Consumer Complaint: XXXX XXXX, XXXX Complaint Nationstar/ XXXX XXXX ( formerly XXXX ) I just want a mortgage amount of {$2000.00} and excessive forbearance reduced by 50 % with the my payment of the balance of the excessive forbearance waived for 2 years. Working diligently to get an affordable mortgage since XXXX. A reason given for not giving a affordable mortgage is excessive forbearance which would could have been prevented if I my income was calculated correctly and I was given an affordable mortgage. XXXX XXXX were given our first modification of {$1900.00} which included taxes and insurance, which had an excessive forbearance. We appealed this mount because the income was not computed correctly and should have resulted in a payment of {$1700.00} which we could afford. The income used was {$6200.00} but should have been {$5600.00}. My request to review this income calculation sent me through a dreadful cycle of unconscionable modification offers from {$50000.00} up front, my home being vandalized XXXX times ( by mortgage property inspectors ) to the present unaffordable modification of {$2500.00} with a forbearance of {$300000.00}, Just recently I was offered a {$2500.00} modification trial on XXXX/XXXX/XXXX and then was sent modification denial letter dated XXXX/XXXX/XXXX. The {$2500.00} modification trial on XXXX/XXXX/XXXX was for 40 years when I was told the previous modification trial offer of {$3100.00} could not be lowered. The XXXX report a Nationstar denial letter dated XXXX/XXXX/XXXX shows my home value at {$500000.00} when the Median price is {$270000.00}. The mortgage seems to have been sold to XXXX XXXX ( I was not notified ). XXXX XXXX filed a XXXX/XXXX/XXXX foreclosure which came to my attention from a XXXX foreclosure/modification advisory notice. I hope I can get The Bureau to help me. Thank you.

Consumer Complaint: I have tried to work with Nationstar Mortgage but they have said they prefer to short sale or foreclose. I believed I qualified for a HAMP loan but it was denied. They issued a Standard Loan Modification that I could not afford. Nationstar is forcing foreclosure and short sale only options. They have said that they are not obligated to provide me with a loan modification. My problem with this is ; I would never do business with this company, but I am forced to. Where is my protection from predatory non-bank lenders? I want to keep my home.

Consumer Complaint: Nationstar LN XXXX XXXX Palm XXXX XXXX XXXX, CA XXXX XXXX XXXX Nationstar and XXXX continue to use horrible pictures ( professional pictures were given to both Nationstar and their surrogate XXXX ) show open toilets. Nationstar and XXXX refuse to use the pictures they demanded that we provide. Instead, they are using photos that appear to have been taken by someone who was drunk. The property includes a solar lease that must be transferred to any buyer that wins a bid on this property. Nationstar and XXXX have been told this multiple times and have been sent a copy of the solar lease and REFUSE TO DISCLOSE THIS to potential bidders. This is the third time that Nationstar has run this through their fake auction system in a vain attempt to secure a XXXX % buyer 's premium. They want a buyer to pay $ XXXX. There has not been a comparable home that has sold for that price in the last 8 years. Nationstar is refusing to provide a copy of the BPO that supposedly supports their opening auction price. We have been told that their value changes on a daily basis, which makes us wonder they are getting this value. Even XXXX shows this home is only worth $ XXXX.

Consumer Complaint: My complaint is regarding my mortgage loan, and my unsuccessful attempts to achieve a loan modification or a short negotiated pay-off. Since the origination of my mortgage with XXXX, there have been several transfers, both in the owner/certificate holders, as well as the servicers. A securitization audit was completed, to find the current owner of the mortgage. After the dissection of the securitization audit, it was discovered that XXXX did not follow the proper chain of title. The loan originated on XX/XX/XXXX. The XXXX for assets to be transferred to XXXX XX/XX/XXXX XXXX, was XX/XX/XXXX. According to courthouse documents, the transfer took place on XX/XX/XXXX, in XXXX, New York. The assignment misses the cut-off date by XXXX years. In addition, I was never notified by XXXX, that my mortgage is now owned by their certificate holders. It is my understanding, that by law/regulations which have been established by the government, I should have been notified by the new owner, within the first 30 days. It is by these same practices that XXXX and other banks were fined billions of dollars for the improper transfer of mortgages, and not following the proper chain of title. Below you will find an excerpt from a website which lists the guidelines required by the government. Transfer of Loan Ownership The ownership and servicing rights of your loan may be handled by XXXX company or XXXX. If ownership of your loan is transferred, the new owner must give you a notice that includes : the name, address and telephone number of the new owner of the loan the date the new owner takes possession of the loan the person who is authorized to receive legal notices and can resolve issues about loan payments where the transfer of ownership is recorded. The new owner must give you this notice within 30 days of taking possession of the loan. It is in addition to any notices you may get about the transfer of the servicing rights for your loan. www.consumer.ftc.gov/ ... XXXX Furthermore, upon one of my many inquiries to XXXX XXXX in my attempt to find the current lien holder, I was sent a document with a notice date of XX/XX/XXXX. The notice explained that effective XX/XX/XXXX, XXXX, would be the servicer of my mortgage. This is very strange, since I have never received correspondence from XXXX. This is yet another discrepancy which has taken place, which shows the lack of proper business etiquette and compliance/adherence to the established laws. At my request, from XX/XX/XXXX-XX/XX/XXXX, XXXX separate XXXX did extensive research with their XXXX. They could find no record of my mortgage which was associated with XXXX or in their data base.

Consumer Complaint: After three years of dealing with Nationstar through an attorney and thousands of dollars of erroneous fees and attorney fees that have not been recovered, this account was recently modified. While waiting for the escrow analysis to be completed in XX/XX/XXXX, the XX/XX/XXXX payment was sent in for {$1300.00}. Once the escrow analysis was completed, the payment of {$1300.00} was calculated. This amount is incorrect because it was calculated before the credits were applied. The credits were due to us due to Nationstar 's improper application of insurance from XX/XX/XXXX-XX/XX/XXXX and the accumulation of erroneous fees. With a new loan term and appropriate credits applied, the payment calculates to {$1300.00}. We have brought this to Nationstar 's attention and have been put off with replies from representatives telling us " we do n't reamortize ''. The loan was NEVER properly amortized in XX/XX/XXXX. Please answer the questions we have written and called about since XX/XX/XXXX : 1. Where did the overage go from XX/XX/XXXX payment in the amount of {$1300.00}? We did not ask for this to go to the principal. 2. Where is our correct statement of escrow credits and correct new payment after modification and credits? 3. What is the additional {$8.00} added to monthly payment shown on the escrow statement? 4. Where is our refund of the {$9.00} fee that was charged for the XX/XX/XXXX payment? ( Our XX/XX/XXXX payment was sent in by check. The check was sent back to us on XX/XX/XXXX stamped received by Nationstar on XX/XX/XXXX. The note said borrower information unknown. We were assured by Nationstar representative that there would be no late fee applied due to this error. We paid online to avoid a longer wait by mail. The fee was not removed or refunded as of now. )

Consumer Complaint: I act as a closing agent. I remitted mortgage payoff funds to XXXX XXXX XXXX via overnight USPS. Funds were never cashed. XXXX transferred loan servicing to Nationstar Mortgage. Nationstar ultimately contacted borrower to advise of late payment on a loan that was believed to have been paid in full in preceding month. This resulted in me tendering a new, greater payoff amount to Nationstar. When attempting to contact XXXX, all calls roll-over to Nationstar. Customer service at Nationstar is nonexistent. I have a similar occurrence on another transaction.

Consumer Complaint: The loan was sold to another company and they were late the 1st month getting us a proper statement. The 2nd month they have n't credited the $ 's immediately to our account AND did n't send out a statement promptly to show monies received and the statement for the next month. They processed the statement on XXXX and we received it on XXXX, with the payment being due XXXX. They are well aware that they are not processing and sending these statements out in a timely matter. We want to send our payment in before the first of each month WITH A VALID STATEMENT REFLECTING THAT LAST PAYMENT RECEIVED. I expect to my payment to be applied immediately and receive a statement reflecting that, with plenty of time to pay by the first of the month to allow for mail issues.
