Consumer Complaint: We have been working on a mortgage with Greenlight Loans since XXXX XXXX. This is a XXXX family 30 year fixed conventional mortgage. We have good credit, were pre approved ( with a promise to close within 30 days ), and can satisfy debt-to-income requirements. The house was appraised and we received conditional approval within 15 days. The condition responses were returned the next day and there has been no forward movement since then. We did have a hiccup with the seller not having the pool ready for the appraiser, but that was completed and the appraiser report was sent to Greenlight on XXXX XXXX. Every time I follow up to see what the status is, the closing coordinator indicates something is being cleared in underwriting and we " should close next week ''. I have been hearing this every week for four weeks now. I always have to ask for a status, they are not proactive in updating me at all - I believe the file is sitting on someone 's desk until prompted to work on it. They had not asked me for XXXX additional piece of information, just keep delaying the final steps. Then last Thursday, they have a list of information they need for underwriting, which I completely understand they need to update their file. It was simple stuff and was returned within XXXX minutes. But, how could the closing coordinator be promising to close when the XXXX file was not even complete or up to date? Today, their response is " being cleared by underwriting for funding and this will be done in about an hour '' - that was XXXX hours ago. The sale of our house is closing Friday and we are going to be homeless if we do n't get this closed. Further, this is not just affecting my family. The sellers and our realtors are all impacted. I honestly believe that the closing coordinator does not know what she is doing and has no training or guidance. I also do n't think anyone at the company cares. My husband filed a complaint on their website and I have also called their Consumer Affairs Department with no response.

Consumer Complaint: Re : Loan ModificationOn Friday XXXX XXXX, 2015, at XXXX, I received a phone call from XXXX XXXX who is a " Foreclosure Prevention Specialist '' at Nationstar Mortgage LLC , XXXX , TX XXXX. XXXX XXXX stated that he had gotten verbal authorization to speak with me from " XXXX '' at the office of attorney XXXX XXXX, XXXX, MA XXXX, who represented me in a bankruptcy filing. XXXX XXXX told me that I could get a loan modification. He asked me for my email address and, while on the phone with me, he emailed me some documents, which I received in my Inbox at XXXX. The email had a PDF file attached. He told me to print the documents in the PDF file, and sign both copies and mail them back to the XXXX, TX address. And he told me to mail a check in the amount of {$1200.00} to Nationstar Mortgage, XXXX, TX XXXX. XXXX XXXX said that if I did those XXXX things, I could get a loan modification. On Monday morning, XXXX XXXX, 2015, as soon as I had the money in place in my bank account, and I did as he had requested. I sent the signed documents and the check via USPS Express Mail to the XXXX addresses he gave me. The {$1200.00} was all the money I had, including my {$XXXX} monthly Social Security Retirement payment, which I started collecting in XXXX 2015 to make ends meet. USPS tracking showed the documents were delivered on Tuesday XXXX XXXX, 2015 at XXXX. And the check was delivered on Tuesday XXXX XXXX, 2015 at XXXX, and cleared my account on Thursday XXXX XXXX, 2015. On Wednesday XXXX XXXX, 2015 at XXXX, XXXX XXXX called me and told me it was too late to do the loan modification. I told him I did what he told me to do. He acknowledged that they had received the documents and that he would see what he could do. He told me to call him back Monday XXXX XXXX, 2015. On XXXX XXXX, 2015 I called XXXX XXXX direct line ( XXXX ), as instructed. I called XXXX times : At XXXX, at XXXX, at XXXX, at XXXX and left XXXX messages. He did not return my call. I called again on Tuesday XXXX XXXX, 2015 at XXXX and left a message. He did not return my call. On Wednesday XXXX XXXX, 2015 at, I called XXXX XXXX number again. At the end of his recorded message, if you press " XXXX '' the call gets transferred to someone else in his department. At that point I wanted to speak with anyone who could help me. My call was transferred. I spoke with XXXX XXXX. After explaining why I was calling, she said she would have to get authorization from Attorney XXXX before she could talk to me and that she would call the attorney. Later that same day, at XXXX, having not heard back from XXXX XXXX , I called the Nationstar at XXXX. I spoke with XXXX XXXX. I explained the situation and told her I needed to know the status of my loan modification. She said they had not yet gotten the authorization from the attorney. She said she would fax them a form which they could sign and fax back. She told me to call the attorney and ask them to return the form as soon as possible, and that she would call me back as soon as soon as she got the signed authorization. I called Attorney XXXX ' office and they said they had the form and would sent it as soon as the attorney signs it. As of today, Monday XXXX XXXX, 2015, I still have not gotten the call back. I feel like I was tricked into sending the check for {$1200.00}. The loan modification they offered was for a XXXX ) year mortgage with an APR of 6.75 %. I have documentation of everything I stated in this complaint. However, I do n't know how to attach pertinent documents to this complaint. I ca n't seem to make my computer do it. I can FORWARD the email with the PDF, and I can provide the tracking numbers from the XXXX express mail letters, but I ca n't attach anything to this complaint form

Through lost paperwork, wrong " action codes '' entered in their system and overall lack of response I am still sitting here on XXXX XXXX waiting for someone to just call me to set appraisal date. I did get a call from them on XXXX XXXX promising a call within XXXX business hours. No call. Consumer Complaint: I sent and served a RESPA Qualified Written Request ( " QWR '' ) /Debt Dispute Letter and a Cease & Desist Notice dated XXXX/XXXX/2015 to Nationstar Mortgage , LLC ( " Nationstar '' ), as purported loan servicer, and XXXX XXXX XXXX XXXX ( " XXXX XXXX '' ), as Trustee for XXXX XXXX XXXX XXXX , Mortgage Pass-Through Certificates, XXXX XXXX ( hereinafter, the XXXX XXXX ) - a special purpose vehicle ( " SVP '' ) organized as a qualified special purpose entity ( " QSPE '' ) and formed as mortgage-backed securities trust ( " MBS trust '' ). This MBS trust, which was created under an operative securitization agreement called the Pooling and Servicing Agreement ( " PSA '' dated XXXX/XXXX/2015 ) in accordance with and governed by the trust laws of the State of XXXX, has an election and continuing qualification as a real estate mortgage investment conduit ( XXXX ) pursuant to the U.S. Internal Revenue Code ( IRS ) section 860. I copied the Consumer Financial Protection Bureau ( CFPB ) with said QWR/Debt Dispute letter, which was duly received by Nationstar on XXXX/XXXX/2015 ( referenced USPS Form XXXX No. XXXX XXXX XXXX XXXX XXXX ) and XXXX on XXXX/XXXX/2015 ( referenced USPS Form XXXX XXXX. XXXX XXXX XXXX XXXX XXXX ). See attached QWR/Debt Dispute letter and Cease & Desist Notice dated XXXX/XXXX/2015, which provides in details and facts, with full specificity, why I dispute the debt and demand that Nationstar and XXXX to cease and desist its judicial foreclosure action against my subject home mortgage loan ( filed with the Superior Court of the State of XXXX, XXXX County under Case No. XXXX ). XXXX sent its response dated XXXX/XXXX/2015 ( also attached herewith ) which essentially just brushed aside my complaint and " passed the buck '' to Nationstar without addressing my demand for the validation of the loan that XXXX, as Trustee for the XXXX XXXX, claims it owns. XXXX just stated in its response that, " XXXX disagrees with your legal assertions and will not be producing the requested documents. " To date ( XXXX/XXXX/2015 ), in violation of the Real Estate Settlement Procedures Act ( RESPA ), codified as Section 2605 ( e ) of Title 12 of the United States Code, specifically under Section 1024.36 ( c ) of Regulation X of the Mortgage Servicing Act as amended by the CFPB pursuant to the Dodd-Frank Act, Nationstar failed to provide me within 5 business days with a response acknowledging receipt of my QWR/Debt Dispute letter. Also, pursuant to 1024.36 ( d ) ( ii ) ( 2 ) ( A ), Nationstar failed to provide me within 10 business days after receipt of said request and demand for information the identity of, and address or other relevant contact information for the true owner of my home mortgage loan. Finally, pursuant to 1024.36 ( d ) ( ii ) ( 2 ) ( B ), Nationstar did not also respond and provide all of the other information requested and on or before 30 business days. There was no letter whatsoever from Nationstar requesting for any extension of said deadlines. Nationstar just completely ignored my QWR/Debt Dispute letter.

Consumer Complaint: The XXXX mortgage on my house was bought by Nationstar Mortgage during my Chapter XXXX bankruptcy and the XXXX mortgage was legally discharged when I successfully completed the bankruptcy in XXXX 2014. I completed and filed the legal documentation in XXXX XXXX County, CA re : stipulation resolving the complaint. Instead of reconveying the mortgage within 30 days, I then began receiving bills from Nationstar, saying I owed them XXXX of dollars and the company reported the false info to the credit bureaus. After several calls and faxing proof, Nationstar kept insisting that I had to pay the XXXX mortgage. After I got my lawyer to send proof of the discharged loan, Nationstar finally noted that they would reconvey the mortgage, but it is still " in process ''. Nationstar should have stripped the lien last year. When I was in escrow to sell the house after having to move for a new job, I found out the lien was still there and I am now losing XXXX of dollars and will probably lose the house to foreclosure because of Nationstar 's delay in reconveyance of the mortgage. I 've called Nationstar weekly and it is still " in process '' although I was told it takes about 30 working days to reconvey it. Is there anything else I can do to get this resolved legally?

We provided bank statements to prove the mortgage was paid and with your help, they acknowledged it was their error. Last month we got another email saying we missed a mortgage payment. When we called them up and told them CFPB had helped resolve this issue they said it would be fixed. Now I got another email telling me we have n't made our mortgage payment!

I was ordered to receive XXXX for the XXXX XXXX XXXX. XXXX of these were XXXX. I am revealing this to you because XXXX. So, in XX/XX/XXXX when i asked XXXX / XXXX XXXX XXXX for a REFI, they asked me for proof of income. These guys knew i was in tough shape especially from XXXX. They knew because they ( XXXX ) demanded proof of income which came in the form of my XXXX " award letter. '' For XXXX months, i politely asked them to mail me a brief synopsis of the terms i could expect to be faced with. And each month they came up with a new reason why they could NOT tell me what to expect for an interest rate, a rough guess on the total monthly payment, escrow breakdown and whether my new note was a " fixed '' or " adjustable-fixed-mortgage & gt ; '' By the way ; i had no idea what any of the preceding words meant, ie. ARM versus a Fixed Note or what attorneys meant by a Sub-Prime Note and or balloon payments. This all goes to the heart of my complaint. These XXXX financial REFI wizards were 'banking ' on the fact that i had no concept or understanding of contractual mortgage language. I doubt some of them did to except for how much their commission would be if i signed all the refi documents. This brings us to the 3-day Recission period guaranteed by law for every American citizen following the Closing of a mortgage contract or the refinancing of a mortgage note. Why? Because none of us can read or truly understand the implications of what we are getting ourselves into for the next XXXX years. Let me refresh you. I was XXXX ( XXXX ). And the REFI bank officers knew this because i had previously supplied them with my XXXX Award paperwork from the XXXX judge in XXXX, Florida. These documents from XXXX XXXX XXXX elaborated on how i XXXX XXXX in many everyday settings and even simple tasks such as shopping at the grocery store. I ca n't tell you how many times i had to leave my basketful of groceries in XXXX so i could 'escape ' from my perceived trap. XXXX. XXXX/ XXXX & XXXX set my closing at XXXX. It went to XXXX and yes, i had a XXXX XXXX but i had to stick it out. I was signing documents like crazy. ( XXXX forms ). During this marathon closing, i must have asked at least XXXX times for a copy of my new refi note. I was told, " XXXX XXXX, we have XXXX docs here and i need to get each XXXX upstairs to the notaries to be notarized. It 's XXXX. Do you want to wait until XXXX for a few copies? '' At close to XXXX Thursday, i asked if my 3-day revision period included the week-end & was told yes, of course. That should change. Note ; how many real estate attorney offices are open on a saturday willing to review a XXXX page thick refinancing mortgage note? Wait. Forgot. I was denied a copy of the refi note for my 3-day recission period. During the closing, the refi agents guaranteed me more than XXXX that my mortgage payment would remain at {$620.00}. A lie. Consumer Complaint: I have been trying to getting a modification with my lender ( Nation Star ) and all attempts has been unsuccessful. Recently, my house was listed for sale on XXXX/XXXX/15 and the judge postpone the sale and currently there is another sale date scheduled for XXXX/XXXX/15 and all documentations has been submitted to show verifications of an affordable mortgage. Currently, my husband has obtained a permanent position with his employer and this even makes affordability much better for the long term since it was due to husband being per diem with his current job. On a daily basis, there are constantly people who visit my property in the day while my XXXX children are home taking pictures, surveying the property, this is very terrifying when my daughter is constantly calling me sayings things like " Mom, they are looking around the house again or saying " Mom, someone is in the driveway again ''. I have to constantly reassure here not to worry herself. I have XXXX school aged children and I am pleading with you to help me save my home as Nation Star keeps denying my request.

Consumer Complaint: I have been dealing with my mortgage company for 7 years. The problem first started when I lost my husband. He was killed XXXX, whilst in the XXXX and the guy/people that originated my loan are in Federal prison for predatory lending. My loan was originally with XXXX and then bought out by XXXX. Who then illegally foreclosed on me and I went to court and got a judgement in my favor. In the meantime I had to close XXXX because my daughter was diagnosed with XXXX and I had to work with her. I still receive my VA benefits and Survivor benefits to afford my mortgage. When the housing market crashed I initialized a modification with XXXX, it took two years of submitting documents. I also was n't allowed to make payments during this time. So my past due kept going up. Also my original loan balance was going up too. Finally they had all my papers together and I was in underwriting and on the final day they sold my loan to Natiionstar. They told me I had to do the whole thing over again, which I did that has been going on for two years. So it started at XXXX and now is XXXX and they having me owing {$300000.00} in fees and paments and XXXX in escrow arrears. They wo n't send me copies of the fees I owe or the original note or XXXX. Statements or Countywide documents or anything I request actually. I am a XXXX widow and have my late husbands daughter who is XXXX. This is the only home she 's known and I got completely messed over with my original loan. I feel like I 'm being walked over and I ca n't get any answers or help.

Consumer Complaint: At the beginning of XX/XX/XXXX I was accepted to get a modification on my mortgage with Nationstar Mortgage in XXXX, Texas. I was to do XXXX trial payments starting in XXXX which I completed and got my modification. I got my final paperwork to sign and get notarized and send back to Nationstar. On my paperwork it stated that " Borrower promises to make monthly payments of {$700.00} starting on XXXX XXXX. '' I sent XX/XX/XXXX payment and then XX/XX/XXXX. The middle of XXXX I got call from the mortgage company that I needed to sign the paperwork again because they said did not have all the pages but this would not affect the modification. I did that. In the beginning of XXXX I received XXXX letters ( XXXX reg. mail and XXXX cert. mail ) stating that if I did not pay {$1100.00} by XXXX XXXX they were going to start foreclosure on my home. I called and asked what was going on. First they tell me that my monthly payment is not {$700.00} but is {$940.00}. I asked why it was not on my paperwork and they claim that they did not know what my escrow payment was. ( I did not believe that ). I asked why I was not notified and was told that because of my bankruptcy ( discharged in XX/XX/XXXX ) that by law they do n't have to send me monthly statements or call me to tell me what I owe. I asked how would I know what I owe then and they said I could call them! Why would I call them if my paperwork stated I was to pay {$700.00} every month?! When I call this company the agents can be very rude and everyone gives a different answer to the same question.If I call XXXX of of their loan specialist on their private number I never get them but get their voice mail and I leave a message and they never call back ( ever ). The foreclosure is in suspension now so I can try and get caught up but I feel this is their mistake not mine. I called the XXXX office in XXXX, Tx. and they have a F rating. I filed a complaint with them and also the Texas Mortgage Banking and Savings Lender.
