modification offered by Nationstar after providing them a wealth of information they required, they denied my request, I have spoken to many of their representatives, which are all from some foreign country, I get absolutely no help or resolution of any kind. They continue to send individuals to my home to take pictures of my house, even though I make a {$940.00} payment each month. I get constant collection calls, and threatening letters. I have investigated Nationstar on the XXXX. XXXX and they have over XXXX complaints related to the same issues I am writing about. At this point I feel that Nationstar iis a very dishonest company, they have no intention of helping in anyway, in just 6 months I have paid over {$4500.00} in interest and fees with less than {$300.00} actually going toward the loan. To me this a predatory company stealing money from myself and it 's customers. I want to know how this company is allowed to continue these practices, I want a resolution to this problem immediately from Nationstar Mortgage, and I fully intend to file a complaint with the XXXX, as well as with the XXXX of the State of XXXX, I want Nationstar Mortgage to know I am not leaving my house and as long as I make a timely payment each month they can not make me leave my house, I am going to do everything legally possible to stop these unethical practices!

Consumer Complaint: NationStart Mortgage is a fraudulent and incompetent mortgage company that failed to properly posting and applying my mortgage payment for XX/XX/2016. I demand a criminal and civil investigation into its unlawful practices and a full restoration of my credit history and a civil compensation to me for the damage it caused. My mortgage was transferred from XXXX to NationStar without my prior knowledge XX/XX/2016, while I continued my monthly mortgage payment of US {$1400.00} to XXXX. I later saw my USD XXXX was transferred to NationStar on XX/XX/2016. However, NationStar did not apply this payment to my account and falsely reported a 30 day late payment to the credit bureau, and hence, destroyed my credit score. I made subsequent payment of US {$1600.00} ( a higher amount demanded by NationStar for no apparent reason to my later knowledge ) subsequently on XX/XX/XXXX and XX/XX/XXXX, XX/XX/XXXX and XX/XX/XXXX. I absolutely do not owe NationStart any late payment. In fact, I over paid due to the transition phase. I demand a Department of Justice investigation of this matter, and I will report this criminal practice of NationStar to my state senator, XXXX XXXX of Massachusetts.

Consumer Complaint: Nationstar Mortgage, XXXX XXXX XXXX XXXX TX XXXX XXXX This month, XXXX 2016 this company started requiring social security number to be entered when logging in to make online payments. THIS IS A POTENTIAL PERSONAL SECURITY/IDENTITY THEFT ISSUE. Security questions and XXXXPoint authentication, etc. is intended for this purpose and that Security Questions are available on their web site. Please note that when I tried to change my password and security question answers earlier this year the web site crashed and would not allow these changes. I contacted them several times and was able to change the password once but never the security question answers. It appears that the programmers for Nationstar lack the extensive knowledge to build a secure site. I contacted customer service at the number above and got the standard excuses as to why they must have the SSN and that the web site could not be changed back. Again the demand for the SSN at login is a demand implemented within the past 30 days and so it can be changed.

Consumer Complaint: A modification was approved by XXXX XXXX XXXX after two years of begging for help, the modification was approved on the first and the second loan was forgiven. Over a year later the loan on the XXXX reappeared out of nowhere, a loan with a zero balance was recreated and sold to Nationstar. I received a letter dated on XXXX XXXX, XXXX stating that Nationstar was our new servicer and they were trying to collect the balance due on the loan. After months of trying to get help from Nationstar, they completely ignored a request for a modification of the XXXX loan even though it was forgiven by XXXX XXXX XXXX but I was terrified of losing my house where my family lives. Once again, the years of stress and fear that I went through XXXX XXXX XXXX and got me sick were coming back! Nationstar never touched the loan, never tried to give us a modification even though complete packages were provided, several times with all documents updated. They went ahead and wrote off the account, yes, they wrote off the account and sold the account to XXXX XXXX a collection company which Nationstar owns. We received a letter from XXXX XXXX the collection agency dated XXXX XXXX of XXXX trying to collect {$130000.00} even though Nationstar showed a balance due of {$83000.00}, two weeks later on XXXX XXXX, XXXX we received a letter trying to settle the account for {$45000.00} only if we paid in full within 15 days of the date of the letter. I immediately called XXXX XXXX and I was told to come to an agreement so I will not lose the house! So I said yes to the $ XXXX in payments but they said NO that 's ONLY a CASH TRANSACTION! they went down to {$80000.00} with payments of {$300.00} a month. They requested and I paid a down payment of {$850.00} on XXXX XXXX, XXXX with every single payment made on time, on the XXXX of each month because I was told if I am XXXX day late the deal is off and the whole amount will be due. The last payment I made was last month on XXXX XXXX, XXXX this month I did not and I will not make another payment, they have failed to report all of my payments that were made on time, the balance on the monthly statement does not reflect the correct amount, when I call the customer service person pulls out a calculator to XXXX me my balance!!! This is nothing less than fraud, Nationstar shows the account as opened when they have written off the account hurting my credit, I tried in good faith to make the right thing but I was screwed by the Banking industry once again, there are several laws being violated here The Federal Fair Credit Reporting Act, Federal Debt Collections Practices Act, and misrepresentation. There was never a lien filed against the house on the second loan because there was never a second loan, only an amendment to the Note on the first loan because there were a modification and a transfer of Nationstar which I signed documents in front of a Notary. I am no longer afraid, I have given {$6000.00} to XXXX XXXX, I wish I would have known what I know now and have used the money to file a Federal law suit against these crooks so other people do not have to go what I went through. Please help me have these Financial Institutes to comply with the law that are in force before the next administration comes in and it will be open season against the poor like me.
