Consumer Complaint: Aurora Loan Services has foreclosed on us for the XXXX time. first in XXXX and we hired an outside mitigation company to help with the paperwork because of the EXTREMELY poor and frustrating cust. service Aurora provided. While in mitigation they were still foreclosing and I got a Sheriff Sale sign stapled to a tree in my yard. We ended up being able to come up with all the $ XXXX XXXX change they ( aurora ) wanted. Before the ink was dry on the paperwork my loan was transferred to XXXX in XXXX ; then to XXXX XXXX XXXX and then back to Aurora, who started foreclosing immediately in XXXX. With each transfer of my loan, our payments increased from {$750.00} to {$900.00}. circumstances in our life in XXXX did not include paying another {$1000.00} to outside mitigation and we kind of " gave up ''. I spoke to an attorney who told us to file Ch. XXXX bankruptcy, which we did. The payment arrangements did not fair well for us and our bankruptcy was dismissed. I then received info from XXXX regarding the mortgage abuse/mishandling of the well known banks that have since agreed to " settlements '' for each victim of their schemes. I received XXXX checks each for {$300.00}, XXXX named Aurora and the other named XXXX XXXX XXXX. All the while my home was scheduled for sheriff sale. I called many lawyers who knew nothing of how to stop the sale or they wanted thousands and thousands of dollars to " try ''. I ended up filing a motion to stay the sale and it was granted. I did not file other motions within the allotted time and foreclosure process began again. I gave up at that point. The house was " sold '' to Aurora loan Services on XXXX XXXX, XXXX. Aurora, mind you, had " ceased operations '' in XXXX, and transferred my loan to Nationstar. I hired an attorney and paid him {$500.00} to assist me in our distress. He ( attorney ) did n't even file a notice with the court that he had been retained by us. in XXXX of XXXX the sale was confirmed and that 's when I heard from the atty that it was too late. Since XXXX of XXXX I have researched and found that documents filed in XXXX and XXXX, same document ( mortgage ), DO NOT MATCH. I have also discovered that the Assignment to Aurora from XXXX XXXX Mortgage was dated AFTER they file to foreclose and also that the signatures on the Assignment are those of known " robo-signers '', XXXX XXXX XXXX and XXXX XXXX. These are forged/fraudulent documents being used against us to steal our home. and being that the atty that we hired failed in his duty to do his job, my family will be evicted on XXXX XXXX. My credit report shows XXXX XXXX XXXX and Aurora and Nationstar. My loan originated in XXXX with XXXX XXXX Bank. I now have a judgement stating that we owe almost $ XXXX to XXXX XXXX XXXX. I have a MERS ID # yet nobody ( parties which we sent our payments to ) knows how or when that happened. Nobody will give us a straight answer about anything pertaining to our loan. Ive searched the XXXX website under XXXX XXXX and can not find my loan. The foreclosures in XXXX and present, are both being/have been processed by foreclosre mills that produce whatever document looks legit to the court. yet they contradict XXXX another. Being that I am not savvy to the legal system and it is not user friendly unless you are an attorney, I am being rail roaded by fraudsters for their greed and misconduct.

Consumer Complaint: On XX/XX/XXXX, I received ( XXXX ) Letters from Consumer Financial Protection Bureau ( cfpb ) regarding Complaint Numbers XXXX, XXXX and XXXX. The erroneous servicing of my mortgage loans failed to take account of my Military Status at the start of my contact XX/XX/XXXX. I am a XXXX Military XXXX/XXXX who temporarily lost my source of income after becoming XXXX, awaiting XXXX Separation. After regaining my income I furnished paid amounts to XXXX ( A Failed Bank ) and XXXX XXXX XXXX ( XXXX Supreme Court Victim of Unlawful Mortgage Practices ) and XXXX to bring my account current. I paid {$14000.00} down, with installments of {$3100.00}, {$3100.00}, {$2900.00}, {$2900.00} and {$2900.00}. I furnished documentation and findings from U.S. Department of Labor, Office of XXXX Adjudication and Review, OPM XXXX Retirement Specialist, Department of Veteran 's Affairs and XXXX County Appraisal District and IRS regarding my Application/Approval for Residence Homestead Exemption. XXXX furnished me with a letter of servicing my mortgage along with a foreclosure Letter. My request for Modification was Prepared and Submitted via XXXX XXXX XXXX XXXX. Government Approved Programs Making Homes Affordable. I proceeded to Re-instate my mortgage with XXXX by paying ( 6 ) Payments of {$1800.00} for a total of {$10000.00}. XXXX disregarded the Rear payments and proceeded to change my entire contract to include Advance Property Taxes of which I am exempted. The Letter from XXXX ( Office of the Consumer Ombudsman ) seems to be unaware and fail to provide the documentation. Now my mortgage is being passed on to a XXXX mortgage company/debt collector to include the on-going errors. I have submitted copies of these documents on several occasions as you can finally see the overall finality and the unjust hardship caused by the type of servicing received. My unpaid amount at the time of my request was {$190.00} which has been re-recorded at an amount in excess of my Purchase Price. I feel this is a slap in the face for my contribution and service to my country. I submitted this information to the Office of my Commander-In-Chief for accountability and resolution. T/Y!

Consumer Complaint: Nationstar Mortgage and/or XXXX ( XXXX ) servicing violations. 1. DUAL TRACKED FORCLOSURE : Violated CA Homeowners Bill of Rights. NSM only allowed HAMP but did nothing but re-ask same questions with new dates or excuses why did n't get our documents which evidence shows received. Other programs, such as Keep Your Home CA and HARP, NSM refused to cooperate. Past several years, we 've endured continious financial audits from NSM and not once NSM ever formally accepted or denied our repeating applications in writing/print on NSM letterhead and certified mail signature acceptance that we 've EVER received that correspondence. We proactively signed and sent, certified mail with signed by NSM received confirmation, a form document included sent to us in our monthly NSM statement prohibiting by law NSM to shirk that responsibility to another affiliate should they decide to do so. 2. NSM LIED TWICE TO CFPB : Case # XXXX and case # XXXX, instead of replying back what promised within deadlines, NSM transferred ownership of our loan from " Nationstar Mortgage , LLC, the Servicer of the referenced loan on behalf of " XXXX XXXX. as Trustee for XXXX XXXX XXXX XXXX Mortgage Pass-Through Certificates Series XXXX '', the Creditor to whom the debt is owned '' with a new entity, XXXX ( XXXX ), created by XXXX, the law firm acting as Trustee, and filed a NOD - Notice of Default the same day. 3. REQUESTED WIRING INSTRUCTIONS REFUSED : To reinstate loan current status, NSM repeatedly would not give in writing wiring instructions even though husband requested having XXXX with his XXXX. Wife only got verbal instructions but NSM always committed on not giving us title required. Had NSM rep. on speaker phone and another had our bank 's rep., XXXX, listening. XXXX said NSM was lying to us when NSM rep. said, " That we did n't need the title to do a wire transfer '', as well when we asked to escalate to a supervisor, that " All were out to lunch. '' Subsequently, these actions ( repeated results with several conversations with other NSM reps ) took us an additional 10 days to complete our wire transfer -- just 3 days until the Trustee Sale Date. We contacted other banks which one gave us NSM tech support phone number for wiring instructions and finally completed transfer keeping our home. NSM tech wondered how we got their number? 4. PRINCIPAL PRE-PAYMENTS NOT ALLOWED : Even NSM statements say we may prepay principal at any time. Husband made XXXX phone calls for instructions, sent EFT ( how we pay all our other bills past 20 years successfully ), and ours with them showed transfer we did from our bank to NSM, where it floated around in the NSM system about a week then credited back to our bank account. Later, after we forced NSM to investigate, they wrote back saying they could n't find anything even though we tracked our end, evidenced from bank statements, complete round trip! Bottom line, NSM wo n't recognize principal prepayments. Instead, fraudulent late fees -- which were to get paid first -- per NSM policy on reverse of first page NSM monthly statement. 5. PROMISSORY NOTE BREACHED. During forclosure period, NSM, breached Promissory Note giving incorrect financial information per NSM monthly statements. This a federal violation of fiduciary responsibility, told us by lawyers. For years, we 've argued with NSM that we were on an Interest Only loan that should have reset to 20 year 5.125 % APR in XXXX 2015. NSM never acknowledged until 14 days before our scheduled Trustee Date of Sale, XXXX 2015. Addidional burden deciding if could afford our home without knowing monthly payments after reset since we always told by NSM " the payment we were being billed for was amortized and included the interest AND principal. ''

Consumer Complaint: My parents are behind 1 month on their mortgage, as XXXX owners they are never home. But I 'm a XXXX student and i usually am at home mostly during the weekends. The debt collector showed up yesterday violently banging on my door ( when he could have rang the doorbell ) being a XXXX year old woman this intimidated me and the car he was in had no logos it was just an SUV. Today while returning home from running errands the same van was waiting a street away from where i turn to get home, he pulled up in-front of me almost crashed my car. Then took a picture of me, then when i got home he got out from his car continued to take pictures of me, and gave me a notice to call my mortgage company. I feel in danger getting followed home by a random man, almost getting my car crashed into, frankly i just feel harrassed.

Consumer Complaint: This complaint is related to CFPB case number : XXXX ( see attachment entitled : " CFPB Case XXXX '' ). In response to that complaint Nation Star Mortgage indicated in a letter dated on XXXX/XXXX/2015 that proof of insurance was received ( see attachment entitled : " Nationstar Letter Acknowledging Receipt of Homeowners Insurance XX/XX/2015 '' ). In a Nation Star Mortgage Statement dated XX/XX/2105 it is clear that the escrow payment for missing insurance was eliminated as a result of the CFPB case. However in the most recent mortgage statement dated XXXX/XXXX/2015 an escrow amount of {$640.00} mysteriously appears ( see attachment entitled : " Nation Star Mortgage Statements XX/XX/2015 '' ). I would like Nation Star to eliminate this mysterious escrow amount from my mortgage statement.

Consumer Complaint: I do n't know how to begin but this is an emergency to avoid writ of possession/eviction. XX/XX/XXXX I have suspicion to believe that original lender XXXX XXXX Mortgage lured me into a loan that they knew that I would not be able to pay back. In addition, they concealed details of the loan contract. ex. that they were selling the loan as soon as I signed to XXXX Pool XXXX POOL NUMBER XXXX or something else that I may not know about. I have suspicion to believe that the loan never made it to the pool and that Nationstar is pretending to be the servicer of the loan and assigned XXXX XXXX XXXX as Trustees using a forged document. XXXX, XXXX XXXX XXXX was on suspension for fraud when FORECLOSURE case was filed, XXXX. I have suspicion to believe that the note provided XXXX day before the sale of my property was a forged document provided by Nationstar which displays undated and unsigned signatures between XXXX XXXX and XXXX XXXX. There has never been any written notices or contracts provided to me that any of the above mentioned where or are authorized to act in regards to my alleged loan. I received undated and unsigned loan documents from lender 's loan officer who told me that he would send signed copies at a later date. I never receive the docs and the office was closed when I visited them for the documents several weeks later. XXXX XXXX sent a bill one year later and I asked them about who they are and they said I need to pay them. They told me that I had to be late to qualify for modification. One year later Nationstar shows up and the same thing. I was later forced into Chapter XXXX, XX/XX/XXXX, which I never reaffirmed and Nationstar forced me into a Loan Mod thereafter. XXXX proved that the same person who executed mortgage assignment used several signatures and titles on other documents found in land records. Nationstar came in to play around XX/XX/XXXX and I have questioned them to prove who they are and never received any notices/contracts ; after case was commenced was when I found out about XXXX, XXXX XXXX and XXXX XXXX XXXX. Nationstar has recently assigned the suspect XXXX DOT to themselves using the name of someone who is not an attorney in fact or worked for Nationstar. Afterwards XXXX assigned a foreclosure DOT from themselves to XXXX. I have never believe that this was a true loan and I am still not getting the answers that I need to either have a face to face meeting with my alleged creditors. I was denied such meeting as XXXX presented suspected forged undated and unsigned note showing the signatures of the lender 's suspected forged " Signing Manager or Supervisor '' and XXXX XXXX and XXXX XXXX XXXX, on my note and deed the person 's who allegedly signed for XXXX XXXX sig is different and title roles are reversed are suspected as forged/fra notes. Prior to the sale of my home and after case was files, Nationstar and XXXX XXXX has caused my credit report to be ding with paid loan transactions displaying different loan numbers than where originally reported. There is no bilateral contract between me and the lender. I suspect that this is a not a loan. Nationstar, XXXX and XXXX have threated to take my property without proving that they are in fact legally able to do so. It is with suspicion that XXXX XXXX County Maryland courts, lawyers of the court, and recording officers have denied me an adversarial trial by concealing the truth and denying me the answers I need to partake in financial support from the creditor, government, etc. I am probably leaving something out here but Ive attached documents which could lead to suspect Anti Trust and XXXX Law violation, FTC, suspected fraud and forgery and others laws as significantly violate my rights to due process because all parties are suspect keeping me illiterate and ignorant. Consumer Complaint: I started out in XXXX taking out a mortgage loan with XXXX XXXX XXXX. My husband and I had a mortgage loan prior with XXXX credit. The loan with XXXX started XX/XX/XXXX. After 3 yrs. of having this mortgage we changed our homeowners ins. XXXX. Almost immediately after the change of policy we started getting harassing calls, 7 days a week XXXX. They said that we did n't have ins. and they placed a forceplace policy on our acct. We sent them the necessary documents numerous times as did our Ins. Co. After several months of us paying our normal payments and not the payment which included the forceplace amount, XXXX said that we were behind a payment. We even went as far as to send them through a local attorney a history of ALL of our payments and a letter to stop the harassing calls. We probably spoke with over XXXX different people employed by XXXX XXXX. Sadly, this too was a waste of time and money. We decided to re-finance XXXX. The main reason was that their office was in the same shopping center as my hair salon. So if I had a problem, I could go and physically speak to them. We XX/XX/XXXX did another re-finance XXXX to get a fixed rate as our first XXXX was a balloon rate. As long as our loan was with American General we had no problems. At some point XX/XX/XXXX XXXX XXXX became XXXX. Again we did n't have any problems with them until XX/XX/XXXX. Unfortunately, my husband and I divorced. He left our home without any notice XX/XX/XXXX. He left me to pay all of our bills alone and with XXXX children. He was instructed to pay ( at our mediation with our attorneys ) the home ins. until the final divorce decree. Our policy renewed XX/XX/XXXX. XX/XX/XXXX I noticed on my statement that forceplace ins. had been added to my mortgage. I immediately called XXXX, and was told that the policy that we had on our home had been cancelled for non-payment. I kept the forceplace ins. and payed the difference on my mortgage payment until XXXX, XXXX. I took out a policy with XXXX as I also moved my auto policy as well. This was 4 months before the forceplace policy on my acct would need to renew. All info was faxed XXXX and not only did they continue to charge me monthly they added another policy on my acct XX/XX/XXXX. We finally along with XXXX sent the info showing proof of ins. over XXXX times that they removed the policy XX/XX/XXXX. But did n't credit to my acct the difference of payments XX/XX/XXXX. My loan was sold to Nationstar Mortgage in XXXX XXXX and was still showing that I was behind due to them not making corrections on my payments. XXXX XXXX I got my payment sent back from Nationstar saying that I owed XXXX. I went ahead and paid this and assumed that it had something to do with the ins and they would eventually work it out. XX/XX/XXXX escrow was added to my loan, without my permission or notice. I had paid my taxes already but it was added to my payment anyway. XX/XX/XXXX I got a letter XXXX for me to send a letter disputing my loan or not. I also got my XX/XX/XXXX payments back saying that I was behind on payments from XXXX {$6000.00}. I once again sent a letter by a local attorney to Nationstar and XXXX. XX/XX/XXXX my home was put in the newspaper for sale by auction which I was unaware. Because they did n't give me 21 days to file injundtion to stop the sale, I was forced to file bankruptcy to save my home. I had a huge tree fall on my home XX/XX/XXXX. Nationstar made me send the ins checks to them, for repairs and over XXXX pgs of info. I have sent this info to them 3 times. They still wont send the money for repairs. The amout they are holding is over XXXX. I have paid out XXXX on my own because my roof had XXXX holes and water was pouring in my home.

XX/XX/XXXX Filed filed for Motion for relief, Stated that I had defaulted on payment. I was current on payment before they were denied payment because they could n't prove owner of note.
