Consumer Complaint: I was tricked into a negative amortization loan in XXXX. I did not really qualify but my loan officer told me they would " make me '' qualify. I purchased a home and got a loan that was way over my head. When I requested to refinance out of the loan the same loan officer said it would cost {$48000.00} to buy myself out of it. In XXXX I started a loan modification with the original servicer, Aurora, but they never completed my review, kept losing my papers, etc, etc. I finally received a loan modification from Nationstar in late XXXX XXXX as a Tier 2 modification. It was still something I could not afford, but I borrowed money to make. I borrowed from my XXXX, my pension and even my parents. In total upwards of {$50000.00}. Now I am having difficulty again, but Nationstar will not review me for another modification even though the government program allows for it. Nationstar states that the " investor '' refuses to give another modification.

Consumer Complaint: On XXXX separate occasions Nationstar Mortgage failed to send me statements and XXXX notify me by email or phone that payments were not received. On XXXX Nationstar failed to send a statement on account XXXX. I mailed in the payment to them and wrote the account number in the memosection of the check. They either did not process the payment or did notreceive it. In any case they made no attempt to reach out in any anyway, either by email or phone call. they did the exact same thing onaccount number XXXX on XXXX. No statement, no call, no emails. After 57 years Nationstar is the only negative report I have EVER hadposted to my credit report. I find their practices unethical and believethey should make and attempt to notify the customer so the customer haschance to correct it before it is reported!!

Consumer Complaint: I went to may my mortgage online with Nationstar on XXXX XXXX, 2015 and when I went to pay my mortgage there was an additional charge for a transaction fee of {$9.00}. My mortgage payment is not considered late until after the XXXX of each month and if they do not receive the payment they charge 5 % of the amount of the mortgage. If I pay online prior to the XXXX of each month there is no transaction fee. I called and they say it is a convenience charge. Would n't it be convenient for me to pay my mortgage online anytime. What difference does it make that I pay on the XXXX vs. the XXXX or XXXX. They still sweep my account the same day I submit my payment from my checking account and they receive the money before the XXXX. If I sent them a check and they received it each month on the XXXX they would need to process the check and get it cleared from my bank before they credit my account. When I make my payment online it is done automatically. So I ask why they charge on the XXXX a {$9.00} transaction fee when prior to that there is none. Please investigate as I believe Nationstar is ripping the consumer off. Thank you for your help

Consumer Complaint: On XX/XX/XXXX, I submitted a complaint about Nationstar to the CFPB because Nationstar increased my PMI and monthly impound payments by almost {$300.00} per month and could not explain it. They sent erroneous impound statements and could not explain them. The CFPB case number was XXXX ( their XX/XX/XXXX response is in that file, so you already have all the documentation needed ). Nationstar finally responded on XX/XX/XXXX. THANK YOU CFPB! Your presence gave them a reason to care that they actually DID overcharge me by OVER {$2500.00} per year for FHAMIP. However, during the waiting period for them to respond, I kept trying to figure out HOW my impound was short and why I would be forced to pay the escrow " cushion '' since we had JUST REFINANCED with PLENTY of impound money. What I discovered was that they paid {$1400.00} XXXX for my annual homeowners/hazard insurance. I called and was on the phone for XXXX hours on a XXXX call with Nationstar and my insurance company because they could not explain why the escrow statements showed it paid XXXX. Nationstar paid it once in XXXX, then once in XXXX ; however, my insurance company, XXXX, only showed it paid once in XXXX. We learned that Nationstar sent the XXXX payment to some semi-related insurance company in Florida. Then we got on a XXXX call with the Florida insurance company and got the refund check processing started. So the WHAT IS THE NEW COMPLAINT? Nationstar 's XX/XX/XXXX CFPB response adjusted for the incorrect FHAMIP, but they are still charging me a higher monthly payment for a " cushion '' because they think I will be short by {$1000.00} in XX/XX/XXXX when the next insurance premium is due. They over paid my insurance by {$1400.00} and did not account for it in their response or calculations, and now I am somehow short by {$1000.00}??? Coincidence? I think not. PLEASE get them to FIX their mistake and stop overcharging me because THEY CAN NOT DO THEIR JOBS!!! This is nuts! Who else are they doing this to?

Consumer Complaint: I applied for a mortgage loan with Green Light Loans on a Re-Finance, after many weeks I was turned down because I had a late payment. I canceled the loan process. A few days later Green Light Loans re-initiated the loan process stating I only had to show {$10000.00} in liquid assets which I did through savings statements and a XXXX XXXX plan. I presumed in doing this that the initial late payment was waived as they reactivated the loan process. I then after a week received an email stating that they had tried diligently to get underwriting to approve the loan. It was underwritting request that we show liquid assets to finalize the loan? " deception '' .... so we were denied.. this company should not be making loan transactions.

Consumer Complaint: XX/XX/2015To The Office of the Consumer Protection Bureau and Attorney General of the State of California : I am requesting you investigate the practices of the Mortgage Servicer Nationstar. I am making this request on behalf of my client XXXX XXXX whose loan is serviced by Nationstar, the many consumers whose loan are being serviced by Nationstar and have been denied foreclosure prevention, Realtors who are being forced to accept the illegal practices in order to assist their clients, those consumers who may not even know that they are being subject to breaking the law due to illegal practices being carried out by Nationstar and finally the investors who loans are being serviced under Nationstar 's Master Servicing Agreement. Under Section 8 of the Real Estate Settlement procedures Act ( RESPA ), it is illegal for anyone to give or receive a fee, kickback or anything of value in exchange for referrals of settlement service business to a particular person or organization relating to a mortgage loan. The CFPB 's has made it clear illegal referral schemes in the real estate industry resulting in unfair treatment will be penalized. It is my hope that CFPB will investigate thoroughly the information I am providing. After numerous attempts by my client to modify their loan Nationstar has continually denied their modification overlooking most of the Federal and State laws put into place to protect consumers. At a later point in this letter I will detail those laws I believe are not being followed by Nationstar, but today I am filing a complaint surrounding the laws that violate RESPA in Nationstar 's Short Sale process which have been completely overlooked by CFPB. A Short Sale still involves a mortgage loan. On XXXX XXXX, 2015 my client received a letter from Nationstar stating they were qualified for the servicer 's Short Sale program ( attached ). I am the XXXX that listed my client 's home prior to the letter being issued in XXXX of 2015 to my client XXXX by Nationstar. The letter that Nationstar presented to my client 's did not detail the guidelines for their program and after reviewing them I understand why they did not detail the guidelines, the letter only confirmed with the borrower that they must accept the guidelines. During the Short Sale process I was provided an additional letter for my client and I to sign by Nationstar which was labeled " Validation '' ( attached ). Nationstar insisted that both the borrower and I sign this letter before allowing the borrower to move forward with the Short Sale. The " Validation '' consent allows a company ( XXXX ) that Nationstar is the parent company of to auction the borrower 's property. In the very fine print they disclose that Nationstar not the investor will receive proceeds from XXXX in the form of a 5 % buyer 's premium. The auction company is first and foremost a California licensed Real Estate Brokerage that Nationstar has set up to receive kickbacks on the properties it services for investors. This is most definitely illegal and for Nationstar to force the borrower, and any perspective buyer to participate in this practice is incomprehensible. I add that the perspective buyer is forced because in order to place an offer on a property the perspective buyer must give up their rights to using any third party service such as escrow and title and allow Nationstar to select the service where Nationstar receives compensation ; again this is a RESPA violation. Nationstar can not force any member of the public or the investor into illegal activity to receive financial gain for Nationstar. CONTINUED IN ATTACHMENT

Consumer Complaint: Since XX/XX/XXXX I have been assigned XXXX ( XXXX ) " Dedicated Loan Specialists '' from Nationstar Mortgage , LLC to assist me through my Loan Modification process. My most recent specialists, XXXX XXXX XXXX states on his voicemail states that his name and contact number were erroneously added to thousands of Nationstar Mortgage correspondences by a computer mistake ; He then gives you the general number that contacts an automated response. I found out yesterday ( XX/XX/XXXX ) speaking to a Nationstar Customer Service representative that I do not have nor did I ever have a Dedicated Loan Specialist assigned to my account ; furthermore, he stated that my history had no one assigned to my account. ( This must be why I have not been able to reach any of these people! )

Consumer Complaint: My issue with Nationstar pertains to a 30 day late payment incurred on my mortgage for a missed payment for XXXX 2014. The late was caused by me being defrauded by a man named XXXX XXXX, posing as a licensed mortgage professional to refinance my home, who ended up stealing over {$4000.00} from me. He insisted that I not make my XXXX 2014 payment to Nationstar as the new loan at a 2.99 % 30 year fixed rate was going to close and funds would be on their way ( See attachment ). When Nationstar called me, I let him know that I was going to make the payment ; he insisted that he had later spoken to Nationstar and all had been resolved and a check was on its way to them. Finally when nationstar called me and told me no check was received I quickly made the payment. At that time I became suspicious and started to investigate the matter to find that there was no such refi loan in process I then discovered the individual was a convicted felon who had a history of defrauding people and had his Real Estate license revoked and had a cease and desist order against him from the Dept of Real Estate ( See Exhibit B ) He defrauded me by getting all my bank information and in addition to charging me for loan fees for this non-existent loan, he ended up using my bank account funds fraudulently and ran {$4300.00} worth of fraudulent charges. The XXXX XXXX County Deputy District Attorney 's office has also confirmed that XXXX XXXX XXXX has defrauded another XXXX people, for which they DA 's office is taking legal action against him ( see attachment ). As the DA 's office also suggested I also filed a law suit against XXXX XXXX, and got a court ruling against him ( see attachment ) The XXXX XXXX County District Attorney Special Investigations Operations Dept also took legal action against XXXX XXXX XXXX and arrested him. I also forwarded Nationstar my XXXX XXXX bank statements which showed that I had over {$35000.00} in my account at the time, which were more than sufficient funds to make the mortgage payment The late payment incurred on my Nationstar loan due to this issue was due to the fact that I was misled and defrauded. Earlier this year I brought this issue with Nationstar to remove the late payment and even sought the help of the CPFB. Nationstar however refused to remove the late payment and in turn to hurt my credit even more than legally permissible put a fresh new late payment on my credit report for XXXX 2014, whereas before this issue was brought up they were only reporting a XXXX 2014 late payment.
