Consumer Complaint: On XX/XX/XXXX I was granted a county property tax deduction ( from 6 % to 4 % ) based on primary residence status. My mortgage company claims that they reached out to the county on XX/XX/XXXX and were told to pay the 6 % rate. This can not be true, as my property tax bill has been adjusted down since XXXX. The mortgage company wrote a check for the higher ( 6 % ) amount and now claims that my escrow account is short over {$10000.00}, and intends to increase my mortgage payment to make up the shortage beginning XX/XX/XXXX. I will not be able to pay the overage, and should not be held liable for a mistake that was made by the mortgage company. I have documentation to prove that my property tax bill has been adjusted down since XX/XX/XXXX. I can and will pay to cover my real property tax amount and can pay nothing more.

Consumer Complaint: Specialized Loan Services ( SLS ) has been using multiple tactics in an attempt to steal my home. Let me explain.. When I provided proof & documents showing that funds I paid in excess of over {$10000.00} were never applied to my account, I was disregarded and passed from Agent to Agent. This issue was never resolved, so after multiple attempts, it seems I have been robbed of my funds with no accountability from my Mortgage holder. In 2023, XXXX of XXXX, provided funds to clear my past due balance and provided me with a few months of payments going forward. SLS stole those funds. They took the money and would not apply it to my mortgage. It was not until I reported the theft to XXXX XXXX XXXX that the money was then applied to my account. That incident was in XXXX, XXXX. SLS is purposely misreporting the late months on my credit report. SLS tricked me by changing my MIR from 3.5 to over 7 %. I had the same interest rate for over 23 years. SLS, never mentioned once that they changed my interest rate, i just found out in XXXX of XXXX. In XX/XX/, SLS marked my home with a Vacant sticker, all while communicating with me once a week and assigning me to a person named XXXX. SLS, hired a 3rd party company to post a notice on my door all while I'm living here! This was an attempt to humiliate and embarrass me among my neighbors, family & any visitors. Another attempt to Bully me out of my home. I reported the Vacant Sticker issue to FHA and per usual, SLS lied & denied but I had my proof. My glass door is also permanently damaged from whatever agent was used to seal it to my door. I have requested for my Lender to replace my door but that has not happened either. SLS, every month, for as long as they have had my loan, has charged me a {$20.00} field service fee to my account. I am currently in the XXXX program and SLS will be issued a check for my past due balance. SLS is very aware that I am in the program and of the process time that it takes. SLS, put me into foreclosure a few days ago, in an attempt to garner more money from the program through fees. SLS has over 8,000 complaints against them. I honestly do not understand how this predatory company is still able to practice and has not been stopped. Everytime I let them know that I am going to report them. I am thrust into or threatened with foreclosure. My Lender has even shamed me for getting additional assistance, The more I complain. The more SLS retaliates against me.

Consumer Complaint: They stopped sending me my statements for no reason. The loan was behind then paid up for 3 months. I send in an additional month so that my mortgage would not be due until XX/XX/XXXX, XXXX After I complained three months for them not sending me my statement. They finally sent me a statement saying that my mortgage went from XXXX to XXXX. I have a fixed rate and my insurance has stayed the same. My taxes have decreased. I am so XXXX tired o this mortgage company playing games with my mortgage and increasing fees/ They have not given me an answer for my mortgage payment that I paid in XXXX for XXXX. You really need to look into this mortgage company They have ties to XXXX XXXX and that should e illegal. XXXX XXXX send me a refund check stating that they made a mistake with my mortgage when it was sold and they owed me money. These people at specialized loan servicing are crooks and are stealing money along with houses! Something needs to be done! I am so XXXX tired of this!

Consumer Complaint: I took out a loan with Specialized Loan Servicing in XXXX of XXXX. My approximate loan rate was 7 % and my approximate payment was {$660.00}. Fast forward to XXXX of XXXX, I made a payment of {$820.00} on XX/XX/XXXX, I made a payment of {$630.00} on XX/XX/XXXX and a payment of {$740.00} on XX/XX/XXXX. Due to the current interest rate over 14 % with XXXX, I looked into refinancing into a fixed rate loan. I was told I had a 30 day late in XXXX of XXXX and a 30 day late in XXXX of XXXX, so my refinance was declined. I reached out to SLS several times to request that they remove one of the 30 day late. I was denied this request. I do not understand how a company can take a payment and still penalize me with a 30 day late. When I spoke to a person in their credit department, I was told this is their internal policy and there was nothing I could do about it. I have never had a heloc loan. I have had near perfect credit most of my adult life. Now I feel helpless in this situation as I was told there is nothing I can do to fix this issue.

On the XXXX I sent {$53000.00} which was the given amount to payoff loan to avoid foreclosure The wire on the same day was returned. When asked why they stated the amount due was {$56000.00} and they will not take partial payment I then on XX/XX/XXXX sent the new amount given of {$56000.00} and it was also returned. Each wire cost me an additional {$30.00} dollars and as of today I have two processed wired that were returned keeping me in foreclosure

Consumer Complaint: Was a victim of a scam, fraud, was tricked. Credit card debt is unsecured. It does not simply turn into secured just because a bad salesman gets a huge commission and writes a 30 yr note to make the fraud debt affordable?? XXXX!!! XXXX XXXX should have been recommended, but was not until the following year. The debt was erased and this is verifiable on XXXX. Also verifiable, there are no liens on my property. CFPB states a debt collector may not try to collect the debt after XXXX XXXX clears that debt. So, the harassment needs to stop. SLS.net is not doing due diligence to research what I am telling them. Instead, they feel they can take my home after a scam that went wrong. Also, I am on XXXX and have been sin e 2017. I am certain that there are likely laws to void the transaction and protect even beyond the XXXX XXXX XXXX. Just because attorneys are expensive, no longer pro Bono doesn't mean SLS can bully me this way. My house was damaged last year. Their homeowners would not help either. The house is worth less as a result. Plus, I need to live there. There is no other place for me. I have XXXX sources of income now, and am doing better than I ever have. At the very least, they could allow time to begin repaying, but they don't seem interested in being decent towards me at all, like sharks instead. The credit card debt was treated as such with the bankruptcy. I gave verified this simply by searching for the rules online. It's not that difficult. I have no idea why SLS is being so difficult. All I need is a month and I can have enough to do a XXXX XXXX. I shouldn't have to pay their loan anyway. Often, there are exceptions to rules. I learned that as a XXXX after learning the IRS rules. This situation is similar. Please study your exceptions, SLS. I think they are being excessively out of bounds here.

However, despite my efforts and the escalation of these matters, the inaccurate late payment accounts persist on my credit reports. I was the victim and Im not sure why the CRA is not complying with the law. The other bureaus have followed suit. Im very confused why this one seems to ignore my requests. I am concerned that despite my continued efforts to resolve these issues, the inaccuracies in reporting have not been rectified. I question why your bureau has not conducted a thorough investigation into the validity of the late payment accounts and failed to provide accurate information on my credit reports. The lack of resolution suggests a deficiency in your investigative processes. XXXX XXXX XXXX XXXX - Those payments were made on time. I am requesting that the late payment markings be updated to reflect my accurate payment history. I am aware that under the Fair Credit Reporting Act ( FCRA ), credit reporting agencies are obligated to conduct reasonable investigations into disputed information. I am troubled by the apparent failure of your bureau to fulfill this obligation, resulting in the continued reporting of inaccurate information.

They applied to funds incorrectly and I have called multiple times and continue to get the runaround and passed on from person to person. They tell me that I lose them {$400.00} because the funds were incorrectly applied ( on their end ) and someone will call me back and nobody ever does. They need to close my account and give me the title to my home. I have evidence that the amount of payoff was paid in full by the required date. I need help.
