Consumer Complaint: After continuing a dialogue with NationsStar/Mr Cooper as well as opening several complaints, reading and receiving their response, I have received the attached statement from this mortgage company. According to this statement, we owe {$10000.00} which is not what has been reported to CFPB. The last correspondence explains we have made 3 completed trial payments and our payments, afterwards, are modified payments of {$1400.00}? Which is financially unacceptable. For several reasons, we were TOLD, how this modification would work in our favor because payments would be smaller than the trial payments. Secondly, this mortgage company totally ignored tax payments are under a deferral and were sent back to the mortgage company several times because of this. One of the homeowners is XXXX and receives XXXX income making it nearly impossible to meet the payment of greater than {$1000.00}. A representative over the phone called and said our financials are not factored in when a modification is being considered. Please tell us how is this possible? Also, doing this time, our city suffered a flooding disaster ( XXXX, 2017 ) and this representative called attempting to collect a payment from us! Finally, we should have been offered a much better modification due to the disaster in our area recently. This is the fourth complaint on the same issue with this company and while the POC continues to deny Nations Star did nothing wrong, please share with consumers, state and government housing authorities why Nation Star would choose to exclaim its representatives did nothing wrong. Is that even the point? Previous submission ( XXXX )

Consumer Complaint: In XXXX my escrow account was debited twice for property taxes although the charges were not all invoiced as property taxes. Throughout the year my escrow account was debited in the amounts of : {$22000.00} and {$3100.00} in XXXX XXXX, {$6300.00} in XXXX XXXX, and {$6300.00} in XXXX XXXX. The total of these debits were {$38000.00} which was an exact match of what the " PROJECTED '' property tax disbursement was. All those amounts were actual debits paid from my escrow account and were titled " ESCROW PAYMENT ADJUSTMENTS ''. Later in XXXX of XXXX when the actual property tax bill was issued, it was debited and paid in the amount of {$37000.00}. In effect the total debits from the escrow accounts were the actual taxes paid in addition to the ESCROW PAYMENT ADJUSTMENTS totaling {$75000.00}. As the monthly escrow payment only estimates for the annual tax of approximately {$38000.00} or $ XXXX/month, this has left a negative escrow shortage causing the servicer to raise my escrow payment for the coming year by {$3000.00} in addition to the {$3200.00} I currently pay into escrow each month. I checked county records and my property taxes are paid up to date for prior years, therefore there is no explanation left other than this is a clerical error. I have made several attempts at resolving this with Mr. Cooper employees and their supervisors but none of them have answers as to what those charges are, but they will not refer the matter to someone who will help resolve the matter.

Consumer Complaint: Bankruptcy was discharged XX/XX/XXXX, and this mortgage ( primary residence ) which was including in the bankruptcy. Upon being dishcarged ( after 5 yr./60 months ) NationStar demanded {$17000.00} in payment ( see attached ). This was because the loan was an interest only loan & because of the bankruptcy they were not able to adjust or increase our payments. NationStar granted us a loan modification which included the outstanding payments they were unable to charge us during the bankruptcy. I have included a recent mortgage statement which does not show any payment past due. I have also included dates & payments made doing the bankruptcy. I am asking for the negative comment on XXXX under payment status, which reads " At least 120 days or more than 4 payments pas due '' to be removed ( see attached ). I would also like the removal of the past due amount of {$16000.00} from the report because that was satisfied in the loan modification. In addition to this, the mortgage payments are {$1300.00} but the credit report is showing {$1400.00} ( see attached ). Monthly payment will change to {$1300.00} starting XX/XX/XXXX.

Consumer Complaint: I recently received a surplus check from Mr. Cooper in the amount of XXXX due to an escrow analysis completed on XXXX/XXXX/XXXX. The analysis to did not make sense to me so I went on their website and it now said I had a shortage. I called the company and they told me that an error had been made and they had put a stop payment on the check. When I asked how this happened the representative said they did not know. They also said I was probably sent an email. They did not notify me or send me a notice of the error via email or phone. I have however received offers to refinance almost daily! I have also sent a company this information via their website. I am now have serious questions on the legitimate calculations and processing of my mortgage.

Consumer Complaint: On XX/XX/XXXX I applied for a home mortgage and was denied on the grounds of a Foreclosure showing from XX/XX/XXXX. Herein lies the problem, XXXX XXXX XXXX reported the Foreclosure on the above listed date. First, this foreclosure does not show on my Consumer Credit Report so I was unaware of the foreclosure until I attempted to obtain this new Mortgage. On XX/XX/XXXX, myself and my ex-spouse signed a Deed in Lieu of Foreclosure. On XX/XX/XXXX I received a IRS Form XXXX showing Cancellation of Debt. On XX/XX/XXXX a Satisfaction of Mortgage was recorded. On XX/XX/XXXX the aforementioned Foreclosure was recorded by XXXX XXXX XXXX, a company I had never heard of or was ever advised had any interest in any mortgage. Ultimately as a result of this Foreclosure that, as stated before, I had no knowledge of, I have been denied a new Mortgage. This filing, that does not show on my Credit Report is the sole reason for the Mortgage Denial. My question is, If I was given an acknowledgment of Cancellation of Debt in XX/XX/XXXX, how can a Foreclosure be recorded in XX/XX/XXXX by a Servicer I've never heard of, without me being notified of the action.

Consumer Complaint: I called Nationstar today to follow-up with the modification application I applied for XXXX XXXX, XXXX. In speaking with the representative, I learned that my property had a sale date for today, XXXX XXXX, XXXX. This was surprising news to me because I never received a notice in the mail or by certified mail of this action. The representative emailed me a supposed notice from XXXX XXXX, XXXX about the property 's sale ; however, the alleged notice of sale she emailed to me did not have my mailing address or my property address on it ; nor did it have a sale date. Besides, when I spoke to the Nationstar representative after my modification denial letter on XXXX XXXX, XXXX he told me my mortgage account would be on hold 30 days after this denial letter ; and then another 30 days for the published public notice. I need clarity on how my property was up for sale without me being notified and without proper procedures.

Consumer Complaint: Dear CFPB Nationstar Customer Relations Department c/o Mr. Cooper XXXX XXXX XXXXXXXX TX XXXX RE: Nationstar Mortgage LLC (d/b/a) Mr. Cooper. Mortgage Number?XXXX I request that the current foreclosure action be cancelled and the correct principal balance be corrected immediately. I strongly dispute the increase of the principal mortgage balance that was made on X/XX/2014, when the principal balance was increased from XXXX to $XXXX and eventually increased to $XXXX. The original principal balance and the original loan amount is $XXXX. The current principal balance is XXXX more than the original loan amount. This is inaccurate and needs to be corrected. The current principal balance should reflect approximately $XXXX. We strongly believe that the Chapter XXXX protections that were in place during this period, protected, insulated and stayed any increase in the principal balance and loan amount. ………….. I request that this increase be reversed immediately and reflected in the modification documentations. Please complete a forensic audit on my mortgage account as soon as possible so the correct principal balance is calculated so I can submit the modification proposal, with the correct principal balance, to my financial team; my Chapter XXXX attorney; the Chapter XXXX bankruptcy trustee and court. The current principal balance is not accurate and I believe this is because of miscalculations, and errors, by the multiple servicers who have handled my loan to date. I pray that you will make this adjustment immediately. To reflect the correct current principal balance of XXXXXXXX. I request that the current foreclosure action, be cancelled and the correct principal balance be corrected immediately. Sincerely, XXXX XXXX XXXXXXXX XXXX XXXX XXXX CA XXXX Nationstar Mortgage Number-XXXX
