Consumer Complaint: When the loan was purchased from XXXX to Freedom Mortgage all contact information was incorrect. Thus I was never notified of the sale. In spite of making on time payments a cascade of various late fees and negative credit reports were issued. Once I was aware of the situation it took months to resolve. Now I 'm being hit with another {$110.00} late fee again even though I had made my XXXX payment on time. Their excuse is that they had adjusted my monthly payment amount an additional {$20.00}, and that they 've waived enough payments for me in the past ( even though those waivers were their fault ). I feel harassed by an agency I have no say in and no recourse to take my business else wheres without paying huge refinancing fees.

Consumer Complaint: In XXXX XXXX, I was in a bad XXXX accident that caused me to fall into financial trouble. In XXXX XXXX, I was able to make a payment to catch up my mortgages that would have left me in good-standing as of XXXX XXXX, XXXX. After paying the full payment amount they indicated after going through their automatic system and speaking with XXXX people ( $ XXXX {$160.00} ), they stated that they only received $ XXXX {$160.00} and it still does not bring my accounts to good-standing regardless of the statements and information given to me. Even after confirmation with my Bank stating that they received the full payments of $ XXXX {$160.00}, Freedom Mortgage has continued to state that they can not find the money or that it has been misapplied but are not resolving the issue. They continue to delay and are refusing to resolve the issue after a month of continual calls and interactions.

Consumer Complaint: The end of XXXX I was approved for a Trial Modification with my lender, XXXX XXXX XXXX. The Trail consisted of making payments for XXXX, XXXX, XXXX and XXXX XXXX. I made XXXX, XXXX and XXXX after making my XXXX payment I received a letter from my lender stating my mortgage was sold from XXXX to Freedom Mortgage. When I received the letter I contacted Freedom Mortgage to ask them how this would affect my trial modification. They had said that it should n't that it may take a little longer to get the paperwork transferred but just continue making my payments. I continued to pay my mortgage. I called Freedom and made my XXXX payment on XXXX XXXX over the phone. I called and made my XXXX payment on XXXX XXXX over the phone. I noticed at some point the payments were not being deducted from my account. I called Freedom to see what was happening and I spoke with a woman named XXXX who let me know that there was a stop on my account and that Freedom was n't accepting any more payments. That the account was in final modification and they were drawing up the paperwork. XXXX XXXX I still had n't received anything so I attempted to make my XXXX payment and again it would not go through. I called mid XXXX to check on the status and again got XXXX on the phone who said the " cashiering '' department had placed a " stop code XXXX '' on my account because of the modification and still was not accepting payments that the unpaid balance and fees would be put on the end of my mortgage. At the time she also mentioned there was a credit reporting freeze. Because I received this confirmation I had used the money put aside for my mortgage to catch up on other credit card bills I was behind. Beginning of XXXX I received a letter from Freedom stating that my loan modification was denied because I had defaulted on my trial period. I called Freedom and they had said that I had missed the XXXX XXXX payment during my trial period and that was the reason for the default. I spoke with XXXX XXXX and a gentlemen named XXXX. I let them know I made the XXXX payment and they asked that I send over proof of payment to XXXXXXXXXXXX XXXX XXXX XXXX at XXXX XXXX I sent over proof of payment consisting of my bank statements. Once they reviewed that I was then told well it was n't XXXX that was missing it 's XXXX XXXX I let them know that I called on XXXX XXXX to attempt to make the payment but it was reversed on their end. That I was advised at t the time my account was no longer accepting any more payments because I was in the final stages of modification. They apologized for the miscommunication but they said the information I received was wrong and they needed a copy of the cancelled check for XXXX and XXXX I let them know I made my payment electronically so I did n't have a cancelled check I only had my statement and that I do n't have anything for XXXX because the payment never cleared my account. They said the best way at this point would to be just apply for a new modification. I also want to add that the minute I new about this I started making payments on my loan again. I mailed in checks instead of trying to process over the phone. On XXXX XXXX I sent them back a completed Loan Modification package but for whatever reason each time they reviewed they needed additional information. Finally in XXXX XXXX they had a " completed '' package. On Tuesday XXXX XXXX I received a call from XXXX stating my Loan Modification was denied because I defaulted on my previous trial payment that I was missing the XXXX payment. I let her know I sent over the confirmation for XXXX 's payment in XXXX but she did n't want to hear it. Since then I have called numerous times to get this escalated to a supervisor but you ca n't talk to a supervisor, they need to call you back. I never received any calls back.

Consumer Complaint: Freedom Mortgage has been aware since XXXX XXXX they owe me {$3100.00} from XXXX duplicate mortgage payments and has taken no steps to remedy the issue. In XXXX or XXXX XXXX, my mortgage was sold to Freedom Mortgage. My automatic payment for my previous mortgage company was no longer valid, so I called to make a payment, then attempt to set up automatic payments. My first attempt at setting up their automatic payment was unsuccessful, and I never received confirmation that the automatic payment process went through. Both my XXXX and XXXX mortgage payments were one-time payments. In XXXX, I set up automatic payment for my mortgage through my bank because I was unable to do so through Freedom Mortage 's website. The only correspondence I received from Freedom Mortgage in XXXX XXXX was three emails on XXXX/XXXX/XXXX through their " Secure Email Center '' with a password reset. In XXXX XXXX, Freedom Mortgage began deducting my payment from my bank account. Again, I had received NO confirmation that any auto payment was set through Freedom Mortgage, so the automatic payment established through my checking account on XXXX/XXXX/XXXX ( and for which I have an email confirming its setup ) was also sending monthly mortgage payments to Freedom Mortgage. In XXXX XXXX, I discovered the duplicate monthly payments and contacted Freedom Mortgage. I was instructed to email with proof of duplicate payments, which I did on XXXX/XXXX/XXXX with a screenshot of my bank statement from XXXX-XXXX. I did not receive a response from the company acknowledging my email or a confirmation the email was received. I contacted Freedom Mortgage today, nearly 1 month later, and was told " they never received my email, '' " they would escalate my request, '' and they " attempted to call me on XXXX/XXXX/XXXX to follow up on my issue, but could not leave a voicemail because the mailbox was full. '' This is a false statement ; I did not receive a call from them on XXXX/XXXX/XXXX, and my voicemail box has not been full. They have not made any attempt to correct this issue. It is appalling to me that a financial institution can enact automatic payments without sending proof or confirmation of doing so. It is also egregious that emails sent to their customer care department, particularly concerning an escalated issue, go unanswered. This company has no regard for its customers, and its customers have no recourse other than refinancing to avoid working with this company. {$3100.00} ( {$1000.00} x 3 months ) has been out of my bank account from XXXX, XXXX, and XXXX XXXX -- this money has not been available to me ; Freedom Mortgage has had access to my money and has accrued interest on my money, without authority to do so. I would like my funds, plus interest, returned IMMEDIATELY to my checking account. I also urge an investigation of Freedom Mortgage 's customer correspondence practices and its process for establishing automatic withdrawals from customer accounts without sending correspondence confirming this action. Consumer Complaint: Our Private Mortgage Insurance Disclosure form signed at closing ( in 2014 ) states that we can request to have our PMI cancelled once the principal balance of our loan reaches 80 % of the original value of the property. We have paid the loan down to 80 % and met all the other conditions listed on our disclosure form ( except getting a new appraisal, but plan to ). However, Freedom Mortgage sent us a letter stating the following, " A Loan-To- Original-Value ratio of 80 % or less ( original value is considered the lesser of purchase price or original appraisal ) and a current property value at least equal to the original property value. A new appraisal demonstrates a Loan-To-Current-Value ratio of 75 % or less for loans aged between two and five years. '' When I called to speak with someone about this letter and how my PMI disclosure does not mention any criteria on age of loan or 75 % LTV ratio, but instead says that I can make the request to have it removed at 80 % as long as the home value has not decreased or automatic termination of PMI at 78 %, they informed me that the rule is 75 % since we have only been in our loan for 2.5 years. I have called Freedom Mortgage several times to get clarification/resolution on this letter and every representative just reads the letter and repeats it to me. I have also asked for a manager/supervisor to review my closing documents and call me back so that I can get PMI removed but have yet to hear back from anyone.

We were scheduled to refinance on XXXX XXXX through XXXX XXXX and a few days before closing our banker informed us that the taxes had not been paid. I called Freedom 3-4 times between XXXX XXXX and XXXX XXXX to follow up on the missing tax payment. I was repeatedly given false information that an individual check for our taxes had been sent to XXXX XXXX. Our banker and the XXXX revenue department informed me that mortgage companies typically do not send individual checks for property taxes but rather bulk payments through a tax servicing company. On XXXX XXXX I requested an escalation from the Freedom call center and finally got confirmation that no check had been sent directly to XXXX XXXX. I was told that the tax processing servicer was XXXX but that they could not contact XXXX on my behalf but only open some kind of ticket with another Freedom department. The ultimate result of the " ticket '' was an email that repeated the false information that our taxes had been paid ( see attached ). I contacted XXXX directly on XXXX XXXX. They were able to find our taxes in the bulk transmission from Freedom, and informed me that they did not intend to pay them before the end of the year. As a result, we were forced to withdraw money from retirement savings on XXXX XXXX in order to pay this unexpected expense and fund our new loan. On XXXX XXXX I emailed proof that our property tax payment had cleared to XXXX and also notified Freedom ( see attached ). Despite having been provided timely notice and evidence that our property taxes had been paid, FreedomXXXX paid them again on XXXX XXXX. Freedom refused to reimburse our tax escrows at that time and said we would have to wait for XXXX XXXX to reimburse XXXX and XXXX to reimburse them. My understanding was that it should take about 4 weeks after XXXX XXXX issued a refund for us to receive our refund from Freedom. XXXX XXXX issued reimbursement on XXXX XXXX but our refund was not mailed to us by Freedom until XXXX XXXX, XXXX. As a result of Freedom 's actions we have lost 4 months of earnings on nearly {$5000.00} in retirement savings.

We got a letter from them stating we were eligible for a VA Streamlined refinance that would not extend the term of the loan, as well as " no out-of pocket closing costs ''. An estimated closing date for the refinance was XX/XX/XXXX. We mailed a partial unapplied payment of {$530.00} just in case we did not close on XX/XX/XXXX and would have to make a payment on XX/XX/XXXX. Called and spoke with customer service to see if closing date was firm, it was, and then asked if our balance sitting in unapplied funds of {$530.00} would be applied towards our new loan. She said yes. None of these events actually transpired. Our original maturity date of XX/XX/XXXX changed to XX/XX/XXXX. Our {$530.00} was incorrectly applied to our old, now paid off loan. We have spoken to employes in customer service two more times about getting the {$530.00} applied towards new loan and were told it would be taken care of. Still has not been corrected as of today, XX/XX/XXXX.

Consumer Complaint: My loan payment was adjusted by my lender due to a new escrow account analysis. I did not receive this analysis or notice of the new payment. My payment history is excellent. My normal payment was made in XX/XX/XXXX but was less than the new payment amount so the lender put it into " unapplied funds '' and sent me a delinquency notice. I promptly made an additional payment and the account is now current. My request for refund of late charges and interest has been denied.
