Consumer Complaint: Our problems started when Freedom Mortgage replaced XXXX XXXX manager of our VA loan. Freedom paid our homeowner 's insurance premium a second time. We were not aware of the duplicate payment until XXXX 2016 when we received a refund check from XXXX XXXX. XXXX We had not received any correspondence on this issue from Freedom. regarding their overpayment prior to received the ins. co 's refund.On XXXX XXXX, 2016 we sent a letter advising the refund and enclosed our check for {$1700.00} with a request that the money be returned to our escrow acct. The check cleared our bank on XXXX XXXX, 2016. We received a letter from Freedom dated XX/XX/2016 advising our escrow acct was being increased by {$170.00} per month to a total of {$610.00} per month. XX/XX/2016 we sent another letter asking why our payment was not credited to our account? We still do not know the answer. We have made multiple calls to Freedom multiple reps have not given any explanation in addition copies of my letters have been faxed twice to Freedom. XX/XX/2016 received letter requesting 30 days to respond to my claim, as of XXXX no response. XX/XX/XXXX rec 'd letter advising our acct in default, until {$170.00} paid. Letter indicated we would be sent to collections. To avoid late fees and possible black mark on credit history we allowed bank debit payment. Rep promised us that sup'r would call us within 2 days, still no contact. XXXX XXXX, 2016 Sent another letter with copies of my prior letters. Dispute now 3 months old, requested that we either get credit to our escrow or a cash refund within 10 days for our payment of {$1700.00}. Freedom Mort has caused us a tremendous amount of stress over their error. We are senior citizens and we feel the company is taking advantage of us with their total disregard for our rights. Their reps have apparently made no effort to correct their mistakes or to return our calls promptly as promised. Obviously, we need some help.

Consumer Complaint: I am a XXXX XXXX who ordered a verification of mortgage with Freedom Mortgage. I faxed in my request along with the Borrower 's Authorization. When I followed up with Freedom Mortgage the first 2 times, they had verified that they faxed the verification of mortgage to the wrong fax # twice. Finally, on my XXXX call, they faxed the verification of mortgage to my correct fax #, however, they did not include a cover letter or their company name or contact number on the fax. The verification of mortgage showed the Borrower 's name, address, loan #, interest rate, loan amount, etc., but NO mention of the Lender 's name or contact #. I called Freedom Mortgage XXXX more times to explain that the verification of mortgage was NOT acceptable because the fax could come from anyone, anywhere and not necessarily from Freedom Mortgage. Due to fraudulent activities in lending, I asked Freedom Mortgage to resend the verification of mortgage with a fax cover letter so that I can verify that the fax is coming directly from Freedom Mortgage and not somewhere else. Freedom Mortgage assured me that they are only required to show the loan # on the verification of mortgage and their name did not need to be on the form. It was their customary business practice. I insisted that they send a cover letter with the form and they assured me that it would be done by XXXX XXXX, 2016 but I still have not gotten it. I am now on my XXXX phone call with Freedom Mortgage but they can not confirm if they can resend the verification of mortgage with a fax cover letter, their name or contact # on the form. I have escalated my request with a Manager at Freedom Mortgage 3 times and they have not assured me that this will be taken care of correctly. This is not an acceptable lending practice and should be investigated.

Consumer Complaint: For the second time Freedom Mortgage has misreported information to the credit agencies. We completed our refinance with Freedom mortgage and closed the previous loan. Freedom mortgage has reported a 30 day late notice on a loan that closed and paid in XXXX of 2016 ( XXXX ). On XXXX XXXX, 2016 my wife and I both received 30 day late notices on this " closed '' loan. Freedom mortgage has also incorrectly reported our loan balance to the credit agencies. They ( Freedom Mortgage ) have added the paid interest to the loan instead of reporting the payments made. Both these items have a negative impact to our credit reports.

Now the lender says I have a shortage XX/XX/XXXX of XXXX which is from XXXX XXXX till XXXX XXXX. There are no increases in homeowners or Taxes however they are lowering my escrow amount because of my PMI reducing. Now if I pay the shortage it will lower my monthly payment but we will have more shortage down the road. Why is my loan being paid off but my escrow is a higher payment.

Consumer Complaint: I 'm writing to report illegal interest charges on my mortgage account with Freedom Mortgage. I refinanced with Freedom Mortgage, and my closing date was XXXX/XXXX/2016. On XXXX/XXXX/2016, I sent in payments totaling {$6300.00} to cover my statements due for XXXX 2016, XXXX 2016, and XXXX 2016. In addition to sending in these advanced payments, I e-mailed the company to ensure they knew that my payments were meant to be put towards future months, and that as a result, I should not be charged interest for the months of XXXX and XXXX because I 've paid for those months in advance. However, for the past three weeks, I 've been calling Freedom Mortgage because they 've applied my payments incorrectly and have charged me an additional {$1700.00} in interest for the months of XXXX and XXXX, which have not even arrived yet. At the time of my payment on XXXX/XXXX/2016, I had n't even reached the XXXX/XXXX/2016 due date for the XXXX payment. When I called in to speak to several supervisors ( XXXX, XXXX, XXXX, XXXX, and XXXX ), they each have told me that even though I 've paid for XXXX and XXXX well in advance of those months accruing, they are charging me interest regardless. There have been exactly XXXX days between my XXXX payment and my XXXX and XXXX payments, which means that I have accrued exactly {$0.00} in interest for those months based on the terms of my loan, however, it is nearly a month since I 've been going back and forth with this company to have this corrected. XXXX even told me that I was not allowed to send in more than 3 months of payments in advance towards my account. I would like to file a formal complaint with the State of New Jersey and all appropriate government agencies related to this problem. Please contact me as soon as possible to help me resolve this problem.

Consumer Complaint: I was in the process of refinancing and was asked by the lenders to provide pay-off documents. I was further informed that once pay-off documents had been received, I would not have to make the next two ( 2 ) mortgage payments or words to that effect. Later it was revealed that that was in correct and that I had to make XXXX 2016 mortgage payment. Partial payments were made after due date. FREEDOM Mortgage had reported to credit bureaus that account was 30 days late. This was no fault of mine for I was led to believe that I would not have to make XXXX 2016 payment, but proceeded to make payments. Based on this situation FREEDOM Mortgage emailed me stating that they asked the credit bureaus to remove this comment. As of XXXX XXXX, 2016, credit bureaus reports account as 30 days late. Received banking statement showing that one payment was received on XXXX XXXX, 2016, but not cashed until XXXX XXXX. Investigation revealed that the other payment ( {$700.00} ) still had not been cashed. Bank recommended to stop payment on {$700.00} and to contact FREEDOM Mortgage over the phone and make payment. This caused further delay in processing XX/XX/XXXX payment and I am being penalized. Lenders will not proceed with refinancing until this 30 days late is removed.

Consumer Complaint: My mortgage is currently held by Freedom Mortgage. My wife and I are refinancing our home with XXXX XXXX XXXX XXXX ( XXXX ). Included in the payoff statement from XXXX Mortgage is an 'Accrued Interest ' of {$1100.00}, a 'Bill Fee ' of {$30.00}, and a 'Recording Fee ' of {$86.00}. I asked XXXX why these fees are on my payoff statement as I believe I should only have to pay off the principal of my loan. XXXX is already charging me a {$93.00} Recording Fee. My mortgage was originally financed my Directors Mortgage and my mortgage includes a statement I will pay no repayment fees for paying off the mortgage early. XXXX told me I would have to contact Freedom Mortgage myself for an explanation. I was able to deduce the 'Accrued Interest ' is the interest Freedom Mortgage is due up until my refinancing with XXXX takes effect. But I contacted Freedom Mortgage to explain the 'Bill Fee ' and 'Recording Fee '. I spoke with a woman named XXXX, employee number XXXX. It was a heated conversation. XXXX told me everyone pays these fees. I asked XXXX if I need the payoff statement to payoff my loan early with Freedom Mortgage, she said yes. I then asked her if there is anyway to get the statement without paying the {$30.00} fee. She refused to answer. I told her if there is no way to pay off the loan without paying these fees then they are pay off fees and thus not allowed. She refused to agree. I asked her what government agency I could file a complaint with. XXXX told me I could file a complaint with the XXXX. When I pointed out the XXXX is a private organization she said she did n't have to tell me what government agency I could file a complaint with. I believe Freedom Mortgage is charging me a payoff penalty and trying to mask it by calling it a 'Bill Fee ' and 'Recording Fee '.

Freedom Mortgage has not credited me the full amount of 'extra principal ' every month that I 've been paying of {$200.00} extra principal since XXXX XXXX, 2016. They have only been crediting {$150.00} instead of the full amount of {$200.00} of extra principal. My previous amount due every month was {$1300.00} and starting XXXX XXXX, 2016, Freedom Mortgage did a 'review ' of my escrow and determined that my payments should be lowered to {$1200.00}. I 've attached a statement from Freedom Mortgage dated XXXX XXXX, 2016 that reflects the monthly amount that is 'due ' as of XXXX XXXX, 2016 is {$1200.00}. XXXX Mortgage even acknowledged their receipt of {$1400.00} and that the amount due was {$1200.00} as evidence on the attached statement. Please have Freedom Mortgage credit me for XXXX, XXXX, XXXX, and XXXX 2016 ( and any months following that I 've paid ) for the extra principal amount that I 've paid of {$200.00} each month.
