Consumer Complaint: I have agreed to do a standard short sale with Nationstar. After my agent has submitted a solid offer with a solid Buyer and the lender conducting a BPO on the XXXX of XXXX the lender ( nationstar ) is trying to force me to go thru an Auction Process of which will scare by buyer away as they will withdraw their offer. Conducting an auction that makes no sense after having received a solid offer. The property has been on the market for almost 1 year and we finally have an offer to close quickly and now they want to force me to allow an auction. How can a lender who has no legal right to conduct a sale on my property force me to participate in such a ridiculous action and cause me to lose the solid buyer i have in place. Also, to make matters worse the 2nd Lien Holder foreclosed on the property on XXXX/XXXX/2017 but has agreed and allowed me and my agent to continue Negotiations and proceed with Nationstar for a STANDARD Short Sale. Not an Auction from a Vendor/3rd Party who will try to sell something they have no legal right to sell. What an Absurd practice that they are trying to force upon me. I know a few other individuals who have had gone thru the short sale process with NationStar and none of them went thru a forced auction. This Practice in my Opinion is wrong and should be looked into. Please help bring Light to this Situation as they seem to be on a one track mind and are adamant about either going thru with the Auction or they will decline the file. please see the attachment that was sent to me this morning stating the above.

Consumer Complaint: The family trust submitted necessary documents for completing a short sale to the lender ( Champion Mortgage ) holding a reverse mortgage on property held in the trust. All documents were submitted in a timely manner, including an appraisal. The appraisal was ordered by the trust, therefore it had to be reviewed by a HUD approved third party reviewer. The review process took over 3.5 months, due to periods of no activity by both Champion Mortgage and XXXX ( appraisal reviewer ). This extraordinary long review process caused the appraisal to exceed the 120 day HUD limit on the appraisal. A letter was submitted to Champion requesting that the appraisal be honored given the unacceptably long review process. The request was denied with the offer to pay for another appraisal. The new appraisal came in $ XXXX higher putting the purchase out of reach for the family member requesting the short sale purchase. Another letter was submitted to Champion again requesting that the original appraisal value be honored given the flawed appraisal review process. A Champion problem escalation representative contacted the trust executor apologizing for the situation and suggesting that we consider appealing the new appraisal. About a week into the preparing the appeal, we found out that the home had been sold in auction. We were not notified that the sale was imminent or that the property was sold. We heard about the sale from the individual who purchased the property. In fact, when the Champion escalation rep was informed of the sale, they were totally surprised and had to investigate to verify the accuracy. Reportedly, a request to rescind the auction foreclosure sale ( generated by Champion managers ) was denied by the responsible vice president. The property is still in escrow to our knowledge. The sale took place on XXXX.

Consumer Complaint: Nationstar Mortgage LLC. is attempting to foreclose on my home using falsified documents. I will be attaching two Assignment of Mortgage documents which show fraud in the form of conflicting dates and locations. The first Assignment of Mortgage to XXXX, took place on XX/XX/XXXX in the state of XXXX. This Assignment of Mortgage was never filed at my local courthouse. The second assignment of Mortgage took place on XX/XX/XXXX in the state of XXXX. These conflicting Assignments substantiate the complaints which I have filed with CFPB previously, proving that XXXX did not follow the proper chain of title when the Assignment of Mortgage took place.

Consumer Complaint: My house is set to be auctioned off through foreclosure on XXXX XXXX. I am only a few payments behind, but my mortgage company Nationstar has played hardball with me and not allowed any options to fix this problem. I am only {$5000.00} behind on this loan ( about 4 payments ) and am back working again so I do n't see why they have to take this extreme measure and not even give me a chance to fix the problem. I bought this house in 2010 because I had a good job with steady income. I was a XXXX and had been gainfully employed for 23 years. I never dreamed I would find myself in this situation. My company shut down last summer and suddenly I was out of work. Unfortunately I was living paycheck to paycheck and did not have much saved up. I applied for unemployment and benefits, but received less than {$1000.00} and just could not get caught up on the mortgage. The good news is I am back working and can afford a fair and reasonable payment again. The problem is that Nationstar will accept nothing less than the full past due amount. I have been called by their agents who have threatened foreclosure, and I have told them that I want to be considered for assistance through the available programs. They tell me that they will send out paperwork to complete, but it is never sent. I have tried to get Nationstar to open a review but ca n't make ANY progress. This is beyond frustrating. I am less than {$5000.00} behind on this loan and I make enough money to figure out a fair solution. But the problem is that Nationstar has no interest in a fair solution, they just care about foreclosing on my house. I thought I deserved a review of my current finances and expenses in order to determine what options may be available. NONE OF THIS HAS HAPPENED and my house is supposed to be sold this week. I need help!!!

Consumer Complaint: I 'm currently working with Naca, in which they told me to contact you about my mortgage. I 'm trying to get a mortgage modification with nationstar mortgage, working with them alone they had me last Saturday XX/XX/XXXX in tears, basically left without any hope of saving my home, the main complaint I have is they asked for a quick claim for the co borrower, I have explained to he company that the co borrower is not on my deed he is only on the mortgage, I have explained this several several times to the bank, regardless I dug deep and finally got the co borrower located in which he signed them I submitted it to the bank, the banks response, you have to file them with the registry of deeds, I went to the registry of deeds on XX/XX/XXXX, to file the quick claim, the registry tells me that there is no mortgage ever filed with the coborrower at all, they even ran his name, they responded he has only been filed on the second mortgage which has been dismissed threw a bankruptcy, in doing all of this I have found several things in question to this mortgage, paperwork that does n't and has n't been filed, paperwork that has been submitted to the registry of deeds and signed but than not recorded to the registry of deeds for several months later, like almost 6 months later, paperwork that was signed on Colorado, also by my mother, and myself, the dates for these paperwork are impossible for my mother to sign anything with the dates, my mother was dead during these dates ... another thing that brings a big question in mind is the amount of money that is owed to the mortgage company, which has n't gone down and yet I continue to pay, the second mortgage that has been filed with mortgage he registry of deeds with the coborrower, assumption of mortgage, reading the paperwork it says this loan had a balloon balance, I honestly believe that my mortgage which was done in XXXX by XXXX is fraudulent. I think when they sold my mortgage there could be that the combined the balloon balance with the first when they sold it. At that current time I was in a chapter XXXX bankruptcy, I was never notified about the sale of my loan to another company, nor was I ever giving any mortgage statements, I even asked for all of the payments to be produced of what I had made, so here I am doing anything nationstar tells me to do, now there saying if I ca n't file a quick claim they wo n't help me, I explained everything the register told me, there response well mamm I did n't not know what to tell you we bought this loan. That I need to go back to he registry and contact who owns the loan with he registry if there still in business,,,, Without the coborrower we ca n't help me, to get a loan modification, but if I 'm being told go back to the original owners who filed with the registry,, how do they even own this loan?. I 'm going around in circles,, and who dos own this loan, nationstar also told me that I need to put the coborrower on the deed and than take him off,, why would I even do that it 's {$120.00} dollars to find le each time, and I 'm currently a XXXX that XXXX XXXX unemployment is paying for me to go back to school,, so please help, I know in my knowledge and gut that this loan somewhere someway was defaulting when it was sold, and not once but twice, and I 'm in one mess because of it, so please could you help me look into this matter, nothing makes any sense to the registry, the amount of money owed, papers fled months after they were signed in a state I never even lived in ... thank you very muvh

Consumer Complaint: At the end of XXXX, I noticed on the NationStar website that my mortgage payment was to increase by {$1200.00} for the XXXX payment. My mortgage payment was going from {$2200.00} to {$3500.00} from XXXX to XXXX. When I looked at the escrow I noticed that they charge me twice the PMI amount for a couple of months. I also noticed that they estimated that the county and city taxes will be paid twice a year instead of once a year. When I called them to bring it to their attention, they also let me know that they had the wrong parcel number for my home. Next, I demanded that they re-submit an escrow analysis because the increase was ridiculous. They are refusing to do so until they get updated information ( which I do n't see them lifting a finger to get ). I 've been fighting to get them to update my escrow analysis for 2 weeks now and every time I call them I have to start over. Now I 'm having to run around and collect all the necessary documents because they are just going to stick with what they have even though the numbers do n't make any sense.

Consumer Complaint: I experienced a property loss on XX/XX/2016. NationStar Mortgage is withholding disbursement of my remaining insurance funds. They have not communicated to me about why funds are not released in spite of my meeting all repairs and inspections requirements completed in XX/XX/2016. I keep getting run around from them and this is affecting me negatively. They are not in compliance with Texas Insurance Code requiring the mortgage company to release funds within 10 days of my meeting the requirements or communicating the requirements.

Consumer Complaint: My wife and I have "owned" this home since XXXX. When we bought the home in XXXX, we had a mortgage with XXXX which sold it to Nationstar. We are the parents of XXXX children and until XXXX of XXXX, we have been a family of 8 on 1 income. My wife went back to work in XXXX at the school that my children attend and with careful planning and budgeting it should have helped, but it didn't. We've spent so long robbing XXXX to pay XXXX that we were ignorant in our efforts to establish a coherent budget that we could follow. We were caught up on the mortgage through XXXX and then one missed payment became many. Towards the end of XXXX we received our monthly statement from Nationstar stating we had an amount due of $XXXX. We were prepared to pay this with our tax return, hoping to get caught up and make on time monthly payments and get out of this hole that we're in. But unfortunately, it doesn't work like that. I called them on Friday, XXXX to make the payment and was told I had to call back on XXXX. Ok, no problem. They gave no other information and no indication that there would be a problem. So, on XXXX my wife called. I work 3rd shift and was sleeping, so she called to try to get this resolved. They informed her that we are in "active foreclosure" and that our account was sent to foreclosure on XXXX. Wait, what? My wife and I take full responsibility for being in the situation that we're in, we screwed up. Here's the part that I have an issue with... At no time did they contact us. Not once. There were no phone calls, no voice mails, no standard mail or certified mail. Not even an email. Absolutely nothing. The only correspondence we've received from them has been our monthly statement. Which aside from indicating that we were late and owed a ton of money gave no other information. In order to remedy this situation, we now need to pay $XXXX to a law firm that has been retained by Nationstar. Again, we have gotten no correspondence from them either. If we as consumers are held responsible for our actions by way of financial punishments (i.e. foreclosure, etc.) when do the financial institutions get held accountable for not following due process? It's very frustrating. So, since XXXX, I have been working with a XXXX housing counselor and I contacted CFPB to see if they could shed any insight on my situation. I've done this with the understanding that they may not be able to do anything to help, but my hope was that they could at least offer some insight and point me in the right direction. And so far I have not been disappointed. Unfortunately, I am still at the mercy of Nationstar to grant me a loan modification, in the hopes of saving my house. To anybody reading this, I would say this: Do not wait until it's too late to take advantage of resources that may help you fix a situation, or avoid one altogether. Unfortunately it doesn't take much to let things get away from you with the intent of fixing it tomorrow or next month, and then letting it drag on until it's potentially too late.

Consumer Complaint: I refinanced my mortgage with another bank in XXXX and was owed my escrow account from Nationstar mortgage. Nationstar keeps telling me that they have sent me my refund via mail ( XXXX checks for {$1800.00} and {$220.00} ) but it never arrives. I 've done this 3 times since XXXX with the last refund check supposedly being sent overnight on XXXX/XXXX/2017. After reviewing complaints on the internet, Nationstar Mortgage is currently being investigated by the Better Business Burral. I 've have read multiple similar complaints about this company
