Consumer Complaint: 1. On XX/XX/XXXX, I sent a request to BB & T, via XXXX, because they were reporting my account as delinquent. I had been making my regular payment each and every month, even though I had not been receiving monthly statements. 2. On XX/XX/XXXX, BB & T replied to my letter and stated that they had made an error and were sending the corrected information to the credit bureaus. 3. For the 12 months of XXXX and the first 5 months of XXXX, I never received a bank statement or correspondence from BB & T regarding my account. 4. XX/XX/XXXX, I receive a bank statement showing my past due payment in the amount of {$3900.00}, with no prior notice or bank statement to explain the increase. I try to access my account online, and there is no account listed. I send an online inquiry regarding the account. 5. No bank statement for XXXX, XXXX. 6. XX/XX/XXXX, I receive a response to my inquiry, which is littered with false statements and incorrect dates. Never included the documents that I requested such as bank statements for the prior three years ( XXXX XXXX ) or the evidence showing that my payment was supposed to increase or the notification that it was going to increase. 7. XX/XX/XXXX, receive a bank statement for XXXX, XXXX, still showing past due payments in the increased amount. 8. On XX/XX/XXXX, I send an email to BB & T Complaint Group requesting copies of bank statements and copies of the alleged documentation they claim states my payment was to increase. ( To date they have still not been produced ) 9. On XX/XX/XXXX, I send the same letter, via XXXX, to BB & T. 10. On XX/XX/XXXX, I receive a response to my XX/XX/XXXX email. It falsely states that my account is still open and active online. It falsely states that I have opted for online statements, wherein I always elect for paper statements. States that the dates given in the XX/XX/XXXX letter were incorrect, yet still does not provide a copy of the agreement. 11. On XX/XX/XXXX, via XXXX, I send a letter to BB & T stating the same requests and items that need to be corrected along with my suggestions of how the account could be rectified, if someone would look at the copies that I had sent. 12. After 4 months of waiting for a response, I receive a letter XX/XX/XXXX that states the same thing as always. They offer no redemption EXCEPT to pay the {$8200.00} that is behind, even though they still haven't shown any proof. To date, I still have not received copies of any requests that I have made and they have ignored my resolutions to correct same. 13. On XX/XX/XXXX I sent letter to BB & T, Trust Headquarters and CFPB for assistance as I have come to the end of my rope with requesting the information that proves my payment should increase, having derogatory information being sent to the credit bureaus and people ignoring my attempt to correct this account. 14. on XX/XX/XXXX, I receive the latest letter from BB & T, which again includes false statements and now threatening foreclosure on this account. I was never in foreclosure in XXXX, not in foreclosure now, nor notified of any active/upcoming foreclosure. 14. Payment history will show payments have been made each and every month in the amount that I know to be the correct amount, until proof is otherwise shown to me that the payment should increase. For the past several months, BB & T has cashed my check but not applied the amount to my account. 15. All I ask is for the documentation to be presented to me showing that my payment should increase, find a reasonable solution to correct the account and correct my credit report to show that I have not missed a payment for the last two years.

Issue: Problem caused by your funds being low

Consumer Complaint: On XX/XX/2022 I was charged an overage fee, my account was low but not overdrawn. This however put my account into being overdrawn. I put money into the account on XX/XX/XXXX. I sent a message to Suntrust online account support and was told due to delays it would take 24-48 hours until I heard from anybody. Spoiler alert, I never did hear from them. My account was then hit with a 2nd overage fee, which wouldn't have happened if they corrected their error in the first place. Today I have been on the phone and on hold with them and the agreed that my account had not gone over balance that they would do a 1 time COURTESY refund. I told him that's not acceptable that their creative math is what caused the overage in the first place. It is predatory to charge someone an overage fee when their account is not overdrawn. After notifying " XXXX '' that I was recording our conversation and had my banking info that shows I did not go over I had to wait another length of time for a supervisor XXXX. After a lot of back an forth it seems that the money will be back in my account Tuesday if I have no more overages due to this. It is unfair for financial institutions to treat people this way.

Consumer Complaint: I was pre-approve for {$250000.00} for purchases up to {$260000.00} on XX/XX/XXXX with BB & T/Suntrust now Truist Bank . I started looking for homes in my pre-approve price range. We are in a seller 's market right now so most of the nicer homes selling fast and some are over priced. I was told that if I go over my pre-approve amount I would have to pay the difference with down payment and closing cost. I was able to find homes in that price range and a little lower, but I was being out bid by other buyers. On XX/XX/XXXX I found a home priced at {$260000.00}, I made an offer for {$260000.00} and my offer was accepted and I went under contract on XX/XX/XXXX, we were scheduled to close on XX/XX/XXXX. On XX/XX/XXXX XXXX updated my pre-approval amount from {$250000.00} to {$240000.00} for purchases up to {$260000.00}. I was never told why pre-approved amount changed. The lender ( XXXX ) would ask for documents and I would submit them via email directly to XXXX or through Truist portal. I have always submitted documents directly to XXXX or uploaded them on Truist portal and I have always submitted within the time she requested them. The end of XXXX I told all parties involved, that I would be going on vacation from XXXX and that I periodically check in with my realtor to make sure that the lender had everything needed so that I could close on time which was XX/XX/XXXX. My realtor would periodically ask the lenders, if they needed anything else from me, the city said they had everything they needed, she never heard anything from the bank ( XXXX ). On XX/XX/XXXX I received an email from the loan processor ( XXXX XXXX, saying she wasn't able to reach my landlord for VOR. My realtor would have contacted my landlord had someone respond to her in the email when she was asking if we were still on track. On XX/XX/XXXX I asked XXXX would I still be closing on time if I contacted my landlord about the VOR form, and she said " my loan was not approved and closing on XX/XX/XXXX will not be possible. There are a lot of items needed on your loan. I know you have been working with XXXX on getting items needed. I will send you a list later today of what is still needed ( including the VOR ) that is still needed. Thank you. '' I emailed everyone to let them know that XXXX said I wasn't closing on that date. XXXX emailed me to call her and that's when she told me that the city taxes were higher than she anticipated and that would bring my mortgage up to {$1600.00} and I would have to bring an additional {$20000.00} or more in order to close on the deal. She said she would give me a chance to think about it, because I told her that's not what we previously discussed. I was only supposed to have about {$14000.00} totaled out of my pocket not some exorbitant amount. I did not know the lender emailed everyone except me and told them the under writer would not approve my loan because the debt ratio was deemed too high. The seller 's realtor and my realtor both asked was it a common practice her to pre-approve someone and days before closing deny them because debt ratio and they don't really have any debt. I think it's a very unprofessional practice to spring someone along and days before closing tell them the under writer denied the loan. I should have been told this during the 21 day financial contingency and I would've been at least able to keep my earnest money. I am a single mother and I could not afford to lose my money due to the lender being dis-honest. I believe the lender should reimburse me all of my money, plus money for my time, realtor 's time and inconvenience for the both of us. This is unacceptable I really feel like I've been scammed, and I know for a fact that I'm not the only person this lender has done this to. Please hold them accountable for their actions.

Consumer Complaint: We request detailed balance proof, including deposit and withdrawal, for the entire XXXX XXXX fund at BB & T bank XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX XXXX, a bank XXXX, was sentenced to 21 years in prison on XX/XX/XXXX for fraud and forgery of documents by XXXX XXXX, and thus required by the XXXX to remit money to XXXX. As a result, when I called BB & T XXXX BANKING XXXX XXXX, XXXX requested activation because the account was dormant in order to remit money to XXXX after XXXX hours. The activation fund XXXX {$11000.00} was loaned from a Korean bank and paid, and the activation was completed in XXXX. When I called BB & T XXXX BANKING XXXXXXXX XXXX again, the remittance was said to be completed within XXXX hours, but the remittance was not completed. Thirty-six hours later, in order to obtain a Federal Department XXXX XXXX XXXX XXXX XXXX, XXXX are asked to procure US {$40000.00} within XXXX business days and complete the transaction. BB & T bank normally received proof of balance for activation funds received from XXXX. He requested proof of balance for the entire fund in XXXX XXXX XXXX account, but the process is pending. Consumer Complaint: My loan was transferred from XXXX to SunTrust Mortgage ( now Truist ) effective XX/XX/XXXX. My loan has escrow for taxes and insurance as confirmed on my closing disclosure as well as my escorw analysis received from XXXX on XX/XX/XXXX. However, SunTrust failed to pay my Summer Taxes due and payable in XXXX and it appears they have no plans to pay my winter taxes either due and payable by mid XXXX. It appears they have a loan boarding issue as you can see from the screenshots as the system shows my next Summer tax is due in XX/XX/XXXX ( its past due for XX/XX/XXXX ) and my next winter tax is due in XX/XX/XXXX by it indicates ( mock ) and amount due as XXXX ( taxes are over XXXX ). Now there are outstanding fees and penalties for the late taxes from XX/XX/XXXX. As indicated in XXXX ( k ) of XXXX XXXX, the servicer is responsible to pay escrow items on time to avoid a penalty as long as I am current. I've been current the whole time and they did not pay my taxes ( XXXX failed to pay my insurance timely in XX/XX/XXXX and I let that slide ). As a regulatory myself, I can't help but think how many other consumers are also affected by this error and have no idea how to make sure this gets corrected without fee 's being assessed to them. I am sure XXXX and Suntrust will point fingers at each other meanwhile the consumer who does what they are supposed to is harmed.
