Consumer Complaint: We were in negotiations with XXXX XXXX in XX/XX/2020 and advised the current mortgage holder Specialized Loan Services about a possible delay in closing past the end date of the mortgage which will end in XXXX 2020. They advised to continue sending payments as usual until closing on the new loan. This was from multiple service desks employees. We documented everything. Loan Services in XXXX returned our payment and placed a delinquency on our credit score which ended our ability to refinance with XXXX XXXX or any other bank. We have spoken to many contacts with Loan Services but have had no resolution as of yet. We asked for a XXXX to extend the loan, they said they can not due since the mortgage end date has passed. Loan Services also can not refinance in Massachusetts since they have no license to so in our state. XXXX will refinance if our credit score is corrected. We obviously have never been late on this mortgage and are asking for a removal of the delinquency from our Credit on all three agency 's so we can refinance our home. We received a denial letter just today with only one note : Behind or delinquent history. Losing our home will be devastating and would place an Adult with XXXX XXXX and a XXXX service member out of their home during COVID along with XXXX other adults. This is the second time we filed a complaint about Specialized Loan Services.

Consumer Complaint: I requested SLS to update my account status in XX/XX/2020 with all three credit bureaus, And as of XX/XX/2020 they have updated and removed the account in forbearance comment, however SLS reported the incorrect outstanding balance, actually reversing it from $ XXXX Balance to now showing $ XXXX Balance, a negative {$9000.00} difference and because of this my scores dropped 30 points with XXXX, 15 points with XXXX and 20 with XXXX. I have confirmed with the bureaus the drop in score is due to the reverse of reporting a balance of {$370000.00} As of XX/XX/2020, to now reporting an outstanding balance of {$380000.00} on XX/XX/2020. When I actually have made payments of {$2900.00}, {$11000.00}, {$2900.00} and {$1500.00} Since XX/XX/2020 through todays date.

Consumer Complaint: I have made numerous complaints and never get a satisfactory reply or a truthful one. The specialized loan servicing people have breached the contract they are using to try and collect payments. On page 4, section E describes the interest limit as not to exceed the maximum rate permitted by law if lower. For over a year when payments were being made SLS exceeded the Kentucky Usury law of 8 %. I have numerous times asked for an attorney to contact me as well as tried direct contact and was ignored. I have stopped making payments because SLS/XXXX XXXX XXXX XXXX XXXX have an altered contract designed to collect under false pretense, Now because of breach of Usury law I believe they owe me money. I am attaching a copy of the page that describes this. In the event I have misinterpreted it, have an attorney contact me, not employees.

Consumer Complaint: Sls or Specialized Loan Servicing is the Servicers of my Loan! Do to the global pandemic I was forced to take a 90 day forbearance which they further extended to another 90 days totaling 180 days! I was required to file an RMA for a repayment plan! On XX/XX/2020 I was denied any repayment plan because my loan was not within 90 days! I contacted the sls to inquire about the denial and no one could answer my questions or was rude telling me submit a letter in writing we cant give that information over the phone. We have required help in passed and SLS has always been helpful, now during the pandemic they are refusing to even help and denied me on 12 tier of assistance! We were affected by covid and income lose! No one foreseen the pandemic happening and now my mortgage servicer Isnt helping us at all!

Consumer Complaint: On XX/XX/2020 my home mortgage was transferred from XXXX XXXX XXXX SPECIALIZED LOAN SERVICING LLC. Ever since my mortgage was transferred, i've been unable to access my account. The SLS site throws an " Account not found '' error message when i try to register online, and after 4 months, 14 phone calls to SLS ' customer care, using their customer care chat support and several emails I am still locked out of my account. The SLS customer service refuses to assist, and their promises of responding to email, tier 2 escalations, callbacks have proved to be false so far. More worryingly several agents that i spoke to over the course of 3 months have speculated if they have an " incorrect Social Security Number '' on my account in their system, this is deeply worrying. I am worried if my mortgage payment is being processed correctly, and if my escrow account is being used fairly. I request a fair and quick resolution to this problem since i have exhausted all avenues.

On XX/XX/2020, I received the Permanent Modification Agreement ( New Plan ) that had none of the tems of the Original Plan of XX/XX/2020. In fact, all the tems were unfavorable compared to the terms of the Original Plan. The funds were not applied to the loan balance. I called customer service numerous times as I was still receiving statements in XX/XX/2020 & letters with a mortgage balance. It is now XXXX & after numerous calls to customer service, I received an update on my credit history showing that SLS reported a delinquent account. How can I be delinquent when the loan was paid off in XX/XX/2020? SLS failed to process the loan payoff in XXXX. My credit needs to be corrected & I want evidence/confirmation that SLS corrected it. Does CFPB have any authority or influence in stopping the harassment, false credit reporting, fraud, etc. Can you enforce damages and fines? Specialized Loan Servicing is now reporting again on my credit report as of this submission XX/XX/XXXX. I have won a court decision against Specialized Loan Servicing and I would like fines and damages against them as they continue to harass me.
