Consumer Complaint: Hello I was working with Nationstar Mortgage for a Loan Modification and was providing documents for that. Please could this be sent to the right person for assistance on a reversal of my home foreclosure. I know it can be done but I need help because this issue requires someone with more leverage than me. Timeline : I first called my loan specialist ( XXXX XXXX ) on XXXX XX/XX/2018 and reached his voicemail and left a message to bring my account up to date and he called back ( left message ) on XXXX XX/XX/2018 and told me to get a hold of the first available person. I work in a place that I'm not allowed to bring my cell phone in to work because of security reasons and can only reply after work and Nationstar Mortgage business hours are done by the time when I can get back to them. I did so on XXXX XX/XX/2018 to see if I could bring my account current and to make a full payment and I was told my only available option was to request a Loan Modification and they would send me the required documents required. I questioned if this was the only way but they were adamant this was my only option and could not make a full payment to bring my mortgage current. I was told the process would take about 30 days to process with their underwriters to review once they received the documents, so I was giving time for that. I received the documents in the mail on or around XXXX XX/XX/2018 in which they also required two more documents ( pay statement ) I filled out the required documents but wanted to provide my latest pay statements ( retirement and civilian LES ) so when I got latest Civilian LES ( XXXX XX/XX/2018 ) I scanned all documents to upload to the website on that date. Also there was a note on the XXXX ( Nationstar ) website saying that the decision could be done by XXXX XX/XX/2018. I checked online on XXXX XX/XX/2018 and saw that there was some missing documents and I was not sure which ones. Also the option to upload documents to the website was not available and to ensure timeliness and alleviate all doubt the only option to me was to send everything in an email to XXXX XXXX ( XXXX ) on that date so they could process it. I called on XXXX XX/XX/2018 to check on the status of the documents and told by the first available person that in their system notes was that they still needed the most current pay statement to process my request to which I promptly sent on that date in an email to XXXX. On XXXX XX/XX/2018 there was an envelope stuck in my front door to which said that they actioned off the house and a request by the person purchased the home and to contact them about vacating. I contacted them and discussed that I thought I was in a loan modification and said they understood and was willing to work with me. I never received a foreclosure notice for the auction on XXXX XX/XX/2018 and believed that I was still in the Loan Modification process. I called XXXX XXXX ( loan Specialist ) at Nationstar but his voicemail said he was unavailable for an indefinite time and not able to get his messages. Then in his voicemail it asked/prompted me to press zero for the first available representative and I did. The person online told me that they couldn't do anything which I could not understand because there is always an option if they pursue it. They said they would send my request up for a reversal and I would get an email about it. I contacted my VA representative and provided this similar information on XXXX XX/XX/2018. Also sent similar information to Representative XXXX XXXX, Senator XXXX XXXX and XXXX on the evening of XXXX XX/XX/2018. At close of business on XXXX XX/XX/2018 I haven't received a response to my request from Nationstar Mortgage now called Mr. Cooper Mortgage. I never wanted foreclosure and was doing what I thought I needed and asked to do but was never aware that they were going to foreclose while in the Loan Modification process because of the time it takes. I believe Nationstar Mortgage should have put a hold on the auction of my home until the process was complete. I never received anything that said I was disapproved for the Loan Modification and for the foreclosure to take place. Somewhere the process broke down an now I'm paying the price for it. I take full responsibility for my mistakes and know that I was originally at fault to getting to this point. I know processes take a while and it's never quick, but if I knew that Nationstar never put a hold on the auction I would have tried to do things different. I'm stressed to the max and don't understand why I'm at this point but I'm asking/begging for your assistance to assist in a reversal of the foreclosure because I know it can be done. I also know that it will be the banks willing to say there was a breakdown in the process along with the will to reverse the foreclosure. There are legal options to reverse this as well. The urgency on this is imperative because as every day goes by there will not be any reversal. Please understand that any inaction is going to seal my fate in this matter. I plea to you because I have XXXX kids that call this their home along with their neighborhood and schools. Life happens and I was willing to do anything to ensure we stayed in this home and I can provide more information and reason to why I reached the process to do a loan modification which were unforeseen family issues that required all of my attention that needed to be resolved. I served 24 years in the XXXX XXXX and now retired. Currently now a government employee so I have the means financially to pay my mortgage and didn't want to default or have a foreclosure. I feel that Nationstar has failed me as a company because I was trying to do what was asked and was never provided any feedback to say that I was not doing what they asked. I always try to do the right things even if it is hard, but I feel that there wasn't any reciprocation. I can only work as fast as the system or process. Consumer Complaint: I paid my mortgage with Nationstar/Mr. Cooper for many years with absolutely no issues. Suddenly one day I was contacted and told that I owed them {$10000.00} because I had not been making payments on the force placed insurance they added to my account. they told me I was in foreclosure and that I needed to reinstate the full amount immediately. Although I have an excellent job as a XXXX at the XXXX XXXX XXXXXXXX I did not have that kind of money sitting around. I tried to get to the bottom of this and find out how and why I owed them this money. I had been making my mortgage and impound payment every month -- when I tried to get answers I got the runaround from Nationstar. This has been going on for several years. I have worked with third parties, Attorney 's and even XXXX to try and get to the bottom of this and to get it resolved. Nationstar has obstructed my efforts to resolve this matter and have now set a foreclosure sale date for XX/XX/XXXX. Nationstar has a history of running force placed insurance scams and settled a class action lawsuit for XXXX XXXX in the last year. I believe I am a victim of one of these scams. I never received any correspondence or notification of my insurance not being paid or of any lapse in my policy. Instead out of the blue they came out me and demanded full payment. I want to file a formal complaint against Nationstar/Mr. Cooper for unethical mortgage servicing practices, fraudulent charges relating to force placed insurance and obstruction of access to solutions to fix this problem. I have worked as a XXXX in the XXXX XXXX XXXXXXXX for 30 years and have the means to afford my mortgage payment. When I took out this loan I was misled at origination as to the interest rate and the terms of my loan and was under the impression that my hazard insurance was impounded. I have actually never been able to get a clear answer on this point because I am quite sure that I was paying impounds on this account for years and that somehow either the insurance may have lapsed or Nationstar did not have the updated insurance information and decided to add their own on top of the policy I was already paying. Either way, there was absolutely NO correspondence, NO notification and no advance warning of this delinquent amount. I was completely blindsided by Nationstar telling me I was {$10000.00} behind and that I needed to immediately reinstate in full. I was not in a position to do so and began trying to negotiate. They did NOT negotiate in good faith and did not try and work things out with me. There were multiple affordable options that could have been explored to solve this problem -- loan modification, recapitalization of the delinquent amount into the balance, forbearance agreement or repayment plan. However, I was never able to make ANY progress with Nationstar. Their agents obstructed the process and would not engage in any type of fruitful or fair negotiations, even after hiring third party assistance and legal help. There are multiple federal, state and internal programs that are available to help homeowners in my situation. This is exacerbated by the fact that Nationstar/Mr. Cooper likely added force placed insurance to my account without any notice to me. Nationstar has already settled a class action lawsuit relating to this activity for {$76.00} XXXX because they received illegal kickbacks by adding force placed insurance on accounts. I should not be held hostage by their unethical actions and should not be forced to pay fabricated late fees and other associated fees that are not legitimate.

When I took out the loan for {$60000.00}, in XX/XX/XXXX, the loan was only 14 % of the total price of my home. The balance of the price of the home was paid in cash. At the time of the loan I asked to NOT have an escrow account but was told that I had to have an escrow account. In XX/XX/XXXX I called and asked to have the escrow account removed and was told that I had to have an escrow account for one year. I called back one month before the year was up in order to begin the process and was told to call back in XXXX when the year would be up. I called on XX/XX/XXXX and was told to call back on XX/XX/XXXX which would be several days after the one year. I called back on XX/XX/XXXX and was told that the one year of escrow had now been changed to 2 years. I asked for a supervisor and spoke to XXXX XXXX who told me that she would file for a waver since the 2 years was a new policy and I had been told repeatedly that my wait would only be one year. XXXX told me that she would call me back right away with an answer. However, it has been 4 days and I have recieved no calls. I have called every day trying to reach XXXX and spoken to several other people. On one phone call I was once told that the matter would be referred to her supervisor, XXXX XXXX, who would call me. However, he has not called me either. I ask for his phone number and was told that his number was unavailable. On XX/XX/XXXX I spoke to XXXX XXXX who told me that she could see in the computer data that I had been told several times that my time line was one year. She was going to try again to reach XXXX XXXX and her supervisor, XXXX XXXX.

Consumer Complaint: XX/XX/18 : Closed on our new construction home with XXXX XXXX XXXX, XXXX XXXX, GA. We were told during the closing that we would be able to pay down the principle on the loan to eliminate the Private Mortgage Insurance. We were in the process of selling a home and did not have the required down payment. Our intention to pay down the mortgage and elminimate the PMI was well known and discussed with our mortgage broker XXXX XXXX and the closing attorney. Mortgage was subsequently sold to Nationstar Mortgage LLC ( DBA Mr. Cooper ) XX/XX/2018 : Sent two checks to Mr. Cooper with our monthly coupon. One check for the normal monthly payment and a second for {$90000.00} marked for Principle Payment Only. The coupon was also notated for normal payment and the additional {$90000.00} Princliple Payment. XX/XX/18 : Called Mr. Cooper and spoke to XXXX XXXX about cancelling PMI. I asked if the original appraisal on the new construction home was sufficient as per the stipulations on the PMI disclosure I signed at closing. I was told no and provided additional stipulations that were not part of my original disclosure. I asked to be transferred to XXXX XXXX 's supervisor who continued down the same path. I then asked to speak to someone in the PMI department and was told they were not in at that time. XX/XX/18 : Spoke with customer service rep XXXX # XXXX from Kansas who informed me that my {$90000.00} Principle payment was incorrectly applied. The next monthly payment was subtracted from the principle payment prior to crediting the remainder to Principle. XXXX confirmed that he had made an adjustment in the system to properly apply {$90000.00} to Principle and advised me to make my next regularly scheduled payment. I asked to be transferred to the PMI Department and XXXX answered the phone. I stated everything that I previously stated during my original call on XX/XX/18 and was again told about criteria that was not on my PMI disclosure from closing. I asked where the additional critera was coming from and was told that I could find the answer in the Homeowner Protection Act. I read XXXX the criteria on the PMI disclosure : 1 ) Submit request ( she never provided an address ), 2 ) Good payment history, 3 ) Current on payments and 4 ) Evidence the value of the property had not decreased. I asked if the original appraisal on the home ( from XX/XX/XXXX ) would be valid and was told " I don't see why not ''. I was told the paperwork would be processed and that my loan to value was 74.18 % which is under the Borrower Requested Cancellation of PMI requirement of 80 % AND the Automatic Termination of PMI. XX/XX/18 : After noticing the error in applying my Principle payment had not been corrected on my next statement I called the PMI Deaprtment again and spoke to XXXX XXXX at x XXXX. I repeated the entire story and kept referencing my PMI disclosure but was told request to cancel my PMI was not put through. I was told that XXXX XXXX his supervisor would contact me on XX/XX/18. I have not heard from her or anyone from Mr. Cooper.
