Consumer Complaint: REF Case number : XXXX Due to an error by Freedom mortgage company while selling my mortgage to another lender, I was reported to the credit bureaus as delinquent on my payments despite a promise that this would n't happen. This shows on my current credit report as having missed XXXX payments. During this time i was servicing the loan through the new lender. This has destroyed my FICO score and thus my credit worthiness.

Consumer Complaint: I was in the process of a loss mitigation claim with Freedom Mortgage and I received a letter dated XX/XX/2017 stating my claim was facially complete and I would hear from them within 30 days. Then, I received a letter from XXXX dated XX/XX/2017 stating that my loan had been sold on XX/XX/2017. I never received anything from Freedom Mortgage about this, I received only a letter from them dated XX/XX/2017, AFTER the supposed sale of my mortgage, stating that my claim was being processed.

Issue: Loan servicing, payments, escrow account

Subissue:

Consumer Complaint: Freedom Mortgage grossly and negligently estimated my escrow amount over the past few years and ended up with a shortage of nearly {$2000.00}. They now want me to pay in full for their inept skills, increasing my total monthly mortgage payment by nearly {$250.00} and adding a tremendous hardship. Freedom Mortgage is now demanding this additional payment under threat of reporting me to the credit bureaus and charging late fees. Their use of position and authority to try and intimidate me is both discouraging and serves as one of the many reasons for this complaint. If this information is published publicly, please let this serve as a warning : Freedom Mortgage deals dirty. Also worth noting is their sudden insistence ( at the same time of this so-called " escrow shortage '' ) to refinance my home or else take out an equity line. I believe they are using this " shortage '' as leverage to fish for more business.

Consumer Complaint: Freedom Mortgage does n't keep a running total of the amount that I 've paid in to escrow. I could n't locate this information on their website, nor their mortgage statements I 've received. I have paid additional funds toward escrow and I ca n't locate that information. I believe it is a Reg Z requirement to provide detail regarding these amounts.

Consumer Complaint: Please read in its entirety. Complaint Submitted on XXXX/XXXX/XXXX Case number : XXXX I have contacted Freedom Mortgage XXXX on 4 separate occasions to remove my PMI insurance since we own more than 20 % of our home. I have submitted a written request to Freedom Mortgage to remove it. They then requested an appraisal, which I also submitted. However, since I did not use one of their vendors for the appraisal they denied my request. They are now contacting me to try and barrow me more money because they have an " updated '' value of our home. All I want is my PMI removed. The customer service has been terrible. Freedom Mortgage 's response on XXXX/XXXX/XXXX : We are in receipt of your complaint and are happy to respond to your concerns. I have reviewed your complaint and researched the issue regarding your request from PMI removal. You requested PMI removal and submitted your own appraisal and asked if that appraisal was would be acceptable. We responded with letters to you on XXXX and XXXX specifically stating that an appraisal was required from our vendor. I have attached the letters for your review. Once again, we can not accept the appraisal you have submitted. The appraisal must be from an independent. This is an investor guideline which we can not change. I have also attached a PMI disclosure that you signed at closing. PMI is scheduled to automatically terminate after you have made the XXXX/XXXX/XXXX payment assuming your payments are current. Given the estimated cost of a new appraisal at {$450.00} compared to the 4 remaining PMI payments at {$26.00} per month, it appears that it would be more cost effective to wait for automatic termination after the XXXX/XXXX/XXXX payment has been made. However please feel free to contact our appraisal vendor for a price quote so that you may make an informed decision. If you have any further questions or concerns, please do not hesitate to contact me. Sincerely, XXXX XXXX XXXX XXXX XXXX XXXX Customer Service Freedom Mortgage XXXX XXXX XXXX XXXX XXXX, XXXX XXXX XXXX, NJ XXXX XXXX response on XXXX/XXXX/XXXX : We did receive the letters that were attached in this case, however, they did NOT state that we were REQUIRED to use an independent vendor ( please read the letter ). Also, we never received any document that our appraisal was not acceptable. I know Freedom Mortgage has access to our latest home value because they have contacted me to barrow me more money. How come the " updated '' value of our home from our " non-independent appraiser '' is " good enough '' to contact me to try and lend me more money but not " good enough '' to remove the PMI. All that was stated in the PMI contract that we signed on XXXX/XXXX/XXXX was in order to cancel the PMI an updated appraisal would be needed. I have attached all the documents related to this dispute.

Consumer Complaint: WE SIGNED LOAN FINANCE DOCUMENTS TO ONLY LOWER OUR MORTGAGE INTEREST RATE, AND THE LOAN DOCUMENTS WERE CORRECT. THE LOAN BALANCE WAS NOT TO INCREASE AT ALL AND THE LENDER WSA PAYING THE XXXX CLOSING COSTS. WHEN THE FINAL DOC 'S WERE PREPARED, THE TOTAL LOAN BALANCE INCREASED BY XXXX, AND WE DID NOT CATCH THE ERROR. I 'VE CALLED NUMEROUS TIMES, WROTE TO THE COMPANY AND THEY ARE NOT DOING ANYTHING TO CORRECT THIS. THEY STATE THAT I SHOULD HAVE CAUGHT THE ERROR BEFORE SIGNING THE DOC 'S IN MY HOME. THEY PROMISED THAT MY LOAN BALANCE WOULD NOT INCREASE ... I WOULD NEVER HAVE AGREED TO THIS IF I HAD TO PAY ANY FEES. IT WAS A VERY SMALL REDUCTION IN INTEREST RATE.. I HAVE ALL OF THE DOCUMENTATION AND I 'VE ALREADY PROVIDED IT TO THE LENDER BY MAIL. DISCUSSED WITH MULTIPLE EMPLOYEES AND THEY STATE THAT THEY CAN NOT CORRECT THIS.
