Consumer Complaint: I had a XXXX mortgage loan with XXXX XXXX. The loan changed hands several times and ended up being serviced by Nationstar Bank. In XXXX 2011, I refinanced and rolled the XXXX mortgage into my first mortgage and at the time Nationstar released the lien. I recently discovered that they missed the original lien release naming XXXX XXXX and I 've been working with them for several weeks now to have that release sent to the XXXX XXXX XXXX 's office. Each time I call, they tell me the paperwork is in progress or waiting for signature. I spoke with their customer service rep last week and was told a supervisor would call to update the status of the release but I did not receive the promised call. Nationstar needs to release instrument number XXXX. Since this has not been done and I am not receiving promised calls, I spoke with XXXX @ the FDIC and she suggested I file a complaint with you. Is there anything you can do to get this paperwork finalized for me? I have been approved for an equity loan that is being held up by this lien. XXXX XXXX XXXX XXXXXXXXXXXX

Consumer Complaint: I had a payment of {$53000.00} sent overnight to Nationstar Mortgage , LLC. THe addressed used was the address on the website to accept overnight payments. It was received by their mailroom at XXXX on XX/XX/XXXX. After more than two hours over the last two days they still have not been able to tell me anything about this payment other than to ask if my check had cleared my account. I tried to remind them that this was a cashier 's check not a personal check. Today the call began approximately XXXX and ended at XXXX. I repeatedly asked for a supervisor, was promised I would be connected " now '' numerous times over a 30 minute time period, to a XXXX XXXX ... I was transferred to hold music and finally a XXXX XXXX answered. She finally took me up on my oft repeated offer to send a copy of the cashiers check and XXXX waybill to help her research department. She said it could take 7 days. This payment was to reduce the loan balance below what the net proceeds are for the sale of this home. If this payment is not applied the sale of the home could be cancelled. The title company handling the sale is waiting to hear that the payment was applied but soon the time limit for completion of the required paperwork will expire. The sale is to close XX/XX/XXXX. She verified that she had received the email containing the payment information.

Consumer Complaint: I received an odd e-mail from Nationstar Mortgage on XXXX claiming that my mortgage had been transferred. This is the first notice that I have received about this issue. I refinanced with XXXX two years ago and my loan is now with XXXX, they have proved to be a disorganized mess. I have not received any information from XXXX about the transfer and I have not received the package that Nationstar claims to have mailed to me. I responded to the e-mail the same day stating that I would not change my monthly payments until notified by XXXX. Nationstar has not responded. I had a similar issue the first year of my mortgage ( XXXX ) with XXXX different lenders claiming to own my mortgage. I had not received anything from XXXX. Unlike XXXX, they answer their customer calls very quickly and they verified by phone and e-mail that the information was a fraud attempt to get customers to redirect their payments. I have been on the phone trying to reach XXXX joke of a customer service since receiving the e-mail and hung up several times after being on hold for 20+ minutes without anyone picking up the call. I have already processed the payment for the XXXX payment to XXXX.

Consumer Complaint: Nationstar Mortgage in XXXX, Texas extended an offer to give me a Loan Modification. I accepted this offer. I was current on my mortgage when the process began. The letter they sent said the trial period was 4 months long. The letter said if I sent more money than the trial amount it COULD ( NOT WOULD ) affect the trial. I was never told it would cancel the trial. They extended the trial by a month, did n't tell me. Cancelled the trial, without a letter. Sent me a letter telling me I 'm late on my mortgage now by {$2600.00}. ( I was current before the trial began ). Now I 'm in danger of losing my house. They are blaming the government for this. Saying it 's all because I sent {$25.00}. extra instead of the exact amount.

Consumer Complaint: WE FELL BEHIND 2 PMTS. WE SENT IN 1 XXXX PMTS FOR 4 MONTHS BUT THEY KEPT SENDING THEM WANTING THE FULL XXXX DUE, WHICH WE DID NOT HAVE. THEN THE HARASSING CALLS SEVERAL TIMES EACH DAY. AFTER FINALLY TALKING TO A REP HE TOLD US TO STOP SENDING PMTS UNTIL THEY GOT IT STRAIGHTENED OUT, THAT WAS 3 YEARS AGO. NOW THEY HAVE FORECLOSED AND ARE AUCTIONING OFF OUR HOUSE ON XX/XX/2016. STAY AWAY FROM THESE PEOPLE THEY WILL XXXX!!!!!!!!!!!!!!!!!!!!!!

Consumer Complaint: The mortgage assignment executed on XXXX/XXXX/XXXX by XXXX, XXXX XXXX XXXX XXXX XXXX XXXX XXXX, shows XXXX XXXX purchased both my mortgage & the note for the sum of {$10.00}. Fl Statutes XXXX XXXX XXXX XXXX, prohibits a foreign corporation from transacting business in Fl until it obtains a certificate of authority from the Department of State, activities including " creating or acquiring indebtedness, mortgages, & security interests in real or personal property '' or " securing or collecting debts or enforcing mortgages & security interests in property securing the debts ''. XXXX. withdrew its corporation status on XXXX/XXXX/XXXX & changed its name to XXXX XXXX, XXXX would not have had the authority to assign or sell the subject mortgage to XXXX on XXXX/XXXX/XXXX because XXXX did not own the subject loan, service the subject loan or have a license in the state of Florida to execute any mortgage transactions. The mortgage assignment specifically states that " the assignor XXXX XXXX XXXX XXXX in consideration for the sum of {$10.00} & other good & valuable consideration paid by XXXX XXXX, does hereby grant, bargain, SELL, assign, transfer & set over unto assignee a certain indenture of mortgage bearing the date of XXXX/XXXX/XXXX made by XXXX XXXX XXXX XXXX XXXX XXXX XXXX. The assignment goes on to state " Together with the note & documents therein described or referred to, the money due and to become due, with interest, & all rights accrued or to accrue under said mortgage. TO HAVE & TO HOLD the same unto the said assignee ''. This is a purchase of the mortgage & the note & this statement in the assignment of mortgage contract states that XXXX XXXX XXXX did in fact purchase the mortgage & the note from a company that was not licensed to conduct the transaction. " Florida XXXX XXXX states It is unlawful for any person 1. ) to act as a mortgage lender in this state without a current, active license issued by the office pursuant to XXXX XXXX 2 ) to act as a correspondent mortgage lender in this state without a current active license issued by the office pursuant to XXXX XXXX. Pursuant to Florida XXXX XXXX a license issued in accordance with XXXX XXXX is not transferrable or assignable. According to the Florida XXXX XXXX XXXX XXXX, neither XXXX nor XXXX had a license to conduct business in the state of Florida in XXXX. In fact, when the alleged assignment of mortgage was executed, XXXX XXXX Inc had been defunct 2 years prior & their license was terminated on XXXX/XXXX/XXXX. Also pursuant to FL statutes XXXX, MERS, Inc did not have a license in the state of FL. XXXX XXXX XXXX, XXXX did not have the authority to purchase my mortgage & the note. XXXX XXXX does not HOLD promissory notes or mortgages & does not have the authority to negotiate the sale or transfer of a promissory note. XXXX XXXX does not & did not have a license & does not have the authority to collect payments or interest on any mortgage loan. Aurora Loan Services XXXX Inc did not have a license in FL in XXXX to purchase, service or conduct mortgage transactions in Fl. The mortgage assignment clearly states return to Aurora Loan ServicesXXXX. There are XXXX different companies on this document. Aurora Loan Services was the servicer in XXXX & again in XXXX. Aurora then sold the servicing rights to Nationstar Mortgage , LLC and all of this is illegal and state laws have been broken. How can you sell a mortgage or a note you DO NOT OWN?

Consumer Complaint: My mortgage was transferred from XXXX to Nationstar. Nationstar is charging a {$9.00} processing fee for any online payments made after 9 days, even though according to my mortgage I have two weeks before a late fee is assessed. This seems like a late fee by another name.
