Consumer Complaint: I have a XXXX mortgage, serviced by Nationstar. For the past year I have had the property listed with a realtor, to sell as a Short Sale which was approved by XXXX. My realtor has a prospective buyer but we are running into extreme difficulty. A valuation was placed on the property, by Nationstar I believe, that is high for what the property has to offer, and the condition that it is in. I have submitted pictures, repair quotes, and a CMA to document the high valuation, but Nationstar is telling us that they wo n't review it. XXXX has given Nationstar free reign to do what they want, so consequently they are not reviewing pertinent documents and informing XXXX. Nationstar is trying to force me into a foreclosure even though there is an offer on the table that is very reasonable, XXXX that brings 94 % of the CMA value to the investor. And if we factor in the repair quotes of nearly {$10000.00}, the current offer brings 98 % of the CMA value! We are finding it difficult to comprehend that the investor would turn down such an offer if they were fully aware of it, which they wo n't be if Nationstar does n't review the documentation we are submitting and shares it with them! My realtor has been going back and forth with Nationstar and XXXX trying to find someone to give a serious look at the documentation that I have pulled together to refute Nationstar 's valuation, but is getting nowhere. They feel that working through XXXX does n't get them to someone who will actually take a real look at the case. THERE IS A FORECLOSURE SALE SET FOR XXXX XXXX, 8 DAYS AWAY. Both my realtor and I continue to try make headway, but Nationstar refuses to bring this to the attention of someone who will take a serious look at the documentation that shows their valuation is high. And XXXX agents are n't getting either of us to someone who has the authority to get involved and take a serious look at the valuation. I do n't think they are aware that Nationstar is pushing this property to foreclosure when there is such a good offer on the table.

Consumer Complaint: Nationstar Mortgage LLC has not sent me Loan Statements for XXXX loans I have with them on XXXX rental properties for since XXXX, 2012. I am in Chapter XXXX Bankruptcy to modify these loans. The modification plan was approved by the Court in XXXX 2012. I have no idea if they have modified these loans, what my payments are ( I guess at what they are by what the P & I payment is supposed to be plus what the Escrow amounts are ). They say their policy is not to send out any statements while in Bankruptcy, but I ca n't be released from Bankruptcy until I can show the Court they have complied with the approved Plan. This is costing me money as well as my Credit. Numerous calls to them have them telling that they ca n't send me anything. Even a Letter from my lawyer in XXXX of this year has been ignored. How can I force them to send me a statement? I thought it was the Law to send out statements.

Consumer Complaint: I ask for your assistance under the Homeowners Protection Act of XX/XX/XXXX as Nationstar has failed to remove my Mortgage Insurance payment requirement. The binding contractual closing documents ( PMI Disclosure Statement ) reference LTV ratios of XXXX % and XXXX % -- no mention is made of any other LTV requirements or borrower initiated PMI removal procedures. Nationstar has not provided me with the annual written disclosures related to PMI cancellation, or the most current appraisal as required by the Homeowners Protection Act of XX/XX/XXXX, making it a clear violation of the law. Here 's a timeline of the events that transpired:XX/XX/XXXX : I called Nationstar and requested information on how to request PMI removal. Nationstar indicated that my current LTV requirement had to be 80 % or less. So, I started the request process. On or about XX/XX/XXXX : I submitted a PMI Cancellation Request. XX/XX/XXXX : I submitted an inquiry to request the status of the PMI Cancellation. XX/XX/XXXX : Nationstar responded indicating a XXXX % LTV was required and my current LTV was XXXX %. XX/XX/XXXX : I mentioned that my understanding was that my LTV requirement was XXXX % XX/XX/XXXX : I received an email that the LTV requirement for a single family home between 2 to 5 years from origination needed to be at XXXX % but my current LTV was is at XXXX %. ( This was wrong since they had not considered my current appraisal ). XX/XX/XXXX : I spoke to XXXX ( ID XXXX ) and she stated that the LTV requirement is XXXX % and my next payment would meet the requirement. With concurrence from her supervisor ( XXXX ) she assured me PMI would be removed. XX/XX/XXXX : I called the customer care department to inquire why PMI was not removed. I terminated the call as I was left on hold for XXXX minutes. XX/XX/XXXX : I called customer care department to inquire why PMI was not removed. He assured me he would look into the problem and return my call. XX/XX/XXXX : I sent another email to Nationstar indicating the poor customer service I received and questioning why I had to submit another cancellation request. XX/XX/XXXX : I called and spoke to employee XXXX requesting clarification and demanding to speak to upper management. She left me on hold for XXXX minutes and then said I had to wait 5-7 business day before receiving a response. She also mentioned that my LTV requirement is XXXX % as per XXXX XXXX guidelines.

Consumer Complaint: We are XXXX citizens who own our own home and are trying to reduce our mortgage payments. We have never missed a payment, but our income has been drastically reduced and we BOTH have been diagnosed and treated for XXXX this year, causing major medical bills. We began filing a mortgage modification with our mortgage holder : Nationstar Mortgage on XXXX XXXX, 2015. Each time we provide the forms they request, they wait a week and ask for more information. Then we provide that information. Then they show they received the documents and when we check the status in few days -- hoping we have been approved- they show they need the same documents again. So we have sent them again. They keep asking for documents like IRS form XXXX, which we do n't file, so we send them the form we do file ( a XXXX on form XXXX ) with a letter of explanation and they ask for the XXXX form again. This is all on the website -- we can never actually speak to anyone when we have tried to call. Then someone will call us ( the caller is only a messenger who knows nothing except what he 's reading on the website ) telling us we need the forms, I explain we have sent the forms and they say send a letter of explanation and we do, then the status shows we still need it anyhow. We have uploaded all the forms and letters of explanation again and still no response. In fact, this morning it showed we only needed to send XXXX more thing ( again, the XXXX form ) so we sent another letter, with documentation from the IRS site showing we file the correct form, a XXXX on form XXXX, and now when we looked it shows we need ALL the forms we have already submitted ... twice. We are at our wits end and have no idea what to do. Can you help us?

In brief I have been dealing with this mortgage matter for over 6 years. Due to stage XXXX XXXX that was diagnosed in XXXX 2007 that require XXXX treatment. Because I could n't work for a year I was encountering financial hardship. Due to the advertising on behalf of banks XXXX I inquired on the possibilities of getting a modification. I was at the time accepted by XXXX XXXX XXXX to enter into the process based on financial information and hardship letter. additionally, XXXX XXXX XXXX stated repeatedly " There is no reason the bank should n't give you a modification, your the poster child for the program and reason it was formed ''. From the onset and hence forward I have encountered deceptive lies, intimidation, and abusive unethical trade practices and getting the runaround on behalf of XXXX Nationstar Mortgage. I spent 2 years 4 months in the mortgage modification process, and basically another 3 years 10 months in the legal system. I was illegally foreclosed on, and therefore subjected to the illegal foreclosure mill process. Where the is evidence of robo signing, illegal assignments, transfers and double tracking. I 've been through and FED eviction trial and have had to file for an appeal. The case is now in the Oregon Court XXXX. At some point the foreclosure was rescinded and am now being a modification with excessive, advances and expenses. I would greatly appreciate your help with this matter in determining the truth, ownership and history of my loan and a just resolution to all the pain and suffering that has affected my career, physical, mental, spiritual, and financial wellbeing beyond any level of comprehension.

Consumer Complaint: XXXX XXXX has contacted Nationstar for foreclosure prevention alternatives. Due to a valid hardship, she reached out to Nationstar to pursue a loan modification. When denied, XXXX has attemped a short sale, which she feels is her only feasible option at this point to avoid foreclosure. XXXX has acted in good faith by listing the property at fair market value with a local real estate professional, and subsequently securing a buyer. When we attempted to initiate the short sale process with Nationstar Mortgage via their Equator platform, the file was closed out due to the upcoming foreclosure sale on XXXX XXXX. In XXXX, XXXX received correspondence from Nationstar denying her of the loan modification letting her know that short sale could be an option for her. Without delay, XXXX listed the property. Considering Nationstar suggested the short sale, it is unfair for them to deny her due to the lack of time to get it completed. Suggesting the short sale gave XXXX false hope that there might be an alternative.

Consumer Complaint: I do have a Mortgage with NationStar Mortgage. After having them modified the loan in XXXX 2013 where I started making payment. On XX/XX/XXXX of the same year I have my XX/XX/XXXX payment returned. When I contacted them, they informed me it was because the mortgage went up and my payment was not sufficient to pay the new mortgage amount. I have never received any letter telling any thing about me that. Since then, the account is a mess and they have no desire to fix event though I made several request for that. Now I am afraid because I do not know when they will come and kick me and my family out of the house. To finish with this situation and have, my family and I, peace of mind, I decided to sell the house. It is at this point that I was informed that I have second mortgage on the house which I have never requested and know about it. Even if I sell the house for the amount of {$290000.00} I can not pay off the loan that was originally for about {$180000.00}. I like my house and it is the only one I have to live with my XXXX ( XXXX ) kids. I need help to solve this situation that last too long due to a miscommunication on the part of the lender. I did all I can but with no solution because the Mortgage Company does not want to find a solution even though I can pay for my mortgage. I work so does my husband. And with both income we can easily make our monthly payment, but NationStar Mortgage refuse all my proposition for solution. I have more to say about this Mortgage Company, but I save them for later.

Consumer Complaint: In XXXX my ex-husband and I purchased our home. When we divorced in XXXX, as per our divorce agreement, I was responsible for the home and mortgage. I worked with the lender at that time, XXXX XXXX XXXX, and completed an Assumption of the Loan XXXX it was an FHA loan ). In XXXX of this year, XXXX, the loan was transferred/bought out by Nationstar Mortgage. Initially there were no issues, I received documentation only addressed to me with my current last name ( I remarried and legally changed my name in XXXX ). Suddenly, in XXXX, I am now receiving a mortgage statement in my old name and with my ex-husband 's name. The loan is also now showing up on my ex-husband 's credit report as a joint account, mine also. My ex-husband was able to contact Nationstar and get information on the mortgage account. When I contacted Nationstar they said the only way to remove my ex-husband would be to refinance. I explained the loan was only in my name and had XXXX XXXX XXXX re-fax the documents from XXXX when I assumed the loan in my name only, I also faxed them my current marriage certificate. Nationstar initially said they had never had my current name on file only my prior name even though I have documentation in my current name from them. They are currently telling me that I qualify to assume the loan or to refinance to have my ex-husband 's name removed. They are not recognizing the Assumption I completed in XXXX and will not change their records. Customer service told me there was nothing they could do to help me.
