Issue: Problem with a credit reporting company's investigation into an existing problem

Subissue: Their investigation did not fix an error on your report

Consumer Complaint: On XX/XX/XXXX I sent XXXX a letter disputing the US Bank Home mortgage account they are reporting on my credit report. I did not get a response. I sent a follow up letter on XX/XX/XXXX. They responded with a letter on XX/XX/XXXX saying they had completed their investigation and this account was verified through US Bank. I disagreed with their report and sent another letter on XX/XX/XXXX, I sent a factual dispute showing the inconsistencies I have found which proves the account was never properly verified. I was sent back a letter showing the account was deleted on XX/XX/XXXX. I then received another letter on XX/XX/XXXX with a credit report stating that this account was verified through US bank and was added back to my account. This account shows the first delinquent payment in the payment history as of XX/XX/XXXX. The account was never brought current again. However, in the information area it shows the date of first delinquency as XX/XX/XXXX. How is that possible when there are 15 payments prior to XX/XX/XXXX that were delinquent? Frustrated, I emailed the CEO of US Bank and XXXX on XX/XX/XXXX and did not receive a response. I let the account sit because there was no where else for me to turn. Nothing had been done to correct this account, even with proof. I pulled my credit report XX/XX/XXXX to see if the inconsistencies still remain. They are still there. This report shows my first 30 day late payment was XX/XX/XXXX but shows the first delinquency as XX/XX/XXXX. How is this still possible? I called into XXXX today to question the inconsistencies and the rep stated that he did see the inconsistencies but there was nothing he could do as US Bank has verified the account. I am completely appalled that this credit bureau would allow such an injustice to continue to happen. I received a letter from US bank dated XX/XX/XXXX. Below is the response I sent back to US bank still showing inconsistencies in their reporting and the credit bureaus reporting. In the letter I received from XXXX XXXX dated XX/XX/XXXX from US Bank, there are quite a few inconsistencies that still remain between this letter and the credit bureau reporting. In paragraph 3 you stated " We confirmed the original date of delinquency was XX/XX/XXXX. However, please know that the payment history from XXXX is no longer being reported to the credit reporting agencies ''. This is incorrect. I pulled my credit reports in the month of XXXX and this account is reflecting on both XXXX and XXXX. As of the XXXX report pulled on XX/XX/XXXX and the XXXX report pulled on XX/XX/XXXX, both credit bureaus are reporting the payment history from XXXX. Both of these show the original date of delinquency as XX/XX/XXXX, which is correct. In paragraph 4 you stated " A modification was completed on the account in XXXX, with the first modified payment due on XX/XX/XXXX, per the enclosed Final Modification Agreement. Completion of the modification resulted in the account reflecting as current on the reporting that went out on XX/XX/XXXX. This report reflected the status for the month of XX/XX/XXXX ''. This is also incorrect. Both XXXX and XXXX are reporting 120 days late for the month of XX/XX/XXXX. I did agree to a modification agreement, however, that does not mean that it is a new loan and/or the payment history previous to that agreement disappears. In paragraph 5, you stated " However, the XX/XX/XXXX installment was not received timely, resulting in a XXXX delinquency being reported with the XX/XX/XXXX credit reporting for the month of XX/XX/XXXX ''. This again is also incorrect. My XXXX report from XX/XX/XXXX shows that my XX/XX/XXXX payment was on time. There is no payment history listed on my XXXX report from XX/XX/XXXX for the month of XX/XX/XXXX. In paragraph 5, you also stated " This is the date now reflecting on your credit report as the first date of delinquency ''. A loan modification does not change the previous payment history. While it does change the original terms, it does not create an entire new loan. The original date does not change or get wiped away. The first date of delinquency does not change as it is based on the original loan contract. The first date of delinquency is defined as 'the month and year of the commencement of the delinquency that preceded the reporting of an account to a consumer reporting agency as set forth in Section 623 ( a ) ( 5 ) of the FCRA '. I received another letter from US Bank dated XX/XX/XXXX. This is my response which shows the inconsistencies still remain. In paragraph three it states " The date of first deliquency is based on the date the account first becomes deliquent leading to a default status ''. This date is XX/XX/XXXX. In paragraph four, it is stated we are no longer contractually reporting date from our systems from XXXX to the credit reporting agencies due to the account being in a close status. However, information from XXXX is being shown on both XXXX and XXXX as of XX/XX/XXXX credit reports. In paragraph 5 it states the account did report current for XX/XX/XXXX due to the completion of the modification, and the account was due for the XX/XX/XXXX payment. However, the XX/XX/XXXX installment was not received timely, resulting in a XXXX delinquency being reported with the XX/XX/XXXX credit reporting for the month of XX/XX/XXXX. On my XXXX credit report as of XX/XX/XXXX it is still reporting ok. There are still multiple errors being reported on my account. The XX/XX/XXXX letter from US bank states the original date of delinquency is XX/XX/XXXX. The letter from XX/XX/XXXX, the XXXX payment should show as delinquent but it does not do that. From XX/XX/XXXX to XX/XX/XXXX, every single payment shows as delinquent so therefore the original date of delinquency still stands. My account has had errors for years.

Consumer Complaint: XX/XX/XXXX, XXXX After driving across the XXXX in a XXXX loaded with over XXXX XXXX pounds, I backed into the receiver dock in XXXX . I shut off the lights, locks the doors, and laid down to get a three-hour nap before the receiver arrived to unload my trailer. Just before dosing off, I tried check my bank accounts that were taking a huge hit due to diesel prices reaching well over XXXX dollars a gallon. To my surprise, I was locked out of all my accounts. After spending about 20 minutes on the phone with US Bank, I was told that there was nothing they could do and it could take 24 hours to unlock. The Representative at US Bank said the same thing happened to her while at the airport. I reset my phone to the factory setting the previous day and US Bank said they did not recognize the device. Why could they not just ask me while I was on the phone if it was me who tried to log in? Other banking apps send an email or text if they suspect an unusual login they don't lock you completely out of your account. '' That afternoon I called US Bank again and was told it would be 24 hours before they could unlock the account and currently, no one is assigned to the case. The following day I called US Bank and was told that it was not 24 hours but 48 hours and the reason I was told 24 hours was due to the new undertrained employees. With no way to pay bills, check balances, and manage my accounts. I contacted US Bancorp 's Executive Communications Unit and XXXX XXXX XXXX responded saying she was looking into the situation.

Issue: Trouble during payment process

Subissue:

Consumer Complaint: My mortgage, soon after originating on XX/XX/XXXX was bought and transferred to US Bank. I was not provided with the details regarding my mortgage in writing : I was informed XX/XX/XXXX over the phone when I called about the mortgage that my first payment was due XX/XX/XXXX, however, since my mortgage was transferred to another lender I had 60 days from the date of transfer to make my first payment. This information was conveyed to me in a very confusion fashion. I have come to understand that my first payment was due on XX/XX/XXXX, however, I have 60 days after the transfer before this late payment/non payment is reported to the credit reporting agencies. I did not understand what the agent was saying, as this was explained in a very convoluted manner and I had no details of this loan to review. On my own initiative I called XX/XX/XXXX to understand, again, when the first payment was due. I received notice that it was due then. I immediately paid the mortgage payment, and I am now XXXX payment ahead of what is required. The mortgage company informed me that they have not reported me to the credit reporting agencies, however, I now learned that they are considering me LATE for purposes of removing my XXXX. I have invested over XXXX in my house in effort to have the XXXX removed, and the mortgage company is informing me that I was late. I was given misinformation, and the calls make this clear. I had none of this information in writing, and they are still investigating it. US Bank should treat customers better than this. I have a credit score in the high XXXX XXXX. I pay all bills on time. This process was confusing, and I was provided with misinformation every step of the way : agents told me I WAS reported to credit reporting agencies, and other agents gave me other misinformation about this loan. This is a problem. I want it resolved with my ability to remove my XXXX

Consumer Complaint: I bank with USBank. On XX/XX/XXXX, I fell for a XXXX scam. I received the usual fraud text from usbank and missed calls from the usbank XXXX number. I did answer and they were very professional and identified themselves as usbank and I had no reason to not believe them since they were calling from usbank. They had me verify the last 4 of my ssn and dob- just like usbank and told me they would help reverse the fraud charge. They sent me a code to put into the XXXX app through the usbank app which was actually a phone number, and I inadvertently sent XXXX to a scammer. I immediately filed a dispute and that was denied on XX/XX/XXXX. I called again and reopened the dispute on XX/XX/XXXX, only to have it denied again on XXXX. On XXXX, I opened the XXXX app to look at that transaction. Usbank immediately locked my online account and shut off any access and closed my debit card. XXXX with the efraud dept called me and spoke horribly to meshe kept asking me what I was trying to do in the app and asking why I would send more money to a number that they had flagged as fraud. I finally asked her if she thought I was part of the scam and her answer was I dont know what you do with your life. She told me to drive to my nearest branch ( 45 min away ) and have them call her. She then proceeded to speak horribly about me to the banker that was working. They escalated to the local branch manager. She called me and assured me a return call that day. She didnt return my call until the next Wednesdayall while my account was blocked. Her name is XXXX XXXX in XXXX XXXX, IA. When I finally spoke to her she said the only way for me to gain access to my banking would be for me to close that account and open a new account. But I have several bill pay items that go out each Friday and they say there is no way to stop them from going out. The only option is to close my account and acquire the fees from the many companies that my payments go to. So not only am I out the original {$940.00}, countless hours on the phone, a 45 min drive to a branch, now I will be out the many fees from sending out bill pays on a closed account. Not to mention the way I was treated by usbank from the start of the scam. I was never treated like the victim that I am, but in turn treated as the scammer. Its very frustrating to not be the one doing something wrong, yet being punished for it. Usbank knows the financial institution that the money was sent to. I know the phone number that it was sent to and a first name of the person. The phone number is still currently working. Yet nothing is being done to pursue anything against this person and/or persons. Please help me!!

Issue: Closing an account

Subissue: Can't close your account

Consumer Complaint: The company, US Bank. XXXX XXXX did not close my account, and continues to drain my funds funds deposited after closing, by deducting a {$24.00} Monthly Maintenance Fee. I have tried to close my account officially, but the U.S. Bank invented a ruse that my Social Security Card that I used at closing my account was fake!!! The U.S. Bank, then- for a second time- but I was told my documents -my social security card was fake, That claim was false. Since then, the U.S. Bank keeps the account open, and drain the balance by with a {$24.00} for insufficient balance. My latest statement from U.S. Bank dated XX/XX/2022, shows a XXXX balance which U.S. Bank certainly had put on its revenge plan against me - for closing my account. And it can do this with impunity because Banks contribute a lot of money to many candidates for Attorney Generals Elections in every state, and Attorney General 's staff in many cases give them a pass, and hope they will double their contribution in their next election. I have seen too many such cases in my 22 years of teaching political sciences, I am retired now, but I know that political corruption never retires! I have published many anti-corruption articles during my 22 years of teaching -many still showing online under my name.. As a Greek national at birth, I grew up espousing XXXX 's virtues of honesty. and practice of what I teach. I have many comments on internet on honesty, wisdom and anything global and human! My advice to young readers? Be honest in life. It would give you a sense of pride - because you have earned! XXXX XXXX, retired professor

Consumer Complaint: Contract # XXXX was entered into between us ( XXXX XXXX XXXX XXXX XXXX XXXX and XXXX for a XXXX copy machine in XXXX of XXXX. The lease financing was done through US Bank XXXX XXXX in XXXX, MN. The lease expired in XXXX of XXXX. US Bank continued to send us monthly bills which our district manager approved and paid because he thought that it was a maintenance contract. We reached out to US Bank about cancelling this lease as it had expired. They said that the lease originator, XXXX, has to cancel the lease with them. We explained that XXXX was purchased by another company, XXXX, and XXXX told us that they have no desire to repossess or release the machine. XXXX also said that they have no active business relationship with US Bank and advised us to not remit payment to US Bank. US Bank 's customer service has put up a brickwall and does not engage us substantively in our efforts to resolve this. They seem confused as to who the lease originator actually is due to the merger of XXXX and XXXX. So they claim that they have no capability of contacting the lease originator or anyway to tell us who they believe has the authority to release us from the lease. We are absolutely certain that the legal entity that originated the lease has released us from it.

Subissue: Problem using a debit or ATM card

Consumer Complaint: Today, Monday, XX/XX/2022, I went to use the ATM at US Bank because it is one of the locations that XXXX XXXX XXXX customers can utilize. I was having issues with the machine malfunctioning. I put {$100.00} into my XXXX XXXX XXXX checking account so I could get cash to pay for my taxes being done and my city sticker. I tried putting {$20.00} 5x so I could withdraw 5 of the {$20.00} bills at once. The ATM kept kicking that amount out and only let me withdraw it one {$20.00} bill at a time. That was a real headache in itself. I withdrew a total of {$60.00} ( {$20.00} ) 3x. Then I attempted to withdraw another {$20.00}. The drawer did Not open for me and the ATM spit out a withdrawal slip. Then there was an error message on the screen that read that I should take the money ( {$20.00} ) or it would be retracted. I could not retrieve the {$20.00} because the drawer did Not open. I looked at my checking account on XXXX XXXX XXXX and it showed {$80.00} coming out of my account!!! I immediately notified XXXX XXXX XXXX and they filed a claim. I told them I need this money back in my account right away. I am a senior citizen and I only had a little money left in my account. They told me I might have to wait up to 10 days for a temporary credit!!! This is unacceptable. This is Not my fault. I then contacted customer service at the US Bank Branch where this occurred. They said the ATM belonged to a third party and there was nothing they could do. I asked if they had the name and contact information for the third party and she said they did not??? That doesn't sound right. She told me to file with my bank, XXXX XXXX XXXX. She said the third party would have to do a count of the money first. I asked when that would happen and she had no idea. This is crazy. I need this addressed right away, .I want my {$20.00} back in my account now.

Subissue:

Consumer Complaint: I called US Bank to get my XXXX removed at the one year mark in XX/XX/XXXX. They were aggressive and abusive on the phone. They lied saying XXXX could not remove XXXX stating that law requires you to keep it longer. Finally I spoke to XXXX XXXX, their Vice President of XXXX XXXX. He told Me he would get it removed. At that point I had already paid for an appraisal ( they misapplied the funds- this comes up again later ). XXXX told me the XXXX would be removed as of XX/XX/XXXX. About a month later I received a check from US Bank stating I had an overage. It was the equivalent of one months XXXX. Then in XX/XX/XXXX they sent me a mortgage statement but were adding additional costs that I didnt understand as my mortgage payment was fixed with no escrow account. Them I figured out by calling that they wanted the money for that XXXX overage back, but were charging me 1/12 for the next 12 months. To make things clear, the first month, I mailed the mortgage payment and the extra 1/1XX/XX/XXXX payment separated so it would be easy to understand. They screwed it up. For the last four and half months I have been working to get their payments department to correctly identify payments so the XXXX would be fully paid off. I mailed in full amount so I wouldnt be paying it off monthly for the next year. I have spent no less than 18 hours working with them to fix their errors. Last Friday I received XXXX notices of foreclosure. Today I received a mortgage statement stating I owe over {$9500.00} dollars. I have made every single mortgage payment. This type of problem is very emotionally distressing. On top of all this when we closed on out loan, 3 months later US Bank sent more new disclosures stating they had done the disclosures wrong during our closing. Im XXXX exhausted. I need the regulating agency to investigate US Bank and their abusive practices to their customers.
