Consumer Complaint: The lender failed to evaluate this borrower for all loss mitigation options available in violation of Regulation X, 12 C.F.R. 1024.41 ( c ) ( 1 ) ( i ). The lender refuses to review this file for loss mitigation options stating the file has to be submitted 37 days prior to sale - We provided to the lender the last requested docs on XX/XX/2017 - the lender did not recognize the docs until XX/XX/2017 when we were advised that the file was being sent to underwriting on XX/XX/2017 for the review, As of today the lender advised that they did not get the requested docs in-time for the review. Which this is not accurate since all docs needed had been in there office since XX/XX/2017 - the sale date on this loan is set for XX/XX/2017 In addition we request that you suspend foreclosure during this complaint review in accordance with Regulation X, 12 C.F.R. 1024.41 ( g ).

Consumer Complaint: In XX/XX/XXXX, SLS ( Specialized Loan Servicing LLC ) became my mortgage loan servicing company. They sent out an information letter concerning the PMI ( Private Mortgage Insurance ) that was required by my loan. The document contained the steps necessary to have PMI deleted from my loan. I was in compliance with all the necessary steps that the SLS/Mortgage Company has requested and on XX/XX/XXXX I sent a written request to have my PMI deleted. To date, I have yet to receive any written answers to this request. On XX/XX/XXXX I called SLS and had a phone conversation with several representatives of SLS, including a Executive Service Representative, who indicated that my request had been denied. I requested a written response that stated this denial decision and why but have yet to receive an answer. During that phone conversation, I also requested a copy of the Mortgage companies PMI deletion requirements. I followed up this verbal request with a written request on XX/XX/XXXX To date I have not received any of the above requested information. On XX/XX/XXXX, I again sent a letter requesting PMI deletion and included a copy of the appraisal I had done for this property, which clearly shows my LTV ( loan to value ) under 70 %. The only written correspondence I have from SLS is a form letter telling me that my request in under review. The letter was dated XX/XX/XXXX.

Consumer Complaint: I recently sold my home in New Jersey. I had a home equity line of credit with Specialized Loans Services, LLC which was frozen since XX/XX/XXXX. At closing, SLS requested the payoff amount and an escrow amount which they received. I asked by phone for a refund of the escrow amount and was told to make the request in writing. I requested the refund in writing following their instructions which included sending a copy of my driver license, my new address, and a statement requesting the refund. To date, no refund. Closing on the sale was XX/XX/XXXX. Account number with SLS is XXXX. My numerous phone calls to SLS resulted in redirection to other areas or phone numbers within the company. Kindly assist.

Consumer Complaint: My XXXX home loan was just sold to SLS in XX/XX/2017 while in the process of trying to obtain a loan modification. SLS demand the same loan modification documentation again which have been provided on numerous occassions. Last week I received a threatening foreclosure notice from SLS while my loan modification review is still pending. SLS is not allowed under federal law to engage in dual tracking - which is beginning foreclosure proceedings while at the same time processing a loan modification request. I have called them to complain but received the run around. They have a horrible customer service. SLS has refused to abide by the CFPB 's new guidelines and failed to bring its system for processing loan modification applications into compliance.

Consumer Complaint: Today XXXX XXXX XXXX XXXX the relationship manager on m y file at SLS told me that even though we are in an acknowledged short sale review SLS can set a sale date and sell my home at anytime they like. She also said it with an attitude. This gal has always been short, curt, rude and unpleasant to deal with. Her comment about gave me a XXXX XXXX . It took a while to get an offer and just prior to the offer being sent over, she made the threat again. I was in a chapter XXXX for 5 years and have competed it. The trustee has been paying a little something to the bank but they wo n't tell me how much it was. I noticed that my escrow account has over {$17000.00} dollars in it at SLS and I have asked numerous times for a reconciliation and SLS refuse to give me one. I h ave asked my escrow gal to ask for a reconciliation in hopes they will give one to h er. XXXX 's conduct in the short sale dept. fall 's far below the standards of care. They also refused to allow me {$3000.00} relocation assistance.

I have had numerous errors with Specialized Loan Servicing with regard to the ACCURACY of my payments, escrow, and tax forms. As of the date of this complaint ( XX/XX/XXXX ), SLS has still not provided me with an accurate IRS XXXX form, despite multiple calls and written requests. The intention of this complaint is to formally demand that Specialized Loan Servicing provide me with an accurate XXXX form as well as to provide a root cause as to why there were errors.

Consumer Complaint: I have a 2nd mortgage with Specialized Loan Servicing and typically pay on the first Friday of the month. I noticed they are posting the payments on the following Monday which is causing extra interest to be charged on the loan. I called to check with them on this practice and they told me the only way I can get a payment to post on a specific date is to use their auto pay. I also checked my primary mortgage to see what date they are posting the payments because I use the same payment method and XXXX is posting the payments with the correct date.

Consumer Complaint: I purchased a XXXX home in XX/XX/2013. The original purchase price was {$170000.00} and I put 15 % down. I was at 85 % LTV with a loan amount of {$150000.00}. That means I needed PMI. According to my amortization schedule, my loan was scheduled to reach 78 % LTV in XX/XX/XXXX of this year. The PMI should have been automatically removed. I messaged SLS about this via their website and never received a response. I called a month later and they said I needed to submit a written request. I submitted my request along with XXXX guidelines for automatic PMI removal. They sent me back a letter saying that I needed to authorize and pay for an appraisal and then they would make a determination. They will not let me speak to anyone making a decision. They just keep telling me that I need an appraisal. No one rebuts what I am saying or shows me where I am wrong. I did confirm with the lender that my loan was scheduled to reach 78 % of the original balance in XX/XX/XXXX of this year. HELP!
