Consumer Complaint: I signed a Deed-in-lue agreement with m & t bank in XX/XX/year>. I send the deed and keys to the bank. Now the bank said they cancelled the DIL and wants me to begin the process all over. They want me to try to sale the house again, go through short sale again, before DIL again. It doesn't make sense. I don't want to retain the property after I have already signed a DIL. They want to continue reporting late payments on my credit report. Lawyer are difficult to get and expensive. Please, help me stop this nightmare.

Consumer Complaint: XXXX is displaying inaccurate and fraudulent information on my credit report. I have disputed the items and asked to be provided with validation letters with my signature. I have also contacted the other parties requesting debt validation and nothing has happened. My only Name is and has been XXXX XXXX XXXX my ONLY address is XXXX XXXX XXXX XXXX XXXX in XXXX XXXX is reporting M & T bank on my report. Also, they have failed to provide my accurate and Only information on my report. again my only name is the showed above and i have provided legal documents showing my one and only name along with my one and only address. they have 3 different names on my report and neither names match the name provided my M & T bank. All of this companies have failed to validate produce any information signed by me with my only name that I already provided. it has been more than 90 days since I requested this information and they have yet to provide it. they claim that the information comes back as " VALIDATED '' but again I have yet to see a paper with my signature that I owe any of the creditors mentioned above.

Consumer Complaint: The mortgage company was late paying both installments of my property taxes through my escrow account. They ended up paying the original balance but did not pay the late fees that came about from paying both installments almost two months late. They paid {$3700.00} on XX/XX/2023 when the payment was due by XX/XX/2023. Because of this late payment, a late fee was due by XX/XX/2023 that I got in the mail on XX/XX/2023. I contacted M & T and told them I felt more comfortable paying the fees and getting reimbursed because if they were not paid within the week then my property taxes would be sent to auction. I spoke with a representative and was told on the phone that I would get reimbursed once I paid the late fees and submitted the required receipt. I paid the tax fees to the county directly and submitted my receipt to get reimbursed. After submitting all paperwork, I received a letter saying the penalty was not charged to me, therefore there was no overpayment and I would not be refunded. I contacted them on separate occasions and asked to speak to a manager to clear this up and was told a manager would call back within 24-48 hours, however a manager never returned the calls, and I have been unable to speak to a representative to help with this matter.

Investigation and bank officials agree that a confederate of his stole blank checks from me. when i answered yes to the question of whether the bank had given me copies of the illegally signed checks that was only partly right ( you only gave me the options of yes or no-not " partly '' which would have been the correct answer )

Consumer Complaint: My home was in the pre-foreclosure phase and was sold as a regular sale - not a short sale on XX/XX/2023. Leading up to the listing, I requested a payoff so that I could set a good price for the home. When the home was under contract I requested another payoff for the anticipated closing date XX/XX/XXXX. The closing was postponed 5 days beyond the " Payoff Good Thru Date '' on payoff # 2 which was XX/XX/XXXX. Payoff # 3 had a Payoff Good Thru Date of XX/XX/XXXX which was 23 days after my closing. This is a multi-part mortgage payoff refund. Part 1 is the 23 extra days of interest on the mortgage. Part 2 is because the Escrow portion of the loan payoff was never pro-rated to just the 4 days I owned the home in the Quarter for the purpose of Real Estate taxes and other Escrow items. The quarter began on XX/XX/2023 and my closing was on XX/XX/2023. I paid for the entire quarter of Escrow but this was too much. This was obvious to me even before the closing was completed because the difference between the Escrow portion of payoff figures in # XXXX vs # XXXX were huge despite the home only being owned until XX/XX/2023. If you compare the payoff figures between # XXXX vs. # XXXX vs. # XXXX and take into consideration the amount of time that would impact the increase in payoff dollars, the amounts do not make sense. I called M & T bank before the closing and was told it would be reviewed about 2 weeks after the payoff was fully processed. They estimated the payoff would take 2 weeks so the overpayment should have been completed by early XX/XX/2023. While I realize there are waiting periods for M & T Bank to respond, I have already sent them a written formal complaint via certified mail on XX/XX/2023. M & T bank has acknowledged receiving that complaint but constantly gives me the runaround indicating that a different department is handling it and then promising to call me back in a few days but never does. This is ridiculous. The pro-rating of a payoff is not a difficult process and it is done by banks and title companies many times a day in the course of selling homes and accepting other types of final loan payoffs. I have received a small check with no explanation of how the funds were distributed or any accounting for the difference in interest OR escrow. I believe that because this home was in pre-foreclosure, the bank and the law firm that reportedly represented them XXXX XXXX XXXX feels they can charge whatever they want without explanation and the homeowner has no recourse.
