Consumer Complaint: We are in the process of refinancing our home with Freedom Mortgage who is also our current mortgage servicer. The underwriter is treating our loan as if we do not currently have a loan with the company and as though we are behind on our loan or have ever been. Our appraisal came back at XXXX % LTV which would not allow for us to have the PMI removed. I requested to have an updated loan estimate to include the PMI from the processor as well as the loan officer and I did not receive this information. I would like this information to be able to make an educated decision on my refinance options to know if it would be worth it. This has been the worst refinance experience ever. If I had a choice of a new servicer then I would certainly take it.

Consumer Complaint: I received a letter in XXXX 2015 stating my loan was being sold to another mortgage company. I called because I did not know what was going on. I was told the situation did not affect me in any way and that I did not have to worry about payments since it was autodrafted from my account. Today, I pulled my credit score and saw that I was 60 days late. Freedom Mortgage refuses to remove the late payment even though I told them I would pay the back payments. They refuse to remove it because they said they have tried to contact me via phone and mail. I have not received either. Companies buy and sell mortgages without thinking how it will affect the homeowner. I should not be penalized. I did call when I received the letter. This situation is just wrong.

Consumer Complaint: FREEDOM MORTGAGE IS GUILTY OF INTENTIONALLY DEFRAUDING THE GOVERNMENT, INSURANCE FRAUD, CONSUMER FRAUD, WIRE FRAUD, LYING TO FEDERAL INVESTIGATORS, RACKETEERING AND EXTORTION. XXXX XXXX AND XXXX ARE ACCOMPLICES INTENT TO DEFRAUD THE GOVERNMENT ~ They have written countless loans with escrow errors, illegal disclosure forms and misleading payments to entice consumers to refinance. These intentional errors are part of a much larger racketeering scam involving the service companies. They focus on elderly and less educated people and FHA insurance. These minor errors multiply into illegal home theft and the taxpayer and the government funds this scam with FHA Insurance payments when they illegally cause a default. INSURANCE FRAUD ~ Escrow errors, failure to pay items, and paying the wrong items are common. All of the mistakes eventually cause the payments to skyrocket, they scare the consumer, and they take they home using PMI and FHA insurance to fund the scam. CONSUMER FRAUD ~ When cornered, they lie to consumers and instruct the Service companies to commit fraud and play games with the payments. Random fees are tacked on and they remain unchallenged in many cases, arrogant and as dishonest as anything I have ever seen in white collar, blue collar or inner city crime. They operate with perceived immunity and they need to be punshed and fined to the fullest extent of the law. WIRE FRAUD ~ They are crossing state lines, using all forms of electronic communication and providing false and misleading information to everyone, everywhere, every step of the way. RACKETEERING ~ Here is the big scam ... creating a need using fraud. Grandma has a {$1600.00} Social Security check and Freedom Mortgage uses fraud and lies on official loan disclosure forms to make the payment appear low and appealing. Grandma knows {$840.00} a month is a lot of money in her case, but it still gives her $ XXXX+ for food, medicine, car insurance, gas and incidentals. One year into the loan, however, the payment skyrockets. The loan is also with a new, third party, and they wo n't answer questions or return phone calls, so the consumer is trapped, paying required items, back payments and late fees. More on the extortion part of the scam later. This 3rd party loan servicer now makes escrow errors and the payment in this case went from {$840.00} to {$1400.00}. No explanation. " Pay or leave grandma ''. When you add the mystery fees, random charges they add, and escrow that needs to be refunded, you have a scam that has not only taken grandma 's entire social security check, they have made this sweet grandma or grandpa homeless. This has happened to the elderly and others over and over again. Companies like XXXX and XXXX feed on the dying carcasses of the victims while Freedom Mortgage completes a bleed out of cash the XXXX would envy. Money stolen from everyone, even far away taxpayers with no idea this scam is occurring. EXTORTION ~ When cornered by a consumer the games begin. They lie and stall while trying to foreclose behind the consumer 's back, so they can defraud the government and the insurance industry. This particular scam has now had XXXX ( XXXX ) false replies filled with lies to intentionally mislead government investigators at the CFPB. Over and over again they disguise intentional fraud and racketeering, as a legitimate business model. They claim fraud on origination can simply be ignored because the third party has the right to raise the escrow amount for any reason at all, including loan origination fraud. Freedom Mortgage, XXXX and XXXX should all lose their licenses immediately and the assets liquidated to pay the consumers in my opinion. Their defense is always " inadvertent because they are stupid and incompetent '' so we appreciate the honesty but failure to hire and train qualified people to comply with laws is cause for immediate license suspension.

Consumer Complaint: We had a water damage claim in our house. We were issued a water damage loss check from XXXX our Insurance company. The check was supposed to be endorsed by the mortgage company only. The first time I called they insisted due to the large check amount that we had to get a certified contractor to complete all of our house work. The people had already been working in our house for about 1 week and half and they did not have a contractor license. I explained this to person I spoke to the first time and they stated that I just had to write a letter of consent stating that i take full responsibility for the repairs. I faxed the papers in and they had not approved or sent any of my faxes through for a whole week and then when i called back they stated that I had to still fax the contractor license before they would send the check back endorsed. I have been going back and forth with several different personnel for almost a week and half. I last spoke with XXXX XXXX XXXX and she stated that she needed to request someone from the mortgage company to take a look and then he will send a report back to XXXX and then they will only send half of the amount of the check back to us. I called again today on the XXXX and the request had still not even been put through for the representative to come through. The workers are going to be done with the house work on Saturday on XXXX XXXX, 2016, and I still do n't have the means to pay them because of the mortgage company lack of communication and the incompetence of the company itself. I am thoroughly unimpressed, disgusted and disappointed that I 've had to go through so many hoops just to get a check endorsed for a project in my house. The customer service was non existent and was made to placed on hold for XXXX min each call and was hung up on XXXX different occasions.

Shortly there after, I noticed the mortgage was not reporting to any of my credit reports. I called in and they told me they had to wait 60 days per law and it would report when that date was up. On XXXX, I again checked my credit reports and noticed the mortgage was still not reporting. I once again called freedom mortgage and they said they do not report until the XXXX of the month. My mortgage would be reported on XXXX XXXX. On XXXX XXXX, I again checked my credit reports and noticed the mortgage was still not showing. I again call and they told me it had been reported but must not be showing yet. I waiting a few weeks and checked again. Still no mortgage reporting. I once again called Freedom mortgage. They now tell me it will not reporting until XXXX XXXX. I am getting the runaround and this needs to stop

Consumer Complaint: We purchased a home in XXXX XXXX and financed with XXXX XXXX. We voluntarily set up an escrow account for our property taxes and insurance. According to our closing disclosure which I have attached, the last page and paragraph of that document indicates that we may be able to cancel our escrow account and if we do, we would have to pay the property taxes and insurance on our own which is what we intend to do. Since we are a new development and one of the first homes sold, our local County has not come out to access what the actual property taxes would be and the projected tax amount is an estimate only. Until then, we do not feel comfortable handing out over XXXX a month to a bank where if it was in our control, we could at least earn some interest on it. Since we live in a new development, the taxes have not been assessed. We are only paying on the land until the county comes out to assess. The next tax payment due is XXXX. Our home owner 's insurance is paid in full for 1 year. Freedom mortgage has over XXXX in unused escrow funds. We were advised by Freedom Mortgage we can opt out of the escrow account since it was voluntary if I sent a request in writing to them and could provide proof that we had enough in savings to make the next property tax payment. I provided that info to them on XXXX/XXXX/XXXX. I called and asked them the status of our funds on XXXX/XXXX/XXXX and I was told I would have an answer on XXXX/XXXX/XXXX. I called on XXXX/XXXX/XXXX and was advised my request was denied due to lack of payment history since we have only had this loan for a short time. This is not in my loan papers. Again, we were advised on XXXX/XXXX/XXXX by Freedom Mortgage, since the escrow account was voluntary and I had funds, we would have our unused monies returned and the escrow account cancelled. I was also told an escrow review would take a week. When I called back a week later, I was told it would take 30 days. I called back on XXXX/XXXX/XXXX and was told to call back in another week. I was then advised on XXXX/XXXX/XXXX that the only way to get out of the escrow was to refinance which is ridiculous as the refinance charges would cost around the XXXX I have in unused escrow monies We want our escrow account stopped and our unused monies returned to us at once. I was promised a call back by a supervisor " XXXX '' and never received one. I asked to speak to the escrow department and was advised that they did not accept outside calls. This is predatory lending and unjust.

Consumer Complaint: Freedom Mortgage received and cashed my XXXX 2016 payment but they did not apply it to my loan # or mortgage account. They tried to say that I did not send it in, but the records showed that it was cashed on XXXX XXXX, 2016 well before it would be considered late. They stated they had " lost '' the payment and proceeded to send me letters stating I was overdue and in default. They called repeatedly asking for the payment they had already cashed but never applied to my account. I requested proof of payment, including the endorsement and the # of the account it was deposited into. I have sent this information to Freedom Mortgage, but they have yet to apply the payment to my account and continue to call me, saying that my payments are late. They have refused to send me a check for an escrow overage that is due me, even though I am up to date on all payments, just because they never applied the payment correctly to my loan #. They are sending my bills with late fees, even though I am up to date. They have refused to respond to XXXX recent emails, asking for them to call me back. Their representative, XXXX XXXX, stated that Freedom Mortgage would reimburse me for the fees necessary to prove endorsement and cashing of the payment. He stated he would send me correspondence on Freedom Mortgage letterhead to confirm this, but this was never done. Why do they expect customers to pay the price for their ineptness in losing payments and to incur additional costs to provide proof to them of their own endorsement and cashing? I have spent 40+ hours talking to their " customer service '' representatives who treat me like a criminal, even though I have sent them all the evidence to prove that this is THEIR ERROR and they have had the money in their account since XXXX XXXX, 2016. They are non-responsive and have not fulfilled their contractual responsibilities to me as a customer in completing the basic task of applying my payments to my loan. They are at fault, have taken no responsibility and have demonstrated incompetence and a basic lack of regard for their obligations and duties. They should be held accountable. They have XXXX complaints against them.

The mortgagee, Freedom Mortgage Corporation ( XXXX XXXX ) has not made any payments to the condominium association since changing the locks on the unit. There has been no foreclosure action initiated by the mortgagee. The association is owed in excess of {$13000.00} not including any late penalties or interest accrued.
