Consumer Complaint: We have had a lot of trouble with Nation star mortgage. we had to hire a lawyer a couple years ago to resolve some issues. We have been making our payment within the standard period on the XX/XX/XXXX or XX/XX/XXXX of every month for years. every mortgage company has a deadline of the XX/XX/XXXX for payments. there are even financial advice columns about making sure you pay no later than the XX/XX/XXXX. after much research and a phone call with nation star i have discovered that this bank ( the only XXXX i can find ) actually has a 10 day period.. this company has been very confusing and hard to deal with. i have never heard or known of anybody who does n't know about the XX/XX/XXXX being the last day to pay. so even though they say now that there policy changed it is extremely shady and had we known we would have been paying on the XX/XX/XXXX. why would we always pay by the XX/XX/XXXX if we were knowingly late. so they give a grace period that is not the standard 15 days and now we are being forced to pay {$1800.00} in fees.

Nationstar mortgage willfully and intentionally misappropriated funds that were actually WITHDRAWN FROM OUR BANK and processed via Nationstar 's merchant processing, XXXX XXXX then assimilated into Nationstar XXXX account, held for months, then reprocessed into a Nationstar generated check and mailed back to borrower with no prior warning, threat of detrimental action NOTHING! XXXX {$2200.00} SUBMITTED BY BORROWER, PROCESSED BY SERVICER NATIONSTAR, MONEY HELD IN LIMBO AND NOT APPLIED TO XXXX!!! ) Money held by Nationstar for XXXX months causing not only a delinquency but withholding said FUNDS PAID from XXXX is a criminal offense for a mortgage servicer who takes on the responsibility of an FDCPA regulated collection agency, mirandizing borrowers while scantly servicing mortgage needs. Nationstar has proven that it is in their financial interest to force defaults on borrowers, which in turn fuels their fraudulent collection practices, accruement of late charges and fees, immediate property inspections as well as new XXXX XXXX policy requirements to fit their profit structure. He provides no loan documents and mom is XXXX XXXX XXXX so when i acted like i had proof of wrong doing he purchased a car and ran, came back then i got some paperwork saying she was paying a " note '' not a mortgage and she has to go by loan docs ( not att ) and interest is almost 5.5 % she saves nothing now 2 weeks behind again. Consumer Complaint: I am a homeowner who had a fire on XX/XX/2016, complete rebuilding of my home, XXXX XXXX held my money, then later sold it to Nation Star Mortgage out of XXXX, we had an inspection 5 weeks ago and they will still NOT release our money to keep building. I am from XXXX and the weather conditions in the northeast could really hurt us if we do not get this finished, we were written up at that time being XXXX % done and we gave Nation Star everything they have asked EXCEPT the contractor 's license because in the state of Massachusetts the homeowner can be the contractor and sub contract everything out, they said flat out they will NOT release my money to me unless we hire a licensed contractor. In my opinion, this fraud, extortion, they have no right to hold MY money. They said it was their policy but they had no proof to show us, even if it was their policy the XXXX law states we do not need a license. XXXX who had our original mortgage when the house burned, had no problem releasing money to us. I do n't know how Nation Star can get away with this ... .we have lost time from work my husband put his job on hold to get this house done before the cold weather comes and NOW we have these people just hold our money just because they want to .... we are at our wits end and do n't know where to turn, please help. I have had XXXX since the fire, my husband probably will not have a job to go back to because we are now 8 weeks behind schedule and my children have been jeopardizing their jobs to try to call these people ( who customer service speaks hardly any English ) I have never been late for a mortgage payment. I have a high credit score and now they are forcing me to make bills that I should n't have to make now.

Consumer Complaint: Our home was serverly damaged as the result of a flood caused by a broken water supply line during our spring break vacation XX/XX/XXXX. We immediately contacted our Insurance company then shortly after our Loan Servicer Nationstar Mortgage. Our homeowner 's insurance company has issued a claim check which we have endorsed and forwarded to Nationstar as instructed. As of today Nationstar refuses to release any of the claim funds for repairs of our home. Our account is in good standing and we feel they have no grounds for holding these funds. We have been arguing with Nationstar for several weeks and getting nowhere. Nationstar is unwilling to release these funds unless we are to hire a licensed general contractor. We have explained to them that we are not going to hire a general contract and that we will be performing repairs ourselves as " owner builder ''. We have gone as far as to provide Nationstar with copies of the City of XXXX Building Department issued " owner builder permits '' as well as a copy of the Nevada NRS statues 624.031 but still they refuse to release funds and allow us to proceed with repairs. As previously stated we have been dealing with this issue for several weeks and have been asking for them to give us a written explanation for withholding these funds or written explanation as to what they are requesting before releasing the funds. Nationstar refuses to give us anything in writing. They also refuse to give us an email address which is preventing us from documenting our exhausted efforts in resolving this matter. Additionally, they have refused to provide us with the name and contact information of our mortgage loan investor. After several weeks and many hours of calling and wasting our time with different representatives they tell us verbally our request for release of funds for repairs is denied due to state Law regulations as they claim I am required to use a licensed contractor. We keep telling them they are WRONG! -XX/XX/XXXX Submitted to Natiostar Insurance claim checks XX/XX/XXXX Provided them with City of XXXX Owner Builder Permits. XX/XX/XXXX Faxed them Nevada Revised Statue Code NRS 624.031 paragraph XXXX where it clearly states exempt for owner builder of primary residence. XX/XX/XXXX Sent them page XXXX of my signed Deed of Trust and pointed out Paragraph XXXX where it stipulates the procedure in the event of a loss. Nowhere in my agreement with lender did it require for the use of a licensed general contractor for the repairs of my home. We have asked to provide us in writing their specific request for the use of licensed contractor as well as a denial letter. They refuse to give us ANYTHING in writing. We have asked them to provide the state law they claim requires the use of a licensed contractor. They say they do n't have it. They refuse to provide us with the name and contact information to the investor of our loan. How can they do that?? My wife, XXXX children and I have been displaced from our home for several months now and we have done the best we can in upfront the cost of repairs, but at this point we are running out of our own funds and Nationstar is now delaying the re-construction of our home. XX/XX/XXXX will be the last month our Insurance company will pay for relocation rental and after this date we will have to pay out of pocket. Our current mortgage balance is only half of what our property was last appraised in XX/XX/XXXX, after re-construction and with the improvements we are increasing the value of our house by XXXX. It is unfortunate that we have to deal with a third party-servicing company who has taken control of the insurance claim funds and has implemented their own regulations outside our loan agreement with the Lender and outside State Law regulations. We ask that someone help us/guide us in getting our situation resolved.

'' However, despite XXXX Rev XXXX saying " In addition, once your loan is permanently modified, you may be eligible to have some of your principal forgiven on a deferred basis. '' that provision has been ignored, despite never missing a payment, remaining in good standing and several attempts to communicate the desired principal reduction XXXX my house is still underwater XXXX years later XXXX.
