Consumer Complaint: To Whom It Concerns ; Apparently, my original XXXX mortgage loan was sold to Freedom Mortgage.com, some years back. Freedom Mortgage referred me to XXXX, XXXX, who worked with XXXX XXXX for some reason. XXXX XXXX collected my mortgage payments, twice monthly, from my direct deposit, assumingly to pay my mortgage off sooner. It seemed these XXXX organizations had worked together and they knew each other. To confusing for me to understand how the mortgage world works together. XXXX XXXX applied my money to principles supposedly by means of 13 yearly payments. I am now informed XXXX, XXXX sold my loan back to Freedom Mortgage Corporation ; I thought they owned the original loan anyway. I 've spent the entire day trying to figure out what is going on with my money and loan and where to make my payments. For some reason the phone numbers I 've had to contact these entities " XXXX, Freedom Mortgage, & XXXX '' just go back to Freedom Mortgage. The XXXX representatives I spoke to have given me the run around and are insisting I enroll and set up payments. That said, further research has taken me to several disturbing websites ; including the XXXX, Consent Order issued by CFPB regarding XXXX XXXX. I have discovered a mortgage scam. I 'm quite nervous due to calling Freedom Mortgage for my year-to-date information for XX/XX/XXXX. The automated system declares nothing had been paid, " no interest, principle, insurance, probably taxes. '' An attorney corporation involved " XXXX XXXX XXXX '' and created XXXX bi-weekly program. XXXX XXXX has been sued for fraud and unjust enrichment in Federal Court, XXXX, Ohio. Freedom Mortgage gave him mine as well as other victims mortgage information. I 'm afraid to pay my mortgage to Freedom Mortgage Corporation ( FMC ) by XXXX XXXX, XXXX, for reasons ; 1 ) The XXXX representatives I spoke to seemed to withhold information to questions I had ; 2 ) today, I received the letter of loan transition from FMC with new loan account number dated XXXX XXXX, XXXX. Though, bottom of page shows Rev : XXXX/XXXX/XXXX. I am a single grandmother raising my XXXX year old, with XXXX school left in my XXXX, and am employed. I have never been late or had trouble making any payments regarding anything. Have lived in my small home since XX/XX/XXXX, when I purchased it. My feeling is I need a lawyer especially if my money has been deceitfully been misused or stolen for months. Consumer Complaint: Our Mortgage was sold to Freedom Mortgage when we bought our new home. We originally signed on with XXXX XXXX XXXX. The transfer was a nightmare that included misinformation, payment dates, and payment amounts. Freedom dropped the ball in all aspects. Then, Freedom Mortgage was late on paying our XXXX taxes. We called to let them know about this issue, we were told that they would handle the late fees incurred. When they got around to paying them ( a month later ), they paid twice and the late fees were charged to our Escrow account. After this payment they conducted an Escrow Analysis, discovered that our Escrow was far into the red. To balance this our Monthly mortgage payment was raised by {$340.00} so they can prevent this from happening in the future. We were in the red because of their double payment. We called and notified Freedom Mortgage of the issue, they 're response was that the Escrow Department would look into it and it could take up to 45 days, beyond the date of when the new payment was due. When we inquired about this we were told that if we skipped the increased payment ( which was due to their incompetence ) that we would be charged a late fee and it would negatively affect our credit score, or worse. It was advised that we pay the increased rate until they get the issue worked out on their end. So as a consumer, I am to pay for the issues that they caused until they work towards a " resolution ''. This is completely unacceptable.

Consumer Complaint: Freedom Mortgage company bought my mortgage from XXXX XXXX company in XXXX 2015. I made my last payment to XXXX in XXXX 2015 and every payment after to Freedom Mortgage. XXXX sent the XX/XX/XXXX payment to Freedom Mortgage 3 days after they received it from me. In XX/XX/XXXX I sent 2 payments to Freedom Mortgage, one I put a stop payment on because I had the wrong account information on it the other had the correct account info. I have sent Freedom Mortgage proof of payments for each month ( XXXX XXXX {$940.00} electronic payment to XXXX, XXXX XXXX {$940.00} to Freedom, XXXX XXXX {$930.00} to Freedom, XXXX XXXX {$930.00} to Freedom, XXXX XXXX {$930.00} to Freedom, XXXX XXXX {$930.00} to Freedom, XXXX XXXX {$930.00} to Freedom ). I have been trying since XXXX XXXX to get Freedom Mortgage to apply the payments to my account and bring me current but to date they still have not. I also had an escrow balance that was transferred from XXXX to Freedom but they ca n't tell me much about that either. I keep getting harassing phone calls and threatening letters from them even though I have sent them the proof of payment that they requested. I even had a 3-way call with XXXX and Freedom Mortgage where XXXX tried to tell Freedom that they received the money and within 3 days transferred it to Freedom, but even that was not good enough. So six months later, after talking to supervisor after supervisor and being promised to resolve the issue or escalate it higher, I still can not get this issue resolved. I have been accessed late fees and negative marks on my credit file all because they are not willing to do their job. How is it that a mortgage company can get away with destroying a person 's livelihood and credit? Who holds these people accountable? I think Freedom Mortgage is in the business of hiding or conveniently misplacing payments in hopes of a quick and easy mortgage take over. This company should be investigated because of their questionable business practices.

They started withdrawing the funds for over {$300.00} more than my payment and have not been crediting it to my account. I have spoken to them numerous times and asked them to cancel the auto pay. I have started making the payments by mail. After instructing them to stop the auto pay they again still billed my bank for the auto pay. They also do not know where now approx. {$4000.00} of my money is.

We still owed a payment to XXXX XXXX for XX/XX/XXXX, according to Freedom Mortgage, so we paid twice in XX/XX/XXXX. This brought us current as far as we knew. Everything was fine until XX/XX/XXXX, they are saying we are still a month behind and keep changing their story as to why. Everytime we speak to someone they have a different story as to why we still owe another months mortgage payment that we have already paid. We even made a principle only payment XX/XX/XXXX, that they then tried to apply to another mortgage payment without our authorization. Please help. This is getting out of control, and they keep telling us to talk to our former lender, and we have, they said we were current before we transferred. We have never been delinquent on our payments. It seems like they are trying to make us go into default.

Consumer Complaint: In XXXX Freedom Mortgage sent me the annual escrow disclosure statement with wrong information and charges. On XXXX XXXX I sent them a request to try to fix the issue, I supported my request with XXXX XXXX of XXXX XXXX tax collector print out showing the correct amount due. On XXXX XXXX I received a letter from them indicating they received my written inquiry and that they will be reviewing the information and to give them 30 day to respond. On XXXX XXXX I received a letter from them indicating they are conducting further research and they need 15 more days where a written respond will be sent out by XXXX/XXXX/2016. ( It seems they failed to comply within the time frame they set ). On XXXX XXXX I did my regular monthly mortgage payment but I did n't include the unjustified new charges since it was under review since XXXXFreedom Mortgage refused to credit my account for this payment and they call me every day demanding the full amount they where requesting. I felt harassed, so I paid them the extra money they demanded and on XXXX/XXXX/2016 I sent them a request to cancel my escrow account since I have a conventional loan. On XXXX XXXX I received a letter from them indicating they received my request and they need 30 days to respond. During this process I was trying to get in touch with someone who can resolve this issue and kept receiving a promise that a manager will contact me, but never happen. Now XXXX payment is due and I do n't want to keep paying for someone 's mistake. As of now I want them to cancel the escrow account, I will be responsible for paying the tax and insurance on my account and refund me whatever they have in this escrow account. Consumer Complaint: I refinanced my home loan with Freedom Mortgage to wrap in a home equity line of credit and to get a lower interest rate. The closing on the new loan occurred on Tuesday XXXX XXXX. The loan proceeds for the first loan were paid off on XXXX XXXX. According to Chapter 27 - Real Estate Settlement Procedures, Section 2605, sub-section ( g ) Administration of Escrow Accounts, " Any balance that is in the servicer 's control at the time the loan is paid off shall be promptly returned to the borrower within 20 business days or credited to a similar account for the new mortgage loan to the borrower with the same lender. My new loan already had included six months of prepaid escrow money. Repeated calls were made to the lender both by me and by my local Mortgage Officer for the company that had the Line of Credit. The lender 's call center and Escalation Department all could see my balance sitting there in a closed account. None could explain why the refund was not issued or what delayed it. The first call was made to the lender on XXXX XXXX to inquire on the status. The XXXX business days from the loan payoff was XXXX XXXX. I finally had a call from the Escalation Department at Freedom Mortgage that the check was sent on Monday XXXX XXXX. The check was dated XXXX XXXX but the envelope was postmarked Friday XXXX XXXX and arrived in my mailbox on Monday XXXX XXXX. So the check was mailed 27 days following the required XXXX business days ( in other words 47 business days after they received the loan proceeds to payoff the original loan ). I told them that the action was a violation of Federal Banking Regulations. This particular 20 business day regulation was amended to the law on XXXX XXXX, 2010 as an action stemming from the XXXX XXXX problems.

Consumer Complaint: Moved in the house XXXX of XXXX first payment was supposed to be around {$2400.00} per month, but when I received my bill in XXXX of XXXX it was {$1800.00} per month. Instead of {$1000.00} for escrow and insurance Freedom Mortgage only charged me {$460.00}. I called 3 times and was told this was the correct amount. When I called Freedom Mortgage they let me know about {$300.00} was going towards PMI and {$150.00} was going towards escrow ... The house I live in is around XXXX sq feet. There is no way my taxes are going to be {$1800.00} a year. When my wife and I signed the Final Truth -in -Lending Disclosure Statement we signed for {$2400.00} or at least around this amount. Now fast forward to XXXX XXXX, I get a statement in the mail that my mortgage has gone up to {$3800.00} per month. This is over 100 % increase of my mortgage. The shortage is XXXX for XXXX as I pay XXXX county taxes. If the payments where they were supposed to be at around {$2400.00} per month and the Escrow and PMI was at {$1000.00} per month the amount going to escrow would be about {$700.00} that would be about {$8400.00} per year. This would have left me in a better positon to pay back the shortage. Each time I call Freedom the rep that I speak with gives me different answers. I even had one rep say that the reason its not XXXX is because they added your HOA in the payment and this was a manager. It clearly states the amounts for Escrow and Mortgage Insurance. When I called and spoke with them they act like home owners mortgages go up almost {$2000.00} every day. This is not the way to do business. Now Freedom has added in {$14000.00} for next years escrow to add on to my payments. I did my part and called and made sure the amount was correct and I have never missed a payment and never been late. Someone at Freedom Mortgage clearly made a mistake and they will not own up to it. If there is going to be an escrow account it needs to be closer than {$14000.00}. Something needs to be done and spreading my shortage out over 4 years is not the answer nor is refinancing. There was a mistake made on this loan and it needs to be corrected.
