Issue: Applying for a mortgage or refinancing an existing mortgage

Consumer Complaint: I applied for a HELOC on XX/XX/2022 online with USBank. They are my primary bank, and I have my first mortgage with them. I have outstanding credit and clean payment history with them. Initial disclosures went out within the first few days, within compliance timelines. The house is in a trust, so they requested trust paperwork. We provided it timely and they responded back saying we needed an updated, notarized trust cert. We paid for the notary and got it completed and uploaded. They rejected the document with no reason as to why, so we reuploaded it. I believe they did so to trigger a XXXX and buy themselves processing time. I reuploaded the document on XX/XX/XXXX, and have yet to hear back from them. I have emailed and phoned the mortgage representative numerous times and have yet to get a response. I believe they are abusing their systems to get around RESPA and TRID rules. Its borderline pathetic.

Consumer Complaint: I believe that US Bank is charging excessive interest, in excess of what was agreed to, 3.95 %. I previously submitted a case XXXX. The Bank did respond but I am not in agreement. I do not believe that the CFPB reviewed my complaint nor the Bank 's response. The Bank response was signed by a person who did not give their full name nor their contact information. I had requested from the Attorney General 's office of the Commonwealth of Massachusetts a full accounting for all payments made against my mortgage from the beginning in XXXX. They provided to the AG only payments made in XXXX and XXXX. Using this information I prepared an XXXX spreadsheet accounting for payments of principal, interest and escrow. I calculated interest by taking the principal balance at the beginning of the month, multiplying it by XXXX and dividing by XXXX. I determined that the bank overcharged me by {$2400.00} in the year and XXXX quarter from XX/XX/XXXX and XX/XX/XXXX. I don't understand the XX/XX/XXXX transaction of {$1400.00} or the transaction of {$.00} on XX/XX/XXXX. I have attached the information from XXXX Bank showing my payment history for the period. Something is wrong. I insist that the Bank is cheating us and I want the CFPB to resolve this matter to my satisfaction.

Consumer Complaint: I recently deposited a check with U.S. Bank for {$4000.00}. They gave me access to {$220.00} of this and kept the rest on hold. Okay, no problem so far. So I used XXXX to send the {$220.00} that they allowed me to access. After doing so, they then put a hold on the {$220.00} they allowed me access to so that I now have a negative balance and they charged me a {$36.00} overdraft fee. You cant send money with XXXX unless the funds are there. So they waited for me to send the money and then put it on hold just so they can charge ridiculous overdraft fees.

Issue: Closing your account
Subissue: Company closed your account
Consumer Complaint: On XX/XX/2022 we were notified by U S Bank that they had closed our credit card with a high credit limit because we had not used the card in 12 months. We were very concerned about the impact on our credit rating. I called customer service and talked with XXXX ( sp? ). She told me that I had to send a letter to cardmember services to get the card reopened and the request had to reach them within 30 days of the account being closed. They closed the account on XX/XX/XXXX, I found out later. They would also pull a credit report ... a double hit to our credit rating. Next we went into the bank and talked to XXXX. He tried to help us but eventually he was told that we had to apply to reopen the card. Next we called customer service again and I talked with XXXX ( male ) and he read the account notes and said I needed a supervisor. After 5-10 minutes XXXX, a supervisor answered. She was intent on making sure that I didn't get a chance to talk much. She talked without taking a breath and would interrupt me when I finally tried to talk. I finally told her that I was going to report this experience to the CFPB and her name would be attached to my report. She said derisively that the report would be going to a different division and that she would never be found. This conversation happened at XXXX p.m. mountain time. One thing I was able to get out of her was that they really didn't have any interest in reopening the account. So I know that requesting the account be reopened would only harm our credit rating further. I made sure that everyone knew that we had been loyal customers for a long time and the account was closed by them and not because we had missed a payment or any other negative reason.

Subissue: Information belongs to someone else
Consumer Complaint: On XX/XX/XXXX I was alerted to a credit inquiry by third party monitoring company called XXXX. I called XXXX and the inquiry did not display any additional information other than the Inquiry was being reported by XXXX. The XXXX representative said that it was likely a glitch since there were no details with the inquiry and said to check back in a couple days as it would likely " just go away ''. On XX/XX/XXXX I was alerted again, this time by XXXX, that there was an inquiry on my credit via XXXX. This time I created an account with XXXX and immediately froze my credit. I also froze my credit with XXXX. All XXXX bureaus are now frozen and a fraud alert has been placed. I then called XXXX ( who were not very helpful ) but was able to determine that a company called " ELAN Financial Services '' pulled a hard credit inquiry against my credit. I am not seeking credit, applied for credit or have done anything that would facilitate a inquiry. Now knowing the source of the inquiry, I called ELAN Financial Services in an attempt tp get more details. I was placed on hold indefinitely, hung up on and basically no one could or would try to assist. At this point XXXX says I need a report from the FTC which states that this inquiry was indeed fraud, which then starts a process to where the financial institution ( ELAN services ) will be " officially '' notified of the fraud. In the meantime, ELAN is likely processing the credit application and will approve credit for the criminals who started this whole thing. The process is so slow, that the damage is done before you can even get started to ty to stop it. I am asking for help here, to stop this in real-time and hopefully stop a criminal from getting a free payday. XXXX says I need a report from the FTC, but didn't/could n't tell me, nor can I find what type of report I need to get from the FTC. After I get a report from the FTC, I then need to send the report to XXXX with an Authorization letter to remove the inquiry from my report? How does this stop the end-criminal, what are the next steps? Very frustrating. I would sincerely appreciate any help you can provide with this issue.

Consumer Complaint: I opened a US bank account in late XXXX that my boss demanded I open because my bank didnt receive XXXX payments. My XXXX W-2 was way too high and I brought this to his attention ( XXXX XXXX XXXX he fired me. I fought it till I won but unemployment said I hadnt worked at XXXX XXXX for over a year I then gave the agency all my proof and he lost. I enrolled in XXXX XXXX classes and was buried in my studies and then someone ( authorized user ) had accessed my bank account and turned off all notifications and since I received a grant for school I didnt think much about the bank account. In XXXX or XXXX of XXXX I received 2 letters from US bank on the same day informing me my shared account member entered and exited hence the two letters. I called US bank and said NO ONE has permission to be in my account where I was told they dont have shared users and those letters were scams. They were not scams I was lied to upon reading all material on US bank you can have up to 2 secret shared users all they need is your SS number and drivers license and then they get their own username and password to my account!! I didnt realize any of this was going on till I paid off my XXXX XXXX credit card and then received a XXXX dollar charge which was what I paid down. The card had a XXXX dollar spending limit which I had raised to XXXX which I rarely use credit cards and my credit was a XXXX so I could have had more but I needed to establish my career first. Then I called XXXX XXXX and said these are not my charges and they said they couldnt go back further to see why those charges were on my card. I thought that was the end but nope someone ( XXXX XXXX perhaps but the other information they hacked had to be someone I knew well ; I have a lot of faith almost all of what happened was committed by my cousin XXXX XXXX XXXX XX/XX/XXXX and her long time boyfriend XXXX XXXX were responsible for what happened next- someone took out 2 or 3 more XXXXl XXXX cards after I cut my cards up and informed XXXX XXXX not to raise my spending balance or issue any more cards and I deleted the app from my phone and didnt realize the danger I was in. In XXXX they hacked into my emails by using workplace XXXX or XXXX where they then controlled all my passwords. They raised the one card to XXXX and I think XXXX on the other. No mail came to inform me and the cards were sent somewhere??? Slowly and with hours and hours digging into this I discovered they were laundering money through my bank account to the XXXX XXXXXXXX cards then to large weekly payouts into my XXXX ID which Id been locked out of for quite a while. They then used XXXX XXXX with my oldest XXXX ID and they locked me out of that as well as several emails, and all personal information. In XXXX of XXXX I lost my job due to COVID and when I tried to file for unemployment I found my username and password had been changed as well as my security questions which is why I think it was one of the above mentioned. XXXX XXXX writes bank code and is an app developer for XXXX, XXXX XXXX and yep US bank. Developers can reach into your device and get all your information and delete passwords and so much more. Finally in XXXX of XXXX I reached unemployment where they put XXXX into my account I think unless it was XXXX laundering more money because XXXX claims that they sent it out but US bank denies that fact. Within 2 weeks not even all that money was stolen every time I swiped my debit card XXXX came out, the second round was XXXX until it was close to a XXXX and the bank records show all that money being put into another account. To date I have lost my home, car, job, my life and I have called and called all these places to no avail. I also discovered that someone filled for identity theft before I even knew it was stolen. I dont know what to do and I need help because Im still being stalked by this individual ( s )
