Consumer Complaint: On XXXX XXXX our mortgage with Nationstar was paid off through a refinance. I called Nationstar who told me that it would be up to 14 days before escrow balance would be refunded. On XXXX XXXX I called Nationstar again about the status of the escrow balance refund and then they told me they had 30 days to refund me the balance. I asked for an urgent refund and they said okay that they would have it to me within the next XXXX3 business days and gave me a tracking number for the refund. 3 business days have passed and I contacted them today for the status and they said the refund had been issued but that it would be another 10 days before it would be sent. I asked for an urgent refund and they said that I would receive the check prior to 10 business days but the status of the tracking number that has been provided to me has n't been changed since creating the label. I was told at closing and several times by Nationstar that I would not have to wait more than 14 days for my escrow refund, but yet 28 days later I still have no refund. The money is not theirs!

Consumer Complaint: Mtg ln was sold from XXXX XXXX to Nationstar Mtg off XX/XX/2016. I requested payoff from XXXX so I would not experience fallout. They sent info back to me via snail mail and I got it on XX/XX/XXXX/letter from XXXX stated that eff XX/XX/XXXX, all pmts must go to Nationstar. I decided to send {$50000.00} a day via bill pay ( electronic file ) the week of XX/XX/2016 to XXXX to pay down the loan of {$220000.00} gradually and reduce daily interest. My Monday XXXX and Tuesday XXXX electronic payments were returned from XXXX so I cancelled the remaining electronic payments scheduled for that week ( additional {$120000.00} ). Called their customer support and was advised there was a 'code ' on my account and no credits could be applied UNTIL AFTER the transfer process from XXXX XXXX was completed - BY XX/XX/2016!! ( where I 'd previously worked, conversions of complete banking institutions were completed over a week-end so as not to affect customers ). So for an entire week, I was unable to reduce my principal. So I opted to send a cashier 's check for {$220000.00}. via certified mail on XX/XX/2016 ( tracking # XXXX ) then once applied to my loan # XXXX, I 'd get a new payoff on the remaining balance of approx {$800.00}. But I decided to wait until after they sent my county taxes that were due no later than XX/XX/2016 from the escrow account. As of today, XX/XX/2016, I confirmed my cashiers check for {$220000.00}. was signed for at Nationstar Mtg the morning of XX/XX/2016 but that payment has not yet been credited to my mortgage. Thus the daily interest on that at 3.50 % of {$21.00} has accrued unjustly these past 2 nights. And the county taxes have not yet been paid - they only have this week to get that done. Calls to customer support on XX/XX/XXXX were met with the response that payments can not be effective dated and it was my responsibility to pay the accrued interest during that timeframe! I know that inability to effective-date payments to be a false statement. And their emails welcoming me to their 'world ' noted that payments due the week of XX/XX/XXXX thru XX/XX/XXXX would be posted with the correct effective date when processing was able to be started ... First complaint is the consumer should NOT be penalized daily accrued interest because their system can not complete conversions of purchased mtg loans for a week.. Second complaint : why have they not yet posted my cashier 's check received by them on XX/XX/XXXX. And when they do, they should be required to effective date the posting so that accrued interest will adjust accordingly. Thirdly - when are they paying my county taxes due by XX/XX/2016 ( Sat ). Having worked in XXXX for over 45 yrs, I 'm perhaps a bit more knowledgable than the norm and when I 'm told that effective-dating payments can not be done then I know they are either misinformed in the customer support or they are gouging customers.. Letter with documentation sent to XXXX XXXX , XXXX on XX/XX/2016 as well. Awaiting response.

Consumer Complaint: A XXXX mortgage firm, dba Nationstar Mortgage LLC refuses to produce the XXXX document required in escrow to finalize the sale of my property. This has been going on for over 6 months! The loan officer, the escrow officers, the seller ( me ) and the buyer have placed calls to Nationstar to request this form. We can not find a person who even acknowledges knowing what we are asking for. Its as if this form has never been requested before. In speaking with XXXX XXXX, Foresite Escrow, she ca n't understand why calls are not answered or returned, nor can the loan officer understand the failure to return his calls. They wo n't return my calls. Yesterday I spoke with three different customer service staffers who refused to connect me with an officer who could finalize this problem. I was on hold for over an hour, then they disconnected me. This same procedure happens every time I call. What can I do to sell my house and pay off this loan when they refuse to produce the XXXX document for the escrow and title people? They are the most unprofessional business I have dealt with in my entire life!

Consumer Complaint: As of XXXX XXXX Nationstar stated to my lawyer, XXXX XXXX, that I have not paid any mortgage payments since XXXX XXXX. Meaning they think I am delinquent for about {$5500.00} ( estimated ) to my mortgage. They filed a motion with the bankruptcy court on XXXX XXXX, XXXX to be relieved from the motion to stay to foreclose on my house. They have tried to do this before in XXXX and due to lack of proof on their end and substantial proof of payments on my end the case was dismissed. Once again I am in the same situation of having substantial proof of payments on my end and they have nothing to support their claims on their end. However, having to go through the hassle time and time again plus the added problems of them not letting me see how they are applying my payments or showing me anything regarding my mortgage. I have sent several requests to Nationstar 's Bankruptcy Lawyer via a certified RESPA Qualified Written Request, Complaint, and Dispute of Debt and Validation of Debt Letter to request that Nationstar give me copies of my mortgage and see how they are handling it, but time and time again they just deny me and send incomplete paperwork. I am beyond frustrated at this point and now I suspect they have done some illegal things with my mortgage if they refuse to give me access. It must mean they have something to hide. Here is my proof of payments through XXXX up to date and, once again, this is complete mortgage fraud.

Consumer Complaint: I have been attempting to get a loan modification with this company for months. I finally get the paperwork to sign to modify my loan. They set up an appointment with a notary and the paperwork is signed and sent in. I called the following week and the person assigned to my loan said they did not get the paperwork. Then he said he found them and it would take a while to get them processed. I checked online a few weeks later and my account said that the loan modification was denied. I was never notified by the company that the modification was denied. When I called they said the paperwork was signed incorrectly, even though it was signed exactly like it was listed on the forms. They never called to say the forms were not signed correctly. I called twice to get new paperwork. When I received it, I called to set up the notary appointment again and to make a payment. The appointment is scheduled. When I asked why a previous payment was not showing on the account, I was told that they will not post the payments because if they post the payments then they ca n't foreclose on the property. I asked why they are working foreclosure when we are in the modification process. The response was because the paperwork was not signed correctly. I have been doing everything possible to get this modification completed, but it seems like there is one obstacle after another and they do not communicate with me about issues that I am totally unaware of. Today I received a letter from an attorney that my house is in foreclosure. Is this even legal?

Consumer Complaint: XXXX XXXX XXXX - Since the last complaint XXXX I filed against XXXX XXXX XXXX XXXX I have sent an appeal to Nationstar the servicing Company for XXXX XXXX Mortgage. I have had one call because my brother died - XXXX XXXX XXXX who was on the mortgage and I am to here back from her in 2 days. Her name was XXXX XXXX at Customer Relations, Nationstar. telephone number XXXX. That was 2 weeks ago. To : Federal Trade Commisssion, FTC asking for assistance to see if my Loan was the subject of Predatory Lending and why XXXX XXXX XXXX XXXX will not approve a modification Denial reasons : Property not Owner Occupied : 1. I was unable to remain in the home due to XXXX family members passed away tragically in the home XXXX. 2. HAMP - assistance - the home can be rental property. 3. I foresee imminent default due to going over my budget would have a deficit of over {$1500.00} a month making the home unaffordable and possible foreclosure in the future. 4. When my brother passed the loss of income was {$4100.00} a month. I also had medical expenses from my father of {$15000.00} and before my mother past away I had {$3000.00} along with burial expenses. Summary : Hardship I am current on my mortgage, however I believe that I have an imminent default ( my loan is not yet in default but there is a high probability that it will soon be in default ). My mortgage payment is {$2200.00}. On XXXX XXXX, XXXX my brother ( co-borrower ) died. XXXX. Upon his death I lost {$4100.00} a month and he was the co-borrower on the loan. In XXXX my father also passed and I had to cover medical and burial expenses in the amount of {$15000.00}. At that time I became a XXXX to my mother and contributed {$3000.00} a month for XXXX, and she eventually passed. I had to pay XXXX for her burial expenses. My brother, father and my mother died tragically in my home and I had to relocate from my home due to XXXX family members passed away in the home tragically and residing there was too stressful. The police at one point said it look like a crime scene. I have inherited my grandchildren. In XXXX XXXX I received an e- letter from the lender Nationstar which stated that my payment will increase from {$2200.00} to {$4600.00} a month starting XXXX XXXX. I immediately took steps to improve the financial situation. I contacted the lender and applied for a modification. I was denied due to the home is not owner occupied and I am current on the mortgage payments. My financial hardship is due to the fact that I am unable to afford the increase in payment. Also my children are in the military and they will be XXXX very soon and I will have to move again to help with taking care of their children. They are single parents. I also am taking care of my XXXX grandchildren which make my monthly expenses increased. Currently my grand-daughter is pregnant and I will have a new addition to the family which will cause expenses to increase in the near future. My grandson has XXXX. Consumer Complaint: Hello, Im writing this letter because im having difficulties with my mortgage company, As of XXXX 2016 i was no longer able to afford my monthly mortgage payments due to the company that i work for is going thru some bad times and they had to cut my hours. i called Nationstar Mortgage and at the beginning they told me i was eligible for a HAFA Short Sale in order to avoid foreclosure, they told me to hire a realtor to place the property on the market. After 60 days on the market we finally received offers and were submitted to my mortgage company for approval, Nationstar told me that in order to continue they had to perform a Brokers Price Opinion which it was done a week later. After 2 weeks waiting for Nationstar Mortgage to call me back, i reach to out to them and they told me that their report came back at {$470000.00} value. I told them that i did n't agree to that value since there is no homes selling for {$470000.00}. Nationstar told me that i had an option to dispute the value and i had to pay for a full appraisal in order to take my dispute in consideration. So i paid for the appraisal out of my pocket, 10 days later Nationstar told me that my value dispute will be under review since they confirmed that the appraisal that i paid for show a value of {$340000.00}. Now Nationstar told me that they will reduce the price to {$440000.00} otherwise they will foreclose on my home. I believe this is not fair since the current offer that we have is {$380000.00} over {$40000.00} from the current value and Nationstar seems to have bad intentions against our home. Now after i called to speak to a manager and no one wanted to help me, Nation star has placed a Foreclosure Sale Date on my home set for XXXX/XXXX/16.

Consumer Complaint: Earlier this year following the loss of one of our primary income sources my husband and I applied for a loan modification. At the time of the modification request our loan was current and throughout the course of the loan which was originated in XXXX we have never been late. We were approved to enter into a trial plan under the HAMP FHA Program. As per the terms of the trial the payment was reduced to {$1500.00} with the first payment being due on XXXX and the last on XXXX. We were verbally advised by our Dedicated Loan Specialist at the time, XXXX XXXX, that the payments for XXXX and XXXX would be put to the end of the loan and upon satisfactory completion of the trial period we would be approved for a permanent modification effective XXXX XXXX. As per the agreement we began the trial period in XXXX however upon the review of my husband 's credit report we realized that we had been reported as 30 days behind for the month of XXXX. As previously stated at the time of the modification request our loan was current. Per Nationstar Mortgage Company because the modified trial payment was less than the contractual amount they were required to report the loan as delinquent during the trial period. This however is contrary to the servicer guidelines for XXXX and XXXX XXXX. Per those guidelines borrowers who are current on their mortgage upon entering the trial modification period should not be reported as late. In addition none of the conversations that we had with Nationstar or the correspondence that we received from them regarding the trial period advised that upon accepting the terms of the modification our current loan would then be reported as delinquent for the next several months during the trial period. Surely had we been advised of the repercussions of proactively seeking help during a period of financial hardship we would have declined the modification as our credit worthiness is much more important than a {$70.00} decrease in payment. We have contacted Nationstar regarding the matter and they have been less than efficient and expedient in providing a resolution regarding this matter. Nationstar advised that they would send out a letter to the credit bureaus rescinding the negative reporting and in addition a hold would be placed on the loan preventing any negative reporting during the trial period. After the satisfactory completion of the trial period they would retro report the loan as current. As to date Nationstar has only provided a letter addressing removing the negative reporting for the month of XXXX. We are still waiting for the matter to be handled fully to include any negative reporting for XXXX.

Consumer Complaint: Nationstar Mortgage has repeatedly given me the same point of contact who never returns calls who is XXXX XXXX. I have yet to be able to speak to him regarding my Hamp 1 offer. Also, they have ingnored my right to appeal and meanwhile I am accruing interest on the loan I can not afford at 10. 5 percent interest only. I want to keep my home of 20 years as primary residence but they continuously make a ridiculous payment offer for me that exceeds XXXX percent debt ration. I am requesting a lower interest rate than 3.5 percent and a 40 year fixed payment including escrow on the loan amount of XXXX and waive the XXXX in interest while they have intentionally denied my requests to get payment below 600 month and waive the interest. In addition, they refuse to send my refund check out to me for excess escrow in 2010 of almost XXXX dollars. I get the run a round every time I ask for it. They have incorrectly calculated my debt as I told them due to medical reasons I got behind and that I am not paying any debt on the credit report but they refuse to manually underwrite the loan as I request and keep trying to qualify me on the automatic payment of XXXX which my income is less than XXXX per month. I am requesting them to lower the interest rate to 2 percent and recalculate my modification offer to get the payment lower as the insurance lowered to half that but yet they did not recalculate the payment offer. My loan number is XXXX. I feel they are intentionally making it difficult to keep my home. Please assist me in my modification process, returning my escrow to me they should not be keeping as it is overage, and reducing the accrued XXXX in interest while they intentionally make it difficult to get the Hamp 1 modification. Also, in requesting a new loan single point of contact as I feel I am being discriminated against because of my age and race. This is a interest only ARM and I was not explained how that loan is calculated by anyone when I received the loan approval. Thank you,
